A VA loan is an ordinary mortgage from a private lender wrapped in a federal promise: if the loan fails, VA covers part of the lender’s loss. That promise is what lets a Seattle lender skip the down payment and the mortgage insurance, and the four cards below take the file apart piece by piece.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Seattle file it covers a share of any loss, so the lender can lend the full appraised value without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.
