Do You Have to Move Assets for a $6M IO ARM vs Fixed Bank Statement Loan?

Do You Have to Move Assets for a $6M IO ARM vs Fixed Bank Statement Loan?

The Quick Read: Usually not. Neither structure requires you to shift money into a lender’s accounts, because the choice between an interest-only adjustable and a fixed loan sets the payment shape, while the bank statement sets how income is counted. Moving funds mid-file can hurt a deposit-based review, so the cleanest approach is to leave your accounts alone.

  • Interest-only ARM and fixed are payment structures. Bank statement is an income method. They are different axes.
  • Your down payment, closing costs and reserves must be sourced and documented, which is not the same as relocating them.
  • Transfers between your own accounts are generally not counted as income and can trigger explanation requests.
  • Any file above $4,000,000 is reviewed case by case before submission, so a $6M loan is never a flat-rule situation.
  • Optional relationship pricing at a depository bank is a separate decision from qualifying.

The honest answer on who each option fits: an interest-only adjustable suits a borrower with a defined hold or exit plan who values a lower early obligation. A fixed loan suits a borrower who wants one payment shape for the whole term and no reset to plan around. Both can sit on top of bank statement income. Through select wholesale programs, subject to full underwriting, Lendmire’s network places both kinds of files. The column below for the other structure reflects published industry norms, not a promise of terms.

If the property’s rent, rather than your deposits, should carry the file, Lendmire’s complete DSCR loans guide explains that separate qualification route.

Two Different “Asset” Questions

Moving assets to qualify is not required. Documenting where your assets came from is. Lenders ask about assets for three reasons: to confirm cash for the down payment and closing costs, to verify reserves, and, on asset-based paths, to calculate income. None of those requires you to retitle or transfer holdings.

Here is where the confusion starts. A bank offering a jumbo loan may discount pricing if you park deposits or investments with it. That is optional, conditional and tied to that institution. It has nothing to do with whether a wholesale bank statement file qualifies. Compare any conditional discount against a quote that asks for no asset transfer, and ask what happens to the terms if you later move the money out.

Deposits are also where file mistakes happen. Bank statement qualification totals eligible deposits over 12 or 24 months. Shuffling money among your own accounts creates credits that look like income but are not. They get stripped out, and you get questions.

Side-by-Side

This table compares the two structures at the $6M level using published industry norms for the fixed and adjustable features, plus the network’s income and leverage parameters. There are no pricing rows by design.

Factor IO ARM Fixed
What it is Adjustable with an interest-only window Same payment shape for the full term
Income method Bank statements, P&L or assets Bank statements, P&L or assets
Asset move required No No
Reset exposure Yes, after the fixed period ends None
Entity vesting Individual typical; entity case by case Individual typical; entity case by case
Reserves Same sizing rules apply Same sizing rules apply
Size review Case by case above $4,000,000 Case by case above $4,000,000

Two cautions on that table. Through select wholesale programs, interest-only on the bank portfolio program runs 5- and 7-year fixed-period adjustables at up to 60% LTV, while a 10-year fixed-period adjustable is fully amortizing. Interest-only is not available on every combination, so the structure you want can steer which program you land in. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What a $6M File Actually Looks Like

A $6M loan sits at a program boundary. A portfolio non-QM bank statement program carries files to $6,000,000. It is placed through select wholesale programs, subject to full underwriting.

Leverage steps down as size climbs. On a primary residence, the ladder runs 65% to $5,000,000 and 60% from $5,000,000 to $10,000,000 on a purchase, on review and case by case. Second homes and investment property run about five points lower at every size. For a $6M investment purchase, the ladder reads 55%, on review. Cash-out sits lower still.

Above $3,500,000 on a primary residence, and $3,000,000 on a second home or investment property, super-jumbo overlays apply. These include a 700 credit floor, 0x30x24 housing history, 48-month seasoning on any credit event, and U.S. citizen or permanent resident status. Cash-out proceeds cannot satisfy reserves.

Reserves run 3 months to $500,000, 6 months to $1,500,000 and 9 months above that, plus 2 months per additional financed property to a 12-month maximum. First-time investors carry 12 months. Those reserves must be documented and sitting where they are. Funds do not need to move.

How Bank Statement Income Gets Sized

Qualifying income is eligible deposits divided by the statement months, after an expense ratio. On business statements, the fixed ratios step up with the size and type of the business: the lowest applies to a service business with no employees, a higher one applies to a service business with a small staff, and the highest applies to a larger staff or any product business. An accountant-provided ratio can replace them. A profit-and-loss path is capped at 80%.

Transfers from your own business into your personal account count at 100%. That is the one “movement” that helps. Business statements require at least 25% ownership, and statements must be consecutive. Debt-to-income runs up to 50%.

Interest-only does not lift your income. It changes the payment the lender tests against that income, so ask how the qualifying payment is set on each structure before you assume IO helps you clear DTI.

