Current FHA cash-out guidelines, updated from one source.
Read the block as HUD’s rulebook reduced to what decides a file. The base loan stops at the cap; the home must have been the borrower’s residence for the stated months before the case number; the premiums are fixed shares set by the handbook; the score floor and the ratio tiers are listed. The table beneath shows the annual premium for every leverage band and loan tier.
Of the adjusted value on a principal residence; 80% combined with any lien that stays
HUD’s cap is 80% of value on the base loan and 80% across every lien that remains after closing. The appraisal fixes the value, the cap fixes the base loan, the payoff and the costs fix the cash, and the financed upfront premium rides on top of all of it.
Owned and occupied as the principal residence before the case number is assigned
Twelve months is the occupancy clock, measured to the case number date rather than the closing date, with inheritance as the single exception. HUD pairs it with a payment-history rule: no payment on the property in the prior year made outside the month it was due.
Plus an annual premium, charged monthly, for eleven years at cash-out leverage
1.75% upfront, financed on top of the capped base loan, and 0.50% annually on a standard thirty-year cash-out, charged monthly for eleven years: that is the price of HUD’s insurance of the lender’s risk. The premium schedule below carries every leverage band and loan tier.
Ratios of 31/43 by reference, higher with compensating factors
The decision score is the lowest of the borrowers’ middle scores: 500 is HUD’s floor, and 580 is both the full-financing line and the wholesale starting point. Reference ratios of 31/43 rise to 40/50 with compensating factors such as verified reserves or residual income.
| Base loan | Leverage | Annual premium | Duration |
|---|---|---|---|
| Standard base loan amounts | at or below 90% LTV — the cash-out band | 0.50% | 11 years |
| Standard base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.50% | mortgage term |
| Standard base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.55% | mortgage term |
| Larger base loan amounts | at or below 90% LTV — the cash-out band | 0.70% | 11 years |
| Larger base loan amounts | above 90% to 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.70% | mortgage term |
| Larger base loan amounts | above 95% LTV — purchase and rate-and-term leverage, not cash-out | 0.75% | mortgage term |
The line-of-credit alternative: on a primary residence Lendmire’s HELOC program reaches 90% combined loan-to-value behind the existing first mortgage, with no FHA premium attached. For a stronger credit profile the conventional cash-out reaches the same leverage as the FHA cap with no premium at it, and one wholesale lane goes higher; eligible veterans can reach the full value, funding fee included, through VA cash-out. Every route is priced on the same numbers before anything is recommended.

What an FHA cash-out refinance is — and how the file is qualified.
Four cards, four decisions: what the new insured loan pays and what it leaves as cash; whether the Fort Myers home clears HUD’s year-of-occupancy rule and its payment-history rule; what the premiums add; and whether the conventional program or a line would reach the same cash for less.
For the program overview, see Lendmire’s FHA cash-out refinance program, or the statewide guide at FHA Cash-Out Refinance in Florida; the rules are HUD’s, in Handbook 4000.1.
One new FHA loan, cash at closing
An FHA cash-out is a brand-new insured first mortgage. The settlement agent pays off your current first lien, pays off any second lien that is not being resubordinated, pays the closing costs, and sends you what remains once the rescission period has run. The upfront premium is financed on top of the capped base loan, so the balance at closing includes it.
The occupancy rule and the payment history
To be eligible, at least one borrower must have owned the home and lived in it as a principal residence for the twelve months before the case number is assigned, and every mortgage payment on the property in that year must have been made within the month it was due. Inherit the home and live in it, and the twelve-month wait is waived; the payment-history rule never is.
Mortgage insurance, upfront and monthly
The premium rate does not depend on the score; it depends on where the leverage starts and how large the base loan is. A cash-out begins at or below the ninety percent band, so the monthly premium has an eleven-year span, and a larger base loan pays the higher tier in the table. A later refinance into a conventional loan is how many Fort Myers owners end the premium early.
