How Much a Self-Employed Investor Can Pull From a Bank Statement HELOC

How Much a Self-Employed Investor Can Pull From a Bank Statement HELOC

The Quick Read: On an investment property, the amount is set by the smallest of three limits: equity at a 70% combined loan-to-value (CLTV) ceiling, the $500,000 line cap, and the debt-to-income (DTI) test. Bank statements only prove income. They never change the equity math, so equity usually sets the amount, not deposits.

  • On an investment property, the ceiling is 70% CLTV, and it applies at a 700 credit score or higher.
  • Investment lines top out at $500,000 in total.
  • Rental equity is thinner than most investors expect, because the cap applies to value, not to equity.
  • Title matters: an LLC-owned rental cannot hold one of these lines.
  • DTI is tested on the interest-only payment at the full line, not just the amount you draw. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

A quick note on scope. Lendmire brokers these lines through select wholesale partners in its 16 full-service states, which is narrower than its DSCR investor footprint. Every figure here is subject to lender guidelines and full file review, and nothing is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC for an Investor?

A bank statement HELOC is a home equity line of credit where your deposits stand in for traditional personal-income documentation as proof of income. It suits self-employed owners whose write-offs shrink taxable income on paper. HousingWire’s non-QM guide explains why: depreciation, payroll, contractor costs, and vehicle expenses all reduce what a return shows.

The loan is reviewed on documented income under the applicable program, subject to lender guidelines. It is fully underwritten. Nobody skips documentation here. They just use a different set of documents.

Here is the part that trips investors up. This product is borrower-underwritten. A DSCR loan is reviewed primarily on property-level rental income covering the payment. A bank statement HELOC looks at your income, your credit, and your equity. Strong rents do not raise the line. For the full picture of the rent-based alternative, see the complete DSCR loans guide.

The Three Limits That Cap Your Line

The answer is always the lowest of three numbers. Whichever limit you hit first is the one that decides.

Limit What it tests Investment-property setting
Equity Value × CLTV cap − existing liens 70% CLTV ceiling
Income DTI on the full-line payment 50% max at the 700 floor
Program cap Largest line allowed $500,000 total

On an investment property, the credit table is short. Scores of 720 and 700 both reach 70% CLTV, so a higher score buys eligibility, not extra leverage. And 700 is a hard floor. There is no tier beneath it.

Step 1: Turning Deposits Into Income

Underwriters convert your statements into one monthly qualifying income figure. The steps run in a fixed order.

1. Choose the window. Lenders commonly use 12 or 24 months of consecutive statements, personal or business.

2. Screen the deposits. Transfers between your own accounts, loan proceeds, gifts, refunds, and tenant security deposits come out. One-time items usually go too.

3. Apply the expense factor. On business accounts, the lender haircuts the deposits for operating costs. Scotsman Guide cites a flat 50% as one example of a standard factor. Treat that as an illustration, not a rule. The factor varies by program and by business type.

4. Adjust for ownership. If you own 60% of the business, you get credit for 60%.

5. Average over the months. The result is your monthly qualifying income.

The expense factor is the biggest income lever. A flat haircut versus a factor supported by a CPA-prepared profit-and-loss statement can nearly double the income credited. Deposit quality matters just as much. Clean, repeatable deposits sail through. Commingled accounts and lumpy cash get questioned.

One more point on business accounts. Using them for the deposit analysis needs a 680 minimum score. Investment lines already floor at 700, so on a rental the bank statement income is never the binding constraint. That is useful to know.

Step 2: The Equity Math

Available line equals property value times the CLTV cap, minus every lien already on the property. CLTV is your first-mortgage balance plus the new line, divided by value.

Run the numbers on this modeled example. Say a rental is worth $400,000 and carries a $200,000 first mortgage. At 70% CLTV, total allowed debt is $280,000. That leaves $80,000 of room, before any income test. These are illustrative inputs, not market data.

Notice what happened. The investor owns half the property, yet only 20% of its value is available. That is why rental equity looks thinner than it is. The cap applies to value, so a buyer who put down a typical 20% to 25% may already sit near the ceiling.

The line is a standalone second lien in most cases, though it can sit in first position too. Your existing first mortgage can stay in place. That matters if you hold a low-cost first loan you would rather not replace.

Step 3: The DTI Check

Debt-to-income caps the line from the other side. On an investment line, the maximum is 50%. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

The key detail: the file is reviewed against the interest-only payment calculated on the maximum draw, not what you plan to borrow. A line sized at its full limit gets tested as if fully used. That shrinks capacity for investors who carry other debts.

