The Quick Read: A bank statement jumbo loan is reviewed for a self-employed buyer on the cash that moves through their accounts instead of on traditional personal-income documentation, and in Aspen many purchases are large enough to need it. The lender averages 12 or 24 months of eligible deposits, applies an expense ratio to business accounts, and tests the result against the payment, credit, reserves, and the property.
- Income comes from deposits, not from taxable income after write-offs.
- Business deposits pass through an expense ratio. Personal deposits are read closer to face value.
- Leverage steps down as the balance rises, and every file above $4,000,000 is reviewed case by case.
- Appraisal, condo eligibility, and reserves decide more Aspen files than the income math does.
All program figures below are typical ranges through select wholesale programs, subject to full underwriting. None is a commitment to lend.
Why Aspen Buyers End Up Here
Aspen is a jumbo market for a large share of buyers. Zillow shows average home values well into jumbo territory and still rising year over year, and a local MLS analysis reports that half of active listings ask for a very high price point. Treat those as direction only. Published medians swing with the mix of sales.
The buyer profile fits the product. Founders, physicians, attorneys, brokers, and business owners often show modest taxable income because of depreciation, cost segregation, and pass-through structures. Their deposits tell a different story. A bank statement file lets the lender underwrite the cash flow that actually arrived.
Non-QM borrowers are not weak credits. Scotsman Guide reports they tend to carry higher credit scores and larger down payments, with default rates comparable to conventional loans.
Key Terms Defined
Bank statement loan: A mortgage that qualifies a borrower on documented deposits instead of traditional personal-income documentation or pay stubs.
Jumbo: A size label for a loan above the conforming limit. It says nothing about documentation type.
Expense ratio: The share of business deposits treated as operating cost and removed before income is counted.
Reserves: Liquid funds left after closing, measured in months of the housing payment.
Super jumbo: A larger jumbo band where leverage drops and overlays tighten. In this network the overlays start above $3,500,000 on a primary residence and $3,000,000 on a second home or investment property.
How Underwriting Treats the Income, Step by Step
Across the wholesale network, the calculation runs in the same order on most files.
1. Pick the window. Twelve or 24 consecutive months of personal or business statements. Statements must be consecutive. A transaction history never substitutes for them.
2. Scrub the deposits. Transfers between your own accounts, loan proceeds, refunds, and unexplained one-time deposits come out. Transfers from the borrower’s own business into a personal account count in full.
3. Apply the expense ratio to business accounts. Fixed ratios vary by program and by business type, with the lowest tier generally used for a service business with no employees and higher tiers for businesses with more employees or any product business. Confirm the exact ratio with the specific lender’s guidelines. An accountant-provided ratio is also an option, as is a profit-and-loss method subject to program caps.
4. Check ownership. Business statements need a minimum ownership share set by the program, and income is tied to the borrower’s share.
5. Average. Eligible deposits after the ratio, divided by the statement months, gives qualifying income.
6. Test the ratios. Debt-to-income limits vary by program and are subject to underwriting.
7. Review credit, reserves, and the property. This is where larger files tighten.
A personal-account file is generally read closer to face value, because deposits are taken as they appear once the non-income items are removed. A business-account file is typically adjusted further, so the choice of account matters more than most borrowers expect.
The lender is required to verify the income it relies on. The federal consumer-finance regulator’s repayment-capacity rule is why non-QM does not mean no-doc: statements are the third-party record. The eCFR text says the same about verifying income or assets. The evidence set changes. The scrutiny does not.
What Counts and What Doesn’t
| Deposit type | Typical treatment |
|---|---|
| Client or customer receipts | Counts, after expense ratio if business |
| Owner transfer from business to personal | Counts at 100% |
| Transfer between your own accounts | Excluded |
| Loan proceeds, refunds | Excluded |
| Large unexplained deposit | Excluded until sourced |
Commingled accounts are the usual trouble. When personal and business money mix in one account, the underwriter has to separate them by hand, and what cannot be sourced gets stripped.
Personal vs. Business Statements, 12 vs. 24 Months
| Choice | Helps when | Watch for |
|---|---|---|
| Personal, 12 months | Income is recent and rising | Lender may ask for a few business statements |
| Personal, 24 months | Income is lumpy year to year | A weak year drags the average |
| Business, 12 months | Margins are lean and documented | Expense ratio applies |
| Business, 24 months | Long, stable history | Ownership share is prorated |
Seasonal and commission income argues for the longer window if the prior year was strong, and the shorter one if the recent year is stronger. The bank portfolio program in the network uses 12 months. The portfolio non-QM program accepts 12 or 24.