FHA cash-out or the alternatives
Same equity, three instruments: the FHA cash-out with its premiums and its forgiving standard; the conventional cash-out with no premium at this leverage and a stricter standard; the line of credit that adds a second lien instead of replacing the first. Lendmire prices all three for a Fort Myers home on the same value, balance, and cash before recommending one.
The order matters. HUD caps the base loan before the premium is added, with the premium financed on top of the capped base loan; the cash is measured on the base loan, never on the total. Ask for less and the loan shrinks; ask for more and the calculator reports the ceiling.
Where Fort Myers’ equity sits — and how FHA cash-out fits.
Three Census measures tell the Fort Myers equity story: the owner-household count, which is the pool of possible borrowers; the median home value, which sets how much a cap can release; and the median income, which sets the payment a typical household carries.
Read the figures as backdrop. Citywide medians sit above some homes and below others; the appraisal and the balance on one house decide what an FHA cash-out on it can do.

Distinct Fort Myers neighborhoods, distinct FHA files.
Sort Fort Myers’ submarkets by what an FHA underwriter asks about them: how long the owner has lived there, whether the project or the property type is eligible, and what the appraiser will find when the home is inspected against HUD’s standards.
Condominiums in approved projects
For a Fort Myers condominium the project is underwritten alongside the owner. Owner-occupancy share, reserves, the master policy, litigation, and commercial space all enter HUD’s review, the dues enter the ratios, and a building that cannot be approved sends the owner to a conventional lender instead. Median household income in Fort Myers sits near $63,732 on the latest Census estimate.
Two- to four-unit homes, owner-occupied
The older duplexes and small multi-unit buildings of Fort Myers qualify for an FHA cash-out when the owner lives in one unit: the cap is the same as for a house, the other units’ rent counts under HUD’s rules, and the appraisal carries a rent schedule. About 51% of Fort Myers’ households rent — roughly 19,539 renter households on the latest Census estimate.
High-value homes near the limit
In the pricier parts of Fort Myers the base loan can approach the FHA county mortgage limit, which stops the loan before the leverage does, and a larger base loan also pays the higher annual premium tier. A file above the limit moves to the conventional or jumbo program. Roughly 18,825 Fort Myers households own their homes on the latest Census estimate — 49% of all households, the pool an FHA cash-out refinance draws on.
Newer infill and recent purchases
Recent Fort Myers infill was bought at recent prices with small down payments, so a cash-out on it meets two limits at once: the year of ownership and occupancy and a balance that leaves little room under the cap. The review tells an owner whether to proceed now or wait. On a one-unit principal residence at Fort Myers’ median value, an FHA cash-out refinance at the program cap finances up to $307,600 before the financed upfront premium — the existing balance comes off the top, and the rest is the cash available before closing costs.
Long-held close-in homes
Near the core of Fort Myers, houses bought a decade or more ago hold the widest gap between value and balance, and that gap is what an FHA cash-out draws on. The appraiser reads condition as carefully as value on an older house, so a short repair list before closing is common. The median owner-occupied home value in Fort Myers runs near $384,500 on the latest Census estimate.
Homes bought with FHA years ago
A home bought on FHA terms in Fort Myers and held for years makes the cleanest FHA cash-out file: the occupancy record is long, the payment history is on file, and the only open question at the review is whether the owner now qualifies conventionally and could drop the premium. Fort Myers is home to about 95K people and sits within the Cape Coral-Fort Myers, FL area.
Neighborhood moves the appraisal and the repair list; the program stays put. Wherever in Fort Myers the home sits, the cap, the occupancy rule, the premiums, and the credit parameters are the ones in the snapshot.
Four ways Fort Myers homeowners put equity to work with FHA.
Fort Myers homeowners bring four reasons to an FHA cash-out more than any others, and each one changes a different part of the review: the ratio, the appraisal, the sequence, or the comparison with a line of credit.
Replace a second lien or a line in repayment
Two liens become one fixed insured payment. The combined balances plus the costs have to fit under the base-loan cap; where they do not, a Fort Myers owner can leave the second lien in place inside the combined ceiling and resubordinate it, or pay part of it down before closing.
