Current conventional guidelines, updated from one source.
Treat these as the program’s fixed points rather than an offer: the minimum down payment for a first-time buyer and for everyone else, the credit floor behind these pages, the leverage at which mortgage insurance begins and the points at which it ends, and the ratio an automated approval allows.
First-time buyer; 5% standard; 97% loan-to-value at the top
The agencies set the floor at 3% down for a first-time buyer and 5% for a repeat buyer, on a principal residence; the whole down payment may be a gift from a relative on a one-unit home, and twenty percent down removes mortgage insurance from the payment entirely.
Priced on the score; no agency minimum with an automated approval
A 620 decision score opens the program on the wholesale side; the agencies set no minimum for an automated approval and 620 to 640 for manual underwriting by loan type. The strongest effect of the score is on cost, through loan-level adjustments and the mortgage insurance premium.
Required above 80% LTV; removed at 80% by request, 78% automatically
Private mortgage insurance applies above 80% loan-to-value. Fannie Mae’s 2022 figures put the annual cost in a range of 0.58%–1.86%, depending on the score and the leverage. It ends by request at 80% of the original value, automatically at 78%, and no later than the midpoint of the term.
With an automated approval; 36% to 45% on a manual file
The total ratio runs to 50% with an automated approval, with the finding itself deciding how much of that room a particular file gets; manual files are read at 36%, or 45% with the matrix’s credit and reserve criteria met.

Mortgage insurance: Fannie Mae reports that private mortgage insurance typically ranged from 0.58%–1.86% of the loan amount a year; the premium on a specific loan is priced by the insurer on the score, the leverage, and the coverage, and is never quoted here. Gifts from relatives may fund the entire down payment on a one-unit principal residence. HomeReady and Home Possible lend to 97% with income at or below 80% of the area median; HomeOne lends to the same leverage with a first-time buyer and no income limit.
Current conventional snapshot · updated October 3, 2026 · principal residences occupied within sixty days, second homes, and one- to four-unit investment properties · conforming limits apply by county and are confirmed by a Lendmire loan officer · above the limit, see the jumbo program · no prepayment penalty · Lendmire is a broker, never the lender.
This page describes program parameters, not an offer. The down payment minimums, the credit floor, the insurance thresholds, and the ratios are agency guidelines and lender overlays, subject to change without notice and to full underwriting; the appraisal, the credit report, the property, the occupancy, and the conforming limit decide every file. Lendmire is a broker, not a lender. Licensed in sixteen states for consumer mortgages. NMLS #2371349.
What a conventional loan is — and how the file is qualified.
The difference between a conventional loan and a government loan is who stands behind it. No agency insures a conforming loan; a private insurer covers the top slice above the threshold, and the agencies buy the loan on their rules. That structure explains each of the four pieces below for an Islamorada buyer.
For the program overview, see Lendmire’s conventional loan program, or the statewide guide at Conventional Loans in Florida; for the mortgage insurance cancellation rules, see the CFPB.
Leverage by occupancy and buyer
Who the buyer is matters as much as what the home is. A first-time buyer, meaning no ownership interest in a home for three years, qualifies for the smallest down payment on a principal residence; a repeat buyer starts a little higher; and HomeReady, Home Possible, and HomeOne open the top leverage to buyers who meet their conditions.
Credit scores and automated underwriting
What the score does on an Islamorada conventional file is set the cost. A lower score raises the loan-level adjustments and the insurance premium; a higher score lowers both. Manual underwriting, used when the automated system cannot approve the file, carries its own minimum score and tighter ratios.
Mortgage insurance that cancels
Insurance structures vary: borrower-paid monthly is the default, and lender-paid, single-premium, and split-premium versions exist, each built into the loan differently. The published typical range in the snapshot is Fannie Mae’s, and the actual premium for an Islamorada file comes from the insurer at lock, never from this page.
Ratios, reserves, and the DU finding
Three things decide what payment an Islamorada income carries: the ratio ceiling for the underwriting path, the reserves the finding requires, and the stability of the income over two years. Enter income in the calculator to see the ratio on a local price before asking for a quote.
None of this is a decision. The appraisal can come in under the price, the rate is set at lock, the premium is set by the insurer, and the automated finding sets the reserves. What stays fixed is the structure the calculator reproduces: price, down payment, leverage, insurance, payment.
Where Islamorada buyers borrow — and how a conforming loan fits.
Start with the market, then the file. The Islamorada figures below set the backdrop for a conventional purchase: who owns, what homes are worth on the latest estimate, and what households earn, which together decide what a first-time buyer’s down payment and payment look like locally.
