How Much a Bank Statement HELOC Lends a Business Under Two Years Old

How Much a Bank Statement HELOC Lends a Business Under Two Years Old

The Quick Read: A bank statement HELOC for a business under two years old is sized by the smallest of three limits: the equity left under the combined loan-to-value cap, the lender’s income test on the bank statements, and the program’s maximum line, so business age mostly decides whether you qualify rather than how much you get. No fixed dollar figure exists for young businesses. Every file is reviewed individually, subject to lender guidelines.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence or second home, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
  • A short deposit history usually shrinks the income side of the test, not the equity side.
  • Lendmire’s HELOC placements cover 16 full-service states, which is narrower than its 41-market DSCR footprint.

Key Terms Defined

HELOC: A home equity line of credit is a revolving line secured by a property you already own, so you can borrow, repay, and borrow again.

CLTV: Combined loan-to-value is all loans against the property, first mortgage plus the new line, divided by the property’s value.

Bank statement income: This is qualifying income built from 12 or 24 months of deposits instead of traditional personal-income documentation, and it is reviewed on documented income under the applicable program, subject to lender guidelines.

Expense factor: A haircut applied to business-account deposits, because some of that money went to business costs before it reached you.

DTI: Debt-to-income is your monthly debts divided by your qualifying monthly income.

Statement window: The number of months of statements the lender reviews.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Does Business Age Change How Much You Can Borrow?

Business age changes whether a lender will review the file and how much proof it wants. It does not change the equity math. A business at 10 months and one at 30 months face the same CLTV cap on the same house.

Lenders commonly treat you as self-employed if you own a meaningful share of a business, receive 1099 income, or file a Schedule C. The two-year mark is a market habit rather than a law. Many lenders ask for it, some flex for owners with prior experience in the same field, and a young business usually draws extra review.

Three separate clocks run on a file, and borrowers often blur them:

Clock What it measures Effect on the line
Time in business Months since the business started Eligibility and document requests
Statement window Months of deposits reviewed Size of qualifying income
Credit and housing history Tradeline age, mortgage payment record Credit tier and CLTV cap

A business can be 18 months old and still show a 12-month statement window. A thin window gives the underwriter less proof that deposits will continue. Lenders usually respond by asking for more documents, tightening the CLTV or credit requirement, or declining.

How the Line Size Is Calculated

The lender runs two tests and takes the lower result. A practitioner explainer from Financedevil describes the self-employed HELOC limit the same way: the smaller of the equity limit and the income limit, with income often the tighter one.

Here is the sequence on a typical bank statement file:

1. The lender confirms you meet its self-employed definition. 2. It gathers 12 or 24 months of personal or business statements. A business under two years old can usually offer 12 months or fewer. 3. It removes transfers between your own accounts and loan proceeds, since those are not business revenue. 4. It applies an expense factor to business-account deposits. Personal-account deposits often take a lighter factor. 5. It divides the adjusted total by the months reviewed to get monthly qualifying income. 6. It tests debt-to-income. The network maximum is 50%, dropping to 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum. 7. It tests equity separately: property value times the maximum CLTV, minus the first-lien balance. 8. The smaller result becomes the ceiling on your line.

Step 6 trips up new owners. The payment is tested on the interest-only payment at the maximum draw, not on what you plan to borrow. At least 75% of the line is drawn at closing, and pricing floats and never converts to fixed. A line that looks small to you can look large to the income test.

Market guidance also matters here. Forbes Advisor reports that common HELOC requirements leave 15% to 20% equity in the home after the line is added. On the network’s investment-property tier, the 70% CLTV ceiling leaves at least 30% equity.

What the Caps Look Like by Occupancy

The ceiling depends on what the property is, so no single CLTV figure applies. Each row below is subject to lender guidelines and full file review.

Occupancy Max CLTV Minimum credit Max line
Investment property 70% 700 $500,000
Second home 90% (at 720+) 640 $500,000
Primary residence 90% (at 720+) 600 $750,000

Lower credit tiers step the ceiling down. On a primary residence, a 640 score tops out at 80% CLTV, 660 to 719 reaches 85% up to a $500,000 line, and 90% needs 720 or better. On a second home, a 640 score tops out at 75%. A line above $500,000 is primary-residence only, caps at 75% CLTV, and requires a full appraisal. Lines at or below $500,000 ordinarily run an automated valuation instead.

Investment lines use one structure: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Primary residences and second homes can also choose a 3-year draw with a 17-year repayment. Lines can sit in first or second lien position.

Exposure limits apply as well. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Worked Scenarios for a Young Business

These are modeled assumptions, not market data. They show which limit tends to bind, using percentages only.