Renovate or repair the home
Renovation money arrives in one disbursement after rescission and is carried on the mortgage at a fixed payment. Today’s value is the one the cap applies to, not the finished value, and HUD’s minimum property requirements can put a few items ahead of the cash on an older Fort Myers house.
Fund a large expense or a reserve
Borrowing to hold a reserve means paying the premium and the interest on money that may sit unused, which is where a line drawn only when needed often wins. For a Fort Myers owner whose credit fits HUD but not the line program, the FHA cash-out is the instrument that is open, and the review says so plainly.
Capitalize a business or an investment
Self-employed Fort Myers owners with uneven years sometimes find HUD’s standard easier to clear than a business lender’s, and the FHA cash-out turns home equity into working capital on a consumer mortgage qualified on personal income and credit. The home, not the business, is the collateral, and the file is judged on the owner’s income as it stands.
Estimate the cash, the premium, and the new payment on a Fort Myers home before requesting a quote.
In: value, balance, cash, term, escrows, income, debts for a Fort Myers home. Out: ceiling, cash available, total loan, premium, payment, ratio, and the line alternative. Every cap, premium rate, and ratio comes from the snapshot above; the rate is a published weekly average rather than an offer.

Editable benchmark: 7.28% as of October 1, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not an FHA cash-out refinance quote.
Illustrative starting assumptions: a $385,000 home value near Fort Myers’ median owner-occupied value, a $212,000 current balance, the FHA cap on a principal residence with the upfront premium financed, a thirty-year term at the current Freddie Mac benchmark, property taxes and insurance estimated for Florida (U.S. Census Bureau). Every field is editable.
An illustration, not a Loan Estimate, an approval, a quote, or a commitment to lend. The rate shown is the weekly Freddie Mac thirty-year conventional benchmark, used as a market reference; an FHA cash-out is priced by the lender at lock, and this is not an FHA cash-out refinance quote. HUD’s cap limits the base loan; the upfront premium is financed on top of the capped base loan; the monthly premium for the first year follows the snapshot’s schedule. Cash available means the base loan the cap permits less the balances retired, before closing costs, which this calculator leaves out. The line figure applies the line program’s combined loan-to-value ceiling to the same value and balance. Taxes and insurance are estimates you can edit. Licensed in sixteen states for consumer mortgages.
Same equity, three ways to borrow it.
Before settling on the insured route, see the alternatives side by side. The conventional cash-out avoids the premium but asks more of the score; the line keeps the first mortgage and adds a second lien. The comparison is on structure and cost, never on rate.
FHA cash-out, conventional cash-out, or a HELOC.
A new FHA-insured first mortgage replaces the old one, with the upfront premium financed on top and a monthly premium inside the payment for eleven years at this leverage. Leverage runs to HUD’s cap on a principal residence, the credit standard is the most forgiving of the three, and the file is judged on compensating factors as well as the score.
Where the score is solid, the conventional cash-out wins on cost: nothing added to the balance for insurance, nothing added to the payment for it, and a wholesale lane that lends above the agency cap for the strongest files. Lendmire prices it beside the FHA route on the same value, balance, and cash for every Fort Myers review. See Lendmire’s conventional cash-out refinance program.
The line prices only the new money and leaves the first mortgage untouched. It draws in stages, the payment during the draw period is often interest only, and there is no insurance premium; the credit standard is the line program’s own. The trade is a payment that can change and a second lien rather than one loan. See Lendmire’s home equity line of credit.
The credit profile decides first and the existing first mortgage decides second. A file the conventional programs accept takes the conventional route; a file they decline takes FHA; a first mortgage worth keeping points either one toward the line. A Fort Myers review settles it on the numbers rather than the labels. Veterans: see the VA cash-out program.
What to prepare for a Fort Myers scenario review.
What goes into a Fort Myers FHA cash-out file, item by item.
A general guide to preparing, not a complete checklist: the selected lender may ask for more, depending on the transaction, the property, the automated finding, and the income picture. Nothing here is legal or tax advice.
Local details that can change the loan.
