How Many Months of Reserves Does a Super Jumbo Bank Statement Loan Require?

How Many Months of Reserves Does a Super Jumbo Bank Statement Loan Require?

The Quick Read: It depends on loan size and how many properties you already finance, but through select wholesale programs, subject to full underwriting, the base requirement typically steps up in tiers as the loan amount rises: 3 months of the full housing payment at the lower tier, 6 months at the middle tier and 9 months above that, with 2 more months for each additional financed property up to a 12-month maximum. Above $4,000,000, every file is reviewed case by case before submission, so reserves at that size are not a fixed table figure.

  • First-time investors typically need 12 months of reserves, whatever the loan size.
  • Reserves are measured against the full monthly housing obligation, not just principal and interest.
  • Cash-out proceeds cannot satisfy reserves at super jumbo size.
  • Your bank statements prove income. Reserves prove what you still hold after closing. These are separate tests.

Self-employed founders, physicians, attorneys and investors tend to ask about reserves late, after the loan size is already set. That order costs them. The reserve count moves with the loan amount and the size of the portfolio, so it belongs in the plan before the first application.

Key Terms Defined

Reserves: Liquid funds you still hold after closing, counted in months of the full housing payment.

PITIA: Principal, interest, taxes, insurance and association dues, which together make up the full monthly obligation.

Super jumbo: A loan large enough to trigger an extra overlay set. Here, that line sits above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property.

Funds to close: The cash needed at closing for the down payment and costs. Lenders subtract it from your assets before they count reserves.

Seasoning: The time a credit event or a pool of funds has been on record.

Why Reserves Are a Separate Test From Your Statement Income

A bank statement loan answers one question with deposits and another with reserves. Deposits show whether the business throws off enough income. Reserves show whether you can carry the property if that income dips.

Scotsman Guide describes bank statement programs as letting self-employed borrowers qualify on 12 to 24 months of deposits instead of traditional personal-income documentation. Across our wholesale network, that is the income gate. Ineligible deposits come out, including transfers between your own accounts, loan proceeds and one-time items. An expense ratio applies to business deposits, and the result is divided by the statement months. Transfers from your own business into your personal account are the exception on many files and can count in full, subject to lender guidelines.

Reserves are the second gate, and they do not flex with how strong your deposits look. A borrower with excellent income can still be short on reserves. A borrower with large liquid assets can still need a different income path.

The Reserve Schedule by Loan Size

Most programs in the network step reserves up in three bands. The 9-month band begins above $1,500,000 and applies through $4,000,000, which takes in the super jumbo overlay line. Above $4,000,000, no table figure applies. The figures below are typical through select wholesale programs, subject to full underwriting.

Loan size Base reserves Note
To $500,000 3 months Lowest tier
$500,001 to $1,500,000 6 months Middle tier
Above $1,500,000, below the overlay line 9 months Jumbo files, before super jumbo overlays
Overlay line to $4,000,000 9 months Super jumbo overlays apply as well
Above $4,000,000 Case by case Reviewed before submission

The overlay line is above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property.

Notice what the last row says. Above $4,000,000, nobody can hand you a table figure, and anyone who does is guessing. The file gets reviewed first, and the reserve count comes out of that review.

Published reserve ranges differ widely from one lender to the next, because no federal rule fixes the number. Treat any single figure you read online as program-specific. The figures in the table are the ones that apply to files placed through Lendmire’s network.

The Second Axis: Other Financed Properties and First-Time Investors

Loan size sets the starting point. Your portfolio then adds to it.

Situation Effect on reserves
Each additional financed property Adds 2 months
Combined total Capped at 12 months
First-time investor 12 months

So a $1,200,000 loan starts at 6 months. If you already finance two other properties, the requirement becomes 10 months. A loan above $1,500,000 starts at 9 months, and two other financed properties would push it to 13, which the cap holds at 12.

Some lenders count each loan on its own terms, and others stack obligations across your whole portfolio. Programs differ here, which is why the property count belongs in your first conversation. If you also hold rentals financed on property cash flow, Lendmire’s complete DSCR loans guide explains how those loans are structured.

Where the Two Program Ladders Overlap

Two wholesale programs cover this space, and they do not behave identically. A portfolio non-QM program carries bank statement files to $6,000,000. A separate bank portfolio program takes twelve-month-statement files to $30,000,000 on its own size ladder, which begins above $4,000,000 and overlaps the first program to $6,000,000.

Between $4,000,000 and $6,000,000, the choice comes down to the following:

  • Whether you want to document 12 or 24 months of statements.
  • How each program structures reserves for your size and property count.
  • How each program’s leverage ladder fits your credit profile at that loan amount.

Every file in that range already sits above the super jumbo line, so the 700 credit floor applies on the portfolio program, while the bank program keeps its own 680 floor at every size. Do not blend the two programs’ rules in your planning. Ask which program a quote came from, then read the reserve terms for that program alone. Everything above $4,000,000 is reviewed case by case before submission, so confirm the reserve count in writing before you commit.