Scenario Equity room Income read Likely limiter
18 months old, primary home, 720+, first mortgage near 50% of value Wide under the 90% tier Steady deposits Program cap or DTI
8 months old, rental property, 700 credit, first mortgage near 60% of value 10% of value under the 70% cap Short window Equity
14 months old, primary home, 700 credit, first mortgage near 55% of value Wide under the 85% CLTV tier available at 700 Lumpy deposits DTI at maximum draw

The first borrower has room on every measure, so the lender’s income test and the $500,000 cap at the 90% tier decide the outcome. The second borrower hits the equity wall first, because 60% plus a 10% line already reaches the investment ceiling. The third borrower looks strong on equity but weak on income, and a lumpy 12-month history can drag the monthly average well below what the owner feels they earn.

How a Short Deposit History Is Read

A short window helps when income is rising and hurts when it is lumpy. If deposits grow every month, an average over 12 months understates your current run rate, but it is still a clean, easy-to-document number. If one large client paid in months two and nine, the average smooths that out and the underwriter may question whether the deposits repeat.

Three habits help a young file. Keep business and personal money in separate accounts, because mixed accounts make deposit screening messy. Avoid large unexplained deposits, since each one needs a paper trail. Keep a consistent deposit pattern rather than moving money around in the months before applying.

Across our wholesale network, the files that stall are rarely short on equity. They stall because the deposit story is hard to read, so an organized statement set often matters more than an extra month of history.

A lender can also swap the default expense assumption for a letter from a CPA or tax preparer. That letter can move qualifying income up or down. Financedevil also notes that some programs use verified liquid assets divided over a period instead of deposits, which may suit a very new business with real savings.

The Same-Field Experience Exception

Some lenders accept a shorter business history when you worked in the same field before. Financedevil reports this exception, and it fits what the network shows: it is discretionary, and it applies lender by lender. The exception can open the door. It does not raise the CLTV cap, lift the credit floor, or increase the income the statements support.

Evidence that makes prior experience credible includes:

  • Prior W-2s, pay stubs, or 1099s from the same industry
  • A professional license or trade certification
  • A short business narrative that explains how the new company grew out of the old work
  • A CPA letter confirming the business start date and the expense picture

Title and Vesting for Business Owners

If your rental sits inside an LLC, this section matters. A bank statement HELOC through this network requires title held by you individually or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to program terms.

Who Should Apply Now and Who Should Wait

Apply now if you have a clean 12-month statement set, a dedicated business account, and a credit profile at or above the tier you need. Apply also if the equity room is wide enough that income, not CLTV, is the main question.

Wait if your deposits swing sharply, your credit sits below 700 and you want a HELOC on a rental, or your first mortgage already uses most of the allowed CLTV. A three-to-six-month plan can help: separate accounts, steady deposits, a CPA expense letter, and a pulled credit report to check tradelines. Lendmire’s piece How to Get a Bank Statement Loan When Your Business Is Under Two Years Old covers the document side in more depth.

Risks Specific to a Young Business

The home secures a line that funds income you have not yet proven. If the business slows, the line stays with the house. Interest-only payments during the draw period also hide the amortizing step-up that follows.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Bank Statement Does Not Mean

A bank statement program is an alternative document set, not an absence of documentation. The CFPB’s Ability-to-Repay compliance guide treats self-employment as an acceptable type of employment and expects income to be verified with reasonably reliable third-party records. That guide covers closed-end mortgages, and a HELOC is open-end credit, so it is context for how verification works rather than proof of a HELOC rule.

Two other myths cause trouble. Deposits are not income, because business deposits normally take an expense factor. High equity does not guarantee a high line, because income and DTI can cap the line below the equity number.

When a DSCR Loan Fits Better

A HELOC is underwritten on your income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so a young business history matters far less. For an owner whose rentals carry themselves, a cash-out refinance is the natural comparison.

On most files in the network, a cash-out refinance on a standard rental tops out around 75% LTV, with about 6 months of seasoning. Select programs start at 1.00 coverage, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Credit floors start at 620 in parts of the network, most programs want about 660, and 700 or better unlocks the strongest tiers.

Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation. Our complete DSCR loans guide walks through the full mechanics.

Frequently Asked Questions

Can a business under one year old get a bank statement HELOC?

It depends on the lender. Some set a minimum self-employment history, and a short one triggers extra review. Prior experience in the same field, a dedicated business account, and a CPA letter can strengthen the file, subject to lender guidelines.

Does a larger equity position let me borrow more?

Only up to the CLTV cap. On an investment property the network ceiling is 70% CLTV, and on a primary residence or second home it reaches 90% only at 720 or better. Income, DTI, and the maximum line can still cap the amount below the equity number.

Why does the lender qualify me on the maximum draw?

The DTI test uses the interest-only payment calculated on the maximum draw. At least 75% of the line is drawn at closing, so the lender wants the full line to fit your income.

Can my LLC own the property that secures the line?

No. Title must sit with you individually or in a revocable living trust, and an LLC-held property needs a vesting change or a DSCR cash-out instead.

Is a HELOC available in every state where Lendmire arranges DSCR loans?

No. In the other markets, a DSCR cash-out refinance is the equity route to compare, subject to program terms.