Before counting the cash on a Fort Myers home, keep these points in mind: what the premiums add, what the occupancy and payment-history rules demand, what the appraisal can require, and what the property type and the credit record contribute.
Use these checks to keep the Fort Myers file clean and fundable.
The cards below take up what decides a Fort Myers file, and each point is confirmed from the file itself rather than assumed.
- Price the premium: Compare the FHA payment with the premium against the conventional payment without it.
- Confirm the occupancy and the history: Every mortgage payment in the prior year within the month due; no non-occupant co-borrower.
- Build the credit case: Ratios rise only with documented compensating factors; an automated approval can exceed the reference.
The premium rides on the loan and inside the payment
Price the insurance as two numbers, not one: the share of the base loan added to the balance at closing, and the share of the balance collected every month for eleven years at cash-out leverage. On a Fort Myers home the calculator shows both, and the comparison with a conventional loan is only honest when both are in the figure.
Twelve months owned and occupied, with a clean payment history
Ownership and occupancy are counted together: the home must have been the borrower’s principal residence for the twelve months before the case number, shown by the deed and by records at the address, and every mortgage payment in that year must have been made within the month it was due. A Fort Myers owner who rented the home out during that year waits.
The decision score and the compensating factors
Compensating factors are documents, not assurances: bank statements that prove reserves, a payment history that shows the housing cost barely rising, a residual-income calculation, or a credit report with no discretionary debt. A Fort Myers file that assembles them earns the higher ratio tiers; one that asserts them does not.
Condominiums need HUD project or single-unit approval
A Fort Myers condominium file begins with a question the owner cannot answer alone: is the project HUD-approved, or can the unit clear single-unit approval. The association’s documents, owner-occupancy share, reserves, insurance, and any litigation decide it, and the answer is found before the appraisal is ordered.
The rescission period before the money moves
Count the days before planning the money: the closing, then the federal rescission window, then the disbursement that pays the old loans and wires the cash to the Fort Myers owner. A deadline that falls inside the window is missed, so the closing is scheduled backward from the date the cash is needed.
From a Fort Myers scenario review to cash at closing.
An FHA cash-out moves in a fixed sequence: a review that sizes the loan on the value, the balance, and the cash; the application, the case number, and the automated finding; the FHA appraisal and underwriting; closing, the rescission window, and disbursement. Each step is described below for a Fort Myers owner.
Scenario review
Bring the value, the balance, the cash wanted, the occupancy history, the score, and the income. A Lendmire loan officer applies HUD’s cap, finds the base ceiling and the cash after payoff and costs, adds the premiums, prices the conventional cash-out and the line of credit on the same numbers, and puts the terms in writing before anything is ordered.
Application and case number
Once the application is filed, the disclosures go out, the credit report is pulled, the case number is assigned, and the finding tells the lender what to verify. The Fort Myers borrower sees the condition list here: statements, occupancy evidence, payoffs, insurance, and whatever the finding raises.
FHA appraisal and underwriting
Here the figures become final. The appraiser sets the Fort Myers home’s value and lists any required repairs; the underwriter tests the file against the handbook and the lender’s overlays; each condition is issued, documented, and cleared ahead of the final approval; and the closing disclosure is drawn on the final loan with the premiums inside it.
Closing, rescission, and funding
At the closing table the Fort Myers owner signs the note and the security instrument and the costs are settled; the rescission window then runs, and when it closes the settlement agent pays the old loans, records the new one, and wires the cash. The first payment, premium included, is due at the start of the second month after funding.
A brokerage built around equity lending.
Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states. On an FHA cash-out that means three things: the file is placed across several wholesale programs rather than one, the conventional cash-out and the line of credit are priced on the same numbers before the insured route is chosen, and the terms are in writing before a case number is requested.
Every route, one review
The FHA cash-out, the conventional cash-out, and the home equity line are all arranged here, so the comparison is made on arithmetic rather than on what one desk sells. A Fort Myers owner sees the insured payment with the premium next to the conventional payment without it and the line behind the current loan, and decides with the figures in hand.
