How Much a Bank Statement Loan Lends on a Home Over One Million

How Much a Bank Statement Loan Lends on a Home Over One Million

The Quick Read: On a home over one million dollars, the loan amount is the lowest of four limits: the program’s maximum loan size, the leverage allowed for that loan band and occupancy, the income your deposits support, and the reserves and credit you can document. Across select lenders in Lendmire’s wholesale network, loan amounts run from $125,000 to $3,500,000, subject to lender guidelines.

  • Primary-residence purchase and rate-term leverage goes up to 90% LTV, and stronger files earn the top of that range.
  • Owner-occupied cash-out (primary residence or second home) tops out at 80% LTV, not the purchase ceiling.
  • Investment-property cash-out tops out around 75% LTV.
  • Reserves commonly run around 6 months of the housing payment.
  • Qualifying income comes from 12 months of deposits, adjusted by an expense factor.

Self-employed buyers shopping above a million tend to ask one question: what will the lender actually lend me? The honest answer is a calculation, not a headline number. This article walks through that calculation start to finish, then shows where it breaks.

What Does “Over One Million” Mean for a Loan?

A home priced over one million does not automatically produce a jumbo loan. It depends on your down payment, the county, and the unit count. The agency conforming limit for a one-unit property was set at $832,750 as the baseline, and high-cost counties can reach $1,249,125, which is 150% of that baseline. Where a county lands depends on 115% of its local median home value, per the FHFA announcement quoted at Calculated Risk.

So a $1.2 million purchase with a healthy down payment can land as conforming, high-balance, or jumbo depending on location. Here’s the part that matters: a bank statement loan is not an agency product. The conforming limit does not cap it. The program’s own maximum and leverage tiers do.

Bank statement loans qualify on documented income under the applicable program, subject to lender guidelines. Think of them as a different way to measure the borrower, built for people whose traditional personal-income documentation understates what actually moves through their accounts.

How Underwriting Actually Treats the Statements

The process is mechanical. Here is the sequence a file follows.

1. Pick the lookback. Most programs in the network average 12 months of deposits. Some lenders allow 24 months, which smooths seasonal income. A strong recent year favors the shorter window. A lumpy year favors the longer one.

2. Scrub the deposits. The underwriter totals deposits and strips out what isn’t income: transfers between your own accounts, loan proceeds, one-time windfalls. What remains gets averaged. Docsumo’s explainer on bank statement income verification describes the same sequence of totaling, removing non-income items, and averaging.

3. Apply the account-type treatment. Personal statements generally count most eligible deposits. Business statements get an expense factor, the share of gross deposits the lender assumes went to operating costs. Business income is also scaled by your ownership share. An accountant-prepared expense ratio can support a lower factor, which raises usable income.

4. Feed the result into the file. The qualifying income works like traditional employment income would on a conventional file. It goes into debt-to-income alongside the proposed housing payment and your other obligations.

5. Take the lowest cap. The maximum loan is whichever limit binds first.

No single industry formula exists. Each lender sets its own expense factor and lookback. A file that clears one program sheet can miss another by a wide margin, which is why placing it across several lenders matters more at this loan size than at $400,000.

Is this “no-doc”? No. Ability-to-repay rules still apply, and the CFPB’s small-entity compliance guide says lenders must verify income and assets with reasonably reliable third-party records rather than rely on what a borrower says. Bank statements are the third-party record.

The Four Limits That Cap Your Loan

Program size

The network’s loan range is $125,000 to $3,500,000. A $1.5 million loan sits well inside it. Toward the upper end of that range, files are reviewed more closely and overlays tighten.

Leverage

Leverage generally steps down as the loan grows. Primary-residence purchase and rate-term can reach 90% LTV, but the top of the range goes to stronger credit and smaller loan sizes. At a million-plus, expect the allowed percentage to be lower than the headline figure. Ask for the tier that matches your exact loan amount and occupancy, not the program’s advertised ceiling.

Income

This is where most files are won or lost. Deposits, less the expense factor, produce monthly qualifying income. That income has to carry the proposed payment plus your other debts within the lender’s DTI limit. At jumbo size the payment is large, so small changes in the expense factor swing the maximum loan noticeably.

Reserves and credit

Reserves commonly run around 6 months of the housing payment, and on larger loans lenders may want more. Liquidity decides outcomes in this range. Credit tiers matter too: a score change can move you from one leverage band to the next.

Purchase, Cash-Out, and Occupancy Compared

Transaction Typical ceiling Note
Primary residence purchase / rate-term Up to 90% LTV Top end for stronger files
Owner-occupied cash-out (primary or second home) Up to 80% LTV Fixed expense ratio; 75% if the ratio is accountant-prepared
Investment-property cash-out Around 75% LTV Tops out lower
Investment purchase Varies by lender Frame as lender-specific
Primary residence, asset depletion Up to 80% LTV Qualifies from liquid assets

These are typical ranges from select lenders, not commitments. Every file is underwritten individually.