Citywide figures provide general market context, not an appraisal or an income calculation. Two buyers at the same score can see different files here: one buys at the median and sits well inside the ratio, another stretches above it and needs reserves and a stronger finding. The market sets the spread.

Distinct Islamorada neighborhoods, distinct conventional files.
One program, several Islamorada submarkets: the cards below describe the housing stock, the price range, and the conventional question that comes up most often in each.
Year-round primary residences
In a resort market the principal-residence file is the one with the most room: the top leverage, reserves set by the finding alone, and the cost tier the score earns. An Islamorada buyer who lives there full time uses it like any other buyer. The median owner-occupied home value in Islamorada runs near $919,600 on the latest Census estimate.
Homes bought for their setting
On an Islamorada home that trades on its setting the appraisal carries more weight: the value must be supported on comparable sales, and the loan amount is checked against the conforming limit, which higher-priced homes approach quickly. About 15% of Islamorada’s households rent — roughly 487 renter households on the latest Census estimate.
Second homes and vacation condominiums
An Islamorada vacation home is a conventional file at the second-home leverage, qualified on the payments of both homes. A unit run as a rental business is an investment property under the program, with lower leverage and its own cost. Roughly 2,665 Islamorada households own their homes on the latest Census estimate — 85% of all households, the pool a conventional purchase joins.
Workforce neighborhoods
The year-round Islamorada workforce is the program’s everyday constituency: a small down payment that may be a gift, insurance that ends on schedule, and a payment the ratio carries. These neighborhoods are where the program fits the market best. Median household income in Islamorada sits near $87,222 on the latest Census estimate.
Condominium projects
Resort condominium projects in Islamorada are the hardest agency reviews: investor-owned and rented units, short-term rental programs, hotel-style operations, and commercial space all weigh against warrantability. A buyer should have the lender review the project before the offer. Islamorada is home to about 7.1K people.
Higher-value homes
On Islamorada’s higher-value homes the conventional loan meets the conforming limit before anything else; above it, the buyer adds down payment or moves to the jumbo program, and a loan officer confirms the current figure first. On a one-unit principal residence at Islamorada’s median value, the first-time buyer’s minimum down payment comes to about $27,600 and the standard minimum to about $46,000 — before closing costs, and before the mortgage insurance that comes with either; a second home, a multi-unit home, or a rental starts higher, as the leverage table shows.
The rules do not change with the street. Every Islamorada file is checked the same way: price against the appraisal, property against the agencies’ standards, condominium against the project review, occupancy against its leverage limit, and borrower against the score, the ratios, and the reserves the finding requires.
Four ways Islamorada buyers put a conforming loan to work.
The conventional loan is one of the broadest mortgage programs there is: it buys a first home with a small down payment, a move-up home with cancellable insurance, a second home, and a rental, and it refinances all of them. The cards below are the uses that bring Islamorada borrowers to it most.
Buy a second home
For the Islamorada vacation or weekend home, the conforming loan is usually the only consumer route: FHA and VA finance principal residences only. The down payment is larger, the reserves are deeper, and the score prices the loan the same way it does on any conventional purchase.
Buy with twenty percent down and no insurance
An Islamorada buyer with twenty percent down gets the conventional loan’s cleanest form: no mortgage insurance, loan-level adjustments at the best tier the score allows, and a payment of principal, interest, and escrows alone. Second homes and investment property are priced from the same structure.
Buy an investment property
An Islamorada investor buying one to four units on a conventional loan puts down what the leverage table shows for investment property, documents agency-allowed rent toward qualifying, and holds reserves the finding requires per financed property. It is an individual agency loan under investment-property rules, not an investor DSCR loan.
Buy a condominium in a warrantable project
An Islamorada condominium is a conventional purchase when the project passes the agencies’ review: owner-occupancy mix, budget and reserves, litigation, commercial space, and ownership concentration. The dues enter the ratio, and the leverage follows the occupancy as it would on a house.
Estimate the payment on an Islamorada price before requesting a quote.
This is what an Islamorada conventional purchase costs each month at the leverage you choose, with the insurance shown as a separate line and then removed: the calculator finds the month on the schedule when the balance reaches the request threshold and the month it reaches the automatic threshold, and shows the payment on each side. The rate shown is the weekly Freddie Mac average, editable, and not a quote.

Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a conventional loan quote.
Estimate seeded at the low end of Fannie Mae’s published range (0.58%–1.86% a year); the insurer prices the actual premium on the score and the leverage. Applies only above 80% loan-to-value.