Placed across wholesale programs
HUD writes the rules; each wholesale lender adds its own overlays and its own cost. The Fort Myers file goes where the score, the leverage, and the property fit best, and the terms the owner receives come from that placement rather than from the only desk in the building.
Terms in writing, before any fee
Every review closes with written terms: base loan, premiums, cash after costs, payment, ratios, each computed on a conservative value. The Fort Myers owner reads them first; only after agreeing the plan is worth an appraisal does anything get ordered or any fee get paid, which is the only honest order to do it in.

Fort Myers FHA cash-out refinance FAQs
What a Fort Myers loan officer hears about FHA cash-outs, answered plainly and without the figures that belong in the snapshot and the calculator above.
What is an FHA cash-out refinance, and who is it for?
A new insured loan for more than the old balance, the difference paid to you; HUD sets the cap and the occupancy rule, the appraisal sets the value, and the premiums are the price. Lendmire arranges it beside the conventional cash-out and the home equity line so a Fort Myers owner sees all three.
How much cash can I take out with an FHA refinance?
Cap times adjusted value, minus what you owe: that remainder is the most cash available before closing costs, and the premium is added afterward. A large balance leaves little even on a valuable home, which is the first thing a Fort Myers review checks before a case number is requested.
How long do I need to have lived in my home before an FHA cash-out?
Twelve months, owned and occupied as your principal residence, measured to the date the FHA case number is assigned, with every mortgage payment in that year made within the month it was due. A home you inherited and have lived in since is exempt from the twelve months, though not from the payment-history rule. A Fort Myers home rented out during that year does not qualify until a full year of occupancy has passed.
What does FHA mortgage insurance cost on a cash-out, and how long does it last?
Upfront plus monthly, the monthly premium ending after eleven years because a cash-out begins at or below the ninety percent band. Larger base loans carry a higher annual rate; the table beneath the snapshot lists every band and tier.
What credit score do I need for an FHA cash-out refinance?
The snapshot on this page shows HUD’s floor and the full-financing line. Wholesale programs begin above the floor. The decision score is the lowest of the borrowers’ middle scores. A purchase with a score below the full-financing line is limited to lower leverage. A cash-out already sits at a lower cap, so the practical questions are the wholesale floor and the cost tier the score lands in. A Fort Myers borrower near the floor should expect the score to show in the price of the loan.
What debt-to-income ratios does an FHA cash-out allow?
Front and back reference ratios are in the snapshot; one documented compensating factor opens a higher pair, two open the top pair, and an automated approval follows its own finding. Debts the proceeds retire at closing leave the ratio, which often turns a Fort Myers consolidation file from marginal to comfortable.
Is the FHA Streamline refinance a cash-out option?
Not for cash. The Streamline keeps the loan near the existing balance and skips the appraisal; the cash-out is appraised, underwritten in full, and sized to the cap on a Fort Myers home.
Can I pay off a second mortgage or a HELOC with an FHA cash-out?
Paying off a post-purchase second lien makes the file a cash-out under HUD’s rules, so the base-loan cap governs the combined balances plus costs; a lien that will not fit can be resubordinated inside the combined ceiling or paid down first. Either way one insured first mortgage remains on the Fort Myers home.
Would a HELOC be better than an FHA cash-out?
A line of credit is the cheaper route for a Fort Myers owner whose first mortgage is worth keeping and whose need is modest or staged: it borrows only the new money, carries no premium, and reaches a higher combined leverage than HUD’s cap, at the cost of a payment that can change. The FHA cash-out fits when the first mortgage should go or the sum is large.
Are there restrictions on what I can use the cash for?
Any lawful purpose, with no restriction from HUD: the lender records the purpose on the application and documents a payoff only when the retired debt leaves the ratio. The loan is secured by the Fort Myers home however the proceeds are used, and the tax treatment of the interest is a question for a tax adviser.
Run the Fort Myers FHA cash-out numbers, then get the terms in writing.
Three questions open a Fort Myers FHA cash-out: what the home is worth, what is owed, and whether the file fits the conventional program instead. Lendmire answers them, places the file, and writes up the route that fits.
