Asset-based mortgage in Mableton, Georgia — qualify on assets, not income
Mableton Asset-Based Mortgage

Asset-Based Mortgage in Mableton, Georgia: Qualify on Assets, Not Income

In Mableton, the buyer who could pay cash but would rather keep the portfolio invested has a mortgage built for the situation. The asset-based program behind these pages qualifies on assets rather than earnings, reaches principal residences and second homes on the path that documents no income, and adds investment property on the path that turns assets into income. The lender is never named on these pages, and the calculator’s benchmark is a published national average, not a quote.

Current Program Snapshot

Current asset-based guidelines, updated from one source.

The block below is the asset-based program reduced to the figures that decide a file, read from Lendmire’s single guideline source and refreshed on this page when the wholesale sheets change: the loan ceiling on each path, the credit floor, the leverage by purpose and occupancy, and the share of each account type that counts. Everything else on the page is explanation.

Loan Amount
to $4M

Up to $4,000,000 on assets alone; $3,500,000 when assets become income

The largest loan on the asset qualifier path is $4,000,000, provided the usable assets equal or exceed it; the asset depletion path tops out at $3,500,000. Neither figure is a quote, and the lender’s own calculation of the usable assets governs the amount.

Credit Score
600 floor

The asset qualifier path’s published floor; the depletion path follows the suite’s score and amount matrix

The asset qualifier path publishes a 600 decision-score floor. The asset depletion path follows the score and loan-amount matrix of the documentation suite it belongs to, where the floor rises with the leverage and the amount. The score is read from the credit report at application; it is never promised here.

Leverage
up to 80%

That ceiling on a purchase and 75% on a refinance when assets cover the loan; 60% on a depletion cash-out

On the asset qualifier path a purchase reaches 80% of the price and a refinance 75% of the value, on a principal residence or a second home. On the asset depletion path a purchase or rate-and-term refinance reaches the same 80% on those occupancies, and a cash-out refinance stops at 60%.

Retirement Accounts
90% / 100%

Credited under 59½, and at 59½ or older, when assets cover the loan; 70% at any age when assets become income

90% under the age line, 100% at or past it: that is how a retirement balance is credited when the assets must cover the loan. When the assets are instead converted into income, the same balance counts at 70% whatever the owner’s age. The difference can decide which path fits.

Two paths behind these pages: on the asset qualifier path the usable assets must equal or exceed the whole loan and no employment or income is documented; on the asset depletion path the usable assets are divided across the published number of months (the table above) into a qualifying income that carries the housing payment and other debts through the debt-to-income test. Reserves are not required on the qualifier path at or below the refinance leverage; the depletion path asks for statements at least one hundred twenty days old plus a current one. Minimum assets on the depletion path: the lesser of one million dollars or one and a quarter times the loan, never below a quarter million liquid when assets are the only income. Lendmire is a broker, not the lender, and the lender is not named.

Mableton Asset-Based Mortgage Guide

What an asset-based mortgage is — and how the two paths qualify a file.

There are two questions a lender can ask of a balance sheet. Is there enough here to cover the whole loan? Or, spread across a fixed number of months, is there enough here to look like the income the loan needs? The asset qualifier path asks the first and the asset depletion path the second, and a Mableton buyer is qualified on one of them, not both at once.

For the program overview, see Lendmire’s asset-based mortgage program, or the statewide guide at Asset-Based Mortgage in Georgia; for the age rule on retirement withdrawals, see the IRS.

01.

Two paths, one program

A Mableton loan officer reads the statements against both paths before recommending one. Covering the loan outright keeps income out of the file and keeps the reserve requirement off at the refinance leverage, but it needs assets equal to the loan. Depleting the assets into income does not need the balances to cover the loan, opens investment property and cash-out at their own ceilings, and brings the ratio test back. The recommendation follows the balances.

02.

The asset qualifier path

Two months of statements for each qualifying account document the path, and the balances are read as they stand after the credit percentages. The credit floor is published; the leverage is published; the largest loan is published. What the lender settles file by file is which accounts are eligible and how the age rule applies to each retirement account, and a Mableton loan officer settles that before an offer is written.

03.