Illustrative starting assumptions: a $750,000 price (the highest price the example uses, which sits below Islamorada’s median owner-occupied home value), the first-time buyer’s minimum down payment, a thirty-year term at the current Freddie Mac benchmark, mortgage insurance at the low end of Fannie Mae’s published range, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a conventional loan quote; your rate is set by the lender at lock. The mortgage insurance figure is an editable estimate seeded from Fannie Mae’s published typical range, not a premium quote; the insurer prices the actual premium, and the cancellation month assumes scheduled payments with no extra principal and no change in value. Taxes, insurance and dues are editable estimates; closing costs are not included. Conforming loan limits apply by county. Licensed in sixteen states for consumer mortgages.
Same buyer, three very different closings.
The alternatives put the conventional loan’s cost in perspective: FHA charges a premium every month and an upfront premium at closing, VA charges a one-time fee, conventional charges a premium only until equity arrives. The comparison below is written for an Islamorada buyer weighing all three.
Conventional, FHA, or VA.
The program’s strengths are the cancellable insurance, the breadth of occupancies, and a cost structure that rewards a strong score; its weakness is the same structure applied to a weak one. An Islamorada buyer with a strong score usually pays less each month here than on FHA.
FHA’s leverage is high and its credit standard is forgiving, but its insurance is priced by schedule rather than by score and does not cancel on a full-leverage thirty-year loan. An Islamorada buyer comparing the two sees the premium line stay on FHA and disappear on conventional. See Lendmire’s FHA loan program.
VA beats conventional on the principal residence for nearly every eligible borrower; conventional beats VA on everything VA does not touch: second homes, rentals, and buyers without the certificate. The two often sit side by side in one Islamorada household. See Lendmire’s VA loan program.
The decision is rarely close once the profile is known. Conventional tends to win for a strong score and for every non-primary occupancy, FHA for a modest score, and VA for nearly any eligible principal residence. The comparison is run on the actual numbers, in writing. Above the conforming limit, see the jumbo loan program.
What to prepare for an Islamorada scenario review.
The paperwork is the standard mortgage set, with the automated finding deciding how much of it the file actually needs; here is what an Islamorada scenario review typically draws on.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the automated underwriting finding, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
Check these before leaning on any number for Islamorada: the mortgage insurance structure and when it ends, the score and what it costs, the appraisal, the condominium review, the conforming limit, the ratio and reserves, and the occupancy.
Use these checks to keep the Islamorada file clean and fundable.
Before asking for a quote, know three answers: how much insurance the leverage carries and for how long, what the score does to the price, and whether the property and the loan amount fit the conforming program.
- Plan the insurance: it cancels on request at the request threshold and automatically at the termination threshold.
- Confirm the score: the lender’s report sets the decision score; multiple borrowers use the average of the median scores.
- Check the limit: conforming limits are set by county and unit count and reset every year.
Mortgage insurance: how much, and until when
Above eighty percent loan-to-value the premium is priced by the insurer on the score and the leverage, inside the published range shown in the guidelines above, and it ends: by request when the balance reaches eighty percent of the original value, automatically at seventy-eight percent, and no later than the midpoint of the term. An Islamorada buyer should know the premium and the exit before signing.
The score sets the cost
The decision score comes from the lender’s report, and with multiple borrowers the automated system uses the average of the median scores. On an Islamorada conventional file the score rarely ends eligibility, but it sets the loan-level adjustments and insurance premium, so a few points can change monthly cost.
The conforming limit
Conforming loans are capped by county and by unit count, with higher limits in high-cost areas, and the FHFA resets the figures each year. An Islamorada purchase whose loan would run above the limit brings a larger down payment, uses the high-balance range where the county has one, or moves to jumbo; a loan officer confirms the current county limit.
Ratios, reserves, and the finding
The total ratio counts the full housing payment, insurance included, plus every other obligation, against gross income, up to the automated ceiling in the snapshot; a manual file is held to the lower pair. The finding also sets the reserves, and an Islamorada buyer with other financed properties carries more of them.
Seller contributions and the down payment
Sellers and other interested parties may pay closing costs, prepaids, and other concessions up to a cap set by the combined loan-to-value, as the snapshot table shows; above the cap the excess reduces the price for sizing the loan. The down payment cannot come from the seller, but a relative’s gift can fund it on a one-unit principal residence.
From an Islamorada pre-approval to keys in hand.
Underneath, the Islamorada process is any mortgage process; what makes it conventional is the automated finding, the project review where it applies, the leverage by occupancy, and the insurance threshold. Each step below says what happens and what the buyer does.
