How Much a Bank Statement HELOC Can Raise vs. a Business Line of Credit

How Much a Bank Statement HELOC Can Raise vs. a Business Line of Credit

The Quick Read: A bank statement HELOC is sized by the smallest of three limits: the equity left under the combined-loan-to-value cap, the program’s dollar maximum, and the borrower’s debt-to-income room. A business line of credit is sized by the company’s revenue, time in business, and credit rather than by property equity at all. Bank statements change how income is documented on the HELOC. They do not lift the equity ceiling.

  • The HELOC fits an individual or revocable-trust owner with real equity in one property and income that traditional personal-income documentation understates.
  • The business line fits an operating company that wants credit tied to its own financials, usually with an owner’s personal guarantee behind it.
  • On an investment property, the network ceiling is 70% CLTV with a 700 minimum score and a $500,000 maximum line.
  • A property titled in an LLC cannot take the HELOC, so a business line or a DSCR cash-out becomes the realistic path, subject to lender program eligibility.

The Honest Answer: Who Each Option Is Really For

The HELOC is for the owner whose limiting factor is paperwork. A self-employed investor may have strong deposits and a tax return that shows little after write-offs. Bank statements document that income, and the loan is secured by a property the borrower holds personally.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The business line is for the owner whose limiting factor is title. If the rentals sit inside an LLC, or the money is meant for the operating company, a line tied to the company’s financial profile usually fits better. The tradeoff is that the owner often signs a personal guarantee, and the file is document-heavy.

Neither product is a purchase loan for a ten-year hold. Both work as short-horizon capital tools. If the real goal is buying or refinancing a rental that stands on its own rent, the complete DSCR loans guide covers that lane.

Side-by-Side

The HELOC column reflects the program parameters Lendmire’s wholesale network uses. The business line column shows published industry norms, which vary by lender and product.

Factor Bank Statement HELOC Business Line of Credit
Review basis Equity, credit, personal DTI Business revenue, tenure, credit
Income documentation 12 or 24 months of deposits Traditional personal-income documentation, statements, financials
What sets the maximum Smallest of CLTV, cap, DTI Lender’s view of the business
Collateral The pledged property Varies; often a personal guarantee
Entity vesting Individual or revocable trust Business entity is typically the borrower
Property types 1-4 units, PUD, condo, townhome Not property-type driven
Draw structure Interest-only draw, then repayment Revolving; terms vary by lender
Personal exposure The borrower personally, through the signed note Owner’s guarantee is common

How a Bank Statement HELOC Amount Is Set

The amount is the smallest of several numbers. Each one can be the binding constraint on a different file.

1. Equity room. The formula is property value times the CLTV cap, minus every recorded lien. The first mortgage’s balance counts. Its rate does not. The full credit limit also counts toward CLTV whether or not it is drawn.

2. The dollar cap. Lines run from $25,000 up to $750,000, but only on primary residences. Second homes and investment properties top out at $500,000.

3. DTI room. The maximum DTI is 50%, and it drops to 45% for credit profiles between 600 and 679. Above 45% requires a 680 minimum. The test runs on the interest-only payment calculated on the maximum draw, so the whole line is tested, not just the amount drawn.

Credit tiers matter, and they differ by occupancy.

  • Investment property: the ceiling is 70% CLTV up to $500,000, with a 700 minimum score. A 720 score does not raise it.
  • Second home: the ceiling reaches 90% CLTV only at 720 or better. Lower tiers step down through 85% and 80% to 75% at a 640 score, up to $500,000.
  • Primary residence: 90% CLTV exists only at 720 or better, up to $500,000. Higher-balance lines to $750,000 cap at 75% CLTV.

A line above $500,000 is primary-residence only. It needs a 700 or better credit profile and a full appraisal. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may call for a second valuation.

Three Worked Profiles

These are percentages and ratios only, and any conversion to dollars is an illustrative estimate.

Equity-rich investment property. The first mortgage is about 40% of value. The investment ceiling is 70% CLTV, so roughly 30% of value is available before caps. On a modest-value property, equity binds. On a high-value one, the $500,000 maximum binds first.

Thin-equity rental. The first mortgage is about 65% of value. Against a 70% ceiling, only about 5% of value remains. Strong deposits do not change that, because the statements only prove income.

Strong equity, heavy debt load. An owner with a primary residence at a 720 score and modest liens has plenty of CLTV room. Personal debt payments are already high, though, and DTI shuts the line down before equity does. Portfolio investors tend to hit this wall first. Exposure limits apply too: three lines per borrower, and no more than 15 financed properties.

How Deposits Become Qualifying Income

Bank statement underwriting is not a no-paperwork shortcut. The borrower supplies 12 or 24 months of personal or business deposits, and the file is reviewed on documented income under the applicable program, subject to lender guidelines. Here is what happens to those deposits.

  • Transfers between the borrower’s own accounts are stripped out.
  • Loan proceeds are stripped out.
  • An expense factor is applied to business deposits. Only the remainder counts as income.
  • The lender sets the expense factor, not the borrower.

Credit, DTI, equity, property, title, and valuation are all still reviewed. A drop in deposits shrinks the income figure, which can reduce the line or end the file.

How a Business Line Is Sized

A business line is not sized by property equity. Lenders weigh annual revenue, years in business, industry, and personal and business credit. They commonly ask for traditional personal-income documentation, bank statements, financial statements, and a business plan. Many ask for collateral, a personal guarantee, or both.

