How a Luxury Home Bank Statement Loan Works in California

How a Luxury Home Bank Statement Loan Works in California

The Quick Read: A luxury home bank statement loan qualifies a self-employed borrower on 12 or 24 months of deposits instead of traditional personal-income documentation, then sizes the loan to the property and the borrower’s credit. Lendmire arranges these files through select wholesale programs, subject to full underwriting and not as a commitment to lend. Two programs carry the range: a portfolio non-QM program to $6,000,000 and a bank portfolio program that runs to $30,000,000.

  • Qualifying income is eligible deposits divided by the statement months, after an expense ratio on business accounts.
  • Leverage on a primary residence steps down as the loan grows, with the highest limits on smaller purchase loans and the lowest on the largest loans.
  • Every loan above $4,000,000 is reviewed case by case before submission.
  • Credit floors run 660 on the portfolio program, 680 on the bank program and 700 above the super-jumbo line.
  • Reserves run 3, 6 or 9 months by loan size.

Traditional personal-income documentation punishes the people this loan is built for. A founder, physician, attorney or entertainer writes off real expenses, and the return shows a fraction of the cash that actually moves through the accounts. A California purchase makes the gap matter more. The C.A.R. forecast of a statewide median near $905,000 means even a modest California home often needs a jumbo loan, and a luxury home sits well past that. Bank statements let the lender see the cash flow the return hides.

What Is a Luxury Home Bank Statement Loan?

It is two products in one file: a jumbo loan sized for a high-priced property, and a bank statement qualification for the income. Neither piece is exotic. Together they handle the borrower whose wealth and cash flow are real but don’t show on a 1040.

“Jumbo” only means the loan is above the county conforming limit. The FHFA baseline limit is $832,750, with a one-unit high-cost ceiling of $1,249,125, and the limit applies to the original loan balance. A jumbo loan is not automatically a luxury loan. This article is about the top of that range, where files run from $1,000,000 to $30,000,000.

Bank statement loans sit in the non-QM space. As Scotsman Guide describes the mechanics, a self-employed borrower with no W-2 supplies 12 to 24 months of statements, and the lender applies an expense factor or uses a profit-and-loss statement. Non-QM does not mean subprime. These files look more like prime jumbo than anything else, and credit still has to be strong.

How Does Underwriting Treat Bank Statements, Step by Step?

Underwriting converts deposits into a monthly income number, then tests that number against the debt. The steps are the same across most programs in the network, and the details inside each step are where files win or lose.

1. Choose the window and the accounts. The file uses 12 or 24 consecutive months of personal or business statements. The bank portfolio program uses 12. Statements must be consecutive. A transaction history printout does not substitute.

2. Screen the deposits. Underwriters strip out transfers between the borrower’s own accounts, loan proceeds and one-off windfalls. One exception matters: transfers from the borrower’s own business into a personal account count at 100%.

3. Apply the expense ratio to business accounts. Business statements need at least 25% ownership. The fixed ratios are 20% for a service business with no employees, 40% for 1 to 5 employees, and 50% for 6 or more employees or any product business. An accountant-provided ratio or a profit-and-loss method capped at 80% can substitute. Personal statements carry no business expense ratio.

4. Average. Eligible deposits after the ratio, divided by the statement months, give monthly qualifying income.

5. Test debt-to-income. The new payment and the borrower’s other debts run against that income, with debt-to-income allowed up to 50%.

6. Review the rest of the file. Credit, assets, reserves and the appraisal all still apply. The expense ratio is a program setting, not a federal number. The 50% figure Scotsman Guide uses is an illustration.

Why Does Deposit Sourcing Decide the File?

Because the lender has to show the deposits are income. Federal ability-to-repay rules require a lender to weigh several factors, including income or assets relied on, other debts and credit history. Non-QM lenders have room in how they underwrite, but they still make a good-faith repayment determination. That is why unexplained deposits get pulled out of the average.

In practice, three things trip files. Large deposits with no paper trail. Commingled personal and business accounts where the business share can’t be separated. And lumpy revenue, where one big month inflates the average that the underwriter then trims. Fixing these before submission is cheaper than fixing them in conditions. Pull the statements, flag every deposit above the usual pattern, and attach a one-line explanation with the supporting document.

This framing applies to owner-occupied files. An investment property is a business-purpose loan and is reviewed differently from a standard owner-occupied mortgage.

How Big Can the Loan Be, and How Much Leverage Is Available?

Leverage drops as the loan grows, and two programs split the range. Through select wholesale programs, subject to full underwriting, the primary-residence ladder runs like this:

Loan size Purchase LTV Cash-out LTV Credit for this leverage
$300K–$1M 90% 80% 680+
$1M–$1.5M 85% 80% 700+
$1.5M–$2M 85% 75% 720+
$2M–$3M 80% 70% 720+
$3M–$3.5M 75% 65% 720+
$3.5M–$4M 75% 65% 760+

The portfolio non-QM program stops at $6,000,000. The bank portfolio program begins above $4,000,000 and carries the ladder to $30,000,000. On review, a primary-residence purchase runs 65% from $4,000,000 to $5,000,000, 60% from $5,000,000 to $10,000,000 and 55% from $10,000,000 to $30,000,000. Above $4,000,000 every figure is case by case before submission. None of it is a flat “up to.”

