The Quick Read: On a standard conventional loan, boarder rent usually does not count as income. Fannie Mae’s guide treats it as not stable, with one narrow exception for a borrower with disabilities who has a live-in personal assistant. The practical route is an income-limited affordable program, where rent can count up to 30% of qualifying income if the boarder has lived with you and paid you on a documented schedule.
Key Takeaways
- Plain conventional file: boarder rent generally does not count.
- HomeReady and Home Possible are the main programs where it can.
- The credit is capped at 30% of the total gross income used to qualify.
- The paper trail decides it: shared address, payment history, averaged over 12 months.
- These programs carry an income limit of 80% of area median income, so extra rent can cut both ways.
What Counts as Boarder Income?
Boarder income is rent paid by a person who lives in your home. That is the whole definition. A roommate who pays you each month is a boarder. A tenant in a separate unit is not.
Conventional payment estimate
The starting figures are an example price at the first-time buyer’s minimum down payment. Replace them with yours.
Editable benchmark: 7.32% as of October 22, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a conventional loan quote.
Estimate seeded at the low end of Fannie Mae’s published range (0.58%–1.86% a year); the insurer prices the actual premium on the score and the leverage. Applies only above 80% loan-to-value.
Illustrative starting assumptions: a $350,000 price, the first-time buyer’s minimum down payment, a thirty-year term at the current Freddie Mac benchmark, mortgage insurance at the low end of Fannie Mae’s published range, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a conventional loan quote; your rate is set by the lender at lock. The mortgage insurance figure is an editable estimate seeded from Fannie Mae’s published typical range, not a premium quote; the insurer prices the actual premium, and the cancellation month assumes scheduled payments with no extra principal and no change in value. Taxes, insurance and dues are editable estimates; closing costs are not included. Conforming loan limits apply by county. Licensed in sixteen states for consumer mortgages.
Seasonal and short-term rentals are not boarder income either. Nobody is living there as a household member.
| Rent type | Who pays | Counts as income? |
|---|---|---|
| Boarder rent | Person living in your home | Only in narrow cases (below) |
| Accessory dwelling unit (ADU) rent | Tenant in a separate unit | Separate rule, with caps and haircuts |
| Rent from other units in a 2-4 unit home | Tenants in the other units | Separate rule, with landlord-history limits |
| Short-term or seasonal rent | Guests | Not boarder income |
Mixing these up is a common error on a first conversation with a loan officer. Each has its own documentation and its own cap.
Why Does Standard Underwriting Leave It Out?
The reason is durability. A boarder can move out next month, with no lease term and no obligation to the mortgage. Underwriters count income they expect to continue, and room rent from a person with no tie to the loan does not meet that bar.
Fannie Mae’s Selling Guide, section B3-3.4-04 says income from boarders in a principal residence or second home is not acceptable stable income. It was reissued in a restructure of the income chapter, so older lender documents may cite the previous section numbering. The one exception on a standard file: a borrower with disabilities who receives rent from a live-in personal assistant. That rent can count for up to 30% of total gross qualifying income.
On a plain conventional file, then, don’t build your purchase budget around a roommate’s rent. Across the wholesale programs Lendmire places files with, the answer on a standard loan is the same: it stays off the income line.
Where the Rent Can Count: HomeReady and Home Possible
The main route is an affordable-program file. Fannie Mae’s HomeReady rules allow boarder rent on a one-unit property, capped at 30% of the total gross income used to qualify. Freddie Mac’s Home Possible fact sheet gives a similar 30% allowance, with the payer having lived with the borrower at least one year and continuing to.
Both programs are owner-occupied only and carry an income limit of 80% of area median income. Unit-count wording differs between agency documents, so treat this as a one-unit-home rule and confirm anything else with the lender. The guides change, and lender overlays can be stricter than the agency text.
Program details like these are subject to lender guidelines and full file review. Nothing here is a commitment to lend.
How the Underwriter Builds the Number, Step by Step
1. Confirm the loan type. If the file is a plain conventional loan, the rent likely stays out. The household needs HomeReady or Home Possible for it to count.
2. Check who the boarder is. The boarder cannot be on the note and cannot hold any ownership interest. Under Home Possible, the boarder also cannot be your spouse or domestic partner.
3. Verify shared residency. The file needs proof of the same address: a driver’s license, a bill, or a bank statement.
4. Verify the payment history. The Fannie Mae job aid on HomeReady boarder income confirms the rule and gives the averaging method. The agency wants the last 12 months of payments, or at least 9 of the most recent 12, shown through bank statements, canceled checks or electronic transfers. Payments should be full, regular and timely.
5. Average over 12 months. Total the documented rent and divide by 12, even if only 9 months are documented. The credited monthly figure ends up lower than the actual rent.
6. Apply the 30% ceiling. Boarder rent cannot exceed 30% of the income used to qualify. Anything above that is ignored.
7. Key it into the automated system. The underwriter enters it as other income in the automated underwriting system, which recalculates the debt-to-income ratio. The system’s findings set the documentation conditions.
8. Appraisal. Plain boarder income needs no rent schedule from the appraiser. That is different from ADU rent, which the appraiser reports separately.
