VA Loans in Sammamish, Washington: No Down Payment, No Mortgage Insurance

A VA loan in Sammamish, WA is the home loan benefit earned through military service: no down payment with full entitlement, no monthly mortgage insurance, a one-time funding fee that many disabled veterans do not pay, and a file qualified on residual income as much as on ratios. This guide covers how the benefit works here.

Current Program Snapshot

Current VA guidelines, updated from one source.

Treat this block as the program’s fixed points rather than an offer: the leverage, the fee tiers, the ratio guideline, and the residual-income figures by family size, each read live from Lendmire’s guideline source. The credit floor shown is a wholesale overlay, since VA itself sets none.

Down Payment
0%

100% financing with full entitlement

With full entitlement a purchase needs 0% down at up to 100% of the appraised value; VA backs a quarter of the loan, which is what lets the lender waive the down payment. With remaining entitlement a lender may ask for a down payment on the part VA does not back.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the West table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Sammamish VA Loan Guide

What a VA loan is — and how the file is qualified.

A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets a Sammamish lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Washington; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Sammamish buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

02.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Sammamish lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.

03.

The funding fee, and who is exempt

The funding fee is VA’s one-time charge for the guaranty, set as a share of the loan by whether the benefit has been used before and by the down payment. A Sammamish buyer can finance it into the loan or pay it at closing, and the seller can pay it as part of concessions; the ladder in the snapshot shows every tier, and veterans compensated for a service-connected disability are exempt.

04.

Residual income over ratios

The ratio VA names is a guideline; the residual-income table is the standard. A Sammamish file above the ratio can be approved when residual income clears the table by a fifth or more, and a file below the ratio can still be declined when residual income falls short, which is the reverse of how FHA and conventional loans read a budget.

The Core Calculation
Purchase price − down payment = base loan → + funding fee = total loan → principal and interest + taxes, insurance, dues = monthly payment; residual income = income − payment − debts − VA’s allowances

Change any of it in the calculator below: the Sammamish price, a down payment if you want one, the fee tier, the term, the rate, and the escrows. VA supplies the fee table, the ratio guideline, and the residual-income figures; the payment is simply what those produce.

Sammamish Market Context

Where Sammamish’s veterans and service members buy — and how VA fits.

A VA loan is sized against a local market, and these are Sammamish’s numbers from the U.S. Census Bureau: how many households own, what a typical home is worth, and what households earn. They set the scale of the funding fee and the payment before any file is written.

These are context figures, not underwriting inputs. Higher values mean a larger loan and a larger funding fee in dollars; lower values mean a payment that leaves more residual income on the same salary. The percentages never move, only what they amount to.

Sammamish Submarkets

Distinct Sammamish neighborhoods, distinct VA files.

Six Sammamish submarkets, six versions of the same program: the cards below describe the housing stock, the price range, and the VA question that comes up most often in each.

01.

Multi-unit conversions

One side occupied, the other side’s rent counted within the program’s rules: that is the Sammamish duplex on a VA loan, with both units checked against VA’s requirements before the Notice of Value. Roughly 18,280 Sammamish households own their homes on the latest Census estimate — 83% of all households, the pool a VA purchase joins.

02.

Rural-edge and acreage properties

Homes on larger lots around Sammamish are VA purchases when the use is residential; agricultural use puts the property outside the program, and the appraisal values the house and the land on comparable sales. On a home at Sammamish’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $1,407,300 is the program’s cost, and it can be financed.

03.

High values and the full entitlement

At Sammamish prices the funding fee is a real sum in dollars, which is why a buyer here weighs paying it against financing it and compares the VA payment with a conventional loan carrying a larger down payment. The calculator on this page shows the payment at a Sammamish value. Sammamish is home to about 66K people.

04.

Manufactured homes

VA will finance a Sammamish manufactured home that meets its requirements for the home and the site, confirmed by the appraisal; a home on leased land or without a permanent foundation does not qualify, and the wholesale programs may add conditions of their own. Median household income in Sammamish sits near $239,690 on the latest Census estimate.

05.

In-town neighborhoods

Sammamish’s in-town blocks hold its oldest houses, and VA’s appraiser reads them for condition: roofs, systems, paint, and railings against the property requirements. Findings are common, usually modest, and usually the seller’s to complete before closing. The median owner-occupied home value in Sammamish runs near $1,407,300 on the latest Census estimate.

