The Quick Read: A private bank and a super jumbo bank statement program are two different kinds of thing. One is defined by who holds the loan. The other is defined by how income is documented. A private bank fits a borrower with deep deposits at the bank, clean returns and a long relationship. A super jumbo bank statement program fits a borrower whose deposits show real income that traditional personal-income documentation does not. The two can overlap, and a file often gets run through both before a choice is made.
Key Takeaways
- A private bank loan is a relationship-driven portfolio loan. Eligibility often turns on assets and deposits held at that bank.
- A super jumbo bank statement loan is reviewed on 12 or 24 months of deposits after an expense ratio. It does not rely on traditional personal-income documentation.
- Through select wholesale programs, subject to full underwriting, sizes run from $300,000 to $30,000,000. Leverage steps down as the loan grows.
- Every loan above $4,000,000 is reviewed case by case before submission.
- Deposit cleanliness matters alongside the headline credit score.
- Neither path is “no documentation.” Both verify credit, assets, reserves and the property.
Side-by-Side
The table below compares the two paths on structure, not on price. The private bank column reflects published industry norms, and individual banks differ. The super jumbo column reflects what select wholesale programs publish, subject to full underwriting.
| Factor | Private Bank (industry norms) | Super Jumbo Bank Statement |
|---|---|---|
| Review basis | House policy, whole-picture review | Deposits after an expense ratio |
| Typical documentation | Returns, P&Ls, liquid reserves | 12 or 24 months of statements |
| Relationship needed | Often deposits or assets at the bank | No banking relationship |
| Loan size | Set by the bank’s own policy | $300K to $30M through two programs |
| Leverage | Varies by bank | Ladder steps down with size |
| Property types | Varies by bank | SFR, condos, 2-4 units; second homes 1-unit |
| Entity vesting | Often prefers an individual borrower | Depends on the program |
| Reserves | Often asks for deep liquidity | 3, 6 or 9 months by size |
| Process | Onboarding plus bank credit review | Program matching, then file review |
Read the “Often” cells as tendencies. Some private banks lend with no asset minimum. Some reserve mortgages for existing clients. Ask before assuming.
How Irregular Deposits Become Qualifying Income
Across Lendmire’s wholesale network, the calculation is mechanical. A lender totals eligible deposits over the statement window, removes what is not income, applies an expense ratio, and divides by the number of months. That monthly figure goes into the debt-to-income test like any other income.
Run it with percentages instead of dollars. Picture a consultant with twelve months of business-account deposits. Transfers between the consultant’s own accounts, loan proceeds and one-off refunds get stripped out. Say what remains is 90% of the raw total. Because this is a hypothetical, the expense ratio is simply an assumption for illustration: the consultant’s business has two employees, so a fixed expense ratio of 40% is applied, and the exact ratio available depends on the program and the lender’s guidelines. That leaves 60% of the eligible deposits. Divide by twelve.
The expense ratio options in most programs the network places files with are:
- A lower fixed ratio for a service business with no employees.
- A middle ratio for a business with a small staff.
- A higher ratio for a business with a larger staff, or for any product business.
- An accountant-provided ratio, or a profit-and-loss method, which is subject to a cap that varies by program.
Two details matter for irregular earners. Business statements need at least 25% ownership. And transfers from the borrower’s own business into a personal account count at 100%, so they are not discounted again. Statements must be consecutive. A transaction history does not substitute for them.
Accredited Real Estate Schools describes the same logic. It frames non-QM review as a deposit analysis aimed at a sustainable monthly income figure, and it says non-QM does not mean “anything goes.” Alternative documentation. Not no documentation.
Which Statement Window Helps Irregular Income
Twelve months helps when the recent year is the stronger one. Twenty-four months smooths a lumpy history, which can help a borrower whose last year was a spike or hurt one whose last year was a recovery. The bank portfolio program uses 12 months. The portfolio non-QM program accepts 12 or 24.
Picture a contractor with a slow early stretch and a strong recent stretch. The shorter window drops the weak months. Now picture the reverse: a record year followed by a soft one. The longer window averages the two and the number usually rises. The right choice depends on which way the deposits are trending. Not on which looks better in the abstract.
When a Private Bank Is the Better Fit
A private bank is the better fit when the relationship is already built and the documentation is clean. These are the profiles where it tends to win.
Borrowers with deep liquid assets held at the bank. Many private banks weigh assets and deposits on the bank’s own books. A borrower who already keeps substantial balances there may get a more personal, whole-picture review than a matrix would give. That is a tendency, not a promise.
Borrowers whose returns tell a good story. If the traditional personal-income documentation and year-to-date P&L show strong income, the bank-statement route adds little. A full-documentation jumbo is simpler to explain, and a private bank may handle it on house policy.
Borrowers who want one banking relationship. Some investors prefer the mortgage sitting beside their deposit, trust and lending accounts. That convenience has a cost: eligibility can hinge on staying a client.
Individual borrowers on a straightforward property. Private banks often prefer the individual as borrower on a relationship loan. If the property is a primary or second home held personally, that preference costs nothing.
Be honest about the limits. Jumbo lenders generally apply stricter standards on credit, reserves and debt-to-income than conforming lenders do, and portfolio lenders can be stricter still because they keep the risk. A private bank is not automatically looser. Skip it as the default for irregular income unless the documentation and the relationship both line up.
When a Super Jumbo Bank Statement Loan Is the Better Fit
A super jumbo bank statement loan is the better fit when the deposits are strong and the returns are not. The programs are built for founders, physicians, attorneys, entertainers, athletes and investors whose deductions shrink net income on paper.
Borrowers whose returns understate cash flow. Depreciation, payroll, equipment and legitimate write-offs lower taxable income without lowering deposits. The deposit method reads the account instead.
