How Big Can a Jumbo Bank Statement Mortgage Be?

How Big Can a Jumbo Bank Statement Mortgage Be?

The Quick Read: It depends on the program and the file, because no federal rule caps the loan, but through select wholesale programs, subject to full underwriting, bank statement mortgages run from $300,000 up to $30,000,000, with leverage generally dropping as the balance climbs and every file above $4,000,000 reviewed case by case. Your personal ceiling is the lowest of three limits: the program’s dollar cap, the leverage cap at your loan size, and the payment your deposits can support. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

  • Two wholesale programs cover the range: a portfolio non-QM program to $6,000,000 and a bank portfolio jumbo program that reaches $30,000,000 on review.
  • On a primary residence purchase, leverage steps down from 90% at $1,000,000 and under to 75% at $4,000,000, then lower still on review above that.
  • Second homes and investment properties run lower than primary residences at most sizes.
  • Qualifying income comes from 12 or 24 months of deposits after an expense ratio, not from traditional personal-income documentation.
  • Credit floors, reserves, and overlays tighten as the loan grows.

What Is the Maximum Loan Amount for a Jumbo Bank Statement Mortgage?

Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The largest bank statement mortgage Lendmire’s wholesale network places is $30,000,000, and that top band is reviewed case by case. The portfolio non-QM program tops out at $6,000,000. Anything bigger moves to a bank program with its own, tighter ladder. All figures here are ceilings through select wholesale programs, subject to full underwriting, and not a commitment to lend.

Here is how the two structures fit together. A portfolio non-QM program is a loan a lender keeps on its own books and writes to its own guidelines. A bank portfolio jumbo program works the same way, but it comes from a bank and is built for larger balances.

Program Loan size Statements
Portfolio non-QM $300K to $6M 12 or 24 months
Bank portfolio jumbo Above $4M primary, above $3M investment, to $30M 12 months

The bank program’s ladder begins at a different loan size by occupancy: above $4,000,000 on a primary residence, above $5,000,000 on a second home, and above $3,000,000 on investment property. It overlaps the portfolio program up to $6,000,000 and stands alone above that. So a $5,000,000 file might fit either one, and the choice comes down to leverage, credit, and reserves.

This is where a broker earns the fee. A single lender shows you one ceiling. Lendmire, a mortgage broker, compares several wholesale programs side by side, and their ceilings, leverage, and overlays differ more than most borrowers expect.

Key Terms Defined

Jumbo loan: a mortgage larger than the conforming limit, the size cap that applies to loans eligible for purchase by the major secondary-market mortgage buyers.

Bank statement loan: a way of proving income using deposits in your personal or business accounts instead of traditional personal-income documentation. It describes documentation, not loan size.

Non-QM: short for non-qualified mortgage. These loans sit outside the standard safe-harbor rules, so lenders write their own guidelines.

Expense ratio: the share of business deposits the lender removes to account for the costs of running the business.

Leverage: the loan balance as a share of the property’s value, also called loan-to-value or LTV.

Reserves: liquid money you hold after closing, counted in months of the full housing payment.

Seasoning: the waiting period required after a credit event, such as a foreclosure, before a lender will consider you.

Where Does “Jumbo” Start, and Is That the Cap?

Jumbo starts at the conforming limit, and that limit is a starting line, not a ceiling. The Federal Housing Finance Agency sets the one-unit limit at $832,750 in most of the country, with a ceiling of $1,249,125 in the highest-cost counties. Orrick’s summary of the announcement confirms the same baseline and ceiling.

The conforming limit does not decide which loans exist. A bank statement file at $2,000,000 is jumbo in nearly every county, and a file at $1,000,000 might be conforming-size in an expensive county and jumbo in a cheaper one.

The cap comes from investors and banks setting their own risk limits. That is why you will see published maximums that disagree by millions of dollars. “Super jumbo” has no official definition for the same reason. In Lendmire’s network, the working line is $3,500,000 on a primary residence and $3,000,000 on a second home or investment property, because overlays tighten there.

The Consumer Financial Protection Bureau requires lenders to make a reasonable, good-faith determination that you can repay. That is a test of your file, not a dollar limit on size.

What Actually Sets Your Number?

