DSCR HELOC in Celina, Texas: Rental Property Equity Line

For Celina landlords, a DSCR HELOC is the way to reach a rental’s equity without refinancing the mortgage already on it and without opening the personal income file: the lender reads the lease and the market rent, sizes the line by value, balance, and credit tier, and the line is written in the entity that holds the deed.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Behind a first mortgage the strongest tier reaches 70% of value across all liens combined; a first-lien line on a rental with no mortgage reaches 75% at the top tier and runs to $1,000,000 at the reduced ceiling on the largest lines.

Credit
720

Credit score for a second-lien line

A second-lien line starts at a 720 credit profile; a first-lien line on a paid-off rental opens at 700. The tiers above the floor open more leverage, and the largest first-lien lines carry a reduced ceiling of their own.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.

Program Notice

Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.

Celina DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

A DSCR HELOC on a Celina rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Texas.

01.

A line on the rental, behind the mortgage you keep

The line is a credit limit, not a check: a Celina landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.

02.

The rent qualifies the line, not your tax returns

The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.

03.

Your credit tier sets the ceiling and the cap

Leverage steps with the tier and with the lien position. The same Celina rental supports one line behind a first mortgage and a larger one when it is paid off, because the first-lien tiers read the property alone; the ladder on this page shows both columns.

04.

Valuation, the lease, the LLC, and closing

Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A Celina rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.

The Core Calculation
Rental value × combined LTV ceiling − existing liens on the property = available line (capped at the program maximum for the lien position)

Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.

Celina Market Context

Celina’s rental equity in figures — and how a line fits it.

Celina’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.

Read the figures as backdrop. Market figures explain the typical file, not yours. A Celina rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

Celina Submarkets

Distinct Celina rental neighborhoods, distinct equity pictures.

Neighborhood by neighborhood, Celina’s rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.

01.

Rural-edge and acreage properties

A rural designation removes a rental from the program wherever it sits, and so does a parcel over ten acres; a property near Celina’s edge is read on its designation first. On a one-unit rental at Celina’s median home value, the second-lien ceiling puts total liens near $356,720 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

02.

In-town rentals with long tenures

Long-held in-town rentals in Celina carry deep equity and modest rents, which makes the rent test the binding gate: the ceiling leaves room, and the lease decides how much of it the line can carry. About 7.3% of Celina’s households rent — roughly 754 renter households on the latest Census estimate.

03.

Newer subdivisions on the bypass

A rental bought new on Celina’s bypass is an unseasoned file in its first months and a thin-equity one for longer; the scenario review usually says when the line can be written, not whether it can be written at all. Celina is home to about 34K people.

04.

Multi-unit conversions

Conversions in Celina are strong rent files and sometimes weak valuation files; the inspection and the appraisal confirm the unit count the program will recognize, and the permit decides it. Roughly 9,570 Celina households own their homes on the latest Census estimate — 93% of all households, the pool a rental equity line is written for.

05.

Mid-range values and the balance

In the middle of Celina’s values the line is arithmetic: value times the ceiling, minus the balance, against the minimum line and the rent. The files that work are the ones bought years ago or paid down since. Median household income in Celina sits near $170,894 on the latest Census estimate.

06.

Mixed-use and commercial streets

Mixed-use property in Celina is the clearest exclusion on the program: commercial use removes it entirely. A purely residential building on a commercial street is read on its own use and its own zoning. The median owner-occupied home value in Celina runs near $509,600 on the latest Census estimate.

Treat the submarket notes as a map of where equity and rent tend to sit across Celina, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.

How Celina Landlords Use a DSCR HELOC

Four ways Celina landlords put a rental equity line to work.

Why a line rather than a refinance? Because most Celina investors need money in pieces and want to keep the mortgage they have. The four uses below are the ones the program sees most, and each one works with a closing draw and a line that stays open.

Value-add

Finish a value-add before the permanent loan

An investor who bought a Celina rental to improve and refinance can finish the work on a line secured by another rental’s equity, then refinance the improved property on its new value. The line is repaid from the refinance and stays open for the next project.

Consolidation

Consolidate business debt at the property level

Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Celina owner decides the first.

Reserve

A standing reserve for the portfolio

Interest accrues on the drawn balance, the closing draw included; the undrawn part of the line waits through the draw period, which is why a landlord holds it as a reserve instead of a cash balance. The Celina rental behind it keeps its mortgage; the line sits ready through the draw period.

Next deal

Fund the next purchase without refinancing

The down payment on the next Celina rental is the classic use: draw it from the line when the contract is signed, keep the first mortgage on the property that secures the line, and let the new property carry its own loan. A paid-off rental can fund more than one.