A Worked Example
Say a household earns a given salary and has a boarder who paid for exactly 9 of the last 12 months. The underwriter adds up nine payments and divides by 12, so the credited rent is three-quarters of the monthly amount. Now say that figure would be more than 30% of total qualifying income. The excess drops off. The ratio improves, but only up to the ceiling.
| Scenario | What the underwriter credits |
|---|---|
| Full 12 months documented | Total rent ÷ 12 |
| 9 of 12 months documented | Total rent ÷ 12 (lower than actual rent) |
| Credited amount exceeds the ceiling | Capped at 30% of qualifying income |
| Missing or cash-only records | Generally not usable as income |
Where the Rule Breaks: Edge Cases
Disability and live-in aide. The Fannie Mae exception works on a standard file, capped at 30% of total gross income.
ADU rent is a different rule. Fannie Mae announcement SEL-2025-08 added ADU rental income eligibility, limited to 30% of qualifying income. The job aid reduces ADU rent by 25% for vacancy and loss. If the borrower has no landlord history, ADU rent is capped at the housing payment. None of that applies to a roommate.
2- to 4-unit homes. Rent from the other units follows a rental-income rule, not the boarder rule. Landlord history matters. On owner-occupied purchases, the leverage ceiling for a two- to four-unit principal residence is 95%, and the lender will review how the rental income is documented.
Missing documents. Without the paper trail, the rent cannot be used as qualifying income. Some lenders may treat it only as a compensating factor, which is a lender interpretation and not agency text.
Purchase versus refinance. The history requirement is the same. The 12-month look-back runs from the application.
FHA. FHA has its own boarder rules and is outside this article.
Why Boarder Files Get Downgraded
These are the failure modes that show up on files.
- Cash payments. No bank record means no proof of receipt. Use transfers.
- Rent paid to a third party. The payments must go to the borrower.
- Short history. Fewer than 9 documented months and the rent drops out.
- Boarder on the loan or title. That disqualifies the boarder status.
- Boarder moving out before closing. Lenders are not required to verify continuance unless something suggests the income may not continue. A known move-out is that something.
- A lease and nothing else. Agency text emphasizes payment receipts and shared residency, not a signed lease.
- Spouse or partner listed as boarder. Home Possible excludes them.
The Side Effect Most Buyers Miss
Counting boarder rent raises qualifying income. HomeReady and Home Possible both carry an income limit of 80% of area median income. A household near that line should ask whether the added rent affects eligibility for the program itself. It is a program decision with consequences, not a free add-on.
Mortgage insurance, down payment options and pricing also differ between the affordable programs and a standard file. On purchases, the envelope Lendmire works in runs to 97% leverage for a first-time buyer on a one-unit principal residence and 95% otherwise, with mortgage insurance above 80% that cancels on request at 80% and ends automatically at 78%. Those are program-level figures subject to lender guidelines and full file review.
Timing for Buyers Who Plan to Rent a Room
If you plan to take a boarder after you buy, the rent will not count at application because there is no history yet. If you want it to count later, start the paper trail now. Use a bank transfer every month, keep the shared address on the boarder’s ID and bills, and keep the payments regular.
Households that plan to rent a room before buying should start documenting 9 to 12 months before applying. That clock is the part buyers most often run out on.
Automated Versus Manual Underwriting
Most files run through the automated system, and the finding governs. The wholesale conventional programs commonly use a 620 decision score floor and a 50% total ratio ceiling on automated files. Manually underwritten loans use tighter ratios, 36% or 45% depending on score and reserve factors. Boarder income that the system doesn’t recognize, or that lacks documents, rarely helps a manual file.
Key Terms Defined
Boarder: A person who lives in your home and pays you rent.
Qualifying income: The gross monthly income a lender counts toward your debt-to-income ratio.
Debt-to-income ratio: Your monthly debts divided by your gross monthly income.
Shared residency: Proof the boarder and borrower live at the same address.
Area median income (AMI): The local income benchmark that sets the limit for affordable programs.
Automated underwriting system: The agency software that returns a finding and sets documentation conditions.
What to Hand Your Loan Officer
- Bank statements showing each rent payment, 12 months if possible.
- Proof of the boarder’s address matching yours.
- A written statement of who the boarder is and that they are not on the loan or title.
- Confirmation the boarder intends to stay.
- Your program choice, since the rent only counts on HomeReady or Home Possible.

Frequently Asked Questions
Can I use my roommate’s rent to buy a house?
Usually not on a standard conventional loan. It can count on HomeReady or Home Possible, capped at 30% of qualifying income, with shared residency and a payment history behind it.
Does a lease alone work?
No. Underwriters look for payment receipts and proof of the same address. A lease can support the story, but the bank records carry the file.
Does cash rent count?
Generally not. Without a bank record showing regular, timely payments, the rent cannot be documented as received.
Can my boarder co-sign instead?
A co-borrower is a different structure. Once a person is on the note or holds ownership, they are no longer a boarder, and their income and debts are underwritten as a borrower’s.
Does future rent from a boarder count?
No. The history has to exist before you apply. Projected roommate rent does not count.
