VA Loans in DeSoto, Texas: No Down Payment, No Mortgage Insurance

In DeSoto, the VA loan is the mortgage benefit earned by service: the guaranty takes the place of the down payment, there is no mortgage insurance premium, the seller can pay closing costs, and the loan can be assumed later. The pieces that decide the file are eligibility, entitlement, the funding fee, and residual income.

Current Program Snapshot

Current VA guidelines, updated from one source.

One guideline source feeds every number in this block, and the block changes here when the source does. The terms shown are purchase terms; the refinance leverage, the seasoning rule, and the fee exemptions sit under the two tables.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Residual income decides the file

VA’s debt-to-income guideline is 41%, but it is a guideline, not a ceiling: a file above it can be approved when residual income exceeds the regional table by a fifth or more, and a file under it can still fall short on residual income. The table below shows the figures for the South region.

DeSoto VA Loan Guide

What a VA loan is — and how the file is qualified.

Every DeSoto VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Texas; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Because VA backs part of every loan, the lender’s risk on a DeSoto purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.

02.

Eligibility, entitlement, and the COE

Three questions settle eligibility on a DeSoto file: the service history, the character of discharge, and whether entitlement is full or partly in use. The COE answers all three. Surviving spouses, National Guard and Reserve members, and veterans with an earlier VA loan each have their own path to the certificate.

03.

The funding fee, and who is exempt

The funding fee is VA’s one-time charge for the guaranty, set as a share of the loan by whether the benefit has been used before and by the down payment. A DeSoto buyer can finance it into the loan or pay it at closing, and the seller can pay it as part of concessions; the ladder in the snapshot shows every tier, and veterans compensated for a service-connected disability are exempt.

04.

Residual income over ratios

Residual income depends on where the home is and how many people live in it: the tables differ by region, and the figure rises with each family member. The snapshot shows the regional table for Texas, and the calculator estimates a rough residual from the income, the payment, and the debts you enter for a DeSoto scenario.

The Core Calculation
Base loan = price less any down payment; total loan = base loan plus the funding fee for the use and down payment; payment = principal and interest plus taxes, insurance and dues

The calculator turns this arithmetic into a DeSoto scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

DeSoto Market Context

Where DeSoto’s veterans and service members buy — and how VA fits.

Three Census figures frame every DeSoto VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

These are context figures, not underwriting inputs. Higher values mean a larger loan and a larger funding fee in dollars; lower values mean a payment that leaves more residual income on the same salary. The percentages never move, only what they amount to.

DeSoto Submarkets

Distinct DeSoto neighborhoods, distinct VA files.

A DeSoto condominium, a half-century-old family home, and a new subdivision house are three different VA files: different project approvals, different property findings, different funding fees in dollars. The six submarkets below show the range.

01.

Rural-edge and acreage properties

The rural edge of DeSoto brings two checks: residential rather than farm use, and an appraisal supported by what has sold nearby. Both are routine when the home is the point and the land is incidental. On a home at DeSoto’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $319,400 is the program’s cost, and it can be financed.

02.

Newer subdivisions on the bypass

The newer DeSoto subdivisions out by the bypass tend to meet VA’s appraisal requirements; the question there is whether residual income carries the higher price with the fee financed, which the calculator shows. About 30% of DeSoto’s households rent — roughly 6,288 renter households on the latest Census estimate.

03.

Manufactured homes

VA will finance a DeSoto manufactured home that meets its requirements for the home and the site, confirmed by the appraisal; a home on leased land or without a permanent foundation does not qualify, and the wholesale programs may add conditions of their own. DeSoto is home to about 56K people.

04.

Everyday values and nothing down

At DeSoto’s price levels the VA structure is at its most comfortable: nothing down, a fee in proportion to the loan, and a payment that typically leaves room under the residual-income table on a local household income. Median household income in DeSoto sits near $82,782 on the latest Census estimate.

05.

Multi-unit conversions

One side occupied, the other side’s rent counted within the program’s rules: that is the DeSoto duplex on a VA loan, with both units checked against VA’s requirements before the Notice of Value. Roughly 14,405 DeSoto households own their homes on the latest Census estimate — 70% of all households, the pool a VA purchase joins.

