How a Luxury Home Bank Statement Loan Works in Washington

How a Luxury Home Bank Statement Loan Works in Washington

The Quick Read: A luxury home bank statement loan is reviewed for a self-employed borrower on 12 or 24 months of bank deposits instead of traditional personal-income documentation, through select wholesale programs and subject to full underwriting. The lender strips out transfers and one-off deposits, averages what is left, and subtracts an expense ratio to reach qualifying income.

  • Loan sizes span a wide range across two wholesale programs, with the largest amounts reviewed case by case before submission.
  • Leverage on a primary residence steps down as the loan grows, with the highest loan-to-value on smaller purchases and lower ceilings on the largest ones under the bank portfolio program.
  • Debt-to-income can run up to 50%, and credit minimums differ by program, with a higher floor above the super-jumbo line.
  • Occupancy decides the product: a home you live in or use personally does not fit a DSCR loan, but it can fit a bank statement loan.

Washington is a good place to see this work. Buyers in the Seattle area, Bellevue, Medina and on Bainbridge Island often own businesses, practices or equity stakes, and their taxable income rarely matches their deposits. This piece walks the file from start to finish. The complete DSCR loans guide covers the rental-property side.

Why Washington Luxury Buyers Hit the Jumbo Wall

The 2026 baseline conforming limit for a one-unit home is $832,750, and the high-cost ceiling is $1,249,125, per Orrick’s summary of the FHFA announcement. Anything above the county limit is jumbo. Limits vary by county, so a King County file and a rural county file can sit in different tiers.

Washington has no special state rule here. The pressure is price. The Northwest MLS reported a September King County median of $850,000 and a single-family median of $949,975 in its monthly market snapshot. Median-priced homes already sit near or above the conforming line, so a luxury purchase is jumbo almost by default.

Add a self-employed borrower with heavy write-offs, and a tax-return file shows far less income than the bank account does. That gap is what this loan is built for.

What Is a Bank Statement Loan, Exactly?

It is a non-QM mortgage that reads deposits as income. A self-employed borrower with no W-2 supplies 12 to 24 months of personal or business statements, and the lender applies a standard expense factor, with 50% as a common example, according to Scotsman Guide. That coverage also notes that some non-QM lenders underwrite debt-to-income up to 50%.

Non-QM does not mean subprime. These are loans that fall outside agency purchase guidelines, not loans made to weak borrowers.

It also does not mean no income check. Under the federal repayment-capacity rule, a lender must verify what it relies on using reliable third-party records, as the federal consumer-finance regulator’s compliance guide explains. Bank statements are that record. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.

Key Terms Defined

Non-QM: a mortgage that does not meet the standard qualified-mortgage box, underwritten on its own program rules.

Expense ratio: the share of business deposits treated as operating cost and removed before income is counted.

Eligible deposits: deposits left after transfers between your own accounts, loan proceeds, refunds and one-time windfalls are stripped out.

Super-jumbo line: the size above which stricter overlays apply, $3,500,000 on a primary residence and $3,000,000 on a second home or investment property.

Seasoning: the waiting period after a credit event, 48 months under super-jumbo overlays.

How Underwriting Treats the File, Step by Step

1. Pick the window and account type. Twelve or 24 consecutive months, personal or business statements. The bank portfolio program uses 12. Consecutive statements are required, and a transaction history never substitutes.

2. Submit every page of every account. Missing pages are the most common preventable gap on these files.

3. Scrub the deposits. Transfers between your own accounts, loan proceeds and refunds come out. Transfers from your own business into your personal account count in full. Counting unidentified deposits as income without confirming they are income is a known problem, which is why this step is strict.

4. Average the eligible deposits. Total eligible deposits divide by the statement months.

5. Apply ownership and the expense ratio. Business statements need at least 25% ownership. Across the wholesale network the ratios are fixed at 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant-provided ratio is an alternative. A profit-and-loss method is also available, capped at 80%. The program sets the ratio, not the borrower.

6. Compute debt-to-income. Qualifying income is compared to all monthly debts, up to 50%. Every other mortgage counts against you here.

7. Review credit, reserves and the appraisal. The appraisal sets value, and value drives leverage.

How Much Can You Borrow and at What Leverage?