Three limits apply at once, and the lowest one wins. Most borrowers focus on the first and get surprised by the other two.

The dollar ceiling. This is the program’s maximum: $6,000,000 for the portfolio non-QM program and $30,000,000 on review for the bank program. Few files ever touch it.

The leverage cap at your loan size. The ladder in the next section controls this. A $3,000,000 purchase on a primary residence can run up to 80% LTV in that band, while a $5,000,000 purchase is capped at 60% on review. Your cash to close grows faster than the loan does.

The payment your deposits support. The lender converts deposits into monthly income, then checks that your total monthly debts, including the new housing payment, stay within a debt-to-income limit of up to 50%. Strong deposits with heavy existing debt can stall a file well below the program ceiling.

Credit and reserves act as gates on top of those three. A file can fit the size and the income math and still fail on a credit floor or a reserve count.

How Leverage Steps Down as the Loan Grows

Leverage generally falls as the balance rises. There is one wrinkle on investment property: the ladder can step back up where one program hands off to the other. The table shows purchase ceilings through select wholesale programs, subject to full underwriting. Bands marked with an asterisk are reviewed case by case before submission, so treat them as ceilings and not promises.

Loan size Primary residence Investment property
$300K to $1M 90% 85%
$1M to $2M 85% 80%
$2M to $2.5M 80% 80%
$2.5M to $3M 80% 75%
$3M to $4M 75% 60%
$4M to $5M* 65% 65%
$5M to $10M* 60% 55%
$10M to $30M* 55% 50%

Why does the investment column tick up from 60% to 65% at $4,000,000? On investment property, the bank portfolio program’s ladder begins above $3,000,000, so the $3,000,000 to $4,000,000 investment bands come from that program. The $4,000,000 to $5,000,000 investment band comes from the portfolio program with super-jumbo overlays. That band’s top leverage asks for a 760 credit score and is reviewed case by case. A lower score takes a lower leverage cell. Each band carries its own figure, so read each row on its own. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Second-home ceilings sit close to the investment column in the upper bands and a bit higher in the lower ones. Cash-out and refinance without cash out run lower than purchase in every band of the ladder, with cash-out the lowest of the three. No loan above $1,000,000 gets 90%.

Credit works band by band too. The portfolio non-QM program starts at a 660 floor. Above $3,500,000 on a primary residence, or $3,000,000 on a second home or investment property, the floor moves to 700 on most files. Some bands ask for 720 or 760 on the strongest leverage.

Those same super-jumbo bands add overlays:

  • A 0x30x24 housing history, meaning no 30-day late payments in the last 24 months.
  • 48 months of seasoning after any credit event.
  • U.S. citizens and permanent residents only.
  • No non-occupant co-borrowers, no rural property, and ten acres maximum.
  • Cash-out proceeds cannot count toward reserves.

Reserves scale with size too. Typical requirements are 3 months to $500,000, 6 months to $1,500,000, and 9 months above that. Each additional financed property adds 2 months, up to a 12-month maximum, and first-time investors are held to 12 months. These are ranges from select programs and vary by file.

How Does the Income Math Work?

The math turns deposits into income, and income into a payment limit. Here is the logic with percentages only, as an illustration and not a quote.

Say a business owner brings 12 months of consecutive business bank statements and owns at least 25% of the business. The lender adds up eligible deposits and removes transfers, loans, and one-off deposits. Then it applies an expense ratio.

The ratio depends on the business. The fixed options are a lower ratio for a service business with no employees, a middle ratio for one to five employees, and the highest ratio for six or more employees or any product business. An accountant-provided ratio is also an option, and so is a profit-and-loss method capped at 80%. Our owner has three employees, so the middle ratio applies and the remaining share of eligible deposits counts as income. That figure divides by 12 months.

Next comes the debt-to-income check. With a limit of up to 50%, the new housing payment plus all other monthly debts must fit inside half of that monthly income. Whatever loan size keeps the file inside that limit is the income-supported maximum.

Two details change the answer. Money moved from the borrower’s own business into a personal account counts at 100%, so the same cash can look very different depending on which account’s statements are used. Business statements also help when the deposits are cleaner than the personal ones. The reverse is also true, which is why a broker compares both.

