Bank Statement HELOC Credit Score Requirements for a Self-Employed Owner

Bank Statement HELOC Credit Score Requirements for a Self-Employed Owner

The Quick Read: Credit score works as a gate and a leverage dial: occupancy sets the minimum score, the score tier sets how much combined leverage the line can carry, and bank statements only change how a self-employed owner’s income is documented, not the score the file needs.

  • Minimum scores depend on occupancy: 600 on a primary residence, 640 on a second home, 700 on an investment property.
  • The top 90% CLTV tier exists only at a 720-or-better profile on a primary residence or second home. An investment property tops out at 70% CLTV.
  • Debt-to-income tops out at 50%. It drops to 45% for scores from 600 to 679, and anything above 45% needs at least a 680.
  • Title is checked before credit matters. An LLC cannot hold title on these lines.

All figures are typical network guidelines, subject to lender guidelines and full file review. This is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Exactly?

A bank statement HELOC is a revolving equity line where a self-employed owner documents income through deposits instead of traditional personal-income documentation. Something is always verified. The line is reviewed on documented income under the applicable program, subject to lender guidelines.

The trade press describes the standard setup. Scotsman Guide says a borrower with no W-2 typically supplies 12 to 24 months of personal or business bank statements. The lender then applies an expense factor, with 50% given as an example, or accepts a P&L prepared by a third-party tax professional. Lenders set the factor by program and business type, so 50% is not fixed.

Why does this matter for credit? Heavy write-offs shrink the income on a tax return, while deposits can show the cash the business really produces. The score requirement, though, doesn’t loosen just because the documentation is different.

What Credit Score Do You Need, by Occupancy?

The minimum score depends on how the property is used. Across the wholesale network Lendmire places equity-line files with, the floor rises from primary residence to second home to investment property.

Occupancy Minimum score Top CLTV Max line
Primary residence 600 90% at 720+ $750,000
Second home 640 90% at 720+ $500,000
Investment property 700 70% $500,000

An investment-property line never runs above $500,000, and no tier sits above 70% CLTV there. A line above $500,000 is for primary residences only. It needs a credit profile of 700 or better (720 on the longer-runway program, covered below), caps at 75% CLTV, and requires a full appraisal.

Any single “minimum score” you read online glosses over this split. A 650 can work on a primary residence and still fall short on a rental. Several states also apply their own caps, so the ceiling for your property can sit lower than the table shows.

What Does a Higher Score Actually Buy?

A higher score buys leverage first and eligibility second. On a primary residence the maximum CLTV steps up with each tier.

Score tier Max CLTV Line up to
720+ 90% $500,000
700+ 85% $500,000
660+ 85% $500,000
640+ 80% $500,000
620+ 70% $400,000
600+ 60% $400,000

The 720+ and 700+ tiers also offer 75% CLTV on lines up to $750,000. Second homes follow a shorter ladder: 90% at 720+, 85% at 680 to 700+, 80% at 660+, and 75% at 640+. Investment properties have two rows, both at 70%.

Consider a self-employed owner whose first mortgage sits at 60% of the home’s value. At a 705 score, the 85% CLTV tier leaves room for a line worth up to 25% of value. At a 725 score, the 90% tier leaves up to 30% of value. Same home, same deposits, five points of room. That is the cash-pulled difference a score tier makes (and why a score just under a tier line is worth fixing before you apply).

Credit also gates debt-to-income. The ceiling is 50%, but a profile between 600 and 679 is held to 45%, and anything above 45% requires a 680. The test is run on the interest-only payment calculated as if the maximum line were drawn. That matters for a self-employed owner, because your qualifying income already passed through an expense factor.

A bigger score never erases the other gates. Leverage caps, line limits, property eligibility, and the DTI test still apply. The strongest files clear all of them together.

Which Score Gets Pulled, and What Else Does Credit Review Check?

The network uses a single-bureau score model keyed to the primary wage earner, not an average across all three bureaus. For a self-employed owner, the score that counts is a personal one. The report can be no more than 90 days old at closing, and rescores aren’t available. If you pay down cards to lift your score, that paydown needs to post before the report is pulled.

Beyond the score, the file reviews credit history. The longer-runway line, which has a 5-year interest-only draw followed by a 25-year repayment, asks for two tradelines seasoned 12 months or one seasoned 24 months. Housing history is reviewed across all financed properties. At 640 and above it allows 0x30x6 and 1x30x12. From 600 to 639 it requires 0x30x12.