The credit figure in each band is the score that band’s top leverage needs, not a floor. A lower score takes a lower leverage cell inside the same band. Second homes and investment property run their own ladders, so take every figure from the occupancy’s own table.

What Changes at Luxury Price Levels?

Scrutiny rises with the balance. Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, super-jumbo overlays apply through select wholesale programs:

  • 700 credit floor
  • 0x30x24 housing history
  • 48-month seasoning on any credit event
  • U.S. citizens and permanent residents only
  • No non-occupant co-borrowers, no rural property, ten acres maximum
  • Cash-out proceeds cannot satisfy reserves

Reserves are 3 months to $500,000, 6 months to $1,500,000 and 9 months above that. Add 2 months per additional financed property, to a 12-month maximum. First-time investors need 12 months.

Property type matters too. Warrantable condos run to 85% and non-warrantable condos to 80%. Condotels are 75% on a purchase and 65% on cash-out, 50% on the bank program. Two-to-four unit properties go to 85%. Second homes are one unit only. Rural property tops out at 80% on ten acres or less and never above $3,000,000. Appraisals on estates and architecturally unusual homes tend to run thin on comparables, so expect the appraisal to be the slowest-moving document. That is a documentation point, not a promise about value.

What If Deposits Don’t Tell the Whole Story?

Two asset paths exist for borrowers whose liquidity is larger than their statement income. Both apply to primary and second homes.

Asset allowance divides liquid assets by 36, 60 or 84 months to create qualifying income. The 36-month divisor is supplemental when debt-to-income before the asset income is at or below 60%. The 60-month divisor is supplemental when that pre-asset ratio is above 60%. The 84-month divisor applies standalone or to any loan above $3,500,000. The 60% test only picks the divisor. The ratio with the asset income counted must still fit the 50% ceiling. Maximum leverage is 80%.

Assets-only qualifies with no debt-to-income test when U.S. liquid assets equal the loan amount plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59.5 and over. Business funds, gifts, trusts other than a revocable living trust, unvested stock and cryptocurrency never count.

How Do Edge Cases Break the General Rule?

A business under 24 months. A shorter history can be weighed alongside liquid assets and credit. The 12-month statement path on the bank program helps here.

Declining deposits. Averaging drags income down, and a falling trend is a red flag to an underwriter. A borrower whose deposits are dropping may be better served by an asset path.

Multiple entities. Each business account needs its own ownership proof and expense ratio. Mixed accounts get the strictest treatment.

Cash-out above 60% LTV. Proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. The bank program publishes no cap. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Interest-only. The portfolio program offers it to 85% LTV with a 700 floor, on a 40-year term with a 10-year interest-only period. The bank program offers it to 60%, in 5- and 7-year fixed-period adjustables. That ceiling applies to purchase and rate-term files. It never raises a cash-out ceiling. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Texas home-equity loans. A 50(a)(6) loan takes a 5-point LTV reduction and stops at $3,000,000 on the portfolio program.

Bank Statement Loan or DSCR Loan: What Is the Decision?

The two products test different things. A bank statement loan rests on the borrower’s documented cash flow. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and personal debt-to-income is not the test.

The practical split is simple. A self-employed investor buying a personal luxury home uses bank statements. A rental property usually fits better on coverage, because each added property on a bank statement file adds debt to personal debt-to-income. Many investors use both: statements for the residence, rental coverage for the portfolio. Programs below 1.00 coverage exist through select lenders in the network, though leverage and terms adjust. Lendmire’s complete DSCR loans guide covers that side.

Key Terms Defined

Non-QM: a mortgage that falls outside the qualified-mortgage safe harbor but still requires a good-faith repayment determination.

Expense ratio: the share of business deposits treated as operating cost before income is counted.

Eligible deposits: statement deposits left after transfers, loan proceeds and one-offs are removed.

Super jumbo: a loan above the range where standard jumbo overlays apply, here $3,500,000 on a primary residence and $3,000,000 on a second home or investment property.

Asset allowance: qualifying income built by dividing liquid assets over 36, 60 or 84 months.

Frequently Asked Questions

Can I qualify without traditional personal-income documentation on a luxury home?

Yes, through select wholesale programs. Qualification runs on documented deposits, a profit-and-loss method or assets, under the applicable program and subject to lender guidelines. It is documented income, not an absence of documentation.

How many months of statements do I need?

Twelve or twenty-four consecutive months, personal or business. The bank portfolio program uses 12. Missing or non-consecutive months will stall the file.

What credit score do I need?

The floors are 660 on the portfolio program, 680 on the bank program and 700 above the super-jumbo line. Top leverage in each band needs more. At $3,500,000 to $4,000,000 on a primary residence, the best cell calls for 760.

Does every deposit count as income?

No. Transfers between your own accounts, loan proceeds and one-off windfalls come out. Transfers from your own business into your personal account count in full.

Can I use this for a rental property?

Yes, on investment-property ladders, which are lower than primary-residence figures. For a pure rental, rental coverage is often the cleaner path.
