The Quick Read: You qualify on twelve or twenty-four months of bank deposits, borrow against the appraised value of the house and the land the appraiser can support, and stay under the leverage ceiling for your loan size and occupancy, through select wholesale programs and subject to full underwriting. The land is usually the pressure point, because acreage limits and thin comparable sales can shrink the value you borrow against.
- Income is built from deposits, after an expense ratio on business accounts, so it can reflect cash flow that traditional personal-income documentation understates.
- Cash-out ceilings step down as the loan grows, and they usually run lower on second homes and investment property.
- Above the super jumbo overlay lines, rural property is out and acreage tops out at ten acres.
- Cash-out proceeds cannot satisfy reserves on those larger files, so reserves must come from elsewhere.
- Every file above $4,000,000 is reviewed case by case before submission.
Key Terms Defined
Super jumbo is a lender-defined size tier above standard jumbo loans. No regulator sets the line, and each program draws it differently.
Cash-out refinance replaces your current mortgage with a larger one and pays you the difference. The new loan is sized against appraised value.
Bank statement loan is reviewed around deposits in your personal or business accounts instead of tax-return income.
Expense ratio is the share of business deposits the lender treats as operating costs rather than income.
Overlay is a lender rule stricter than the base program. Overlays often tighten as loan size grows.
Cash-in-hand cap is a ceiling on the dollars you can take at closing, separate from the leverage limit.
Seasoning is how long you have owned the property or held the current loan.
How Does a Cash-Out Work on a Super Jumbo Acreage Property?
Three separate questions decide the file: your income, the property and appraisal, and the cash-out leverage. Any one can stop it on its own. A strong income does not rescue a parcel that is over the acreage limit.
Start with the leverage. Through select wholesale programs, subject to full underwriting, cash-out ceilings on a primary residence run about 80% up to $1,500,000, then step down to 75%, 70% and 65% as the loan grows. Second homes and investment property run lower at most sizes, by five to ten points. They match the primary-residence ceiling only between $1,500,000 and $2,500,000. The table below lays out the ladder.
Loan size also changes who can lend. Our network includes a portfolio non-QM bank statement program that carries files to $6,000,000. It also includes a bank portfolio program that takes twelve-month-statement files up to $30,000,000, with its own, lower leverage ladder. Because each program prices risk differently, one property can fit one program and miss another.
Cash-out proceeds are never counted as income. Draws on credit lines and transfers between your own accounts do not count either.
How Is Bank Statement Income Calculated for a Cash-Out?
Income comes from eligible deposits, divided by the number of statement months, after an expense ratio. You pick twelve or twenty-four consecutive months of personal or business statements, and the bank program uses twelve. Transaction histories never substitute for statements.
The steps run in a set order:
1. The underwriter totals deposits across the chosen months.
2. Transfers between your own accounts, loan draws and one-time unsourced deposits come out.
3. On business accounts, an expense ratio comes off. The fixed ratio depends on the business type and how many employees it has, and an accountant-provided ratio or a profit-and-loss method is an alternative.
4. The result, divided by the months, is your qualifying monthly income.
5. That income goes into the debt-ratio test, which varies by program.
Business statements require at least 25% ownership. Transfers from your own business into your personal account count in full. Personal-account deposits skip the expense ratio altogether, which is why the account you choose matters.
“Bank statement” does not mean undocumented. Lenders must still verify income or assets with reliable third-party records, and the CFPB’s ability-to-repay compliance guide treats self-employment as a verifiable income type. Your deposits are the verification. The underwriter has to be able to show why each deposit counts.
For a rental-heavy borrower there is a different lane. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide covers that path. On acreage it can be the harder route, because rural rents are often thin relative to value. Where rent falls short, select lenders in the network do offer programs below 1.00 coverage, but leverage and terms adjust. Bank statement income is often cleaner when your deposits are strong and the land is a weak rent producer.
How Does the Land Change the File?
Acreage changes the appraisal first and the eligibility second. The appraiser values the house and the site that supports it. Excess land is often credited at a reduced amount or left out. When the supported value falls, your loan ceiling falls with it, because the same percentage applies to a smaller number.
Comparable sales are the core problem. Rural comps tend to be older and farther away. That forces larger adjustments and widens the range of outcomes. Plan for a low appraisal as a real possibility, and do not count on the number you expect.
Agency loans offer a useful contrast. The USDA Rural Development appraisal Q&A says that program has no acreage cap, but the appraiser must explain the adjustments and whether the site size is typical for the area. Non-QM super jumbo programs do not work that way. Ours carry hard acreage and rural limits.
| Land factor | What the lender looks at | What you do |
|---|---|---|
| Total acreage | Ten-acre ceiling above the overlay lines | Confirm parcel size before applying |
| Residential vs rural | Location, zoning, use, outbuildings | Document residential use |
| Comparable sales | Nearby sales of similar sites | Expect wider adjustments |
| Excess land | Value credited to the supported site | Size the request to supported value |
| Farm activity | Crops, livestock, farm income | Keep it separate from the home |
Above $3,500,000 on a primary residence and $3,000,000 on a second home or investment property, the overlays say no rural property and ten acres maximum. Below those lines, rural collateral can reach 80% on ten acres or less, but never above a $3,000,000 loan. Those are purchase-style ceilings. A cash-out still sits on its own, lower ladder.
Which Limit Binds First?