What Counts as Reserves and What Does Not

The rule most borrowers miss involves cash-out. At super jumbo size, cash-out proceeds cannot satisfy reserves. If you are refinancing a $3,000,000 or larger property, you need liquidity beyond the check itself.

The same principle applies to your other pools of money. A single dollar generally cannot do three jobs at once:

1. Fund your closing costs.

2. Count as reserves.

3. Serve as asset-based income.

Funds to close come out first. Lenders subtract them from your documented assets, then compare what remains to the reserve requirement. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Which asset types count as reserves is program-specific, so confirm before you rely on a brokerage or retirement account. On the asset-based qualification paths, retirement accounts count at 70% of value (80% at age 59.5 and older), while business funds, gifts, unvested stock and cryptocurrency do not count. If your wealth sits mostly inside an operating company, Lendmire’s piece How to Use Business Funds as Reserves on a Super Jumbo Bank Statement Loan covers that question in more depth.

A Modeled Worked Example

Picture a borrower seeking a loan above $1,500,000 on an investment property, who already finances one other property. This is a modeled file, not a quote.

1. The loan size sets the starting point at 9 months. 2. One additional financed property adds 2 months, for a requirement of 11 months. 3. The borrower totals liquid assets, then subtracts funds to close. 4. What remains is divided by the full monthly housing obligation. 5. If the result is 11 or more, the reserve test is met. If it is 9, the borrower is short by two months of payments.

A first-time investor on that same loan would face 12 months instead. If the loan were above $4,000,000, the whole count would be set on review rather than read from a table.

What Changes at the Super Jumbo Line

Reserves are only one of the overlays that turn on above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property. The set travels together:

  • A 700 credit floor.
  • A 0x30x24 housing history.
  • 48 months of seasoning on any credit event.
  • U.S. citizens and permanent residents only.
  • No non-occupant co-borrowers.
  • No rural property, and a ten-acre maximum.
  • Cash-out proceeds cannot satisfy reserves.

Because the overlay set limits eligibility to U.S. citizens and permanent residents, the reserve count at this size is not a question for foreign nationals. Each of these is a ceiling or condition through select wholesale programs, subject to full underwriting.

Does Any Federal Rule Set the Number?

No federal rule sets a reserve month count for these loans. The CFPB’s assessment report on the Ability-to-Repay and Qualified Mortgage rules describes how non-QM loans sit outside the QM box. Reserves are a lender and investor overlay, which is why the figures differ from program to program.

A super jumbo purchase of an investment property is a business-purpose loan. Business-purpose loans are reviewed differently from a standard owner-occupied mortgage. The reserve overlays still apply either way.

How to Prepare and Document Reserves

Start with the statements that prove your liquidity. Use the most recent consecutive statements, because transaction histories never substitute for them. Gather the following before you apply:

  • Recent statements for every account you plan to count.
  • A written explanation for any large transfer into those accounts.
  • A list of every financed property you hold, since each one adds months.
  • A funds-to-close estimate, so you can subtract it before you count anything.

Then compare the result with the requirement for your size band. If you land close, ask early whether a different program or a smaller loan changes the count.

Common Mistakes and Shortfall Fixes

Borrowers most often count cash-out proceeds as reserves, forget to subtract funds to close, or overlook the 2 months added per financed property. Some also assume the requirement is the same at every size.

If you come up short, you have options before submission. You can build liquidity, reduce the loan amount, move to a size band with a lower base requirement, or compare programs whose reserve structures differ. Moving a file after a shortfall is found late is harder than planning the right structure up front.

One more point on prudence. The underwriting minimum is not the same as what a self-employed borrower with lumpy income should hold. If your deposits swing from quarter to quarter, extra cushion beyond the requirement protects you in a way the program minimum does not.

Frequently Asked Questions

How many months of reserves does a $3,750,000 super jumbo bank statement loan need on a primary residence?

The base figure is typically 9 months of the full housing payment, since the loan is above $1,500,000. A primary residence at that size also falls above the $3,500,000 overlay line. Each additional financed property adds 2 months, to a 12-month maximum, and a first-time investor needs 12. These figures apply through select wholesale programs, subject to full underwriting.

Can cash-out proceeds count toward my reserves?

No, not at super jumbo size. Cash-out proceeds and reserves are separate pools. You need liquid funds beyond the check from the refinance itself.

Do business funds count as reserves?

It depends on the program, and on the asset-based income paths, business funds do not count at all. If most of your liquidity sits in an operating account, confirm treatment before you plan around it.

Does being a first-time investor change the requirement?

Yes. First-time investors typically need 12 months regardless of loan size. That is the same as the maximum an experienced investor with several financed properties would reach.

What if the loan is above $4,000,000?

Every file above $4,000,000 is reviewed case by case before submission. Reserves there are set on review, not read from a table. Which of the two programs fits you also depends on whether you document 12 or 24 months of statements.
