How to Qualify for a Bank Statement Mortgage Over $3 Million

How to Qualify for a Bank Statement Mortgage Over $3 Million

The Quick Read: You qualify by documenting twelve or twenty-four consecutive months of deposits that, after an expense ratio, support the payment, then pairing that income with stronger credit, lower leverage, and deeper reserves than a smaller loan needs, all through select wholesale programs, subject to full underwriting.

  • Qualifying income is eligible deposits divided by the statement months, after transfers are removed and an expense ratio is applied.
  • Leverage steps down as the loan grows, and every loan above $4,000,000 is reviewed case by case before submission.
  • Reserves run 3 months to $500,000, 6 months to $1,500,000, and 9 months above that.
  • Above the super-jumbo line, overlays add a 700 credit floor, 48-month seasoning on credit events, and limits on property and borrower type.
  • If the purchase is a rental, a property-cash-flow path may fit better than reading your deposits at all.

What Actually Changes Above $3 Million

Documentation does not change at this size, but everything around it tightens. Jumbo describes the loan amount. Bank statements describe how income is verified. They are separate choices, and the same deposit analysis you would use on a smaller loan applies here.

What moves is the cushion the lender wants. Across the wholesale network Lendmire works with, four things shift as balances climb:

1. Leverage steps down. A primary residence that can reach 90% leverage at $1,000,000 and under tops out at 75% on a purchase in the first band above $3,000,000.

2. Credit expectations rise. The top leverage cell in the $3,000,001 to $3,500,000 band needs a 720 score, and the cell in the next band needs 760.

3. Reserves deepen. Nine months of reserves apply once the loan passes $1,500,000.

4. Overlays appear. Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, a separate set of super-jumbo rules applies. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The good news is that the rules scale in a predictable way. A file that is clean at $1.5 million is usually a file that can be built for $3.5 million with more cash held back.

How Lenders Turn Deposits Into Income

Underwriters read your statements, remove what is not income, apply an expense ratio, and divide what remains by the number of months. The result is your qualifying monthly income. Here is the sequence, step by step.

1. Pick the window. Twelve months rewards recent growth. Twenty-four months smooths out seasonal swings. Most programs in the network accept either, and the bank portfolio program uses twelve. HousingWire’s bank statement guide describes the same twelve-to-twenty-four-month range.

2. Choose personal or business statements. Business statements require at least 25% ownership of the business.

3. Remove what does not count. Transfers between your own accounts, loan proceeds, and one-time credits come out. Transfers from your own business into your personal account count at 100%, which is why the personal-account route is often cleaner for owners who pay themselves regularly.

4. Apply the expense ratio to business deposits. Programs use fixed ratios: 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant-provided ratio can replace the fixed one. A profit-and-loss method is also available, capped at 80%.

5. Divide by the statement months. The result is income, and your total monthly obligations are measured against it. Debt-to-income can run up to 50%.

Consider a founder with a small team whose deposits are steady month to month. At the 40% ratio, 60% of business deposits count as income. Add a second business account that receives revenue and the figure changes, so every account that takes in revenue belongs in the file. Leave one out and you understate your own income.

On the paper itself: the statements must be consecutive and complete. Transaction histories never substitute. The CFPB’s small-entity compliance guide confirms that bank statements are an accepted way to verify income, provided the records are reliable and specific to the borrower. That is also why a P&L you prepare yourself rarely carries a file by itself.

Key Terms Defined

Bank statement mortgage: A home loan that verifies income from twelve or twenty-four months of bank deposits instead of traditional personal-income documentation.

Expense ratio: The share of business deposits assumed to go to operating costs, which is subtracted before income is counted.

Super jumbo: A loan large enough to trigger extra overlays. On this program the line sits above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property.

Non-QM: A loan that falls outside the standard Qualified Mortgage box, usually because income is verified in a different way. It is still fully underwritten.

Reserves: Liquid funds you hold after closing, counted in months of the full monthly obligation.