Size, Leverage, and the Program Split
Two wholesale programs cover the range. A portfolio non-QM program carries bank statement files from $300,000 to $6,000,000. A bank portfolio program carries twelve-month-statement files up to $30,000,000 on its own ladder, beginning above $4,000,000 and overlapping the first program to $6,000,000. It stands alone above that.
On a primary residence, through select wholesale programs and subject to underwriting, purchase leverage steps down with size:
- Up to 90% to $1,000,000.
- Up to 85% to $2,000,000.
- Up to 80% to $3,000,000.
- Up to 75% at the top credit tier to $4,000,000.
- Above $4,000,000, 65% to $5,000,000, 60% to $10,000,000, and 55% to $30,000,000, each on review and case by case.
Second homes and investment property run about five points lower at every size. A $3.5 million Aspen second home, for example, sits well below the primary-residence ceiling.
Above $3,500,000 on a primary residence and $3,000,000 on a second home or investment property, overlays apply: a 700 credit floor, a 0x30x24 housing history, 48-month seasoning on any credit event, U.S. citizens and permanent residents only, and no non-occupant co-borrowers. Reserves run 3 months to $500,000, 6 months to $1,500,000, and 9 months above that, per select programs. Cash-out proceeds cannot satisfy reserves on super-jumbo files.
Where the General Rule Breaks
Owner-occupied versus rental. A home you will live in or use as a second home is a consumer-purpose loan, so bank statement income is the right documentation path. A pure rental purchase is a business-purpose loan, and Regulation Z’s business-purpose exemption takes it out of the ability-to-repay rule. That is why a rental can be underwritten on property cash flow instead.
Business under 24 months. A short history is not an automatic decline, but the file leans harder on credit, liquid assets, and reserves.
Asset-based paths. Some high-net-worth borrowers do better on assets than on deposits. The asset allowance divides liquid assets by 36, 60, or 84 months to build income, on primary and second homes only. Assets-only needs U.S. liquid assets equal to the loan plus closing costs, with no DTI test. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, and cryptocurrency never count.
Condos and condotels. Warrantable condos run to 85% and non-warrantable to 80%. Condotels drop to 75% on a purchase and 65% on cash-out, and 50% on the bank program. Lodge-zoned Aspen units often land here. Lendmire’s piece Warrantable Condo Leverage on a Super Jumbo Bank Statement Loan covers that file type.
Appraisal gaps. Thin comps are routine in Aspen. A weak value hits leverage directly, so ordering the appraisal early and supporting it with sales evidence matters.
Is This the Right Tool?
| Path | Reviewed on | Best fit |
|---|---|---|
| Bank statement | Borrower’s deposits | Strong cash flow, low taxable income |
| Asset allowance or assets-only | Liquid assets | Large balance sheet, uneven income |
| DSCR | Property rent | Pure rental, no personal income review |
| Full-doc | Traditional personal-income documentation | Clean, high reported income |
Choose by asking which story is stronger, the borrower’s or the property’s. DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide explains that path. Statement documentation is cleaner when a CPA is involved, and Lendmire’s article How to Write a CPA Letter for a Super Jumbo Bank Statement Loan shows what that letter should contain.
Tax treatment varies; consult a qualified professional.
Why Files Stall
- Deposits that cannot be sourced.
- Business and personal money commingled in one account.
- Reserves that rely on cash-out proceeds.
- A condo that fails eligibility.
- An appraisal that comes in below the contract.
- Credit events inside the 48-month seasoning window.
Most of these are preventable. Clean the accounts, document large deposits, and check condo status before the file goes in.
Frequently Asked Questions
Can I use a bank statement loan to buy a second home in Aspen?
Yes, through select wholesale programs, subject to underwriting. Second homes are one-unit only and run below primary-residence leverage at every size. Above $3,000,000 the super-jumbo overlays apply, and above $4,000,000 each file is reviewed case by case.
How much do I need in reserves?
Typically 3 months to $500,000, 6 months to $1,500,000, and 9 months above that. Each additional financed property adds 2 months up to a 12-month maximum, and first-time investors are asked for 12. Cash-out proceeds cannot count toward reserves on super-jumbo files.
Does a bank statement loan mean no traditional income documentation and no scrutiny?
No. Conventional personal-income paperwork is not the income source, but credit, reserves, and the property still get full review. The lender must verify the income it relies on, and statements are that verification.
What is the minimum credit score?
Above the super-jumbo line, 700 is the floor, and top leverage tiers ask for higher scores. Requirements vary by size and occupancy.
Can my spouse’s traditional employment income help?
Sometimes. Whether a spouse’s traditional employment income can help depends on the program and the lender.