In this example, the owner’s file might support a $2,500,000 purchase on income yet be capped by leverage at 80% of that price. The binding limit shifts as the price climbs, which is the practical point of the three-limit rule. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Purchase, Refinance, or Cash-Out at Larger Sizes

Cash-out loans carry lower leverage than purchases in every band of the ladder. On a primary residence in the $300,000 to $1,000,000 band, cash-out tops out at 80% against 90% on a purchase. By $4,000,000 to $5,000,000, cash-out sits at 60% on review.

Proceeds are generous at moderate leverage. On the portfolio non-QM program, cash-out is unlimited at or below 60% LTV, then capped at $1,500,000 cash in hand above 60%. The bank program publishes no cap. Interest-only terms never raise those cash-out ceilings. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Interest-only is a separate structure on purchases and refinances without cash out. The portfolio program offers it up to 85% LTV with a 700 credit floor, using a 40-year term with a 10-year interest-only period. The bank program offers it at 60% or the band’s ceiling, whichever is lower. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Ways to Raise Your Ceiling

You can often move your number by changing the file, not the property. These levers matter most.

Choose 12 or 24 months deliberately. Twelve months favors a business that grew recently. Twenty-four smooths out a lumpy stretch. The bank program uses 12.

Pick the right account. Business statements need 25% ownership and carry an expense ratio. Personal statements with business transfers count those transfers in full.

Document the expense ratio. An accountant-provided ratio can beat a fixed one when your real costs are low. A profit-and-loss method is another route, capped at 80%.

Use assets instead of, or alongside, deposits. Asset allowance divides liquid assets by 36, 60, or 84 months to create qualifying income, and the 84-month version applies to standalone files and any loan above $3,500,000. It covers primary and second homes only, with an 80% maximum. Assets-only needs no debt-to-income test when U.S. liquid assets equal the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59 and a half. Business funds, gifts, crypto, and unvested stock never count.

Build reserves and clean up credit. More reserves and a higher score unlock higher leverage bands. A few points of score can matter more than a few more months of deposits.

Plan for the cash. Larger loans mean lower leverage, so more equity or cash is needed at purchase. Build that into offers before you write them.

What If the Ceiling Is Too Low?

If a bank statement file runs into a ceiling, you have other routes. A full-documentation jumbo uses traditional personal-income documentation, which can work if your returns show strong income. An asset-based path may fit if you hold significant liquid assets. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so a strong rental may not need your personal deposits at all. Lendmire’s complete DSCR loans guide explains when that route makes sense.

Many founders, physicians, attorneys, and investors have returns that understate cash flow because of write-offs. Bank statement documentation exists for that gap. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is there a legal maximum for a bank statement jumbo?

No. The federal conforming limit only decides which loans certain secondary-market buyers can purchase, and the ability-to-repay rule sets no dollar cap. Each program sets its own ceiling, and in Lendmire’s network that runs to $30,000,000 on review through select wholesale programs, subject to full underwriting.

Can I borrow the maximum loan size at the maximum leverage?

No. Leverage generally steps down as the loan grows, so the biggest balances carry the lowest LTV. On a primary residence purchase, 65% is the ceiling from $4,000,000 to $5,000,000 on review, and 55% is the ceiling from $10,000,000 to $30,000,000 on review. Those are ceilings and not promises.

Do investment properties get the same size and leverage as a primary residence?

The same dollar ceilings apply, but leverage is lower on investment property at most sizes. A $3,000,000 to $4,000,000 purchase can reach 75% on a primary residence but 60% on an investment property. The super-jumbo overlays also start lower, at $3,000,000, on second homes and investment property.

What credit score do I need for a very large loan?

Typically 660 on the portfolio non-QM program and 680 on the bank program, rising to 700 above the super-jumbo line on the portfolio program. Some leverage bands ask for 720 or 760 on the top cell. Credit is reviewed alongside reserves, income, and the property.

Is this available where I live?

Lendmire’s consumer mortgage lending is licensed in 16 states: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Tennessee, Texas, Virginia, and Washington. Texas 50(a)(6) home-equity loans take a 5-point leverage reduction and stop at $3,000,000 on the portfolio program. Programs change, and every file is underwritten individually.