Seasoning: The waiting period after a credit event, such as a foreclosure, before a lender will consider the file.

The Leverage Ladder From $3 Million Up

Each figure below is a ceiling on a primary residence, available through select wholesale programs, subject to full underwriting. The bands are loan amounts, not purchase prices, so multiply the price by the leverage first and then find the band that loan lands in.

Loan band Purchase Rate-term Cash-out Program
$3M–$3.5M 75% 75% 65% Portfolio
$3.5M–$4M 75% 70% 65% Portfolio, super-jumbo overlays
$4M–$5M 65% 65% 60% Bank portfolio, case by case
$5M–$6M 60% 60% 55% Bank portfolio, case by case
$6M–$10M 60% 60% 55% Bank portfolio, case by case
$10M–$20M 55% 55% 50% Bank portfolio, case by case
$20M–$30M 55% 55% 50% Bank portfolio, case by case

Two programs sit behind that table. The portfolio non-QM program carries files to $6,000,000. The bank portfolio program carries twelve-month-statement files up to $30,000,000 on its own ladder. Its bands begin above $4,000,000 on a primary residence and overlap the portfolio program up to $6,000,000. Above $6,000,000 it stands alone. Every figure above $4,000,000 is reviewed case by case, never a flat maximum.

The top cell in each band needs a specific score. That is 720 in the first band above $3,000,000, 760 in the next, and 680 in the bank portfolio bands. A lower score takes a lower leverage cell inside the same band. It does not take you out of the program, because the floors are separate: 660 on the portfolio program up to the super-jumbo line, 700 above it, and 680 on the bank portfolio program at every size.

Second homes and investment properties follow their own ladders. On a second home, the best purchase cell in the $3,000,001 to $5,000,000 range is 65% with a 760 score, and the $4,000,001 to $5,000,000 band is reviewed case by case. On investment property, the $3,000,001 to $4,000,000 range runs 60% on a purchase through the bank portfolio program, and the $4,000,001 to $5,000,000 band reaches 65% on review. Read each occupancy from its own table instead of subtracting from the primary figure, because the gaps are not uniform.

Interest-only structures exist, but they work as a feature, not a bigger loan. The portfolio program offers interest-only on purchase and rate-term files up to 85% leverage with a 700 floor, though the ladder above sets the real ceiling at this size. The bank program offers it up to 60% on five- and seven-year fixed-period adjustables. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Credit, Reserves, and the Super-Jumbo Overlays

The checklist is shorter than most borrowers expect, but the cash it asks you to hold is larger.

  • Credit: Floors are 660 on the portfolio program, 700 above the super-jumbo line, and 680 on the bank program.
  • Reserves: 3 months to $500,000, 6 months to $1,500,000, and 9 months above that. Add 2 months per additional financed property, up to a 12-month maximum. First-time investors hold 12 months.
  • Housing history: Super-jumbo files want 0x30x24.
  • Credit events: 48 months of seasoning applies.
  • Eligible borrowers: U.S. citizens and permanent residents.
  • Property limits: No rural property, ten acres maximum, and no non-occupant co-borrowers.
  • Cash-out proceeds: They cannot be used to satisfy reserves.

Plan for the last item early. Many borrowers expect to refinance and count the proceeds as their cushion, and these overlays rule that out.

Property type moves the numbers too. Warrantable condos reach 85% and non-warrantable condos 80%, but the ladder above still governs at this size. Condotels take 75% on a purchase and 65% on cash-out, or 50% cash-out on the bank program. Two-to-four-unit properties reach 85% where the ladder allows it. Second homes are one-unit only. Texas 50(a)(6) home-equity loans take a 5-point reduction and stop at $3,000,000 on the portfolio program. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Cash-Out and Refinance Above $3 Million

Cash-out is capped by the ladder column first and by proceeds rules second. Proceeds are unlimited at or below 60% leverage. Above 60% on the portfolio program, cash in hand is capped at $1,500,000. The bank program publishes no cap. In the $3,000,001 to $3,500,000 band, the primary-residence cash-out ceiling is 65%, so the cap matters there. On loans above $4,000,000 the cash-out ceilings are reviewed case by case. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

When Bank Statements Are Not the Best Fit

Bank statements read your income. Other paths read your assets or the property, and at this size one of them is sometimes the better tool.

