How to Get a Bank Statement HELOC When Returns Understate Income

How to Get a Bank Statement HELOC When Returns Understate Income

The Quick Read: A bank statement HELOC lets you qualify on documented deposits instead of the shrunken bottom line on your traditional personal-income documentation, but only when the property is eligible, title sits in your own name, credit and combined leverage fit the program, and the deposits left after the lender’s adjustments still carry your debt-to-income ratio. Lendmire arranges these lines through select wholesale lenders, and a file is reviewed on documented income under the applicable program, subject to lender guidelines.

  • Lenders review a window of months of deposits, strip out transfers and other non-income credits, and apply an expense factor to business accounts.
  • On Lendmire’s network, an investment-property line tops out at 70% CLTV and $500,000, with a 700 minimum credit score.
  • Debt-to-income tops out at 50%, tested on the interest-only payment at the maximum draw.
  • If the real obstacle is credit, equity, title, or property type, changing your documentation fixes nothing.

Why Do Tax Returns Understate Real Income?

Returns show profit after deductions, while your bank account shows cash. For a self-employed landlord or business owner, the gap can be wide. Operating costs, vehicle and equipment write-offs, and depreciation on rental property all shrink the net figure a traditional underwriter reads.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Picture an owner who deposits steady business revenue every month and also collects rent on two small rentals. The accountant has legitimately pushed taxable profit down. On paper, that owner looks like a borrower with thin income. In the bank account, the owner looks like someone with healthy cash flow.

A full-documentation line reads the paper. A bank statement line reads the account. That is the whole reason the product exists. It does not erase the lender’s review. It changes which evidence the lender weighs.

The catch is that deposits do not convert to income dollar for dollar. The next sections show exactly how they convert, and where the conversion can leave you with less income than your returns showed.

Key Terms Defined

Bank statement HELOC: A home equity line of credit where the lender calculates your income from months of bank deposits instead of traditional personal-income documentation.

Expense factor: A percentage the lender subtracts from business deposits to estimate operating costs before counting the rest as income.

CLTV (combined loan-to-value): All loans secured by the property, including the new line, divided by the property’s value.

DTI (debt-to-income): Your total monthly obligations divided by your qualifying monthly income.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

Repayment period: The stretch after the draw period when you can no longer borrow and the balance amortizes.

How Does Underwriting Turn Deposits Into Income?

The expense factor is the step that surprises most borrowers, because it can pull qualifying income below what your returns showed.

1. Choose the statement type and window. Statements can be personal, business, or both. Scotsman Guide’s non-QM coverage describes self-employed borrowers supplying 12 to 24 months of statements. On Lendmire’s network, the window depends on the program and the lender.

2. Screen the deposits. Transfers between your own accounts, loan proceeds, refunds, and similar credits come out. They are not income.

3. Apply the expense factor to business accounts. The lender sets the percentage, often based on the type of business and its headcount. The same Scotsman Guide piece gives 50% as an example and notes that a profit-and-loss statement prepared by a third-party tax professional can sometimes replace a flat percentage. That is an example, not a rule.

4. Average to a monthly figure. The eligible deposits that remain are divided by the months reviewed.

5. Test DTI. On this network, DTI is capped at 50%, and at 45% for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The line is qualified on the interest-only payment calculated on the maximum draw, so a bigger line makes the test harder.

6. Review the rest of the file. Credit, CLTV, title, and the property all get checked regardless of how income was documented.

A worked example with index numbers

These numbers are illustrative index points, not dollars. Assume monthly deposits of 100. After removing transfers and refunds, 90 remains. Now run two factor assumptions.

  • At a 30% factor, qualifying income is 63. With monthly obligations of 30, DTI is about 48%.
  • At a 50% factor, qualifying income is 45. The same 30 in obligations now equals roughly 67% DTI.

Now compare the returns. Suppose they showed income of 50 against the same 30 in obligations, a 60% DTI. The 30% factor improves the file. The 50% factor makes it worse than the returns. Notice also that 48% passes the 50% cap only for a 680-plus score. A 640 score would still fail the 45% limit.

This is why a bank statement file is not automatically better than a returns-based file. A business with heavy real operating costs can look weaker on statements.

How personal and business accounts differ

Account type How deposits are usually treated Common snag
Personal Treatment varies by program Lender may want proof the business operates
Business Expense factor applied to deposits Factor set by lender, not you
Both Each account reviewed on its own terms Transfers counted twice if not flagged

Is This Your Problem? Diagnose First

Before you gather a year of statements, confirm that income documentation is what is holding you back. A denial for credit, equity, title, or property type will not change when you swap your paperwork.

Reason for the decline Does bank statement documentation help?
Returns show low income after write-offs Yes, it can
DTI too high after the expense factor Possibly not
Credit below the program minimum No
Not enough equity for the CLTV limit No
Property held in an LLC or corporation No, title must change
Property type not eligible No

What Does the Network Actually Allow?

Lendmire places these lines through two wholesale programs, one built for higher leverage and one with a longer draw runway. The limits depend on how you occupy the property, and the investment line is the tightest. Every figure below is subject to lender guidelines and full file review, and none is a commitment to lend.