Size and leverage move together. Through select wholesale programs, subject to full underwriting, a primary residence purchase runs roughly like this:

Loan size Purchase ceiling Program
$300K–$1M 90% Portfolio
$1M–$2M 85% Portfolio
$2M–$3M 80% Portfolio
$3M–$4M 75% (top credit tier) Portfolio
$4M–$5M 65%, on review Bank portfolio
$6M–$10M 60%, on review Bank portfolio
$20M–$30M 55%, on review Bank portfolio

The portfolio non-QM program stops at $6,000,000. The bank portfolio program takes files from above $4,000,000 to $30,000,000 on its own ladder, so the two overlap. Every loan above $4,000,000 is reviewed case by case before submission.

Credit works as a leverage key, not a floor. A lower score takes a lower-leverage cell inside the same size band. Second homes and investment property use their own, lower ladders, so read the figure from the occupancy that fits your file.

Above $3,500,000 on a primary residence, extra overlays apply: a 700 credit floor, 0x30x24 housing history, 48-month seasoning on any credit event, U.S. citizens and permanent residents only, no rural property, and cash-out proceeds that cannot satisfy reserves.

Structures and Variations

Cash-out. Proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Interest-only. Available to 85% LTV with a 700 floor on the portfolio program, using a 40-year term with a 10-year interest-only period. The bank program offers it to 60% on 5- and 7-year fixed-period adjustables. This applies to purchase and rate-term files and never raises a cash-out ceiling. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Asset allowance. Liquid assets divide by 36, 60 or 84 months and supplement income, on primary and second homes only.

Assets-only. Qualifies with no debt-to-income test when U.S. liquid assets equal the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59½ and over. Business funds, gifts and cryptocurrency never count.

Reserves. Three months to $500,000, six months to $1,500,000, nine above that, plus two months for each additional financed property up to 12. First-time investors need 12.

Where the General Rule Breaks

Occupancy. A DSCR loan is for non-owner-occupied investment property only. A home you live in does not fit it, and misstating occupancy to fit a product is never the answer. Bank statement programs can cover primary, second and investment homes.

Declining or lumpy deposits. A falling average lowers qualifying income, since the lender divides by every month in the window. Choosing 24 months can help or hurt depending on which way the trend runs.

Partial ownership. Income is prorated to your share, and you need at least 25% to use business statements.

Property tests sit apart from income. Waterfront and island properties, rural acreage and condos carry their own rules. Rural is limited to ten acres or less and never above $3,000,000. Warrantable condos reach 85% and non-warrantable 80%.

Rental purpose. A true rental financed on bank statements is a business-purpose loan, and purpose controls, not the label investment. Have counsel confirm the treatment for your file.

Bank Statement or DSCR: Which Fits?

Factor Bank statement DSCR
What is tested Your deposits The property’s rent
Occupancy Primary, second, investment Investment only
Other mortgages Count against your DTI Each property stands alone
Best fit Home you will live in Rental you will hold

Once the home becomes a rental, DSCR scales better, because each added mortgage no longer stacks against personal income.

What This Decision Looks Like in Practice

Picture a physician-owner of a practice buying a primary residence in the Bellevue price range. Traditional personal-income documentation shows modest income after write-offs. Twelve months of business statements, averaged and reduced by the program’s expense ratio, show far more. The file then turns on the scrubbed average, total monthly debts, credit, reserves and the appraisal.

Market conditions give buyers room. NWMLS reported active listings up 24.5% year over year to 24,965 in its market snapshot, and a softer market means more negotiating room, not looser documentation.

A broker’s real value sits in comparison. Across the wholesale network, expense ratios, leverage cells and overlays differ from program to program, and the same file can land in a better cell with one than another. Clean, complete statements and a clear account of every large deposit prevent most of the gaps that stall a file.

Tax treatment varies; consult a qualified professional before relying on any deduction.

Frequently Asked Questions

Is a bank statement loan a no-doc loan?

No. Qualification runs on documented deposits under the applicable program, with third-party records behind every figure, subject to lender guidelines. Large or unexplained deposits get questioned, and transfers between your own accounts do not count.

Can I choose my expense ratio?

No. The program sets it, at 20%, 40% or 50% depending on your business, though an accountant-provided ratio or a profit-and-loss method can sometimes replace it. The P&L method is capped at 80%.

Can I use this loan for a vacation home or a rental?

Yes, through select programs, using the second home and investment ladders, which run lower than the primary-residence ladder. Second homes are one unit only. For a pure rental, DSCR often scales better because it tests the property’s rent.

What credit score do I need?

The floors are 660 on the portfolio program, 680 on the bank program and 700 above the super-jumbo line. The top leverage in each band usually needs a higher score, so a lower score takes a lower-leverage cell.

What happens above $4,000,000?

Every file is reviewed case by case before submission, and leverage figures at that size are ceilings on review, not promises.