The asset depletion path

On the asset depletion path the lender applies a haircut to each account type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. Cash and certificates of deposit count in full, securities at a lower share, private stock lower still, retirement accounts lower again regardless of age, and real-estate equity lowest. A Mableton file then runs through the debt-to-income test with the new payment included.

04.

Seasoning, statements, and what counts

Seasoning means how long the money has been where the statements say it is. On the asset qualifier path, two months of statements for each qualifying account is the rule. On the asset depletion path the lender wants statements at least four months old plus the most recent one, with the sale of a business, an inheritance, or a legal settlement excused from the wait. A Mableton buyer planning a purchase after a liquidity event plans the seasoning first.

The Core Calculation
Asset qualifier: credited balances must equal or exceed the loan. Asset depletion: haircut balances ÷ the divisor = qualifying income; income × the ratio ceiling − other debts = the payment the file can carry.

Two paths, one set of inputs. The calculator shows the largest loan the assets would cover on the asset qualifier path inside the leverage ceiling, and the monthly income the same accounts would produce on the asset depletion path, so a Mableton buyer can see which path the balance sheet favors before a loan officer confirms it.

Mableton Market Context

Mableton’s market in figures — and how asset-based lending fits.

The U.S. Census Bureau figures below set the scale of the Mableton market the program lends into. Values set the loan size the assets must cover or carry; ownership sets how many households are candidates; the population sets the depth of the market the appraiser draws comparable sales from.

Market context only. These are context figures, not underwriting inputs. A typical value sets the scale of the loan, the ownership share says how many households are likely to be buyers rather than renters, and the owner count says how wide the comparable pool is when the appraisal is written.

Mableton Submarkets

Distinct Mableton neighborhoods, distinct asset files.

The Mableton market breaks into submarkets, and an asset-based mortgage reads differently in each: a condominium near the center, a second home on the water, an estate on acreage, a rental on the far side of town. The cards describe the typical file in each and what the path choice turns on there.

01.

Newer executive subdivisions

For a Mableton buyer moving into a newer subdivision after a sale, the asset qualifier path reads the proceeds once two months of statements show them, and a supplemented depletion file is the fallback when the proceeds are short. On a home in Mableton priced at or above the median, the asset qualifier path finances up to 80% of the price on a purchase — the balance of the price is the down payment, and the usable assets must cover the loan itself.

02.

Historic and estate homes

Mableton’s historic and estate homes are valued on few comparable sales, and the leverage is applied to the appraised value. A buyer covering the loan on assets plans a margin above the loan so a value that lands under the contract does not push the file onto the depletion path. The median owner-occupied home value in Mableton runs near $313,100 on the latest Census estimate.

03.

The retiree buying on a portfolio

In a smaller market like Mableton the balance sheet often covers the loan outright. When it does not, a supplemented depletion file with the pension and the derived income together is the common answer, with the minimum-assets rule waived. A loan officer runs both versions on the same statements. Median household income in Mableton sits near $77,980 on the latest Census estimate.

04.

Rural acreage and farmettes

Acreage around Mableton raises the residential-use question: the property must be a home, not a farm, and outbuildings carry little value. On the asset side the file is ordinary; on the property side the placing lender’s rules decide eligibility, and a loan officer confirms them before the path is chosen. Mableton is home to about 78K people.

05.

Second homes in the area

A second home near Mableton bought by a household from elsewhere is a second-home file on either path at the second-home leverage. The occupancy is confirmed with intent and use, and the assets are read exactly as for a principal residence. Roughly 18,801 Mableton households own their homes on the latest Census estimate — 65% of all households, the pool an asset-based purchase joins.

06.

Lakefront and view properties

View properties around Mableton draw the asset-rich buyer, and the file turns on the value the appraiser supports. The usable total is read against the loan the leverage allows at that value, with the flood policy priced into the depletion ratio where it applies. About 35% of Mableton’s households rent — roughly 10,308 renter households on the latest Census estimate.

Whichever Mableton neighborhood the home sits in, the asset-based questions are the same: which accounts count, at what share, whether the total covers the loan, and if not, what income the depletion path produces. The cards are context; the snapshot is the rule.

How Mableton Buyers Use Asset-Based Mortgages

Four ways Mableton buyers put their assets to work.