Pre-approval
An Islamorada pre-approval is a sizing exercise run through the automated system: the score, the income, the assets, the occupancy, and the price. The finding sets the ratio room and the reserves, and the loan officer puts the pre-approval in writing for the offer.
Contract and appraisal
With the contract signed, the lender orders the appraisal, or accepts the value the automated system offers where a waiver applies. Seller contributions are checked against the cap for the leverage, and a condominium’s project documents are collected for review before the file moves on.
Underwriting
The underwriter verifies what the automated finding assumed: income, assets and reserves, credit and any seasoning, occupancy, and the property. A manual file follows the lower ratio pair instead. Conditions are issued, documented, and cleared before final approval.
Closing
Closing is where the structure becomes a payment: principal and interest, the insurance while the loan is above the threshold, taxes and insurance. The Islamorada buyer takes the keys, and the lender delivers the loan to the agency it was written for.
A brokerage that prices the whole market.
A single lender prices a conventional loan one way; a brokerage with several wholesale programs prices it several ways and shows an Islamorada buyer which one costs less on the same score and leverage, with the insurance quoted by the insurer rather than guessed.
Several programs, one set of numbers
The comparison printed on this page is run for real on every Islamorada file: conventional with the insurer’s actual premium beside FHA with its premiums beside VA where eligibility exists, and the written terms follow from it.
The insurance explained before the offer
No Islamorada buyer should learn at the closing table what the insurance costs or how long it lasts. The loan officer walks through the premium for the leverage chosen, the month the thresholds arrive on scheduled payments, and the alternative of a larger down payment.
Licensed, consumer-purpose, in writing
Lendmire carries the license for the state the Islamorada home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on the agencies’ published guides.

Islamorada conventional loan FAQs
What a conventional loan is, how much it takes to buy, what score it needs, how the mortgage insurance works and ends, and how the conforming limit works, answered for Islamorada buyers.
What is a conventional loan, and who is it for?
Conventional means conforming: a loan inside the conforming limit, qualified by an automated underwriting system against the agencies’ rules. An Islamorada buyer applies through a lender or broker, the lender follows the guides, and the agency buys the loan.
How much do I need to put down on a conventional loan in Islamorada?
It depends on who is buying and how the home will be used. A first-time buyer starts at the lowest figure in the snapshot, a repeat buyer slightly higher, and an Islamorada second home or rental higher still. Twenty percent down removes mortgage insurance entirely.
What credit score do I need for a conventional loan?
A conventional loan prices credit rather than simply gating it. The practical floor is the wholesale overlay in the snapshot; the agencies’ own minimum applies only to manual underwriting. Above the floor, the premium and the loan-level adjustments fall as the score rises.
How does private mortgage insurance work, and when does it end?
Above the threshold the insurance is part of the Islamorada payment; below it, there is none. Fannie Mae publishes the typical annual range shown in the snapshot, the insurer prices the actual premium, and the federal cancellation rules end it as equity arrives.
What is the conforming loan limit in Islamorada?
The limit changes every year and differs by county and unit count, so ask a loan officer for the current figure. It caps the loan, not the price: an Islamorada buyer above it brings a larger down payment or uses a jumbo loan.
Is a conventional loan assumable?
Not the fixed-rate loan. Some conventional ARMs permit assumption, and the note says which. An Islamorada owner thinking about selling into a higher-rate market should know the loan does not transfer.
Can I get a conventional loan after a bankruptcy or foreclosure?
The agencies season credit events rather than barring them, with the periods shown in the snapshot. Gather the discharge, dismissal, or transfer dates before the review, because they decide whether the file can be written now.
Can I take cash out with a conventional refinance?
Cash-out is a full refinance at the snapshot’s cash-out leverage, available on a principal residence, a second home, or a rental at each one’s limit. Twelve months on the mortgage being paid off, note date to note date, and six months on title is the general seasoning rule, with exceptions for delayed financing and inheritance.
How does a conventional refinance work?
Conventional refinances come in two shapes, each with its own leverage in the snapshot. The appraisal, or value acceptance where the system offers it, sets the value; the score prices the loan; and the occupancy sets the limit.
What are HomeReady, Home Possible, and HomeOne?
Affordable conventional lending in three flavors: two income-limited programs and one first-time-buyer program. The Islamorada buyer who fits one gets the lowest conventional down payment with a lighter insurance requirement.
An Islamorada conforming loan, from the first numbers to the closing table.
Begin with a scenario review: the price, the down payment, the score, the income, and the occupancy. A licensed Lendmire loan officer prices the file across the wholesale programs, runs it beside FHA and VA, and puts the terms in writing.