Rental Available-Equity Calculator

Use the calculator to see what the Celina rental’s equity supports before you request a quote. Every input is editable, the tables update from Lendmire’s guideline source on the live page, and nothing here states a rate or a payment: the line is sized here and priced in writing by a licensed loan officer.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Celina and what it costs the owner in paperwork and in the first mortgage.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.

Investment property HELOC (qualified on your income)

The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

For the Celina self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Celina scenario review.

Prepare the rental’s paperwork, not yours. The list below is what a Celina landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Listing and improvement historyWhether the rental has been listed for sale recently, and any solar agreement or lien, which the program reads before the valuation is ordered.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Celina File Considerations

Local details that can change the line.

A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change a Celina line most often.

Before You Move Forward

Use these checks to keep the Celina file clean and fundable.

The ceiling and the cap are the start, not the answer. On a Celina rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.

  • Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
  • Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
  • Confirm the valuation path: Whether the property could carry a declining-market or rural designation.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Celina rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The Celina file is eligible when both have run.

iii.

The valuation sets the value the ceiling applies to

A declining-market flag on the valuation trims the ceiling, and a rural designation on the appraisal takes the rental off a program that does not write rural property. The value, in short, is settled by the valuation, and the line follows it.

iv.

The credit tier decides the ceiling and the cap

Leverage steps with the tier. A Celina owner just under a floor sees the next cell down on a first-lien line and may see no cell at all on a second lien; the owner just above it sees the full ceiling. Every tier on the ladder is at or above the score where the tradeline-depth rules are waived.

v.

How many financed properties the program allows

The count is per borrower across the program: a set number of loans and a dollar ceiling, both fixed by the program sheet and confirmed at the scenario review. A Celina landlord whose other rentals are financed elsewhere starts the count here at zero; one with several lines on the program reads the list first.

A Clear Process

From a Celina rental prequalification to a funded line.

From the first call to the funded line the file follows one path. In Celina the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.

iii.

Verification and valuation

This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A Celina file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.

iv.

Closing and funding

The last step is the simplest: signatures, recording, the closing draw. A Celina landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

Three reasons Celina landlords bring a rental line to a broker rather than a bank: the program is placed through select wholesale lenders, the file is read against more than one route, and the entity on title is not a problem to be solved before the conversation starts.

i.

Four routes, the right one quoted

Every Celina rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.

ii.

The entity stays on title

An LLC-vested Celina rental does not have to be deeded to a personal name to borrow against it. The program writes the line in the entity’s name, the members sign as guarantors, and the deed never moves; the loan officer reads the entity papers at the scenario review so nothing surprises the title search.

iii.

Licensed, in writing, the lender never named

Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Celina line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Questions Celina Landlords Ask

Celina DSCR HELOC FAQs

Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.

What is a DSCR HELOC?

Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.

Can the rental stay in my LLC?

The LLC stays. The program was written for exactly this file: a rental held in an entity, a line behind its first mortgage, the rent qualifying the line, the members standing behind it as guarantors. A Celina owner does not deed the property to a personal name to borrow against it.

How is the rent test calculated?

Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.

Is an appraisal required?

A valuation is required on every line; a full appraisal is required on the larger ones. A Celina owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.

How do the draw period and repayment work?

The draw period runs interest-only on whatever balance is outstanding, and the line is open to new draws through it. When it ends the line closes to draws and the balance repays on a fully amortizing schedule over the repayment period; the years for each are in the snapshot. The rate is variable through both.

What is the rate on a DSCR HELOC?

The program is a variable-rate line. What the rate is for a Celina rental depends on the file and the day, and it is disclosed in writing, never estimated on a page. Plan the line on the draw rules and the repayment schedule shown here; price it with the loan officer.

Does a duplex or fourplex qualify?

Yes. Two-to-four-unit rentals are on the program, with one vacant unit allowed; the rent test reads the leased units’ gross rent, the lesser of the leases and the appraiser’s rent schedule, against the qualifying payment on the line.

I just bought the rental. Can I open a line now?

Wait for the seasoning window. The program does not close a line together with a purchase, and it does not write one inside the months after a purchase or a refinance. The scenario review reads the purchase and refinance dates first for that reason.

What does the closing look like on an LLC-held rental?

An entity closing adds signatures, not steps: the authorized member signs for the LLC, each member signs as a guarantor, and the title company records the line against the rental in the entity’s name. The first mortgage, whoever holds it, is not involved.

What credit history does the program expect?

The score sets the tier; the history sets whether the tier counts. Recent mortgage lates and a credit event inside the seasoning period are gates. Tradeline depth is not, because every tier the program offers meets the score at which the depth rules are waived.

Get Started

Size the line on the rent, not the tax returns.

In a short scenario review the rental’s equity, rent, and entity are read against the program: ceiling, cap, lien position, rent test. You leave with a line amount and a short list, not an application.