The asset-based mortgage does one thing the income programs cannot: it lends to a household whose statements, not its earnings, show the means to repay. Four common Mableton uses follow, each read against the path that usually carries it.

Asset qualifier purchase

Buy a home on assets alone, with no income in the file

A Mableton buyer whose usable assets equal or exceed the loan buys a principal residence or a second home on the asset qualifier path: no employment verified, no tax returns, no income calculation. The down payment is at least the share of the price above the leverage ceiling, the statements cover two months, and the credit score sits at or above the published floor.

Second home or investment

Finance a second home or a rental on assets

Second homes are a natural fit: a Mableton household with a portfolio and a principal residence elsewhere buys the second home on assets, covering the loan outright when the balances allow and depleting them into income when they do not. Rentals follow the depletion path’s investment ceiling and its cash-out rules.

Borrow rather than sell

Keep the investments invested

Borrowing against the strength of a balance sheet rather than spending it is the program’s quiet use. The Mableton buyer keeps the brokerage account, the retirement accounts, and the savings in place; the lender reads the statements and writes the loan. Which path fits depends on whether the credited total reaches the loan and on the occupancy, since a rental is a depletion file.

After a sale or an exit

Buy after a liquidity event, before the next venture

The seller of a Mableton business, the founder after an exit, the household after an inheritance: the money is new, large, and often unaccompanied by income. The asset qualifier path reads it once the two months of statements exist; the depletion path excuses the usual seasoning for sale-of-business, inheritance, and legal-settlement funds.

Asset Coverage Estimate

Measure a Mableton loan against the assets before requesting a review.

Use the calculator to see which path a Mableton balance sheet favors. If the usable assets cover the loan, the asset qualifier path is open and no income enters the file; if they fall short, the depletion reading beside it shows the monthly income the assets would produce and the payment that income would need to carry.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The credit percentages, the haircuts, and the divisor are wholesale program parameters hydrated from Lendmire’s guideline endpoint; the lender’s own calculation governs, and which accounts count, how they season, and what the age rule allows are settled in underwriting. The rate field carries the weekly Freddie Mac thirty-year conforming benchmark, a market reference and not an asset-based mortgage quote; the terms on an asset-based mortgage are set by the lender at lock. Taxes and insurance are estimates. Nothing here is tax or investment advice.

Asset Qualifier vs. Asset Depletion vs. Bank Statement

Same buyer, three ways to document the file.

The same Mableton household can often be written three ways. The asset qualifier path asks the assets to cover the whole loan and needs the least paperwork. The asset depletion path does not need the balances to cover the loan and brings the ratio test back. The bank statement loan ignores the balances and reads the deposits instead. Which one fits depends on where the money shows up.

Structure Comparison

Assets that cover the loan, assets as income, or deposits as income.

The asset qualifier path

Usable assets equal to the whole loan, no employment or income documented, principal residences and second homes, purchase and refinance at the path’s leverage, two months of statements, reserves not required at or below the refinance leverage. The path with the fewest questions, and the one that asks the assets to cover the whole loan.

The asset depletion path

Haircut assets divided by the divisor into a monthly income, then the debt-to-income test with the new payment. Principal residences, second homes, and investment property; purchase, rate-and-term, and cash-out at published ceilings; a minimum-assets rule when the income stands alone; longer seasoning.

A bank statement loan

A different question entirely: not what the household owns but what the business brings in. The bank statement loan suits the Mableton owner with strong deposits and modest savings, where the asset-based paths suit the household with strong savings and modest deposits. See Lendmire’s bank statement loan program.

Where each one fits

Assets that cover the loan, assets that become income, deposits that become income: three answers to one question, and the right one for a Mableton household is read off its statements. The comparison on this page is run for real on every file before the lender’s terms are put in writing. Loans above the conforming limit on documented income: Lendmire’s jumbo loan program.

Typical File Components

What to prepare for a Mableton scenario review.

Because the assets are the whole case on the asset qualifier path and most of it on the depletion path, the lender reads them carefully. A Mableton buyer who assembles complete statements, with the transfers and the deposits explained, is far less likely to meet the questions that stall a file.