Derogatory events carry seasoning too. A bankruptcy needs 4 years from discharge or dismissal on both programs. Foreclosure history splits on primary residences and second homes. One program accepts a foreclosure after 7 years and a deed-in-lieu, pre-foreclosure, or short sale after 4, while the other declines the history regardless of age. Investment files follow the 7-and-4-year path.

The two draw structures are worth knowing by name. The shorter-draw line has a 3-year interest-only draw and a 17-year repayment. At least 75% of the line is drawn at closing on both, and pricing floats rather than converting to fixed.

Title Comes Before Credit

Credit doesn’t matter if the property can’t be on the line. Title must sit with the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title under these programs.

This catches self-employed owners often. Many put rentals in an LLC for liability reasons, and a high score doesn’t fix that. A property already deeded to an LLC needs a vesting change or a different product. The sharpest structural difference from a DSCR loan is exactly this one.

Property type is the next gate. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not. A borrower is also limited to three lines, and owning more than 15 financed properties makes the borrower ineligible.

What If Your Score Is Borderline?

Borderline scores cost leverage before they cause a decline. The practical move is to fix what’s fixable and time the pull.

  • First 30 days: pull your own reports and dispute real errors. Because the network allows no rescores, a correction has to be in place before the lender’s pull.
  • By 60 days: pay down revolving balances. Utilization is usually the fastest lever on a score.
  • By 90 days: hold off on new credit applications and keep the pull inside the 90-day report window.

Know when to change structure instead of waiting. If your score sits at 690 on a rental, the 700 investment floor rules out a line. If the property sits in an LLC, the title rule rules it out regardless. In either case, a DSCR cash-out refinance is a different path.

A DSCR loan tests the property’s rent against its full payment (principal, interest, taxes, insurance, and any HOA dues). It doesn’t test your personal income or DTI. Most programs want a score around 660, a 620 floor exists in parts of the network, and 700+ opens the strongest leverage. A cash-out on a standard rental tops out around 75% LTV. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide covers the mechanics in full.

If you’re weighing a line against a refinance on a primary home, Lendmire’s piece Should a Self-Employed Owner Open a Bank Statement HELOC or Refinance? covers that decision. For using proceeds against existing balances, see how a self-employed owner pays off debt with a bank statement HELOC.

Who Actually Sets These Minimums?

Lenders and investors do. No federal rule sets a credit-score floor for a HELOC. The CFPB’s Regulation Z ability-to-repay section carves out home equity lines subject to § 1026.40 from its scope. So the closed-end “reasonable, good faith” repayment-ability framework doesn’t directly govern an open-end line. The same rule does include an anti-evasion provision for creditors who structure closed-end credit as open-end to dodge it.

That means a bank statement line is a documentation choice, not a regulatory workaround. It also means qualification varies lender by lender. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by the property’s value.

Expense factor: The percentage of business deposits a lender removes to estimate usable income from bank statements.

DTI: Debt-to-income, the share of qualifying income that goes to monthly debt obligations.

Vesting: How title to the property is held, such as an individual or a revocable living trust.

Single-bureau score: A qualifying score pulled from one credit bureau, rather than the middle of three.

Frequently Asked Questions

What is the minimum credit score for a bank statement HELOC?

It depends on occupancy. The network floor is 600 on a primary residence, 640 on a second home, and 700 on an investment property. A minimum only gets you in the door, though. Higher tiers carry higher CLTV, and a lower tier can cut both the leverage and the line size, subject to lender guidelines.

Does my business’s credit matter, or only my personal score?

The score that counts is a personal, single-bureau score keyed to the primary wage earner. The business’s own credit isn’t the qualifying score. Your business shows up through the deposits and expense factor that determine income, which then feeds the DTI test.

Can I use a bank statement HELOC on a rental held in an LLC?

No. An individual or a revocable living trust can. If the property is already in an LLC, the options are a vesting change or a DSCR cash-out.

Is a 650 score enough for an investment property?

Not on these programs. The investment-property floor is 700, and the ceiling on that occupancy is 70% CLTV with lines to $500,000. A 650 score can still work on a primary residence at a lower leverage tier. If the rental is the target, a DSCR cash-out may fit better.

Can a strong score offset weaker bank statement income?

It can help, but only inside the limits. A stronger tier unlocks more leverage and a higher DTI allowance. It doesn’t remove the 50% DTI cap, the line limit, the title rule, or property eligibility.
