How Much Equity a House Hacker Needs to Refinance an FHA Loan

How Much Equity a House Hacker Needs to Refinance an FHA Loan

The Quick Read: The equity you need depends on which FHA refinance you choose, because there is no single number. A Streamline, which refinances an existing FHA loan with no appraisal, does not test equity at all. A no-cash-out refinance with an appraisal can reach 97.75% of value, so very little equity is needed. A cash-out refinance tops out at 80% of value, which means roughly 20% equity must remain. Every figure here is subject to lender guidelines and full file review.

What Does “Equity” Mean on a House Hack?

Equity is what the home is worth minus what you owe on it. If you owe on a second lien as well, that debt counts against you too. Loan-to-value (LTV) is the same idea flipped around: your total loan divided by the home’s appraised value. A home with 20% equity has an 80% LTV. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The new rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a refinance quote; a refinance is priced by the lender at lock, and the current rate, the remaining term and the closing costs are figures you enter. The current payment is estimated from the balance, the current rate and the remaining term; the break-even divides the closing costs by the monthly saving and ignores the interest effect of a longer term. On the VA IRRRL the funding fee is added to the loan unless the veteran is exempt. Taxes and insurance are editable estimates. On a 2-4 unit house hack, the appraiser sets that value. The appraiser looks at comparable sales and at the rents the other units can earn. So the equity number you see on a listing site is a guess. The appraisal is the only version the lender uses.

Say you bought a fourplex at 96.5% financing, putting the minimum 3.5% down. You started with 3.5% equity on paper. Principal paydown, appreciation and improvements are what build it from there. Exact terms depend on the lender's guidelines, property type, leverage, and a full review of the borrower's file.

Which Equity Target Fits Your Goal?

Your goal sets the equity target. Across the wholesale programs Lendmire places FHA files with, the four common goals break down like this.

Your goal Leverage ceiling Key catch
Streamline (existing FHA loan) No appraisal in most cases Needs net tangible benefit
No-cash-out with appraisal 97.75% LTV 12 months of occupancy
Cash-out 80% LTV 12 months owned and lived in
Move to another loan type Set by that program Different insurance rules

The 97.75% figure applies to a principal residence you have occupied for the previous twelve months. The cash-out ceiling of 80% applies to a home you owned and occupied for 12 months before the FHA case number was assigned. A case number is the file ID that starts the clock on an FHA loan.

Why Is Cash-Out Capped at 80%?

HUD cut the maximum LTV on cash-out refinances from 85% to 80% for case numbers assigned on or after September 1, 2019, according to Consumer Finance Monitor. A summary of the change from Orrick InfoBytes notes that cash-out volume on FHA loans rose about 250% over five years. HUD wanted a bigger cushion in case values fall.

So the old idea that FHA lets you borrow 85% or more on a cash-out is out of date. The cap is measured against "adjusted value," and any second lien counts toward the combined LTV.

The CFPB points to the same cushion idea. Its consumer guide on using home equity says lenders typically require you to keep at least 10-20% of your home's value as equity after a cash-out refinance, home equity loan or HELOC.

What Does a Streamline Need Instead of Equity?

A Streamline tests the benefit and your payment record, not your equity. HUD's Streamline page says the loan being refinanced must already be FHA-insured and current, and the refinance must produce a net tangible benefit. That means the new loan has to leave you measurably better off. Cash back above $500 is not allowed.

Many Streamlines skip the appraisal. That keeps costs down and means a soft market does not block you. The mortgage insurance premium continues on the new loan, so the Streamline will not drop your FHA insurance.

The exact benefit thresholds live in HUD Handbook 4000.1, and commercial sites quote different numbers. Ask the lender to show you the test on your file instead of trusting a rule of thumb.

How a 2-4 Unit Gets Appraised

The appraiser values the whole building, not just your unit. Comparable sales of similar multi-unit properties drive the number, and market rents support it. The valuation uses the property as it stands, with any repairs the appraiser flags.

Two things matter for house hackers:

  • Owned under 12 months. The value used can be the lesser of the appraised value and your documented cost basis plus improvements. A fast jump in appraised value will not always count.
  • Unit count. A duplex is treated more simply than a 3-4 unit building. Commercial summaries describe a self-sufficiency test for 3-4 units on purchases, where 75% of market rent from all units is compared with the full housing payment. Whether it applies to your refinance is a Handbook question, so have the lender confirm it.

Your rent also matters for qualifying. Lenders commonly count only part of the rent from the units you do not live in, with a lease or rent analysis as support. Rent only helps if it is documented.

How Long Does It Take to Reach Your Target?

Three things build equity, and each works on a different clock.

