How a Bank Statement Jumbo Loan Works in Santa Fe

How a Bank Statement Jumbo Loan Works in Santa Fe

The Quick Read: A bank statement jumbo loan lets a self-employed buyer qualify on 12 or 24 months of bank deposits instead of tax-return income, on a balance above the county conforming limit. Underwriting totals the eligible deposits, applies an expense ratio to business accounts, divides by the months reviewed, and tests the result against the borrower’s debts, subject to lender guidelines.

  • Loan size decides whether a loan is jumbo. Income documentation decides whether it is a bank statement file.
  • Through select wholesale programs, files run from $300,000 to $30,000,000. Everything above $4,000,000 is reviewed case by case before submission.
  • Personal-account deposits count in full. Business-account deposits take an expense ratio.
  • Credit starts at a 660 floor on the portfolio program, debt-to-income runs to 50%, and reserves scale with loan size.
  • This page covers Santa Fe, New Mexico. It is not about Rancho Santa Fe, California.

New Mexico is one of the 16 states where Lendmire’s consumer mortgage lending is licensed, so a Santa Fe file can be arranged through the wholesale network. Lendmire is the broker. It shops several programs, and the lenders underwrite and decide.

Does a Santa Fe Purchase Count as Jumbo?

A loan is jumbo when it exceeds the county’s conforming limit. The FHFA sets those limits each year, county by county. Experian’s jumbo limit explainer puts the one-unit range at $832,750 to $1,249,125. It also notes that Fannie Mae and Freddie Mac will not buy loans above the local limit. Look up the current Santa Fe County figure on the FHFA county limit map before you assume anything.

Santa Fe housing often lands above those lines: custom estates, large adobes, second homes on big parcels. “Super jumbo” is not a federal term. Lenders define it themselves. In this network the extra overlays begin above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property.

What Is a Bank Statement Jumbo Loan, and What Isn’t It?

It is a non-QM mortgage on a jumbo balance that qualifies the borrower on documented deposits. It is not a no-documentation loan. The lender still verifies credit, assets, reserves, and the property. Only the proof of income changes.

HousingWire’s non-QM guide lists bank statement loans as the product for self-employed borrowers. They use 12 to 24 months of personal or business statements, with an expense factor. The guide also reports that bank statement loans were about 34% of non-QM volume, the largest slice. This is a mainstream product, not a niche one.

It fits founders, physicians, attorneys, gallery owners, and other high earners whose returns show heavy write-offs. It is the wrong tool when a W-2 or clean returns already show the income.

How Do Lenders Turn Deposits Into Income?

Underwriters add up eligible deposits, remove what isn’t income, apply an expense ratio to business accounts, and divide by the months reviewed. The result is monthly qualifying income. Here is the sequence.

1. Choose the account type and window. Twelve or 24 consecutive months of personal or business statements. Transaction histories never substitute for statements. The bank portfolio program uses 12 months.

2. Scrub the deposits. Transfers between your own accounts, loan proceeds, gifts, owner contributions, and one-time windfalls come out. Large or irregular deposits need a written explanation.

3. Apply the expense ratio to business statements. Through select wholesale programs the fixed ratios are 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant-provided ratio is an alternative.

4. Count personal-account deposits in full. Transfers from your own business into your personal account count at 100%. Many borrowers land here because they pay themselves steadily.

5. Average over the months. Eligible deposits divided by statement months gives qualifying income. A profit-and-loss method is also available, capped at 80%.

6. Test against debts. Debt-to-income can run to 50%, subject to underwriting.

Picture a service business with no employees. Its deposits are mostly real revenue, plus a few transfers and one loan draw. Strip the transfers and the draw, apply the 20% ratio, and spread what remains over the months. That is the income the lender tests. The cleaner the deposit trail, the less gets thrown out.

A ratio lower than the fixed ones needs third-party support, usually a CPA letter.

Personal, Business, or Commingled Statements

Personal statements are the simplest path, business statements are the most common, and commingled accounts are where files stall.

Statement type How income is counted Main friction
Personal Eligible deposits in full Non-income deposits to explain
Business Deposits less expense ratio 25% ownership, ratio support
Owner transfers to personal Counted at 100% Consistent transfer pattern
Commingled Underwriter splits it Unclear source of deposits

Seasonal income is common in Santa Fe: galleries, tourism-linked businesses, short-term rental hosts, agents, contractors. Uneven months are not disqualifying on their own. Underwriters read the full window. A 24-month window can smooth a lumpy year, while 12 months can favor a strong recent stretch.

Bank Statement Jumbo vs. Other Documentation Routes

The right route depends on what the borrower can prove most cleanly.

Route How income is proven Best fit
Full-doc jumbo W-2s and traditional personal-income documentation Returns show full income
Bank statement Deposits after expense ratio Self-employed, strong cash flow
Profit-and-loss P&L, capped at 80% Documented business income
Asset allowance Liquid assets divided by 36, 60, or 84 months Large liquid balances
Assets-only Liquidity equal to loan plus costs Wealth, little reported income
DSCR Property rent covering the payment Investment property

The asset allowance applies to primary and second homes, up to 80%. Retirement accounts count at 70%, or 80% at age 59.5 and older. Business funds, gifts, unvested stock, and cryptocurrency never count. For the investor side of the comparison, see Lendmire’s complete DSCR loans guide.

