The Quick Read: A bank statement jumbo loan is reviewed for a self-employed borrower on 12 or 24 months of bank deposits instead of traditional personal-income documentation, on a loan amount above the conforming limit. The underwriter adds up eligible deposits, removes items that are not earnings, applies an expense ratio to business accounts, and divides by the statement months. Credit, reserves, DTI and the property are still fully underwritten.
- Jumbo status depends on the loan amount, not the price of the home.
- Through select wholesale programs, files run from $300,000 to $30,000,000, subject to full underwriting.
- Leverage on a primary residence steps down as the loan grows: 90% to $1,000,000 on a purchase, then lower at each size band.
- Above $4,000,000, every file is reviewed case by case before submission.
- Qualifying income is deposits after an expense ratio, not gross deposits.
On the name: the word Carmel can mean Carmel-by-the-Sea, California, or Carmel, Indiana. Both states are on Lendmire’s 16-state consumer lending list (California and Indiana). The mechanics below are the same in either place. This is a national explainer, and nothing here is a market quote for any single town.
What Makes a Loan “Jumbo”?
A loan is jumbo when the amount borrowed is above the conforming loan limit. The Federal Housing Finance Agency sets that limit by county, and loans above it are known as jumbo loans. The limit applies to the loan, not the sale price. The same home can be conforming with a large down payment and jumbo with a small one.
That is why high-priced markets tend to produce jumbo files. It is also why a buyer at a modest price can land in jumbo territory with little down. Check the county limit before you assume either way.
What “Bank Statement” Means
Bank statement means income is documented through deposits. Programs commonly review 12 to 24 months of statements, as Scotsman Guide reports, and guidelines vary by lender. The same article notes that non-QM loans were about 5% of originations in 2024, up from 3% in 2020, citing Cotality.
So the product is two things combined. A loan above the conforming limit, and income proven by cash flow. Traditional personal-income documentation often understates a business owner’s real income because write-offs lower taxable profit. Deposits show what actually came in.
Across Lendmire’s wholesale network, this is not a no-document loan. It is reviewed on documented income under the applicable program, subject to lender guidelines.
Key Terms Defined
Jumbo loan: A mortgage above the county conforming limit.
Non-QM: A loan that does not meet the standards for purchase by the government-sponsored enterprises, so the lender holds it or sells it to private investors.
Expense ratio: The share of business deposits treated as operating cost, so only the remainder counts as income.
DTI: Debt-to-income, meaning monthly debts divided by qualifying monthly income.
Reserves: Liquid assets left after closing, counted in months of housing payments.
Eligible deposits: Deposits that represent earnings, after transfers and one-time items are removed.
How Underwriting Treats the Deposits, Step by Step
1. Choose the statement window. Twelve or twenty-four consecutive months of personal or business statements. The portfolio non-QM program accepts either. The bank portfolio jumbo program uses 12. Transaction histories never substitute for statements.
2. Screen the deposits. Transfers between your own accounts, loan proceeds, refunds and one-time windfalls come out. One exception matters: transfers from your own business into your personal account count in full, so you are not penalized twice.
3. Average what remains. Eligible deposits are divided by the number of months in the window.
4. Apply the expense ratio on business accounts. Fixed ratios in the network vary with the size and type of the business, with higher ratios applied as headcount grows or when the business sells products. A borrower can also bring an accountant-provided ratio, or use a profit-and-loss method with a cap on the expense factor. The borrower does not pick the number.
5. Check ownership. Business statements need at least 25% ownership, and income is scaled to your share.
6. Underwrite the rest. Credit, DTI, reserves, appraisal and property all get reviewed. Bank statements replace the tax return, not the underwriting.
Personal or Business Statements?
| Factor | Personal statements | Business statements |
|---|---|---|
| Expense ratio | Not applied | Applied |
| Ownership | Your own account | At least 25% |
| Best fit | Owner pays self from business | Cash stays in the company |
| Key risk | Mixed personal spending | Lumpy or falling deposits |
Personal statements usually read closer to raw deposits, because expenses were already paid before money reached you. Business statements show gross activity, so the ratio does the cleanup. A Worked Example, in Ratios
Picture a physician-owner with a small practice and twelve months of business statements. After removing transfers and a loan deposit, the monthly average of eligible deposits is called 100. In this modeled illustration, a 40% expense ratio leaves 60. That figure is the qualifying income, and the lender compares it to the full monthly housing obligation plus other debts, with DTI limits varying by program.
