How to Document an Assets-Only Mortgage

How to Document an Assets-Only Mortgage

The Quick Read: Documenting an assets-only mortgage means proving that your liquid U.S. assets are yours, reachable, seasoned and large enough, using complete statements for every account, a paper trail for every large deposit, and ownership proof for any trust or joint account, in place of traditional personal-income documentation or pay stubs. Fewer income documents does not mean fewer documents. The file is fully verified, and the verification just points at your balance sheet.

  • Every account you rely on needs complete, consecutive statements showing your name.
  • Large or recent deposits need a written explanation and a paper trail.
  • Retirement accounts count at a discount. Business funds, gifts, crypto and unvested stock do not count.
  • Assets-only has no debt-to-income test. Asset allowance does.
  • A rental purchase usually runs on property cash flow instead, with your assets proving cash to close and reserves.

What an Assets-Only Mortgage Actually Is

An assets-only mortgage is reviewed around what you own instead of what you earn. The lender looks at your liquid balances, confirms they cover the loan and closing costs, and does not calculate a debt-to-income ratio (DTI, your monthly debts divided by your monthly income).

Through select wholesale programs, subject to full underwriting, assets-only requires U.S. liquid assets equal to the loan amount, plus closing costs, plus sixty months of any net loss on your other residential property. That is a big liquidity hurdle. It suits retirees, founders who just sold a company, and owners who write off heavily.

Brokers use the word loosely, so separate two structures:

Structure Does it compute DTI? How assets are used
Assets-only No Liquidity must cover the loan plus costs
Asset allowance Yes Assets divided by 36, 60 or 84 months become income

Asset allowance divides your qualifying liquid assets by 36 months (supplemental income, DTI at or below 60% before the asset income), 60 months (supplemental, DTI above 60%) or 84 months (standalone, or any loan above $3,500,000). It is limited to primary and second homes, with an 80% maximum. Above $4,000,000, every file is reviewed case by case before submission.

Key Terms Defined

Liquid assets: cash, savings, money market, brokerage and similar funds you can reach without selling real estate or a business.

Seasoning: the period funds have sat in your account, which shows they are yours and not freshly borrowed.

Haircut: the discount a lender applies to an asset that can swing in value or carry penalties.

Source of funds: the documented origin of a deposit, such as a sale, a transfer between your accounts or an inheritance.

Reserves: money left in the bank after closing, measured in months of housing payments.

Business-purpose loan: a loan taken for an investment or commercial reason instead of a home you will live in.

What the Lender Is Verifying

Underwriting asks five questions about every account on the file. Build the folder to answer each one.

1. Ownership. Whose name is on it?

2. Access. Can you draw on it freely, without a penalty or a co-owner’s signature?

3. Amount. Is the balance real and current?

4. History. Do the funds look like your own money, not recent borrowing?

5. Source. Can every large deposit be traced?

Across the wholesale network Lendmire works with, the files that stall are almost never short on assets. They stall because one statement is missing a page or one deposit has no explanation.

The Master Checklist

Here is the document set for a typical assets-only or asset-allowance file. Exact statement counts vary by program, and the underwriter may add conditions.

Document What it must show Common mistake
Bank statements All pages, your name, account number Skipping blank-looking pages
Brokerage statements Holdings, values, ownership Uploading a screenshot
Retirement statements Vested balance, owner’s age No proof of access
Large-deposit letter Source, amount, date Vague explanation
Trust documents Your access and authority Naming the wrong trust type
Purchase contract Price, terms, parties Outdated version
ID and credit authorization Matching legal name Name variations
Other property and debts Mortgage and rental history Leaving out a small loan

The traditional personal-income documentation, W-2s and pay stubs drop out. Everything else stays.

Account by Account: What Each Statement Must Show

Checking, savings and money market. These are the cleanest assets. Submit every page of every statement, even pages that look blank. The account holder’s name and the account number must be visible, and the statement period should be consecutive with no gaps.

Brokerage accounts. The statement should show the holdings, the total value and the owner. Brokerage balances move with the market, so expect a discount. Many lenders also want proof the positions can be sold without restriction.

Retirement accounts. Through the programs Lendmire places files with, retirement accounts count at 70% of value, or 80% once you are 59½ or older. Provide the vested balance and a statement showing the withdrawal terms. If you are under 59½, expect the lender to ask more questions about access.

Accounts that do not count. Business funds, gifts, unvested stock and cryptocurrency never count toward qualifying assets. Trusts other than a revocable living trust do not count either. Do not pad the file with them. Moving money between accounts to inflate a balance creates deposits that need explaining, so leave the money where it is.

U.S. Liquidity. Assets-only wants U.S. liquid assets. Offshore balances usually will not carry the file.