06.

In-town neighborhoods

An older in-town DeSoto home is a VA purchase once the appraiser’s findings are handled, and the wood-destroying insect inspection is ordered where VA requires it. Most repair lists are settled inside the contract. The median owner-occupied home value in DeSoto runs near $319,400 on the latest Census estimate.

Across all of DeSoto, five questions settle a VA loan: what the appraiser finds, whether the property meets VA’s standards, whether the veteran will occupy it, what the certificate says about entitlement, and what residual income supports.

How DeSoto Veterans Use VA

Four ways DeSoto veterans put the VA benefit to work.

VA is more than a first-purchase program: it refinances, it takes cash out, it finances small multi-unit homes, it buys condominiums in approved projects, and it reaches above the conforming limit with full entitlement. The cards below take up the uses that bring DeSoto veterans to it most often.

House hacking

Buy a small multi-unit home and live in one unit

This is where the benefit stretches furthest: a DeSoto veteran puts nothing down on two to four units, moves into one, and qualifies with the documented rent from the rest counted as VA allows, while the appraiser checks every unit against the property requirements.

IRRRL

Refinance an existing VA loan

An existing VA loan in DeSoto can be refinanced on its own record: the IRRRL skips the appraisal and most of the documentation, carries the smallest funding fee in the program, and must leave the borrower better off under VA’s net tangible benefit rules.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A DeSoto owner weighs it against a home equity line, which keeps the existing first mortgage in place.

Condominium

Buy a condominium in an approved project

One extra step separates a DeSoto condominium file from a house file: the project review against VA’s list. Once the project clears, the leverage, the fee, and the absence of mortgage insurance are exactly what they would be on a house.

VA Payment Estimate

Estimate the VA payment on a DeSoto price before requesting a quote.

Before you ask for a quote, size the payment yourself: the DeSoto price, the fee tier, the term, the benchmark rate, and the escrows go in, and the funding fee table and the residual-income figures come from the same guideline source as the block above. The result is an estimate, and the rate is a published market average, not an offer.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in DeSoto is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every DeSoto buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A DeSoto veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional financing asks for a down payment and a higher score, in exchange for insurance that cancels and no funding fee. A DeSoto veteran with a large down payment, where the funding fee falls to its lowest tier and conventional insurance falls away, should see both programs run on the same numbers. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a DeSoto scenario review.

Gather these before a DeSoto review: ordinary mortgage documents plus the proof of service that opens the file.

Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

DeSoto File Considerations

Local details that can change the loan.

When a DeSoto VA file surprises someone, the cause is usually one of these: entitlement partly in use, a higher fee tier than expected, required repairs from the appraisal, a condominium without VA approval, or residual income below the table.

Before You Move Forward

Use these checks to keep the DeSoto file clean and fundable.

Three things to settle before a DeSoto review: what the certificate says about entitlement, which funding fee tier applies, and whether the property has any VA question attached.

  • Confirm the entitlement: the COE states the entitlement available; full entitlement carries no loan limit.
  • Know the fee: the fee can be financed, paid at closing, or paid by the seller.
  • Plan the exit: the loan can be assumed by a qualified buyer with the lender’s approval.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A DeSoto buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On a DeSoto file the tier is confirmed from the COE.

iii.

Assumption and release of liability

Years after closing, the assumption clause can matter more than the rate: a DeSoto buyer may take over the loan with the lender’s approval. The original veteran should ask for a release of liability and, where the buyer is also a veteran, a substitution of entitlement.

iv.

Seller concessions and the fees a veteran may not pay

VA caps seller concessions as a share of the value: prepaid items, the funding fee, and payoff of a buyer’s debts count toward the cap, while ordinary closing costs the seller agrees to pay do not. A DeSoto contract that uses the cap well can leave the buyer with little cash to close beyond the deposit already paid.

v.

Two- to four-unit homes and rental income

A DeSoto fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

A Clear Process

From a DeSoto Certificate of Eligibility to keys in hand.

A VA purchase runs in a fixed order: certificate and pre-approval on income and residual income, contract and VA appraisal with the Notice of Value, underwriting with the fee tier confirmed, and closing with the fee financed, paid, or waived for exempt borrowers. Here is that order for a DeSoto buyer.

i.