If that borrower supplies an accountant-provided ratio of 25%, qualifying income rises to 75, a 25% increase, where the program allows it. This is a modeled illustration, not a quote.
How Loan Size Changes the File
Leverage steps down as the balance rises. Through select wholesale programs, subject to underwriting, a primary residence runs about:
| Loan size | Purchase LTV | Min credit |
|---|---|---|
| $300K–$1M | 90% | 680+ |
| $1M–$2M | 85% | 700–720+ |
| $2M–$3M | 80% | 720+ |
| $3M–$4M | 75% | 720–760+ |
Second homes and investment property run about five points lower at most sizes. Above $4,000,000, everything is reviewed case by case before submission. On a purchase, the bank portfolio program’s ladder begins above $4,000,000: 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000, on review.
Overlays also tighten. Above $3,500,000 on a primary residence, and $3,000,000 on a second home or investment property, expect a 700 credit floor, a 0x30x24 housing history, and 48-month seasoning on any credit event. Reserves are typically 3 months to $500,000, 6 months to $1,500,000, and 9 months above, with 12 months for first-time investors. Cash-out proceeds cannot satisfy reserves at the super-jumbo level.
Cash-out is unlimited at or below 60% LTV, and the portfolio program caps cash in hand at $1,500,000 above 60%. Interest-only exists on purchase and rate-term files, to 85% LTV with a 700 floor on the portfolio program, and 60% on the bank program. It never raises a cash-out ceiling. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Where the General Rule Breaks
Lumpy or declining deposits. Averaging drags the number down. A strong last quarter does not erase a weak first half.
The 1099 contractor. A 1099-income program is a separate product. Run both calculations and compare.
New self-employment. Programs still set their own minimum history.
The borrower with assets, not income. Asset allowance divides liquid assets by 36 months (DTI at or below 60%), 60 months (DTI above 60%), or 84 months (standalone, or any loan above $3,500,000). Assets-only needs liquid U.S. assets equal to the loan plus closing costs, with no DTI. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, crypto and unvested stock never count.
Condos and special property. Warrantable condos run to 85% and non-warrantable to 80% on a purchase. Lendmire’s piece Warrantable Condo Leverage on a Super Jumbo Bank Statement Loan covers it in detail.
Primary Home, Second Home or Rental?
Occupancy usually picks the path. A home you will live in points to a bank statement loan. A rental you will not occupy often points to a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement loan on a true rental can still be business-purpose. Under Regulation Z, the lender decides in each case whether credit is primarily for a business purpose, so the actual use of the property controls, not the label.
The practical difference for a portfolio investor: each added mortgage on a bank statement file counts against personal DTI, while each DSCR property is reviewed on its own rent. Lendmire’s complete DSCR loans guide covers that alternative.
Documents to Gather
- Every page of 12 or 24 consecutive statements, personal or business
- Proof of ownership percentage and length of self-employment
- A CPA letter or P&L if you want a ratio other than the fixed ones
- Letters explaining large or unusual deposits
- Asset statements for reserves
- Entity documents if the business owns the accounts
Clean accounts help. Separate personal spending from business deposits before the window starts, and explain every large deposit in writing.
Frequently Asked Questions
Is a bank statement jumbo loan a no-documentation loan?
No. It swaps traditional personal-income documentation for deposit history, but credit, reserves, DTI, the appraisal and the property are all underwritten. Qualification runs on documented income under the applicable program, subject to lender guidelines.
Do I get to choose the expense ratio?
No. The program sets it by business type and employee count, or you can supply an accountant-provided ratio. A profit-and-loss method is also available, capped at 80%.
What credit score do I need?
Through select wholesale programs, the floor is 660 on the portfolio program and 680 on the bank program, and 700 above the super-jumbo line. Higher loan sizes carry higher tiers, up to 760 in some bands.
Can I use transfers from my business into my personal account?
Yes. Those transfers count in full through the programs described here, while transfers between your own accounts are removed.
Does the spouse’s traditional employment income help?
It can, depending on the structure.
What if I own rentals as well?
Each added financed property raises reserves by two months, to a 12-month maximum. A DSCR loan is often the cleaner fit for the rentals themselves.
