DSCR HELOC in Burbank, California: Rental Property Equity Line

In Burbank, a DSCR HELOC answers the landlord’s question: how much of a rental’s equity can be put to work without touching the first mortgage and without a tax return? The program sizes a revolving line from the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.

Credit
720

Credit score for a second-lien line

A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.

Burbank DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Burbank, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

Unlike a closed-end loan, the line stays open through the draw period: fund a Burbank rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.

02.

The rent qualifies the line, not your tax returns

Because the payment used in the test is a fully amortizing payment on the entire credit limit at a stressed rate, a Burbank rental with thin cash flow qualifies for a smaller line than its equity would allow. Equity sets the ceiling; rent sets what the ceiling can actually fund.

03.

Your credit tier sets the ceiling and the cap

Leverage steps with the tier and with the lien position. The same Burbank rental supports one line behind a first mortgage and a larger one when it is paid off, because the first-lien tiers read the property alone; the ladder on this page shows both columns.

04.

Valuation, the lease, the LLC, and closing

Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Burbank rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.

The Core Calculation
Value × the ceiling for the credit tier and lien position − the balance already secured = the line, capped at the program maximum, and the rent must cover its qualifying payment

Two things set the line: how much room is under the ceiling for your tier and position, and how large a line the rent will carry. The calculator sizes the first from the value, the balance, and the tier; the lender settles the second from the lease and the qualifying payment.

Burbank Market Context

Burbank’s rental equity in figures — and how a line fits it.

Every Burbank file is its own equity story, but the market frames it: the median value, the share of households that own, and the age of the housing stock. These Census figures are context for a line, never the terms of one.

Citywide figures provide general market context, not an appraisal or an income calculation. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Burbank Submarkets

Distinct Burbank rental neighborhoods, distinct equity pictures.

Neighborhood by neighborhood, Burbank’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.

01.

Two-to-four-unit buildings

A Burbank fourplex brings several leases to the coverage test, so the equity, the tier, and the cap are often the binding limits instead. The leases for the occupied units document the rent, and the valuation uses the multi-unit form on the larger lines. Roughly 18,598 Burbank households own their homes on the latest Census estimate — 43% of all households, the pool a rental equity line is written for.

02.

Newer infill and recent purchases

Recent purchases in Burbank’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. About 57% of Burbank’s households rent — roughly 24,397 renter households on the latest Census estimate.

03.

Condominium rentals

Condominiums are a large share of Burbank’s rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. Burbank is home to about 105K people and sits within the Los Angeles-Long Beach-Anaheim, CA area.

04.

Entity-held portfolios

A Burbank investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Burbank’s median home value, the second-lien ceiling puts total liens near $762,370 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

05.

High-value rentals

Burbank’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. The median owner-occupied home value in Burbank runs near $1,089,100 on the latest Census estimate.

06.

Established close-in rentals

In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Burbank owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Burbank sits near $97,082 on the latest Census estimate.

These sketches describe typical Burbank rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.

How Burbank Landlords Use a DSCR HELOC

Four ways Burbank landlords put a rental equity line to work.

Why a line rather than a refinance? Because most Burbank investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.

Consolidation

Consolidate business debt at the property level

Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Burbank owner decides the first.

Next deal

Fund the next purchase without refinancing

A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Burbank rental behind the line keeps its mortgage and its rate throughout.

Reserve

A standing reserve for the portfolio

Some Burbank investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.

Rehab

Rehab and repairs staged over months

Rehab is a classic use of a line: the budget is uncertain until the walls are open, and a revolving line absorbs the uncertainty better than a fixed lump sum. Interest accrues only on what is drawn during the draw period.

Rental Available-Equity Calculator

Estimate your Burbank rental’s available credit line before requesting a quote.

Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Burbank. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Four routes to the equity in a Burbank rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.

Investment property HELOC (qualified on your income)

For the Burbank landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

For the Burbank owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

For the Burbank self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Burbank scenario review.