COE and pre-approval

The first conversation settles the shape: whether entitlement is full, whether the fee applies, what residual income supports, and whether VA is the right program next to FHA and conventional for the DeSoto purchase. The lender can pull the COE directly.

ii.

Contract and appraisal

The DeSoto contract sets the price and the concessions; the appraisal sets the value and the condition. Both feed the loan amount, and the lender confirms the project approval and the wood-destroying insect inspection where VA requires one for the state before underwriting begins.

iii.

Underwriting

Underwriting on a DeSoto VA file reads the whole picture: the entitlement on the certificate, the housing payment history, the seasoning of any derogatory event, and the residual income after VA’s deductions for taxes and upkeep. Conditions are issued, documented, and cleared before the approval is final.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The DeSoto buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire never lends. It reads a DeSoto file against VA, FHA, and conventional, matches the program to the profile, and keeps the funding fee and the residual-income test in front of the buyer before anything is signed.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a DeSoto veteran with full entitlement the answer is almost always VA; with a large down payment it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the DeSoto purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

What this page shows are VA’s parameters and the wholesale overlays; what a specific DeSoto loan gets is a written set of terms from a licensed loan officer after the review. Lendmire is a broker, never the lender, and has no affiliation with the Department of Veterans Affairs.

Questions DeSoto Veterans Ask

DeSoto VA loan FAQs

Plain answers to the questions DeSoto veterans ask most about VA loans, in the order they usually ask them.

What is a VA loan, and who is it for?

VA runs a guaranty program for veterans’ home loans; it is not a lender. A DeSoto buyer applies through a lender or broker, the lender underwrites to VA’s rules, and VA stands behind part of the loan. Purchases, cash-out refinances, and rate-reduction refinances of existing VA loans are all inside it.

Who is eligible for a VA loan in DeSoto?

Active-duty service members after a minimum period, veterans with the required length of service for their era, Guard and Reserve members with qualifying active duty or six years of service, and eligible surviving spouses. The certificate settles it.

How do I get a Certificate of Eligibility?

Request it on VA.gov, ask the lender to pull it, or mail VA Form 26-1880. The supporting document depends on status: DD-214 for veterans, a statement of service for active duty, NGB Forms 22 and 23 for the Guard, a points statement for the Reserve, VA Form 26-1817 for surviving spouses.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical DeSoto purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in DeSoto?

VA removed the loan limit for veterans with full entitlement; the wholesale programs behind these pages serve loan amounts up to the ceiling in the snapshot. Only a DeSoto buyer with entitlement still in use on another loan needs the county figure, and it is confirmed by a loan officer rather than quoted here.

Can the seller pay my closing costs on a VA loan?

Sellers may pay closing costs and, within VA’s cap, concessions that include the funding fee and prepaids. A DeSoto contract structured that way can close with no down payment and little cash beyond the deposit.

Can I take cash out with a VA refinance?

Yes, and the leverage reaches the full value of the home: the snapshot shows it, along with the seasoning rule. The cash-out fee tier applies unless the veteran is exempt, and the loan can also refinance an FHA or conventional mortgage into VA.

What is residual income, and why does it matter?

Residual income is the monthly income left after the proposed housing payment, other debt payments, taxes, and VA’s allowance for maintenance and utilities, and VA requires it to meet a table that varies by region and family size. It is the test VA trusts most, because a household with real room in the budget weathers surprises; a ratio that looks fine can still fail it.

What debt-to-income ratio does VA allow?

The ratio in the snapshot is a guideline, not a cap. Above it, VA asks for residual income comfortably over the table or a documented reason; the residual-income table by family size is the standard the file must meet either way.

What does a VA appraisal check?

Both the value and VA’s property standards. Peeling paint on older homes, roof damage, missing handrails, or a failing system can bring required repairs, usually settled by the seller before closing on a DeSoto purchase, and a wood-destroying insect inspection is required where VA calls for one.

A DeSoto VA purchase, from the certificate to the closing table.

A DeSoto VA purchase starts with three questions: eligibility, the fee, and the price. Lendmire answers them, compares the programs, and writes up the one that fits.