Borrowers with no relationship to lean on. There is no banking relationship requirement in these programs. The file is reviewed on deposits, credit, assets and the property.
Borrowers who need a larger or more varied range of structures. Through select wholesale programs, subject to full underwriting, loan sizes run from $300,000 to $30,000,000. A portfolio non-QM program carries files to $6,000,000. A bank portfolio program carries twelve-month-statement files to $30,000,000. The two overlap between $4,000,000 and $6,000,000, so a file in that band can be run both ways.
Borrowers who need asset-based alternatives. An asset allowance divides liquid assets by 36, 60 or 84 months to supplement income, on primary and second homes only. An assets-only path needs U.S. liquid assets equal to the loan plus closing costs and no debt-to-income test. Retirement accounts count at 70%, or 80% at age 59.5 and over. Business funds, gifts, unvested stock and cryptocurrency never count.
Leverage and Cash-Out Limits at Size
Leverage steps down as the loan grows. On a primary residence, through select wholesale programs and subject to full underwriting, cash-out tops out at 80% in the lower bands. It steps down to 65% in the $3,000,000 to $4,000,000 range. From $4,000,000 to $5,000,000 it reads 60%, on review only. Above that the ladder keeps tightening: 55% through $10,000,000 and 50% beyond, all reviewed case by case before submission.
Second homes and investment property run about five points lower at every size. Interest-only is available too, up to 60% on the bank program. The portfolio non-QM program allows it to 85% with a 700 score floor and a 40-year term with a 10-year interest-only period.
Cash-out proceeds have their own rule. They are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. The bank program publishes no cap. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Credit floors move with size too. Above the super-jumbo line the floor is 700. Debt-to-income runs to 50%.
Reserves After a Cash-Out
Reserves run 3 months up to $500,000, 6 months up to $1,500,000, and 9 months above. Add 2 months per additional financed property, to a 12-month maximum. First-time investors carry 12 months.
Here’s the catch. Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, the super-jumbo overlays apply. Cash-out proceeds cannot satisfy reserves at that size. A borrower planning to count the cash-out as liquidity needs a different source. Those overlays also bring a 700 credit floor, a 0x30x24 housing history and 48-month seasoning on any credit event. Properties must be non-rural and ten acres or fewer, and the borrower must be a U.S. citizen or permanent resident.
The Business-Purpose Question on Investment Property
If the collateral is a true rental, the cash-out is generally treated as a business-purpose loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z § 1026.3 says the creditor decides in each case whether a transaction is primarily for an exempt purpose. Use of proceeds can blur that line, and the lender makes the call.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
One more option sits outside both paths. If the property’s rent covers its debt service, a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, with no personal income documentation. Programs below 1.00 coverage exist through select lenders in the network, but leverage and terms adjust. The complete DSCR loans guide walks through that structure.
Why Files Stall
Most delays come from deposits, not credit. Four patterns recur.
1. Commingled accounts. When business and personal funds mix, eligible deposits are hard to separate. Run business income through a business account where the program allows it.
2. Unexplained transfers and one-off deposits. Loans, refunds and moves between accounts get excluded. A large unexplained deposit invites a letter of explanation.
3. Overdrafts and recent dips. A dry spell is fine if the file explains it. An unexplained one is not.
4. A business under 12 months old. Twelve consecutive statements are the floor on the programs above, so a younger business has little to show.
Preparing the File
Pull consecutive statements for the full window and check that none is missing. Mark each non-income deposit before the lender does. Settle which entity or individual holds title, and which accounts belong to the business. Line up liquid asset statements for reserves, bearing in mind that cash-out proceeds may not count at the larger sizes.
Timing matters too. Lendmire’s breakdown of rate-and-term versus cash-out on a super jumbo bank statement file covers which structure fits which goal. And Lendmire’s piece on timing a super jumbo bank statement cash-out after purchase covers the sequencing.
Key Terms Defined
Expense ratio: the share of business deposits treated as operating cost before income is counted.
Super jumbo: a loan large enough to sit well above conforming limits, with its own tighter overlays.
Portfolio loan: a loan the lender keeps on its own books instead of selling.
Overlay: an extra restriction a program adds on top of its base guidelines.
Seasoning: the required time since a purchase or a credit event before a loan option opens.
Reserves: liquid funds held after closing, counted in months of obligation.
The Verdict
Pick the private bank when the relationship exists, the returns support the income and the assets sit where the bank can see them. Pick the super jumbo bank statement route when the deposits are strong, the returns are not, and no banking relationship is on offer. Run both when the size sits in the overlap zone or the documentation could go either way. The choice is about fit. Not about which sounds better.
Frequently Asked Questions
Can irregular income qualify for a super jumbo cash-out?
Yes, when the deposits show the income. Through select wholesale programs, subject to full underwriting, 12 or 24 months of statements are totaled and an expense ratio is applied. Seasonal or project-based months are averaged across the window, so a lumpy pattern is smoothed instead of rejected.
Do private banks accept bank statements?
Some do, and some do not. Industry norms point to returns, P&Ls and liquid reserves as the usual documentation, with the review shaped by house policy. Ask each bank what it accepts.
What credit score is needed?
It depends on the lender and the program. Many DSCR and private-bank programs set a minimum credit score, and higher score bands can widen program options or loosen other requirements, so the bar often rises with leverage and loan size. Ask each lender for its current minimum and how its score tiers affect eligibility.
Can an LLC take the loan?
It depends on the program. Many portfolio and commercial lenders will lend to an entity, subject to lender program eligibility, and many still require a personal guarantee. A private bank may prefer the individual as borrower.
Does the cash-out count toward reserves?
Not at the larger sizes. Above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property, cash-out proceeds cannot satisfy reserves. Plan other liquidity.
