The Quick Read: A bank statement HELOC qualifies the borrower on documented deposits instead of traditional personal-income documentation, but it still tests credit, equity, debt-to-income, and the property itself. Lock-in homeowners use it to keep a low first mortgage in place while borrowing against the equity above it. Across Lendmire’s wholesale network, the ceiling and line size depend heavily on occupancy and credit tier.
- Statements replace only the income proof. Credit, combined loan-to-value (CLTV), and debt ratios are still reviewed.
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum score and a $500,000 maximum line.
- On a primary residence, the ceiling reaches 90% CLTV only at a 720 profile, with line sizes up to $750,000.
- Title must sit with an individual or a revocable living trust. An LLC cannot hold title.
- Pricing floats and never converts to fixed, so stress the repayment phase before drawing.
The lock-in homeowner is the person this product fits best. Say you hold a first mortgage from the 2020–2022 era that costs far less than anything available today. Selling or refinancing means giving that up. A standalone line sits behind the first mortgage and leaves its terms alone.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The pull toward this structure is visible in the data. The New York Fed reports that HELOC balances rose $13 billion in a single quarter to $459 billion, while overall mortgage balances fell. Owners are borrowing against equity without touching the first lien.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line of credit where the lender reads 12 to 24 months of deposits to estimate income, rather than relying on traditional personal-income documentation. It is a documentation method layered onto a line of credit. It is not a separate regulated product category.
A HELOC is an open-end line. The federal consumer-finance regulator describes a borrowing window called the draw period, followed by a repayment period when drawing stops. Payments are often significantly higher once repayment begins.
A closed-end second mortgage works differently. It funds all at once and does not revolve. Many non-QM lenders offer both with statement documentation, but they are not the same product. The line described here is a standalone line that can sit in first or second lien position.
Key Terms Defined
CLTV: Combined loan-to-value, which adds the kept first mortgage balance to the full line limit and divides by the property value.
DTI: Debt-to-income ratio, which compares total monthly debts to monthly qualifying income.
Draw period: The early stretch when the borrower can pull funds, often paying interest only.
Repayment period: The later stretch when drawing stops and the balance amortizes.
Expense factor: The percentage an underwriter subtracts from business deposits to reach usable income.
Non-QM: A loan that falls outside standard agency documentation rules and is underwritten to the lender’s own guidelines.
How Underwriting Actually Treats the File
Underwriting runs in a fixed order, and income is not first. Most programs we place files with check the gate items before they look at a single deposit.
Step 1: Eligibility gate. The reviewer confirms occupancy, property type, lien position, and how the property is titled. A file that fails here never reaches the income review.
Step 2: Statement window. Typical files use 12 to 24 months of personal or business statements. Cleaner, longer histories tend to read better than short ones.
Step 3: Deposit sorting. Underwriters generally exclude transfers between accounts, loan proceeds, refunds, and one-off asset sales. Only recurring revenue counts.
Step 4: Expense treatment. Business deposits are usually reduced by an expense factor, either a flat percentage or a figure from a third-party profit and loss statement. The remainder is averaged over the window to reach monthly qualifying income.
Step 5: Ratio test. The borrower’s debts are compared to that income. On this network the DTI ceiling is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The test uses the interest-only payment calculated on the maximum draw, which is conservative by design.
Step 6: Credit and valuation. Credit is pulled as a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Lines at or below $500,000 ordinarily use an automated valuation. A full appraisal is required above $500,000, and a borrower may request one in any case.
Here is the part borrowers miss. Deposits show repayment capacity, but they do not set the line size; equity does. A low first mortgage balance leaves more room under the CLTV ceiling, which is why lock-in owners often qualify for more line than they expect.
Requirements at a Glance
The figures below come from Lendmire’s wholesale network. They are typical guideline ranges, subject to lender guidelines and full file review, and they are not a commitment to lend. Lendmire is a broker and does not lend directly.
| Factor | Primary residence | Second home | Investment property |
|---|---|---|---|
| Credit floor | 600 | 640 | 700 |
| Top CLTV | 90% at 720+ | 90% at 720+ | 70% |
| Maximum line | $750,000 | $500,000 | $500,000 |
| Title | Individual or revocable trust | Same | Same |
Lower credit tiers step the ceiling down. On a primary residence, a 640 profile reaches 80% CLTV, a 620 profile reaches 70%, and a 600 profile reaches 60%. Those lower tiers also cap the line at $400,000 at the bottom end. On a second home, a 640 profile reaches 75%.
Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw with a 17-year repayment. The other runs a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. Both programs expect at least 75% of the line drawn at closing, and pricing floats through both phases.
Line size runs from $25,000 to $750,000. A line above $500,000 is primary residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and needs a full appraisal.
Where the General Rule Breaks
The rules above hold for most files. These named cases are where they shift.
Entity title. An LLC, corporation, partnership, or land trust cannot hold title on this product. This is the sharpest difference from a DSCR loan. If a rental already sits in an LLC, the options are a vesting change or a DSCR cash-out refinance. The cash-out route replaces the first mortgage, which defeats the lock-in goal.
Occupancy. Investment lines are the tightest. They carry the 70% CLTV ceiling and the 700 floor. Never apply a primary residence figure to a rental.
Property type. Single-family, 2–4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years. The other declines that history outright.
Exposure. A borrower is limited to three lines. A borrower owning more than 15 financed properties is not eligible.
Texas primary residences. A Texas primary is a homestead and caps at 80% combined loan-to-value, with a 12-day waiting period and 12-month seasoning. Texas second homes and investment properties follow the standard tables.
Availability. This product is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.
Income Quality: Why Files Get Declined
Clean deposits matter more than large ones. The same decline reasons show up repeatedly, and most can be fixed before applying.
| Problem | Why it hurts | Fix |
|---|---|---|
| Large unexplained deposits | Cannot be counted as income | Document the source in writing |
| Frequent overdrafts or NSF fees | Signals weak cash management | Wait for a cleaner window |
| Mixed personal and business funds | Muddies the expense factor | Separate accounts going forward |
| Seasonal swings | Lowers the average | Use the full 24-month window |
| Thin equity after the first lien | CLTV exceeds the tier ceiling | Request a smaller line |
Loss years change how income is averaged. A borrower with one weak year should expect the underwriter to weigh the whole window rather than the best months.
The Investor Decision in Practice
The real choice is blended cost. Compare the weighted cost across the kept first mortgage and the new line against repricing the entire balance through a cash-out refinance. For a lock-in owner, the line usually wins on the first-lien cost, but the line itself floats.
That floating structure is the main risk. A borrower may owe only interest during the draw period, and failing to repay as agreed can lead to foreclosure. Any rental cash-flow model should stress the repayment phase, not just the interest-only years.
Debt stacking deserves attention too. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement line is reviewed on the borrower’s deposits, so its payment adds to personal obligations. Clearing 1.00 on a DSCR file also is not the same as positive cash flow, since repairs, vacancy, and management sit outside that calculation.
The two tools do different jobs. If the goal is down-payment capital for the next rental while the first lien stays put, the line fits. If the goal is buying a rental held in an LLC, the complete DSCR loans guide covers the structures that qualify on rent instead. Lendmire’s piece How Much a Lock-In Homeowner Saves With a Bank Statement HELOC walks through the cost side.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Pre-Application Self-Check
Run this list before talking to anyone.
- Is title held personally or in a revocable trust?
- Does credit clear the floor for your occupancy type?
- Does the kept first balance plus the full line stay under your tier’s CLTV ceiling?
- Can you explain every large deposit in the statement window?
- Is your DTI at or below 45%, or 50% with a 680 score?
- Is the property a type the program accepts?
- Do you live in one of the 16 service states?
Frequently Asked Questions
How many months of statements does a bank statement HELOC need?
Most files use 12 to 24 months of personal or business statements. Longer windows tend to smooth seasonal swings and read more favorably. Exact requirements vary by lender and are subject to full file review.
Do I still need traditional personal-income documentation?
The file is reviewed on documented income under the applicable program, subject to lender guidelines. Credit, equity, DTI, and property eligibility are still underwritten in full. Statements replace only the income proof.
Can an LLC hold title to the property?
No. Title must sit with an individual borrower or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may be the better fit.
Does the HELOC change my first mortgage?
No. It is a separate lien, so the first mortgage’s terms stay untouched. That is the main appeal for a lock-in owner, though the new line’s pricing floats and its payment can change even without new draws.
What deposits get excluded from income?
Underwriters typically exclude transfers between your own accounts, loan proceeds, refunds, and one-off asset sales. Business deposits are usually reduced by an expense factor before averaging.