Loan size usually binds first, then occupancy, then the land. The grid shows cash-out ceilings only, through select wholesale programs, subject to full underwriting. Credit floors rise with size, and your reserves and income test apply on top.
| Loan size | Primary residence | Second home | Investment property |
|---|---|---|---|
| $300K–$1M | 80% | 75% | 75% |
| $1.5M–$2M | 75% | 75% | 75% |
| $2.5M–$3M | 70% | 60% | 60% |
| $3M–$4M | 65% | 55% | 55% |
| $4M–$5M (on review) | 60% | 55% | 55% |
Past $5,000,000, ceilings step lower again and every file is reviewed case by case. The ladder is a ceiling, not a promise. Your credit, reserves and appraisal can each pull the real number below it.
Two other cash-out rules matter. Proceeds at or below 60% LTV are not capped on the portfolio program. Above 60%, that program caps cash in hand at $1,500,000. The bank program has no published cap, but it reviews each file individually. A Texas 50(a)(6) home-equity loan takes a five-point LTV reduction and stops at $3,000,000 on the portfolio program. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Interest-only structures do not raise a cash-out ceiling. They apply to purchase and rate-and-term files.
Reserves, Seasoning and Where the Cash Goes
Reserves are liquid assets you hold after closing. Through select programs, they run 3 months up to $500,000, 6 months up to $1,500,000 and 9 months above that. Each additional financed property adds 2 months, to a 12-month maximum. First-time investors hold 12 months. On files above the overlay lines, cash-out proceeds cannot satisfy those reserves. Show them in an account that stays untouched.
Retirement accounts can count toward assets at 70%, or 80% if you are 59.5 or older. Business funds, gifts, cryptocurrency and unvested stock never count.
Seasoning rules vary by program. If you recently bought the land, ask how long the program wants you on title before it sizes the loan to appraised value instead of cost. Some files are sized to the lower of the two.
How you use the proceeds also matters. If you pay off cards or business credit lines at closing, your debt ratio improves. That can help a file sitting near the 50% limit. Business-purpose proceeds are treated differently from personal ones, so state the purpose plainly. Tax treatment varies; consult a qualified professional before relying on any deduction.
What If the Property Doesn’t Fit?
A parcel over the ten-acre ceiling is the most common mismatch. You have four honest options:
- Split the parcel so the house sits on a conforming site, if local rules allow it.
- Drop below the overlay lines, since the rules loosen at lower loan sizes.
- Pursue a different lender lane, where select programs handle more land case by case.
- Skip the cash-out and use a second lien or an asset-based structure.
Income-producing agriculture is a separate gate. Ranch, orchard or farm activity, or an active barn operation, can push a property into an agricultural classification no matter how strong your deposits are. Keep farm use out of the story unless it is truly minor, and never mislabel it.
Entity ownership is another edge. Whether an LLC can hold title on a cash-out depends on the program, so check before you transfer anything. Review your title history for any recent transfers.
Vesting questions and non-occupant co-borrowers are tightly limited at this size. Above the overlay lines, programs require U.S. citizens or permanent residents and do not allow non-occupant co-borrowers. A 700 credit floor, a 0x30x24 housing history and 48 months of seasoning after any credit event also apply.
What Is the Step-by-Step Process?
1. Screen the property. Confirm acreage, zoning, use and whether the lender would call it rural.
2. Pick your statements. Choose twelve or twenty-four months, personal or business, and model the expense ratio.
3. Size the request. Match your loan size and occupancy to the ladder above, then back off for appraisal risk.
4. Gather documents. Expect consecutive statements, deed history, a title report, a payoff statement, a use-of-proceeds explanation and proof of reserves.
5. Order the appraisal. Ask about comp selection and whether a second report is likely on unusual land.
6. Submit for review. Anything above $4,000,000 gets reviewed case by case before submission.

Who Is This Built For?
This path fits founders, physicians, attorneys and other self-employed owners whose traditional personal-income documentation understates cash flow. It works best when the house is clearly residential and the lot is modest. It also works when you hold real reserves outside the deal.
It fits poorly if the land has farm income, exceeds the acreage ceiling at your loan size, or leans on cash-out proceeds to cover reserves. It also fits poorly when the only reason to borrow the maximum is that the ladder allows it. A larger loan raises your obligation, and the most you can pull is not always the right amount.
Frequently Asked Questions
Can I use cash-out proceeds to meet my reserve requirement?
Not on larger files. Above the super jumbo overlay lines, cash-out proceeds cannot satisfy reserves. Hold liquid assets separately, and expect the underwriter to verify them in an account you did not just fund from the loan. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Does acreage automatically disqualify a property?
No. Intended use and what is typical locally drive the call. Still, above the overlay lines the program rules out rural property and caps land at ten acres, so very large parcels often need a different structure.
Do business and personal statements count the same way?
No. Personal-account deposits are counted without an expense ratio. Business deposits carry one of the fixed ratios or an accountant-provided ratio, and you need at least 25% ownership. Transfers from your business into your personal account count in full.
How much can I take out on a $4,000,000-plus loan?
Ceilings run lower on a cash-out than on a purchase, and files above $4,000,000 are reviewed case by case. On a primary residence in that band, the ladder sits near 60% on review, with second homes and investment property lower.
Does the appraisal matter more on acreage?
Yes. Excess land is often credited at a reduced amount, and rural comps tend to be older and farther away. A low value shrinks the loan the same percentage can support, so build a cushion into your request.