06.

Newer subdivisions on the bypass

The newer Sammamish subdivisions out by the bypass tend to meet VA’s appraisal requirements; the question there is whether residual income carries the higher price with the fee financed, which the calculator shows. About 17% of Sammamish’s households rent — roughly 3,864 renter households on the latest Census estimate.

The rules do not change with the street. Every Sammamish file is checked the same way: price against the Notice of Value, property against VA’s minimum property requirements, condominium against VA’s approval list, and borrower against entitlement, the ratio guideline, and residual income. Second homes and rentals are not VA purchases.

How Sammamish Veterans Use VA

Four ways Sammamish veterans put the VA benefit to work.

Because VA backs part of every loan, it fits the Sammamish veteran who has the income for the payment but would rather keep the savings than spend them on a down payment and insurance. Four examples follow.

First purchase

Buy a first home with nothing down

The most common Sammamish VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs, with VA’s cap applying to concessions beyond them.

Cash-out

Take cash out of a home with equity

A VA cash-out refinance lets a Sammamish owner borrow against equity up to the program’s full leverage, including the funding fee, after the seasoning period and with a net tangible benefit; it can also move an FHA or conventional loan into VA. A HELOC that leaves the first mortgage alone is the comparison worth running.

VA jumbo

Buy above the conforming limit

With full entitlement, the VA sets no loan limit, so a Sammamish buyer can finance a home above the conforming limit with no down payment. A conventional jumbo loan would ask for a large one. The wholesale programs behind these pages serve loan amounts up to the ceiling shown in the snapshot on this page.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Sammamish unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

VA Payment Estimate

Estimate the VA payment on a Sammamish price before requesting a quote.

Before you ask for a quote, size the payment yourself: the Sammamish price, the fee tier, the term, the benchmark rate, and the escrows go in, and the funding fee table and the residual-income figures come from the same guideline source as the block above. The result is an estimate, and the rate is a published market average, not an offer.

VA vs. the Alternatives

Same veteran, three very different closings.

Most buyers can close the same purchase three ways, and the structures differ more than the labels suggest: VA with nothing down and no mortgage insurance, FHA with a small investment and premiums for the life of the loan, or conventional with private insurance that falls away as equity grows.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA’s leverage is high and its credit standard is forgiving, but its insurance never comes off a full-leverage thirty-year loan. A Sammamish veteran comparing the two sees the premium line in the FHA payment and nothing in that line on VA. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional financing asks for a down payment and a higher score, in exchange for insurance that cancels and no funding fee. A Sammamish veteran with a large down payment, where the funding fee falls to its lowest tier and conventional insurance falls away, should see both programs run on the same numbers. See Lendmire’s conventional loan program.

Where each one fits

VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for a Sammamish scenario review.

The paperwork is the standard mortgage set with the service record on top; here is what a Sammamish scenario review typically draws on.

Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Asset statementsBank statements covering the closing costs and any reserves the file calls for, with unusual deposits explained and gifts documented by letter and transfer.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Sammamish File Considerations

Local details that can change the loan.

The percentages tell only part of the story. What a Sammamish VA loan actually becomes depends on the certificate, the appraisal, and the credit report, and these are the details that move it.

Before You Move Forward

Use these checks to keep the Sammamish file clean and fundable.

Before asking for a quote, know three answers: is entitlement full, does the fee apply and at what tier, and does the property fit VA’s standards at that price.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
  • Plan the units: landlord experience or reserves may be required to count the rent.
i.

Full or remaining entitlement

The COE states the entitlement available, and that single line decides whether a Sammamish purchase closes with nothing down at any price the appraisal supports or needs a down payment on the part VA does not back. A veteran keeping an earlier VA-financed home as a rental is the usual remaining-entitlement case, and the file still works.

ii.

The funding fee tier and the exemptions

A subsequent use costs more than a first use, and five or ten percent down lowers either tier; the exemption removes the fee entirely. A Sammamish veteran with a pending disability claim should raise it early, because a rating granted before closing waives the fee and one granted after can bring a refund.

iii.