Two points trip people up. First, cash-out never gets the purchase ceiling. A borrower who plans around 90% on a refinance will be kicked back to 80% on owner-occupied cash-out, and to 75% on investment-property cash-out. Second, an investment purchase is not a clean bank statement story. Investor-focused leverage guidance belongs on the DSCR side, where the property’s rent is the test.

A Worked Example: Price to Cash Required

Say you want a $1.4 million primary residence. Run the numbers this way, using modeled assumptions only.

Start with leverage. A million-four purchase is a larger loan, so assume the lender places you in a tier below the program’s top leverage. Your down payment is the remaining percentage of the price, plus closing costs. Then add reserves, around 6 months of the housing payment, held in documented liquid accounts.

Now check income. Twelve months of business deposits get scrubbed, multiplied by one minus the expense factor, scaled by your ownership share, and divided by 12. If that monthly figure supports the payment within the lender’s DTI limit, the loan size holds. If not, the loan shrinks, or you add a co-borrower, pay down debt, or document a lower expense factor.

Working backward helps. Decide the loan you want, find the income it requires, then check whether your deposits produce that income. If they fall short, that gap, not the program ceiling, is your real maximum.

Lendmire’s illustrative calculator can help you size a scenario, but it is an estimate, not a quote.

Where the General Rule Breaks

Commingled accounts. Personal and business money in one account changes how much of each deposit counts. Underwriters want steady deposits, few overdrafts, and account ownership that matches the borrower.

Declining deposits. A falling trend is a flagged weakness, because the average overstates current income. Lenders may use a shorter or more recent view. Lendmire’s piece Does One Declining Year Sink a Second-Home Bank Statement Loan Application? covers that case.

Business funds for down payment. Some lenders haircut business-account money used for the down payment or reserves, because pulling it out can hurt the business. Program sheets decide.

Very large loans. Past the lower jumbo band, leverage drops and files move to case-by-case review. Prepare a fuller package: accountant letters, asset statements, and an explanation for any large deposit.

Super jumbo. Where jumbo ends and super jumbo begins is lender-set. Lendmire’s article What Shifts on a Super Jumbo Bank Statement File at One Million covers what changes.

Cash-out on a paid-off home. Cash-out has its own tiers. That’s a different calculation from purchase.

Why You May Get Less Than the Headline Maximum

Files that come in light usually share a few causes:

  • Large unsourced deposits that get excluded from income.
  • A high expense factor with no accountant documentation to support a lower one.
  • Reserves held in accounts the lender discounts.
  • A credit score just under a tier break.
  • Ownership share below what the lender requires to use business statements.

Most of these are documentation problems, not eligibility problems. Cleaning them up before submission can change the number.

Is a Bank Statement Loan the Right Tool?

It depends on what you are buying. A bank statement loan tests the borrower’s income. It fits a primary residence or second home when your deposits are strong but your traditional personal-income documentation is lean.

It is the wrong fit when deposits are declining, when debt-to-income is already stretched, or when you are buying a pure rental. A DSCR loan tests the property instead: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. An investor with heavy write-offs and many financed properties often finds that route cleaner. Lendmire’s complete DSCR loans guide lays out how that side works.

A related note: occupancy decides the disclosure regime. An owner-occupied bank statement file is a consumer mortgage. A non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from those consumer disclosure rules. Don’t mix the two on one file. Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Tax treatment varies; consult a qualified tax professional.

Consumer mortgage licensing for this product lane covers 16 states, so availability depends on where the property sits.

Key Terms Defined

Expense factor: The share of gross business deposits a lender assumes goes to operating costs, subtracted before income is counted.

Lookback period: The number of months of statements averaged to produce income, commonly 12, sometimes 24.

Qualifying income: The monthly figure left after scrubbing deposits and applying the expense factor and ownership share.

LTV: Loan-to-value, the loan amount as a percentage of the appraised value or price.

Reserves: Liquid assets, counted in months of the housing payment, held after closing.

Non-QM: A mortgage outside the standard qualified-mortgage box, underwritten to the lender’s own guidelines. The CFPB’s seasoned QM rulemaking in the Federal Register was expected to support innovation in this space, including cash-flow underwriting.

Frequently Asked Questions

Is there a maximum bank statement loan amount?

Across select lenders in Lendmire’s network, loan amounts run from $125,000 to $3,500,000. Leverage and credit requirements tighten as the amount rises, and each lender sets its own ceiling.

Does the conforming loan limit apply to a bank statement loan?

No. Conforming limits apply to agency products. A bank statement loan is outside that framework, so the program’s own size limit and leverage tiers cap it.

Can I use 90% LTV on a cash-out refinance?

No. The 90% figure applies to primary-residence purchase and rate-term transactions. Owner-occupied cash-out tops out at 80% LTV, and investment-property cash-out tops out around 75%. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

How many months of statements are used?

Most programs in the network use 12 months of personal or business statements. Some lenders allow 24, which can help if income is seasonal.

How much do I need in reserves?

Reserves commonly run around 6 months of the housing payment. Larger loans can draw higher requirements, subject to lender guidelines.