When the Interest-Only ARM Is the Better Fit

Choose the IO ARM when your plan has a date on it. A borrower expecting to sell, refinance or see a liquidity event before the adjustable period ends is trading future flexibility for a lighter early obligation. Interest-only keeps the balance unchanged during the window, which frees cash for a business or other holdings.

Run the exit honestly. When the interest-only period ends, the payment rises even if the index stays flat, because principal repayment must start. Do not assume you can sell or refinance before that increase, since values can fall and finances can change. At the $6M level, with leverage capped and review case by case, a refinance is a new underwriting event, not an automatic conversion. Lendmire’s piece on how interest-only ARM resets compare with fixed reset options on a super jumbo walks through that timing.

The ARM fits when you have strong reserves, income that holds up on a fresh review, and a tolerance for payment variability. Skip it if the reset would stretch you or if the plan depends on one specific outcome.

When the Fixed Loan Is the Better Fit

Choose the fixed loan when predictability is the product. A fixed-rate loan keeps principal and interest unchanged for the life of the loan. No reset, no index to watch, no exit clock.

It suits long holds, a primary residence you plan to keep, or an income stream that varies and benefits from a stable obligation. On the bank program’s ladder, a 10-year fixed-period adjustable is fully amortizing, so a borrower wanting a long runway should compare that against a true fixed. Ask exactly what is fixed and for how long.

The tradeoff is that you carry principal from the start. If cash flow is the priority and the exit is near, the fixed loan can feel heavy. Neither is the superior structure. They answer different questions.

What Not to Do Mid-File

Moving funds, retitling accounts and depositing large unexplained sums are the common triggers for re-verification. Seasoning assets before you apply is cleaner than shuffling them during review. A short checklist:

  • Leave statement accounts as they are from application through review.
  • Document any large deposit before the lender asks.
  • Do not deposit gifts or borrowed funds expecting them to count as income. Business funds, gifts, unvested stock and cryptocurrency never count toward the asset paths.
  • Keep entity papers matching title if an entity is involved. Vesting depends on the program and is reviewed case by case at this size.

For borrowers whose liquidity is large but deposits are thin, asset paths exist. The allowance method divides liquid assets by 36, 60 or 84 months, on primary and second homes only, with an 80% maximum, and 84 months applies as a standalone path or on any loan above $3,500,000. Assets-only needs liquidity equal to the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70% (80% at 59.5 and older). The portfolio is not sold. It stays where it is and serves as a calculation base.

A Short Regulatory Note

Occupancy changes the rulebook, so your answer on how you will use the property comes first. Credit extended to acquire a non-owner-occupied rental is treated as business purpose under CFPB Regulation Z § 1026.3, which exempts it from the consumer rules. A consumer-purpose loan secured by a home is different. It must meet a verified, documented ability-to-repay standard under the CFPB’s ability-to-repay and qualified mortgage final rule, which is why bank statement files on personal-use homes document income so carefully.

Tax treatment varies; consult a qualified professional before relying on any deduction.

The Verdict

Pick the structure by your plan, not by the asset question. Choose the interest-only ARM when you have a dated exit, solid reserves and a margin for the reset. Choose the fixed loan when you want one payment shape and no clock. Either way, you generally do not have to move assets, and you are better off not touching them during review. Key Terms Defined

Interest-only period: A stretch at the start of the loan when you pay only interest, so the balance does not fall.

ARM: An adjustable-rate mortgage, where the payment can change after an initial fixed period.

Bank statement loan: A loan that counts eligible deposits as income instead of tax-return income.

Expense ratio: The share of business deposits treated as costs and removed before income is calculated.

Reserves: Documented liquid funds the lender wants you to hold after closing.

Seasoning: The time funds have sat in your account, which helps show where they came from.

Frequently Asked Questions

Do I have to move assets to get a $6M bank statement loan?

Generally no. Lenders verify your down payment, closing costs and reserves where they already sit. Moving money among your own accounts can lower countable income and prompt questions. Optional relationship pricing at a bank is separate from qualifying.

Does interest-only help me qualify?

It lowers the early payment shape but does not raise your income. The lender still sizes the file on deposits after the expense ratio and tests DTI up to 50%. Ask how the qualifying payment is set on your specific structure.

Can I switch from an ARM to a fixed loan later?

Not automatically. A switch is a new refinance with fresh underwriting, and at this size the file is reviewed case by case above $4,000,000. Values and your finances can change before the reset, so plan the exit in advance.

Do moved funds count as reserves?

Only if they are documented and eligible. Business funds, gifts, unvested stock and cryptocurrency never count toward the asset paths, and cash-out proceeds cannot satisfy reserves at super-jumbo size. Source any large transfer before applying.

Can an LLC hold title on a bank statement loan?

Bank statement loans are typically underwritten on the individual’s deposits. Entity vesting depends on the program and is reviewed case by case at this size. If an entity is the borrower, its papers must match title.