What Else Does the Lender Look At?

Credit, leverage, reserves, and the property matter as much as the income figure. These are typical ranges through select wholesale programs, subject to full underwriting.

Credit. A 660 floor on the portfolio program, 680 on the bank portfolio program, and 700 above the super-jumbo line. A lower score takes a lower leverage cell in the same band.

Leverage on a primary residence. A purchase can reach 90% to $1,000,000, 85% to $2,000,000, 80% to $3,000,000, and 75% to $4,000,000 at the top credit tier. Beyond that, files are reviewed case by case.

Leverage on a second home or investment property. On a purchase, typical ceilings run 85% to $1,000,000, 80% to $2,500,000, and 75% to $3,000,000, each by that size band’s own ladder. Above $3,000,000 the ceilings fall and the super-jumbo overlays apply.

Reserves. Three months to $500,000, six months to $1,500,000, and nine months above that. Add two months for each additional financed property, to a 12-month maximum. First-time investors carry 12 months.

Cash-out. Proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. Every figure here varies by lender and program, and property type, leverage, and credit profile all apply.

Super-jumbo overlays. Past the line, expect a 700 credit floor, a 0x30x24 housing history, 48-month seasoning after a credit event, no rural property, and cash-out proceeds that cannot count toward reserves.

The bank portfolio program carries 12-month-statement files to $30,000,000 on its own ladder: 65% to $5,000,000, 60% to $10,000,000, and 55% to $30,000,000. Every figure at that size is reviewed case by case before submission.

Santa Fe Property and Appraisal Issues

Raise unusual property facts early. One-of-a-kind adobes, thin luxury comparables, and well or septic systems on larger parcels can all affect the appraisal and property review. Rural property is capped at 80% on ten acres or less and is never available above $3,000,000. Warrantable condos run to 85%, non-warrantable to 80%. Second homes are one-unit only. When comps come in thin, an appraisal reconsideration is routine, so keep a packet of recent nearby sales ready. In Santa Fe, the deposit trail and the appraisal on a one-of-a-kind home decide most files.

When the Investment-Property Question Changes the File

Many Santa Fe buyers use these loans for second homes or rentals. Business-purpose investor loans are reviewed differently from a standard owner-occupied mortgage. The CFPB’s ability-to-repay compliance guide covers consumer-purpose loans, and it says debts must be verified with reliable third-party records. That is why a CPA letter carries weight and a self-made P&L does not. Which side of the line a loan falls on depends on the transaction.

The practical fork is simple. If your personal cash flow is strong and your returns are weak, a bank statement file fits. If the property’s rent carries the loan, a DSCR loan may be lighter on documentation. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Personal debts count on a bank statement file, so an investor with many mortgages can hit the 50% debt-to-income ceiling. Lendmire’s piece Super Jumbo Bank Statement Loans in Santa Rosa Beach shows that second-home and investor fork in another market. Myths vs. Reality

Bank statement means no documentation. That’s false. The lender still confirms credit, assets, reserves, and the property.

Total deposits equal income. False. Transfers, loan proceeds, and gifts come out, and business deposits take an expense ratio.

Non-QM means bad credit. Not necessarily. The defining feature is the documentation path, not credit quality.

The expense ratio is a federal rule. False. It is set by the lender program and can move with documentation.

When This Loan Is Not the Right Fit

Skip it if clean W-2s or returns already show the income. A full-doc jumbo is simpler. Skip it if the rent clearly carries the loan and your personal debts are heavy, because DSCR avoids the debt-to-income test. Skip it if deposits are mostly transfers and one-time inflows. A borrower who wants one local relationship may prefer a single portfolio lender, though a broker compares several programs.

Key Terms Defined

Jumbo loan: A mortgage above the county’s conforming limit.

Non-QM: A mortgage underwritten outside the Qualified Mortgage box, here on bank deposits.

Expense ratio: The share of business deposits removed before income is counted.

Reserves: Liquid funds the lender wants left after closing, counted in months.

Debt-to-income (DTI): Monthly debts divided by qualifying monthly income.

Frequently Asked Questions

Is Santa Fe, New Mexico the same as Rancho Santa Fe, California?

No. They are different markets. This page covers Santa Fe, NM, one of the 16 states where Lendmire’s consumer lending is licensed.

How many months of statements do I need?

Twelve or 24 consecutive months, depending on the program. The bank portfolio program uses 12. Transaction histories do not substitute for statements.

What if I own only part of the business?

Business statements need at least 25% ownership. A lower expense ratio needs third-party support, such as a CPA letter, not just a larger ownership stake.

Can I use it for a second home or rental?

Yes, through select wholesale programs, with leverage set by the second-home or investment ladder at each size. Second homes are one-unit only. A rental that carries its own payment may fit DSCR better.
