Can You Get a Rental HELOC With Bank Statements, Not Tax Returns?

Can You Get a Rental HELOC With Bank Statements, Not Tax Returns?

The Quick Read: It depends on the lender, but yes, a small group of non-QM lenders will qualify a rental-property HELOC on 12 to 24 months of bank deposits instead of a tax return, subject to lender guidelines and full file review. The paperwork changes rather than disappears, and it often gets thicker.

  • On an investment-property line in Lendmire’s network, the credit floor is 700, the ceiling is 70% CLTV, and the maximum line is $500,000.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title.
  • Personal debt-to-income (DTI) is still tested, with a 50% maximum.
  • Statements prove income. Separate asset statements prove reserves.
  • If the rental sits in an LLC, a DSCR cash-out refinance is usually the better route.

Lendmire is a mortgage broker. It arranges these lines through select wholesale partners and never lends directly. Every figure here is subject to lender guidelines, and nothing here is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What “Without Tax Returns” Actually Means

It means different proof, not less proof. A bank statement HELOC swaps the 1040 for a deposit analysis, and the lender still checks credit, debt load, equity, property type, and title.

A HELOC (home equity line of credit) is a revolving line secured by a property you already own. CLTV (combined loan-to-value) adds every loan on the property, divided by its value. A bank statement HELOC falls under non-QM lending, meaning the loan is documented outside standard agency rules. HousingWire’s non-QM guide lists it as a recognized product, a revolving second lien for self-employed homeowners tapping equity.

The label describes how income is documented. It says nothing negative about the borrower.

Why Tax Returns Make Good Landlords Look Weak

Depreciation and routine deductions lower taxable income without lowering the cash in your account. HousingWire cites depreciation, payroll, contractor, and equipment costs as common deductions that shrink reported income. A profitable rental can show a thin Schedule E.

So the investor who manages taxes well often looks worst on a return-based file. That is the core reason some borrowers turn to bank deposits. Lendmire’s piece on why a rental HELOC can be denied when returns show too little income covers that failure point in more detail.

How a Lender Turns Deposits Into Income

Lenders add up eligible deposits over 12 or 24 months, apply an expense factor if the account is a business account, and divide by the number of months. Here is the sequence most lenders in the network follow.

1. Collect consecutive statements. Twelve or 24 months, personal or business. Longer windows tend to smooth seasonality, and shorter windows can carry tighter overlays.

2. Strip out non-income. Transfers between your own accounts, loan proceeds, and one-time deposits come out.

3. Apply the expense factor. Personal-account deposits count at close to full value. Business deposits are discounted. Scotsman Guide gives a standard factor of about 50% as an example, with a third-party-prepared profit-and-loss statement as an alternative. That is a market example, not a network figure.

4. Average the months. The result is your qualifying monthly income.

5. Test it against your debts. Qualifying income feeds your personal DTI, which tops out at 50% in this network. The line is qualified on the interest-only payment at the maximum draw.

Picture an investor whose rental deposits flow into a dedicated account, separate from living expenses. That file reads cleanly. Now picture one who runs rent, groceries, and contractor payments through a single account. The lender has to untangle it, and commingled accounts slow the file.

Contractor-style pass-through deposits may be excluded or may call for a higher effective expense factor. Keep rental deposits in a clean, dedicated account and write a short explanation for any unusual deposit.

What Is Still Underwritten

Statements replace the tax return and nothing else. The table shows what each test looks like on an investment line.

Test Investment-property line
Credit 700 minimum, a hard floor
Leverage 70% CLTV maximum
Line size Up to $500,000
DTI 50% maximum
Title Individual or revocable living trust

A 700 and a 720 credit profile reach the same 70% CLTV on an investment line. Higher credit buys eligibility, not extra leverage.

Property type matters too. Single-family, 2-4 units, PUD, townhome, and condominium are eligible. Five or more units are commercial, and mixed-use is not offered. Manufactured homes, co-ops, condotels, and log homes are not offered either.

Valuation is usually light. Because the line caps at $500,000, it generally runs on an automated valuation with no traditional appraisal, though you can request a full appraisal.

Title Comes First

Title decides whether you can even start. Fee simple or leasehold held by an individual or an inter vivos revocable living trust is eligible. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Title holder Eligible? Usual next route
You personally Yes Bank statement HELOC
Revocable living trust Yes Bank statement HELOC
LLC or corporation No DSCR cash-out refinance
Irrevocable or land trust No DSCR cash-out refinance

This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a different product. Whether an LLC-titled loan is available at all is subject to lender program eligibility.

