The guaranty replaces the down payment

Because VA backs part of every loan, the lender’s risk on a Tacoma purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. The program passes that difference to the borrower as no down payment, no mortgage insurance, and a cap on the fees a veteran can be charged.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. The ratio VA names is a guideline; the residual-income table is the standard. Condominium

Buy a condominium in an approved project

Many Tacoma first purchases are condominiums, and VA finances them in approved projects; a project not yet on the list can be submitted, which takes time and the association’s cooperation. The buyer’s side of the file does not change.

Buy above the conforming limit

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. Before You Move Forward

Use these checks to keep the Tacoma file clean and fundable.

Full or remaining entitlement

Two veterans, two COEs, two different loans: one with full entitlement buys above the conforming limit with nothing down, the other with an earlier loan still open brings a down payment on the uncovered portion. A Tacoma loan officer reads the certificate before anything is sized.

ii.

The funding fee tier and the exemptions

Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap. Which is best on a Tacoma file depends on the tier and on how long the home will be kept, and the loan officer shows all three ways side by side.

iii.

Seller concessions and the fees a veteran may not pay

VA caps seller concessions as a share of the value: prepaid items, the funding fee, and payoff of a buyer’s debts count toward the cap, while ordinary closing costs the seller agrees to pay do not. A Tacoma contract that uses the cap well can leave the buyer with little cash to close beyond the deposit already paid.

iv.

Condominium project approval

Of every property question on a VA file, project approval is the one that can end a Tacoma condominium purchase outright. Have the lender check VA’s list before paying for the appraisal, and ask how long an approval would take if the project is missing.

Credit, seasoning, and the prior VA loan

Each event is seasoned from a specific date, which the lender confirms from the discharge or transfer documents. Underwriting
