Because VA backs part of every loan, the lender’s risk on a Wylie purchase is closer to a loan with a large down payment than to a high-leverage conventional loan. Financed, the fee raises the loan balance and the payment; paid at closing, it raises the cash to close; paid by the seller, it counts toward the concessions cap.