Occupancy statementPrincipal residence, second home, or investment property; the occupancy decides which path is open and which leverage ceiling applies, and it is confirmed with intent and use.
Paperwork behind large depositsA sale of property or a business, an inheritance, a legal settlement, or a transfer between the borrower’s own accounts, each documented with the papers that produced the money.
Statements for every qualifying accountAll pages, for the months the path requires: two months on the asset qualifier path, and on the depletion path a statement at least four months old plus the most recent one.
Documented income, if any, on the depletion pathWhen asset income supplements earnings, the earnings are documented in the usual way, the minimum-assets rule is waived, and the combined ratio may run to forty-five percent.
The purchase contract or the current mortgage statementOn a purchase, the contract sets the price the leverage is measured against; on a refinance, the payoff and the existing note set the new loan.
Retirement account statements and the owner’s date of birthA 401(k) or IRA is credited by the owner’s age on the asset qualifier path, so the lender confirms which side of the age line the owner stands on for each account.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, the path, the accounts, and the credit picture. Nothing here is legal, tax, or investment advice.

Mableton File Considerations

Local details that can change the loan.

The figures in the snapshot are the program’s; the details below are where a Mableton file moves. Which side of the age line the owner stands on, how long the money has been in place, which accounts the lender will count, and which path the occupancy allows are settled before the terms are written.

Before You Move Forward

Use these checks to keep the Mableton file clean and fundable.

The checklist for a Mableton asset-based file starts with the accounts: the age of each retirement owner, the months of statements, the eligibility of each account type. The path and the leverage follow from the answers.

  • Confirm the age rule: the depletion path haircuts retirement balances at a flat share regardless of age.
  • Count the months: a sale of a business, an inheritance, or a settlement is excused from the depletion wait.
  • Name the occupancy: a first-time investor needs a stronger score on the depletion path.
i.

Retirement accounts and the age line

The age line is applied per owner and per account. A Mableton couple where one spouse is past 59½ and the other is not sees each account credited by its own owner’s age, and the sum is what counts against the loan. The accounts stay where they are; the age rule governs the credit, not the custody. The birthday is checked against the date of the application.

ii.

Seasoning by path

The lender wants to see that the money has been the borrower’s for a while and is not a loan dressed as an asset. Recent transfers are traced to the account they came from; recent deposits are documented with their source. A Mableton file with a clean trail seasons without friction; one with unexplained deposits waits.

iii.

Occupancy decides the path

A second home on assets is common and straightforward on both paths; a rental on assets is a depletion file by definition. The Mableton loan officer confirms the occupancy with the borrower’s intent and the property’s use, and the lender holds the file to it. A rental’s own appraisal and lease are read beside the statements.

iv.

Supplementing income with asset income

Supplementing changes the arithmetic without changing the accounts: the same haircut total, the same divisor, the same monthly figure, added to a documented income instead of standing alone. A Mableton retiree with Social Security and a portfolio is the typical supplemented file, and the combined ratio is read within forty-five percent.

v.

Credit and housing history

Score and credit history decide whether a path is open, and the assets decide what is behind it. For a Mableton buyer, that order matters: the credit question is answered before the statements are counted, and a weak score is not repaired by a strong portfolio. The report is pulled once and read against the path chosen.

A Clear Process

From a Mableton asset review to keys in hand.

From the first conversation to the keys, a Mableton asset-based file passes four stages. The first is the one that differs from an income loan: the statements are read, the accounts are sorted, the usable total is calculated on both paths, and the path is chosen before anything else happens.

i.

Asset review

Start with the statements, the credit score, the occupancy, and the purpose. A Lendmire loan officer sorts the eligible accounts, applies the credit shares and the haircuts, reads the usable total against the loan on the asset qualifier path and into income on the depletion path, confirms the age rule for each retirement account, and puts the result in writing.

ii.

Contract and appraisal

The contract sets the price the loan is measured against; the appraisal confirms the value supports it. On a Mableton file where the assets just cover the loan, an appraisal that lands under the price is answered with a larger down payment, which lowers the loan the assets must cover.

iii.

Underwriting

Conditions, when they come, are usually documentary: a missing statement page, a deposit without its source, an account that needs its holdings shown. A Mableton buyer who gathered the list on this page meets most of them before they are asked. The underwriter’s questions are the loan officer’s questions asked a second time, on the same statements.

iv.