Two- to four-unit homes and rental income

VA finances owner-occupied homes of up to four units with nothing down and has its own rules for counting rent from the other units: landlord experience or reserves, and a share of the documented rent rather than all of it. A Sammamish buyer who occupies one unit qualifies on the combined picture.

iv.

Assumption and release of liability

Years after closing, the assumption clause can matter more than the rate: a Sammamish buyer may take over the loan with the lender’s approval. The original veteran should ask for a release of liability and, where the buyer is also a veteran, a substitution of entitlement.

v.

The VA appraisal and the Notice of Value

Two outcomes matter on a Sammamish appraisal: the value and the condition findings. When the value comes in short, the gap above the appraisal is paid in cash, the price is renegotiated, or the buyer is released under the escape clause with the deposit returned; a property finding is repaired and re-inspected before the loan closes.

A Clear Process

From a Sammamish Certificate of Eligibility to keys in hand.

From the certificate to the closing table, a Sammamish VA purchase takes four steps, and each one carries a VA rule inside it.

i.

COE and pre-approval

A Sammamish pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Sammamish home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Sammamish buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For a Sammamish veteran with full entitlement the answer is almost always VA; with a large down payment it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The certificate fixes two things a buyer should know before signing a contract: the funding fee tier and the entitlement available. Lendmire states both for the Sammamish purchase and explains the exemption and the refund rules where they apply.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Sammamish home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Questions Sammamish Veterans Ask

Sammamish VA loan FAQs

The questions below come up on nearly every Sammamish VA conversation. The answers are general; the figures in the snapshot above are the program’s current parameters.

What is a VA loan, and who is it for?

A home loan benefit earned through military service. VA does not lend the money; it backs part of a loan a private lender makes, which is what allows the lender to waive the down payment and the mortgage insurance. It fits any eligible Sammamish buyer purchasing or refinancing a home they will live in.

Who is eligible for a VA loan in Sammamish?

Veterans and service members who meet VA’s minimum service requirements with a character of discharge VA accepts, National Guard and Reserve members with qualifying active service or six creditable years, and surviving spouses of service members who died in service or from a service-connected disability, or who are receiving Dependency and Indemnity Compensation. VA confirms it on the Certificate of Eligibility.

How do I get a Certificate of Eligibility?

The lender is usually the fastest path, and VA.gov the next. The certificate shows available entitlement, prior use of the benefit, and any funding fee exemption, which is why a Sammamish loan officer wants it before sizing the loan.

What is the VA funding fee, and do I have to pay it?

The funding fee is a share of the loan paid once, with the amount set by VA’s table in the snapshot; it is waived for several groups and refundable when a disability rating is granted retroactively. On a typical Sammamish purchase it is financed, so it raises the balance rather than the cash to close.

Is there a VA loan limit in Sammamish?

With full entitlement, no. The county conforming figure only matters when part of the entitlement is tied up in an earlier VA loan; then the guaranty is reduced and a down payment may be needed on the uncovered portion. This page does not quote the county figure because it changes every year.

Can I buy a duplex or fourplex with a VA loan?

A duplex, triplex, or fourplex is a VA purchase when it is the buyer’s principal residence. The lender documents the rents and applies VA’s rules for counting them; a Sammamish loan officer runs the numbers before the offer.

What is residual income, and why does it matter?

Residual income is the monthly income left after the proposed housing payment, other debt payments, taxes, and VA’s allowance for maintenance and utilities, and VA requires it to meet a table that varies by region and family size. It is the test VA trusts most, because a household with real room in the budget weathers surprises; a ratio that looks fine can still fail it.

How does a VA refinance work?

VA refinances come in two shapes, and the funding fee applies to each unless the veteran is exempt. A Sammamish owner with an existing VA loan usually starts with the IRRRL; an owner taking cash out needs the seasoning period and the program’s cash-out leverage.

Do I have to live in the home to use a VA loan?

VA backs owner-occupied homes only. Occupancy is certified at closing, with allowances for deployment and remote duty; a buyer who will never live in the home cannot use the benefit for it.

Does a VA loan have mortgage insurance?

VA loans carry no mortgage insurance, which is why the calculator above shows nothing in that line. The funding fee, financed or paid at closing, is what the borrower pays for the guaranty instead.