How Big a Line Does the Equity Support?

Take the property’s value, multiply by 70%, and subtract what you already owe. What remains is the most the line can be, capped at $500,000.

Say a rental is worth $400,000 and carries a first mortgage. The 70% ceiling sets the total debt allowed on the property, and the existing mortgage uses up part of it. The remainder is your room. Your statements never raise that ceiling.

Two more gates apply. At least 75% of the line is drawn at closing, which shrinks the revolving flexibility you may be picturing. Pricing floats and never converts to fixed. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.

The Document Packet

Item What it proves Common snag
12-24 months of statements Income Gaps or missing pages
Asset statements Reserves Using the same account as income proof
Credit report Credit profile Report older than 90 days at closing
Proof of title Vesting Property held in an LLC
Rental history or lease Context for deposits Deposits that don’t match leases

Statements prove income. Treat them as two jobs, not one.

Month-to-month tenants are rarely disqualifying on their own. Lease rules are lender policy, not law.

Bank Statement HELOC vs. DSCR Cash-Out

A rental HELOC tests you. A DSCR loan tests the property. The distinction drives which product fits.

Factor Bank statement HELOC DSCR cash-out refinance
What is tested Your personal deposits and DTI Rent against the property’s payment
Structure Revolving line, often second lien Replaces the first mortgage
Title Individual or revocable trust LLC allowed, subject to program terms
Investment leverage 70% CLTV Around 75% LTV on standard rentals

DSCR (debt service coverage ratio) is monthly rent divided by the full monthly payment on principal, interest, taxes, insurance, and any association dues. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start at 1.00 coverage. A separate select-lender path goes below 1.00 with leverage and terms adjusted.

Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, and capex sit outside the ratio.

Pick the HELOC if you hold title personally, have strong deposits and low personal debt, and want a revolving line. Pick DSCR cash-out if the rental is in an LLC, your personal DTI is stretched, or you want leverage above 70%. A rental-secured HELOC does not qualify off the rent, and many lenders count only part of it. For the full picture, read Lendmire’s complete DSCR loans guide.

Why Files Get Declined

  • Credit below 700. There is no tier beneath it on an investment line. Look at a primary-home line or DSCR instead.
  • LLC title. Change vesting or pivot to DSCR cash-out.
  • Thin deposits after the expense factor. A longer window or a cleaner account can help. A third-party profit-and-loss statement is another route.
  • DTI above 50%. Pay down debt or choose a property-level product.
  • Commingled accounts. Separate rental deposits and document the rest.
  • Too many financed properties. A borrower with more than 15 financed properties is not eligible.

Availability and Honest Limits

This is a specialty product. Experian notes that investment-property HELOCs are less common than primary-residence lines, so shopping around is part of the process. Lendmire’s investment-line parameters apply in its 16 full-service states, which is narrower than its 41-market DSCR footprint.

A cheaper alternative is a HELOC on your primary home, which is easier to qualify for even if the money funds a rental. Experian notes that a default on a rental-secured line puts the rental at foreclosure risk, not the primary home, unless added collateral is required.

No federal rule tells a HELOC lender which income documents to use. The CFPB’s small-entity compliance guide lists open-end plans among transactions outside the ability-to-repay requirements, so each lender sets its own policy. Latitude is not the same as no verification.

If you plan to use the draw as a down payment, expect it to be sourced and documented. The purchase loan keeps its own leverage and reserve rules.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is a bank statement HELOC really no-doc?

No. The tax return is replaced by 12 to 24 months of statements, plus credit, asset, title, and property documents. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Does rental income count toward qualifying?

A traditional HELOC underwrites you, not the rent. Some lenders count part of the rent, but a property-rent test is the DSCR approach.

Can an LLC-owned rental qualify?

Not for this line. An LLC cannot hold title on an investment HELOC. Entity-owned rentals usually move to a DSCR cash-out refinance, subject to program terms.

Will there be a credit check and appraisal?

Yes to the credit check, with a 700 minimum on an investment line. Lines at or below $500,000 ordinarily use automated valuation, though you can request a full appraisal.

Does a non-QM label mean I failed conventional underwriting?

No. Many self-employed investors use it because returns understate real cash flow. It describes the documentation method, not credit quality.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.
