DSCR HELOC in Los Angeles, California: Rental Property Equity Line

A DSCR HELOC in Los Angeles, CA is a home equity line on a rental that qualifies on the property’s rent, not on the owner’s tax returns: a line behind the first mortgage you keep, a closing draw with the rest available as you need it, interest-only through the draw period, and the title left in your own name or your LLC.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.

Credit
720

Credit score for a second-lien line

The program floor on a line behind a first mortgage is a 720 profile; a first-lien line on a rental with no mortgage starts at 700. Higher tiers earn higher ceilings; the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

$50,000 to $500,000 is the second-lien line range; an automated valuation with a property inspection serves lines to $400,000, and a full interior appraisal applies above it. A paid-off rental on a first-lien line runs to $1,000,000.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.

Los Angeles DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

What makes a DSCR HELOC different from a refinance is that nothing about the first mortgage changes; what makes it different from an ordinary rental HELOC is that the owner’s income never enters the file. In Los Angeles, the line is written behind the first mortgage, sized by equity and tier, qualified by the rent, and vested in the owner’s name or LLC.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in California.

01.

A line on the rental, behind the mortgage you keep

Unlike a closed-end loan, the line stays open through the draw period: fund a Los Angeles rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.

02.

The rent qualifies the line, not your tax returns

The lender does not calculate your debt-to-income ratio. It reads the rental’s gross rent, the lesser of the lease and the appraiser’s market-rent schedule, and divides it by the qualifying payment on the whole line at a stressed rate; the quotient must reach the program’s coverage minimum. A lease in place is required.

03.

Your credit tier sets the ceiling and the cap

Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Los Angeles owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.

04.

Valuation, the lease, the LLC, and closing

Title can stay in the LLC that holds the Los Angeles rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.

The Core Calculation
Rental value × combined LTV ceiling − existing liens on the property = available line (capped at the program maximum for the lien position)

Every input is yours to change in the calculator below: the Los Angeles rental’s value, the balance already secured by it, the credit tier, and the lien position. The ceiling and the cap come from the program tables for that tier and position, and the result is the room under the ceiling, capped at the program maximum.

Los Angeles Market Context

Los Angeles’ rental equity in figures — and how a line fits it.

Before the calculator, the market: what a typical Los Angeles property is worth and how much of the city owns. A rental bought years ago in a market like this one usually carries the equity a line is written against; a recent purchase at the median may not.

These are context figures, not underwriting inputs. Market figures explain the typical file, not yours. A Los Angeles rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

Los Angeles Submarkets

Distinct Los Angeles rental neighborhoods, distinct equity pictures.

Across Los Angeles, the rental stock ranges from condominiums to small multi-unit buildings, and the equity picture ranges with it. The submarkets below show where the ceiling, the cap, and the rent test tend to bind.

01.

Condominium rentals

Condominiums are a large share of Los Angeles’ rental stock, and a line on one is routine: a warrantable project takes the condominium ceiling, a non-warrantable one the reduced ceiling, and the association’s dues and any assessment travel with the file. The rent test reads the unit’s lease like any other. The median owner-occupied home value in Los Angeles runs near $921,200 on the latest Census estimate.

02.

High-value rentals

At the top of Los Angeles’ rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. Roughly 518,423 Los Angeles households own their homes on the latest Census estimate — 36% of all households, the pool a rental equity line is written for.

03.

Newer infill and recent purchases

Recent purchases in Los Angeles’ infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. Los Angeles is home to about 3.86M people and sits within the Los Angeles-Long Beach-Anaheim, CA area.

04.

Two-to-four-unit buildings

A Los Angeles fourplex brings several leases to the coverage test, so the equity, the tier, and the cap are often the binding limits instead. The leases for the occupied units document the rent, and the valuation uses the multi-unit form on the larger lines. About 64% of Los Angeles’ households rent — roughly 920,674 renter households on the latest Census estimate.

05.

Established close-in rentals

In the established districts the line is rarely limited by equity; it is limited by the cap and by the rent. A Los Angeles owner with a paid-off rental here is a first-lien file, and the ladder’s first-lien rows apply: the higher ceiling at the top tier, the standard one below it, the reduced one on the largest lines. Median household income in Los Angeles sits near $81,939 on the latest Census estimate.

06.

Entity-held portfolios

The entity file is the program’s reason for being in a market like Los Angeles, where portfolios are held inside LLCs. Each line is a property file; the exposure limit and the guarantors’ credit are the portfolio-level checks. On a one-unit rental at Los Angeles’ median home value, the second-lien ceiling puts total liens near $644,840 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

These sketches describe typical Los Angeles rentals, not yours. The program tables do not vary by neighborhood; the value, the balance, the lease, and the credit tier on a specific property decide the line, and the valuation settles the value.

How Los Angeles Landlords Use a DSCR HELOC

Four ways Los Angeles landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Los Angeles landlords bring most often; the line is sized by equity and rent, not by the use.

Next deal

Fund the next purchase without refinancing

Investors who keep a low first-mortgage rate have no interest in replacing it; a DSCR HELOC lets a Los Angeles owner draw the next down payment from equity instead. The line is qualified on the rent of the property that secures it, not on the new purchase.

Bridge

Bridge a sale, a tax bill, or a buyout

Timing problems are capital problems. A DSCR HELOC on a seasoned Los Angeles rental turns a timing problem into a draw and a repayment, without a refinance and without the owner’s personal income in the file.

Value-add

Finish a value-add before the permanent loan

The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing Los Angeles rental supplies that capital from equity already earned, qualified on that rental’s rent.

Consolidation

Consolidate business debt at the property level

Consolidation on a rental line keeps the debt where the asset is: secured by the property that produced the need, repaid over the repayment period, with the owner’s personal income never part of the file.