Path What it reads Fits when
Bank statements 12 or 24 months of deposits Income is strong but traditional personal-income documentation understates it
Asset allowance Liquid assets ÷ 36, 60 or 84 months Large portfolio, thin or uneven deposits
Assets only Liquidity equals loan plus costs Wealth is liquid and deposits are irregular
Property cash flow (DSCR) The rent the property earns Buying or refinancing a rental

The asset allowance divides liquid assets by 36 months when it supplements income and your debt-to-income before the asset income is at or below 60%. It uses 60 months above that. It uses 84 months when it stands alone or when the loan is above $3,500,000. Even with the asset income counted, the file must still fit the 50% ceiling. It applies to primary and second homes only, with an 80% maximum. Assets-only needs U.S. liquid assets equal to the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59½ and over. Business funds, gifts, most trusts, unvested stock, and cryptocurrency do not count.

For a rental purchase, you may not need to prove personal income at all. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal rule behind that distinction, 12 CFR 1026.3, carves out credit extended primarily for a business purpose. Purpose, not the label, drives the call. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through that route in detail.

Here is the honest tradeoff. If your deposits are strong and the home is your residence, bank statements are the natural fit. If the property rents well and you own it through an entity, the DSCR route avoids splitting deposits across LLCs and S-corps. Entity eligibility depends on program guidelines, so confirm it before you plan around it.

Why Large Files Stall

Most delays at this size come from the same handful of problems.

  • Missing accounts. One revenue account left out understates income.
  • Unexplained deposits. Large one-time credits get removed unless they are documented as income.
  • Commingled funds. Personal and business money in the same account forces a manual split.
  • Reserves counted twice. Funds earmarked for the down payment cannot also serve as reserves, and cash-out proceeds cannot satisfy them above the overlay line.
  • Declining income or overdrafts. A falling trend or a string of NSF charges can hurt a file even when the average looks fine.
  • Property outside the box. Rural land, acreage past ten acres, or a non-occupant co-borrower will not fit the overlays.

Prepare Three to Six Months Ahead

The strongest large files are built before the application. Keep business and personal funds separate. Route owner pay through a single transfer pattern so it counts at 100%. Gather an accountant-prepared expense ratio if your business runs lean, since it may support a lower figure than the fixed ratios. Park reserves in accounts that count, and avoid moving large sums without a paper trail. Tax treatment varies, so consult a qualified professional before relying on any deduction.

Frequently Asked Questions

Is there a separate jumbo version of a bank statement loan?

No. The documentation method is the same at every size. What changes is leverage, credit, reserves, and overlays. Two wholesale programs sit behind the large sizes, and everything above $4,000,000 is reviewed case by case before submission.

How large can a bank statement loan go?

Through select wholesale programs, loans run from $300,000 up to $30,000,000. The portfolio program carries files to $6,000,000. The bank portfolio program carries twelve-month-statement files up to $30,000,000 on its own ladder, subject to full underwriting.

Do I need traditional personal-income documentation?

Not on the bank statement path, which is reviewed on documented income under the applicable program. You still document income and assets, and the lender verifies what it relies on. That is why consecutive statements and clean deposit trends carry so much weight.

Twelve months or twenty-four?

Twelve months favors a business that is growing. Twenty-four favors seasonal or uneven income. The bank portfolio program uses twelve. Lendmire compares both on your actual deposits before choosing.

What does case by case mean in practice?

It means the file is reviewed individually before it is submitted, and the leverage and terms are set for that borrower and property. Expect to supply statements, an asset breakdown, and a clear explanation of any large deposit up front.