Your existing mortgages count in the debt side. So does the new line payment. Work backward from income, and the largest line you can carry is smaller than the equity math may suggest. When that happens, income binds before equity does.

Where the Rule Breaks: Edge Cases

LLC title. This is the sharpest difference from a DSCR loan. Title must sit with you personally or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to lender program eligibility.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that, investment lines usually run on automated valuation. A higher CLTV may call for a second valuation. You can also request a full appraisal.

Exposure limits. A borrower is limited to three lines, and anyone with more than 15 financed properties is not eligible.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, foreclosure seasons in 7 years, and a deed-in-lieu, pre-foreclosure, or short sale in 4.

Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed, which is the quiet risk. The payment steps up when repayment begins, and an over-leveraged investor feels it if values soften.

What Is Not a Factor

Several beliefs about this product are wrong.

  • “No tax returns means no documentation.” Not true. Deposits are verified and screened. The CFPB’s compliance guide notes that creditors generally cannot rely on a borrower’s say-so about income, and that account inflows must be the borrower’s own personal income. That is the logic behind deposit screening.
  • “Every deposit counts.” Transfers, loan proceeds, gifts, and refunds get stripped out.
  • “A higher score buys more leverage.” On an investment line, 700 and 720 land at the same 70% ceiling.
  • “Strong rent coverage raises the line.” Rent coverage is a DSCR concept. This product does not use it.
  • “A line above $500,000 is possible on a rental.” Lines above $500,000 are primary-residence only.

HELOC, DSCR Cash-Out, or Something Else?

Pick based on the size and certainty of the need and on how the property is held.

Factor Bank Statement HELOC DSCR Cash-Out Refi
What’s tested Your income, credit, equity Property rent vs. payment
Title Individual or revocable trust LLC allowed, per program terms
First mortgage Stays in place Replaced
Best for Modest or uncertain need Large, known sum
Investment cap $500,000 line, 70% CLTV 75% LTV on standard rentals

A short-term rental cash-out tops out around 70% LTV, a separate ceiling from the standard-rental figure. Also, DSCR measures rent against the full housing payment only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside it. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Many investors use a HELOC for a modest or uncertain capital need. For a large, known sum, or an LLC-owned asset, the DSCR cash-out usually fits better. Lendmire’s piece Should a Self-Employed Owner Open a Bank Statement HELOC or Refinance? walks through that call.

Large banks often restrict home equity lines to primary residences. Plenty of investors end up with a non-QM source for that reason.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV (combined loan-to-value): Your first-mortgage balance plus the new line, divided by the property’s value.

Expense factor: The percentage a lender subtracts from business deposits to estimate operating costs before counting income.

DTI (debt-to-income): Your monthly debt payments divided by your monthly qualifying income.

Draw period: The stretch of time when you can borrow from the line, paying interest only.

Lien position: Whether a loan gets paid first or second if the property is sold or foreclosed.

How to Estimate Your Own Line

Gather five inputs and the math becomes simple.

1. Current property value. 2. Every lien balance on the property. 3. 12 or 24 months of statements, with transfers and one-time deposits flagged. 4. Your monthly debts, including the first mortgage. 5. Confirmation that title sits in your name or a revocable trust.

Multiply value by 70%. Subtract the liens. Cap the answer at $500,000. Then test that figure against your income and the 50% DTI limit. The smaller result is your realistic number. An illustrative calculator on this site can help you rough out the equity piece, but it is an estimate only.

Frequently Asked Questions

Can an investor use a bank statement HELOC on a rental property?

Yes, on individually titled or revocable-trust-held single-family, 2-4 unit, PUD, townhome, and condominium properties. The credit floor is 700, and the ceiling is 70% CLTV on an investment line. Availability is limited to Lendmire’s 16 full-service states, and every file is reviewed individually.

Does a higher credit score raise the amount I can borrow?

Not on an investment property. A 700 and a 720 both reach 70% CLTV up to $500,000. Above 700, a score adds eligibility strength rather than leverage. Scores below 700 are not eligible for an investment line.

How many months of bank statements are needed?

Lenders commonly use 12 or 24 months, personal or business. A growing business may look better on a 12-month window, while lumpy income often smooths out over 24 months. The expense factor and deposit screening apply either way.

Will my first mortgage have to be paid off?

No. The line can sit in second position and leave the first mortgage untouched. That first balance reduces your available equity and counts in your DTI, though.

What if my rental is owned by an LLC?

An LLC cannot hold title on this product. You would need a vesting change into your name or a revocable trust, or a DSCR cash-out refinance instead. Subject to lender program eligibility, DSCR loans can often close on LLC-titled properties.