Occupancy Credit floor CLTV ceiling and line size
Investment property 700 70% CLTV, up to $500,000
Second home 640 90% CLTV at 720+, up to $500,000
Primary residence 600 90% CLTV at 720+, up to $500,000

The ceilings step down with credit. On a primary-residence line, a 660 to 700 profile typically reaches 85% CLTV up to $500,000. A 640 profile reaches 80%, and a 620 profile reaches 70% up to $400,000. A line above $500,000 is primary-residence only. It needs a 700 score or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal. Maximum line size is $750,000.

A few structural facts matter for investors:

  • The line is a standalone first or second lien, so your existing first mortgage can stay in place.
  • Primary and second-home lines offer a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only.
  • At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed.
  • Lines of $500,000 or less ordinarily use automated valuation, though a higher CLTV can trigger a second valuation.
  • Title must sit with you personally or in a revocable living trust. LLCs, corporations, and partnerships cannot hold title.
  • A borrower can carry three lines at most, and owning more than 15 financed properties makes you ineligible.
  • Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not offered.

Lendmire’s HELOC availability covers its 16 full-service states, which is narrower than its DSCR investor loan footprint of 41 markets, including Washington, D.C.

Why Do Two Lenders Reach Different Income Numbers?

Two lenders can read the same statements and land on different incomes, because no federal rule dictates the formula. The federal ability-to-repay rule excludes home equity lines of credit from its scope, per the eCFR text of 12 CFR 1026.43. The same section bars structuring a loan as open-end credit just to evade the rule.

So each lender or investor sets its own standard. One may apply a heavier expense factor. Another may want business statements alongside personal ones. A third may accept a CPA-prepared profit-and-loss statement. Across a wholesale network, you see that spread directly, and the practical lesson is to compare how each lender calculates income before you compare anything else.

When Rent Is the Better Yardstick

If the property you want to borrow against is a rental, ask whether your personal income needs to be the test at all. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The ratio compares rent to PITIA only (principal, interest, taxes, insurance, and any association dues). Our complete DSCR loans guide covers the full mechanics.

Several program facts are worth knowing from the network:

  • Coverage: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.
  • Leverage: Purchases usually land at 75% to 80% LTV. A cash-out refinance on a standard rental tops out around 75% LTV, with about six months of seasoning common.
  • Credit: A 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest tiers.
  • Size: Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders).
  • Entity ownership: Loans can close in an LLC, subject to lender program eligibility.

Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Route What it measures Title and size
Bank statement HELOC Your documented deposits Individual or revocable trust; up to $500,000 on investment
DSCR cash-out refinance Rent versus PITIA LLC possible; up to $3,000,000 on standard programs

This is a genuine toss-up for some borrowers. The line keeps your first mortgage intact, while a DSCR cash-out replaces it. If the existing loan is something you want to keep, the HELOC wins on structure. If your property sits in an LLC, the DSCR route wins by default. Lendmire’s comparison of how a bank statement line compares with a rental-income line goes deeper on that choice.

Prepare the File and Clean Up Statements

Preparation decides whether the underwriter spends time on your income story or on cleanup questions. Work through this list before you apply:

1. Pull every page of statements for the full window, with no missing months.

2. Mark transfers between your own accounts, so they are not mistaken for income.

3. Explain any one-time large deposits in a short written note.

4. Separate business and personal activity where you can, since commingled accounts invite questions.

5. Gather proof that you own the business and the property.

6. Ask your accountant whether a prepared profit-and-loss statement helps your case, since it can support a different factor than the flat default. It is not guaranteed to.

7. Check your credit report. On this network, the report cannot be more than 90 days old at closing, and no rescores are allowed.

Missing statement months are a common reason files get flagged. Gaps are easier to fix before submission than after.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Can Go Wrong After You Are Approved?

The line is secured by your home, and falling behind on payments could cost you the property, as the CFPB’s HELOC explainer states. It also notes that payments often rise significantly once the repayment period starts. During the interest-only draw, you pay on what you borrow. After the draw ends, the balance amortizes.

That step-up matters most when you drew the full line to fund a purchase. Run the repayment-period payment before you commit, not just the draw-period payment. Pricing floats for the life of the line on this network, so the payment can also move.

Next Steps

Start by confirming occupancy, title, credit tier, and available equity, since those set whether the line is possible. Then compare how your income looks on returns versus statements using the index method above. If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

Frequently Asked Questions

How many months of statements do lenders review?

Market practice runs from 12 to 24 months of personal or business statements. The exact window depends on the program and lender. Lendmire confirms which window applies once the file is matched to a program.

Does a loss on my tax return disqualify me?

Not automatically. A statement-based review looks at deposits, so a return showing little or no profit does not end the file. The review still applies an expense factor to business deposits, and credit, CLTV, and DTI must all clear.

Does alternative documentation mean no documentation?

No. The file is fully reviewed, with statements, credit, title, and property all checked. The change is which evidence supports income, not whether evidence exists.

Can I get this line on a rental held in my LLC?

Not directly. On this network, title must be held by you individually or in a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, subject to program terms.

What if my credit score is below the investment minimum?

Then the investment line is out regardless of income documentation, since the floor is 700. Primary and second-home lines have lower floors, and a DSCR path may fit if the rent covers the payment.