Rental Available-Equity Calculator

Estimate your Los Angeles rental’s available credit line before requesting a quote.

The calculator below sizes a DSCR HELOC on a Los Angeles rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Los Angeles and what it costs the owner in paperwork and in the first mortgage.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

Qualified on the rental’s rent, vested personally or in an LLC, and written behind the first mortgage you keep or first on a paid-off rental. The owner’s tax returns and debt-to-income ratio stay out of the file. The trade: a lower ceiling and a higher credit floor than the income-qualified line, and a rent that must cover the qualifying payment.

Investment property HELOC (qualified on your income)

Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

A bank statement HELOC qualifies the owner on twelve months of deposits and a debt-to-income ratio instead of tax returns, and vests in the owner’s name. It suits the self-employed landlord whose deposits are strong and whose rental’s rent is thin, or whose rental is a second home rather than an investment property. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Los Angeles scenario review.

The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.

Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.
Entity documentsWhen the rental is held in an LLC: the articles, the operating agreement, the certificate of good standing, and the member list; the members sign as guarantors on the line.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Los Angeles File Considerations

Local details that can change the line.

The program is simple on paper and particular in practice. These are the particulars that move Los Angeles files: what the lender reads, what it waits on, and what it declines.

Before You Move Forward

Use these checks to keep the Los Angeles file clean and fundable.

Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. A Los Angeles file clears the second group before the first matters.

  • Confirm the vesting: Whether the deed reads in an individual’s name, an LLC, or a trust, and which kind of trust.
  • Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
  • Confirm the exposure: How many loans and how many dollars the borrower already carries on the program.
i.

Title in your name or your LLC

Vesting in a limited liability company is allowed on the program, which is the reason many Los Angeles landlords with entity-held rentals choose it. The entity’s papers go in the file and the members sign as guarantors on the line.

ii.

The seasoning clock on purchases and refinances

Seasoning is one reason a strong Los Angeles file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.

iii.

How many financed properties the program allows

The program limits the loans and the dollars one borrower can carry with it. A Los Angeles investor with a large portfolio already financed through the same program reaches that limit before the equity on the next rental runs out.

iv.

The rent must cover the qualifying payment

Vacancy is read strictly: a single-family rental needs a lease in place, and a two-to-four-unit property may carry one vacant unit. A Los Angeles rental between tenants waits for the new lease before the line closes, and the new rent is read against the market schedule.

v.

The credit tier decides the ceiling and the cap

Leverage steps with the tier. A Los Angeles owner just under a floor sees the next cell down on a first-lien line and may see no cell at all on a second lien; the owner just above it sees the full ceiling. Every tier on the ladder is at or above the score where the tradeline-depth rules are waived.

A Clear Process

From a Los Angeles rental prequalification to a funded line.

The steps below are the program’s, in order. A Los Angeles landlord who gathers the lease, the mortgage statement, and the entity papers before the scenario review has the first two steps in hand at the start; the valuation and the title work set the pace of the rest.

i.

Scenario review

Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. A Los Angeles owner leaves the review knowing the line the tables support and the gates the file must clear.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Los Angeles prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

The last step is the simplest: signatures, recording, the closing draw. A Los Angeles landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Los Angeles owner would do better on another route entirely.

i.

Four routes, the right one quoted

A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the Los Angeles owner sees it.

ii.

The entity stays on title

Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.

iii.

Licensed, in writing, the lender never named

Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a Los Angeles line are quoted in writing, never on a web page.

Brenda, Samantha and the Lendmire team were absolutely fantastic to work with. We had to jump through some major hurdles to get this home done, which most lenders would have gave up, they kept pushing to get this home done for us. I would absolutely recommend Brenda and team to anybody. Thank you so much for your commitment, communication, perseverance through the whole process. Jason & Brooke
Questions Los Angeles Landlords Ask

Los Angeles DSCR HELOC FAQs

The questions Los Angeles landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.

Can the rental stay in my LLC?

Yes, for a rental. The program allows entity vesting on investment property only, so the LLC stays on the deed and the line records against it. What the lender wants is the entity’s paperwork and the guarantors’ credit, not a deed out of the entity.

How is the rent test calculated?

Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.

Is an appraisal required?

Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on a Los Angeles file.

How do the draw period and repayment work?

Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a Los Angeles owner plans the line around the shift in payment when the draw period ends.

Does a duplex or fourplex qualify?

Two-to-four-unit properties are eligible, with one unit permitted vacant. The rent test and the valuation work the same way as on a single-family rental; the leases, rather than one lease, document the rent.

Can the line be a first lien on a paid-off rental?

It can. A paid-off Los Angeles rental takes a first-lien line, which starts at a lower credit tier than a second lien, reaches a higher loan-to-value, and runs to a larger cap; the snapshot’s ladder shows the first-lien rows beside the second-lien rows.

What is the rate on a DSCR HELOC?

It is variable through the draw period and the repayment period, and it is quoted in writing by a licensed loan officer for a specific file; nothing on this page states or implies it. The pages carry program parameters, the ceilings, floors, caps, and periods, never a rate.

Can I open a line if the rental was recently listed for sale?

A recent listing blocks the line for a set number of months after the listing came down. A Los Angeles owner who tested the market and withdrew the listing waits out the window before the file is eligible; a listing that is older than the window is not a problem.

Do I need tax returns or W-2s?

None. The income file is replaced by the rent file: the lease, receipts where the lease runs above market, and the market-rent schedule. The credit report is still pulled, the valuation is still ordered, and the entity is still reviewed; the owner’s earnings simply are not.

Get Started

Start with the scenario, not the application.

Request a quote and a loan officer sizes the line on the Los Angeles rental’s figures, compares it with the income-qualified line and the cash-out refinance, and puts the terms in writing. The first mortgage stays where it is.