The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.

First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.
Association informationFor a condominium or a planned community: the dues, the contact, and any special assessment, which the valuation and the warrantability review read.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Burbank File Considerations

Local details that can change the line.

Every file has a detail that decides it. For Burbank rental lines these are the usual ones; confirm each against the snapshot and with a licensed loan officer before planning.

Before You Move Forward

Use these checks to keep the Burbank file clean and fundable.

The ceiling and the cap are the start, not the answer. On a Burbank rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.

  • Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
  • Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
  • Confirm the exposure: Whether a planned portfolio of lines fits inside the exposure limit.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Burbank rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Burbank investor who closed this spring plans the line for after the window.

iii.

How many financed properties the program allows

The count is per borrower across the program: a set number of loans and a dollar ceiling, both fixed by the program sheet and confirmed at the scenario review. A Burbank landlord whose other rentals are financed elsewhere starts the count here at zero; one with several lines on the program reads the list first.

iv.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Burbank file near the ceiling can lose the top of the line to the first of them.

v.

The rent must cover the qualifying payment

The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Burbank rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.

A Clear Process

From a Burbank rental prequalification to a funded line.

Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Burbank owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

The lender pulls the credit report, confirms the tier, and reads the lease and the entity papers. The prequalification states the line the file supports, the valuation path it will take, and the documents still owed; it is not a commitment, and nothing is drawn yet.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

The last step is the simplest: signatures, recording, the closing draw. A Burbank landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

What Lendmire brings to a Burbank rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.

i.

Four routes, the right one quoted

The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on a Burbank file before recommending the line that solves it.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Burbank line are quoted in writing, never on a web page.

Questions Burbank Landlords Ask

Burbank DSCR HELOC FAQs

Short answers to the questions a DSCR HELOC raises in Burbank: what it is, who it fits, what qualifies, and what it costs the owner in paperwork.

What is a DSCR HELOC?

Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.

Can the rental stay in my LLC?

Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.

How is the rent test calculated?

It is a coverage ratio like a DSCR loan’s, measured on the line: gross rent over the qualifying payment on the whole line at a stressed rate. A Burbank rental with modest rent and deep equity qualifies for a smaller line than its equity would support, because the rent, not the equity, is the binding gate.

Is an appraisal required?

Yes, in one of two forms: an automated valuation with a property inspection report on lines to the threshold, a full interior appraisal above it. The lender never waives the valuation, and the line is sized on the value it produces, not on the owner’s estimate.

How do the draw period and repayment work?

Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a Burbank owner plans the line around the shift in payment when the draw period ends.

Can the line be a first lien on a paid-off rental?

It can. A paid-off Burbank rental takes a first-lien line, which starts at a lower credit tier than a second lien, reaches a higher loan-to-value, and runs to a larger cap; the snapshot’s ladder shows the first-lien rows beside the second-lien rows.

Is there a minimum line or a minimum draw?

Three minimums: the smallest line the program writes, the share of the line drawn at closing with its dollar floor, and the smallest later draw. A Burbank landlord who wants a line mostly for a future need still takes the closing draw.

What property types qualify?

One-to-four-unit residential rentals on the program’s eligible list, with condominiums at the condominium ceiling. Rural designation, commercial or agricultural use, condotels, leaseholds, and the modular and log-home classes are excluded; the property list is read before the value.

What does the closing look like on an LLC-held rental?

The LLC is the borrower of record and the members are the guarantors; the title holders who are not borrowers acknowledge the line. Nothing about the Burbank deed changes. The closing draw funds the line, and the balance is available through the draw period.

Do I need reserves or cash to close?

Neither is required. Unlike many rental loans, the DSCR HELOC does not ask a Burbank landlord to show months of payments in the bank; the rent covers the line, the equity secures it, and the closing draw funds at closing.

Get Started

Your Burbank, CA rental can qualify itself.

Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