Documenting Deposits and Transfers

A large or recent deposit triggers a request. The underwriter is checking that the money is yours and not borrowed. Match your response to the source:

Source of deposit Proof to provide Note or treatment
Transfer between your accounts Both statements showing the movement One-line note naming both accounts
Sale of a home Settlement statement Note the date and property
Sale of investments Brokerage confirmation Note which account sold
Inheritance Estate or distribution paperwork Note who it came from
Gift Gift letter and donor’s transfer record Not usable as qualifying assets
Business draw Business statement showing the transfer Not part of the personal asset pool

Gifts are a trap on assets-only files. Gifted funds never count toward qualifying assets, so treat a gift as a separate matter from the balance sheet. Business funds likewise sit outside the asset pool, even though transfers from your own business into a personal account count at 100% when you qualify on bank-statement income. That is a different path, and Lendmire’s piece Bank Statement Loan vs Assets-Only Mortgage explains when each fits.

A good explanation letter is short, dated and signed. State the amount, the source and the destination account, then attach the paper that proves it.

Joint Accounts, Trusts and Non-Borrower Owners

Joint accounts raise an access question. If your spouse or partner is not on the loan, the underwriter may ask for proof you can use the funds alone, such as a signed access letter. Do not assume it. Ask early.

Trusts are narrower. Among the trusts that may count, a revocable living trust is the one that works, because you keep control of the assets. Other trusts generally do not count. Provide the trust pages that show you as the grantor and trustee.

When the File Is for a Rental

Assets-only and asset allowance are built for homes you will live in. Asset allowance is limited to primary and second homes. For a pure rental purchase, the route is different.

A DSCR loan, short for debt service coverage ratio, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your assets still matter, but in a supporting role: they prove cash to close and reserves. Typical reserve requirements run 3 months on loans to $500,000, 6 months to $1,500,000 and 9 months above that, with extra months for each additional financed property, through select wholesale programs. Lendmire’s complete DSCR loans guide covers that path in full.

One short business-purpose note belongs here. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.

A Worked File: One Borrower, Four Accounts

Picture a founder in her late fifties who sold part of her company. Her traditional personal-income documentation shows modest income because of write-offs. She wants a primary residence and has no wage income to document.

Her folder, in submission order:

1. Government ID and credit authorization.

2. Executed purchase contract.

3. Complete statements for two bank accounts, every page.

4. Brokerage statements for one account, with holdings listed.

5. Retirement statements for one account showing the vested balance and her age. She is past 59½, so the account counts at 80%.

6. A one-page letter explaining a large deposit, with the settlement statement from the sale attached.

7. Documentation of her one other property and its mortgage.

8. A note stating that business-account funds are excluded from her asset total.

Four accounts carry the file: two bank accounts, one brokerage account and one retirement account. She does not include traditional income documentation, pay stubs or an employment letter. The underwriter counts the bank balances in full, discounts the brokerage and retirement accounts, and checks the total against what the program requires. The same folder works for either structure. The program decides whether the balances become divided income or a straight liquidity test.

Sequencing the Paperwork

Before you apply. Pull complete statements for every account. Stop moving large sums. List every deposit you cannot explain and write the explanation while the paperwork is easy to find.

During underwriting. Expect follow-up conditions: an updated statement, a clearer deposit letter, a trust page. Answer each one completely in a single response. Partial replies create more conditions.

Before closing. Keep balances where they are. Do not open new credit, and do not take on new debt. The lender may re-verify assets before funding, so a surprise withdrawal can break the file.

Mistakes That Cause Rework

  • Uploading partial statements or screenshots.
  • Moving money mid-file, which creates new deposits to explain.
  • Counting business funds, gifts, crypto or unvested stock.
  • Forgetting a small loan or the housing payment on another property.
  • Assuming a spouse’s joint account is automatically usable.
  • Treating assets-only as an investor-property tool.

How the Rules Treat Assets

Ability-to-repay rules for consumer home loans let a lender weigh your income or assets other than the home itself, so asset-based qualifying is a lawful route. The lender verifies the assets it relies on, so the assets that carry your file are the ones you document.

Credit still matters. The portfolio program typically sets a 660 floor, with the bank program at 680 and 700 above the super-jumbo line, subject to full underwriting. On a primary-residence purchase, leverage through select wholesale programs steps down as loan size increases, reaching case-by-case review at the highest loan amounts. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need conventional personal-income paperwork for an assets-only mortgage?

Usually not, because the file is reviewed on documented assets under the applicable program, subject to lender guidelines. You still supply statements, ID, credit authorization, property documents and your debt history.

Do retirement accounts count?

Yes, at a discount. Through select wholesale programs they count at 70% of value, or 80% once you are 59½ or older. Expect the lender to ask how you can reach the funds.

Will a large deposit sink my file?

No, a documented deposit rarely does. An unexplained one is the problem. Provide the source, the amount and the destination account, with proof attached.

Can I use my business account balance?

No, business balances do not count toward qualifying assets on an assets-only file. If your business deposits are the strength of your file, a bank-statement program may fit better, because transfers from your own business into a personal account count in full there, subject to full underwriting.

Can I use assets-only to buy a rental?

Not directly, since asset allowance is limited to primary and second homes. For a rental, a DSCR loan is reviewed primarily on the property’s income, with your assets supporting cash to close and reserves.