Dollar caps vary widely by lender and product, so no single number describes the typical line. Treat any quoted maximum as lender-specific.

SBA-backed lines add structure. Anyone holding at least 20% ownership must personally guarantee the loan, according to FedLaws’ summary of the SBA working capital rules. SBA working-capital lines also carry use restrictions on purchasing real estate, per Nav’s explainer. They are not a rental-acquisition tool.

One point favors the business line for some investors. A bank statement can document income on a HELOC, but it never makes the owner the borrower on a business line. Business deposits belong to the company, and the line is underwritten on the company.

When the Bank Statement HELOC Is the Better Fit

Choose it when these conditions line up.

  • The owner holds title personally or in a revocable living trust. Investment lines require fee simple or leasehold title held that way. The HELOC cannot go on a property deeded to an LLC.
  • The tax return understates real income. Deposits tell a different story, and the borrower needs the income test to reflect it.
  • There is meaningful equity and a clean first mortgage. The HELOC adds a separate lien, so the existing first mortgage stays in place. That matters when the first loan is worth keeping.
  • The need is moderate. Investment lines top out at $500,000, which suits a renovation, a down payment on the next purchase, or a working-capital cushion.
  • The owner accepts the structure. An investment line runs a 5-year interest-only draw and a 25-year repayment. At least 75% of the line is drawn at closing.

The flip point is title. If the property already sits in an LLC, deeding it out has consequences for liability and for the existing loan, and that decision deserves care before chasing a HELOC.

Occupancy changes the answer as well. A primary residence can reach higher CLTV tiers and larger lines than an investment property. Equity in the owner’s own home may serve the same goal better than equity in a rental.

When the Business Line Is the Better Fit

Choose it when these conditions line up.

  • The borrower should be the company. If the capital funds operations, inventory, or payroll, a line underwritten on the business matches the use.
  • The rentals sit inside an entity. The HELOC cannot be held by an LLC, so the business line often becomes the practical alternative for entity-held portfolios.
  • Personal DTI is already stretched. A HELOC is tested against personal debt. A business line leans on the company’s financials, though many still require a guarantee.
  • The business has real operating history. Time in business and revenue drive the limit, so an established company gets more from this tool than a new one. Lendmire’s piece Bank Statement HELOC vs Business Line for a Startup vs Established Business goes deeper on that split.

The flip point is exposure. A business line is not automatically safer for the owner’s property. Many require a personal guarantee, which creates personal liability even when no home is pledged. Documentation is heavier too.

The Risks That Apply to Both

On the HELOC side, the CFPB’s HELOC explainer describes a revolving open-end line. It notes that a lender may stop further draws if the home’s value falls significantly or the borrower’s finances change. It also warns that falling behind could mean losing the home. The CFPB’s HELOC brochure adds that a HELOC generally must be paid off in full when the property is sold.

On an investment property, the market is narrower. Fewer lenders write these lines, and the lenders that do tend to cap them below what a primary residence would carry.

Refinancing the first mortgage later also takes coordination. The second-position lender has to agree to stay in second.

Where DSCR Fits Instead

When the rental is the asset and the goal is to pull equity from it, a DSCR cash-out is the rent-based alternative. Across most of Lendmire’s wholesale network, cash-out on standard rentals tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders), and LLC title is possible, subject to lender program eligibility. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

DSCR compares rent to the full monthly obligation. It does not use personal DTI. Clearing the coverage test is also not the same as positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.

Lendmire’s breakdown of how line size changes the HELOC-versus-business-line decision helps when the amount needed is the deciding variable.

Key Terms Defined

CLTV: Combined loan-to-value, which counts every lien on the property against its value.

Expense factor: The share of business deposits a lender assumes goes to costs, leaving only the remainder as income.

Personal guarantee: A signed promise by the owner to repay a business debt personally if the company cannot.

DTI: Debt-to-income, the share of income that goes to debt payments.

Lien position: The recording order of loans on a property, which sets who is paid first.

Frequently Asked Questions

Do bank statements raise my HELOC limit?

No. They change how income is documented, and income affects only the DTI test. The limit still comes from the smallest of CLTV room, the dollar cap, and DTI capacity. A borrower with thin equity gains nothing on the equity ceiling from stronger deposits.

Does a higher credit score raise investment-property leverage?

Not on an investment line in this network. A 720 and a 700 both reach the same 70% CLTV ceiling. A higher score does widen eligibility, and on primary residences and second homes it unlocks higher CLTV tiers, up to 90% only at 720 or better.

Can an LLC-owned rental take a bank statement HELOC?

No. Title must be held by an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change, a business line, or a DSCR cash-out. Lenders review each file on its own terms.

Does an unused portion of the line count against me?

Yes. The full credit limit counts toward CLTV whether drawn or not. At least 75% of an investment line is drawn at closing anyway, and DTI is tested on the interest-only payment at the maximum draw.

Can I use a bank statement HELOC for my business?

Often yes, since the line is a personal one secured by the property. The funds can serve business needs, but the borrower is the individual, and the property is the collateral. A business line puts the company in the borrower seat instead.

The Balanced Verdict

For an individual who owns the property personally, has real equity, and needs capital that a tax return understates, the bank statement HELOC usually fits with less friction. It also keeps the first mortgage in place. For a company that needs credit on its own financials, or an investor whose rentals sit in an LLC, the business line or a DSCR cash-out is the realistic path, and the HELOC is not.

The line between them is title, equity, and who should be the borrower. A larger down payment or stronger rent coverage will not rescue a file that fails on one of those three.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