1. Principal paydown. Slow in the early years, because most of each payment goes to interest.

2. Appreciation. Real, but you cannot schedule it.

3. Forced appreciation. Raising rents or improving the building can raise value, if the appraiser agrees.

Picture a buyer who bought a duplex with 3.5% down. To reach the 80% LTV needed for cash-out, that buyer needs about 16.5 more points of equity. Paydown alone will not get there soon. Appreciation or improvements usually do the heavy lifting.

The no-cash-out path asks much less. At 97.75% LTV, about 2.25% equity is enough. For a house hacker who only wants a different loan structure, that threshold can arrive within the first year or two of ownership, since the occupancy clock is often the real gate.

Equity Is Not the Only Gate

Equity is one test among several. Lenders also check:

  • Occupancy. Cash-out needs 12 months of ownership and principal-residence occupancy. Renting out the whole building does not satisfy it. Both ownership and occupancy count.
  • Payment history. A clean record is expected. Cash-out is stricter than rate-and-term, and lender overlays can add to it.
  • Credit score. Maximum financing starts at a 580 decision score on the programs Lendmire works with. Some lenders set a higher floor.
  • Debt-to-income ratios. The base pair is 31/43 (housing over total). Documented compensating factors can stretch it to 40/50 at the top tier. The automated finding governs most files.
  • County loan limits. FHA limits are set by county and change every year, so county loan limits apply to your 2-4 unit.

Where the General Rule Breaks

  • You moved out. A cash-out needs you to have lived there. A Streamline may be allowed on a non-owner-occupied FHA loan, per some wholesale lenders, but ask before you count on it.
  • Inherited property. HUD's archived refinance guide says an inherited home can qualify for cash-out if you have lived there since the inheritance. It is an old page. Confirm against the current Handbook.
  • Lower credit. Handbook tiers tie leverage to score. The network Lendmire uses starts at 580.
  • Credit events. HUD's waiting periods are two years from a chapter 7 discharge and three years from a foreclosure. Those are HUD's rules, not a promise from any lender.

Is the Refinance Worth It?

Equity decides whether you can refinance. Break-even decides whether you should. Compare what the new loan costs to close against what it saves each month. Divide one by the other and you get the months it takes to recover your costs.

Remember what cash-out does. The CFPB's research blog notes that a cash-out replaces your whole first mortgage, while a home equity loan or HELOC leaves it alone. So the new terms and mortgage insurance apply to the full new balance.

FHA mortgage insurance has two parts. The upfront premium is 1.75% of the base loan and is usually financed. The annual premium runs between 0.15% and 0.75% of the balance, depending on term, loan amount and LTV. On a thirty-year loan above 90% LTV, the annual premium lasts the full term. At or below 90%, it ends after eleven years. That LTV line matters most to a house hacker thinking about the insurance.

What If You Fall Short?

You have options, and none are dramatic.

  • Wait. Another year of paydown and appreciation moves the number.
  • Pay down principal. Extra payments build equity directly.
  • Improve and reappraise. Worth it only if the improvement raises value more than it costs.
  • Switch goals. If cash-out is out of reach, a Streamline or no-cash-out refinance may fit better.
  • Keep the loan. Sometimes the best refinance is none.

Be careful about spending the cash on other debts. The CFPB's cash-out report notes that paying non-mortgage debts with mortgage debt can raise foreclosure risk. It also found that more than half of cash-out borrowers cited paying off other debts each year from 2014 to 2019.

Key Terms Defined

Equity: the home's appraised value minus everything you owe against it.

LTV (loan-to-value): your total loan balance divided by the appraised value.

Rate-and-term refinance: a new loan that replaces the old one without paying you cash out.

Net tangible benefit: the test that a Streamline must leave you measurably better off.

Case number: the FHA file ID whose assignment date starts the occupancy and ownership clocks.

Frequently Asked Questions

Can I refinance an FHA loan before owning it for 12 months?

It depends on the type. Cash-out requires 12 months of ownership and occupancy. A rate-and-term at 97.75% needs 12 months of principal-residence occupancy, and a shorter history lowers the leverage cap. A Streamline has its own tests. Ask the lender which clock applies to you.

Does the rent from my other units count as equity?

No. Rent affects qualifying income and may influence appraised value, but it is not equity. Equity comes only from the gap between value and debt. For income, lenders usually count part of the rent, with a lease or rent analysis behind it.

Can I refinance if I moved out of my house hack?

A cash-out generally requires you to have lived there. A Streamline may be allowed on a non-owner-occupied FHA loan, according to some wholesale lenders. Confirm before planning around it.

Does a Streamline remove FHA mortgage insurance?

No. The premium continues on the new loan. Dropping FHA insurance means moving to a different loan type.

What if the appraisal comes in low?

Your equity shrinks on paper. A cash-out may drop below what you need, while a Streamline without an appraisal is unaffected. You can wait, pay down principal or switch to a refinance that needs less equity.