Closing

At closing the down payment and the closing costs are paid, the loan funds, and the accounts that qualified the file stay where they were. The lender reads the balances as they stand after the funds to close are drawn, which is why a Mableton file keeps a margin above the threshold.

Why Lendmire

A brokerage that reads both paths.

The program behind these pages is placed with select lenders in Lendmire’s wholesale network, and Lendmire is never the lender. What the brokerage adds is the comparison: the asset qualifier path against the depletion path against a bank statement loan on the same Mableton statements, and written terms for the one that fits.

i.

Both paths, one set of statements

A Mableton file is never assumed onto a path. The balances are read both ways, and when the depletion income would supplement documented earnings that version is run as well. The recommendation is the version with the cleanest file and the leverage that fits the purpose. The loan officer shows the arithmetic, not just the answer.

ii.

The account rules explained before the offer

Which accounts count, how retirement money is credited by age, how long each account must season, what a large deposit needs behind it: a Mableton buyer hears these before the contract is signed, not after the underwriter asks. The margin above the threshold is shown, so the down payment and the closing costs can be planned around it.

iii.

Licensed, consumer-purpose, in writing

Asset-based mortgages on a principal residence or a second home are consumer loans, placed under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer mortgage. A Mableton buyer gets the terms in writing from a licensed loan officer, and nothing on this page is an offer or a quote.

Questions Mableton Buyers Ask

Mableton asset-based mortgage FAQs

Plain answers to the questions Mableton buyers ask most about asset-based mortgages, in the order they usually come up: what the program is, how each path works, how retirement accounts are counted, and what the credit and leverage rules are.

What is an asset-based mortgage?

Asset-based means the ability to repay is shown through accounts. The program behind these pages reaches principal residences and second homes on the path that documents no income, adds investment property on the path that converts assets into income, and is placed with select lenders in Lendmire’s network.

How does the asset qualifier path work?

On this path the assets are the ability to repay, which is why they must cover the loan itself rather than a share of it. A Mableton loan officer calculates the usable total before the offer, and a shortfall is usually answered with a larger down payment, which lowers the loan to what the assets cover.

How does the asset depletion path work?

The lender haircuts each eligible account by type, adds up what remains, and divides the total by a fixed number of months to produce a monthly qualifying income. That income is then run through the debt-to-income test with the new payment and other debts. A Mableton buyer whose assets are meaningful but short of the loan is written this way.

How are 401(k) and IRA balances counted, and why does 59½ matter?

On the asset qualifier path a retirement account is credited at a reduced share of its balance while the owner is under 59½ and at the full balance from 59½ on; the age line is the lender’s, and it tracks the age at which retirement plans generally allow withdrawals; what a withdrawal would cost is a question for a tax adviser. On the asset depletion path retirement accounts are haircut at a flat share regardless of age. The figures are in the snapshot above.

What credit score does an asset-based mortgage need?

A clean recent housing record and a score at or above the floor are the expectation. A Mableton buyer with a strong portfolio and a weak score is not repaired by the portfolio; the credit question is answered first, and the asset question second.

What sets the timeline on an asset-based mortgage?

On any mortgage the appraisal and the title are the long poles, and an asset-based file adds the account review while removing the income review. A Mableton buyer plans the seasoning ahead of the offer; the program promises no timeline.

How is this different from a bank statement loan?

The comparison on this page puts them side by side: assets that cover the loan, assets that become income, and deposits that become income. The right route for a Mableton household is read off its statements, and the written terms follow from the one that fits.

Can I buy a second home or a rental on assets?

Second homes are a natural asset-based file in Mableton: the household has a principal residence elsewhere and a portfolio, and the second home is financed on the statements. Rentals are depletion files by definition, underwritten as investment occupancies on the program’s investor rules.

Do I need to show any income at all?

The asset qualifier path is built for the Mableton household with no income on paper: a retiree, a founder between ventures, a family living on a portfolio. The depletion path can stand alone on asset income or supplement earnings with it; when it supplements, the minimum-assets rule is waived.

Can I take cash out?

The depletion path has a cash-out row in the leverage table, lower than the purchase and rate-and-term rows. The asset qualifier path publishes a refinance ceiling without a separate cash-out figure, so the lender’s rule governs. Either way the proceeds are not counted toward the usable total.
