Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Philadelphia: the combined loan-to-value ceiling on a Philadelphia rental is ten points below the ceiling shown; the rest of Pennsylvania follows the standard tables.
Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC on a Lake Harmony rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Pennsylvania.
A line on the rental, behind the mortgage you keep
Unlike a closed-end loan, the line stays open through the draw period: fund a Lake Harmony rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
Every row in the ladder is a cell: a credit floor, a leverage ceiling, and a maximum line, by lien position. A Lake Harmony owner just under a floor sees the next cell down, or no cell at all on a second lien; the first-lien tiers start lower and run higher because there is no mortgage ahead of the line.
Valuation, the lease, the LLC, and closing
Title can stay in the LLC that holds the Lake Harmony rental, which is the point for many landlords: no deed back to a personal name before closing, no deed back into the entity after. A title holder who is not a borrower signs an acknowledgment, and the borrowers on the line need not be the borrowers on the first mortgage.
The arithmetic is the same on every Lake Harmony file: the ceiling for the tier and the lien position, multiplied by the value, minus the balance already on the rental, capped at the maximum line. A rental with a small first mortgage leaves a wide gap; a recent purchase at high leverage may leave none.
Lake Harmony’s rental equity in figures — and how a line fits it.
A rental line is sized against a value, and Lake Harmony’s values are the context: the median says where the typical equity position sits, and the owner share says how deep the pool of long-held properties runs. Census figures below, program figures above.
Read the figures as backdrop. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Distinct Lake Harmony rental neighborhoods, distinct equity pictures.
Lake Harmony is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.
Vacation and short-term rentals
Short-term rental income is not the rent the coverage test reads. A Lake Harmony owner whose property books by the night does not have a lease to document, and the line is written on leased rentals; the scenario review is where that is settled. Lake Harmony is home to about 487 people.
Entity-held resort rentals
Entity vesting is allowed on Lake Harmony investment property, so the resort rental held in an LLC and leased to a year-round tenant is an ordinary program file with an ordinary closing. Roughly 289 Lake Harmony households own their homes on the latest Census estimate — 100% of all households, the pool a rental equity line is written for.
Waterfront and view rentals
View and waterfront rentals in Lake Harmony are high-value files: the maximum line binds before the ceiling, the larger lines take a full interior appraisal, and flood coverage is confirmed where the property sits in a flood zone. The Census counts near 1,265 housing units in Lake Harmony on the latest estimate.
Year-round primary residences
Owners who live in Lake Harmony year-round and want a line on their own home are pointed to the HELOC program for primary residences; this program reads a lease, and an owner-occupied home has none. On a one-unit rental at Lake Harmony’s median home value, the second-lien ceiling puts total liens near $404,880 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Long-term rentals in a resort market
A Lake Harmony rental with a twelve-month tenant qualifies on its lease like any other rental; the resort location changes the valuation comparables and the insurance questions, not the rent test or the tier ladder. The median owner-occupied home value in Lake Harmony runs near $578,400 on the latest Census estimate.
Rental condominiums and condotels
Resort condominiums split on the project: a warrantable or non-warrantable residential project is eligible at its ceiling with a long-term lease, and a condotel is not eligible at all. Lake Harmony’s condominium rentals are read on the project first.
Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Lake Harmony neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.
Four ways Lake Harmony landlords put a rental equity line to work.
A DSCR HELOC puts most of the line in hand at closing and keeps the rest available through the draw period, which suits the way Lake Harmony landlords actually spend: the next down payment, a rehab staged over months, a reserve for the roof that fails. Four common uses below, each one a reason to keep the first mortgage and open a line instead.
A standing reserve for the portfolio
Some Lake Harmony investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.
Finish a value-add before the permanent loan
The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing Lake Harmony rental supplies that capital from equity already earned, qualified on that rental’s rent.
Consolidate business debt at the property level
Whether consolidation is wise depends on the balances, the terms, and the discipline to leave the retired accounts retired; whether it is possible depends on equity, tier, and rent. The line decides the second question; a Lake Harmony owner decides the first.
Bridge a sale, a tax bill, or a buyout
A line bridges the gaps a portfolio produces: a partner’s buyout, a property-tax bill that lands before a sale closes, a deposit due before another rental refinances. A Lake Harmony owner draws, closes the gap, and repays when the money arrives.
Estimate your Lake Harmony rental’s available credit line before requesting a quote.
Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Lake Harmony. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.
Lake Harmony rental available-equity calculator
An equity sizer for a Lake Harmony rental: the room under the ceiling for your tier and position, capped at the program maximum. No rate, no payment.
Illustrative starting assumptions: a $580,000 rental value near Lake Harmony’s median owner-occupied home value and a $260,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
The same Lake Harmony rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the Lake Harmony investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
For the Lake Harmony landlord with clean tax returns, room in the debt ratio, and a rental titled in their own name. The income-qualified line is the higher-leverage route; the DSCR HELOC is the route when the returns, the ratio, or the LLC make that file impossible. For the income-qualified route, see Lendmire’s investment property HELOC.
The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A Lake Harmony landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a Lake Harmony scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
The tables set the ceiling; the details below move the actual line on a Lake Harmony rental up or down, or decide whether the file closes at all. Each card ends with the thing to confirm before you plan around a figure.
Use these checks to keep the Lake Harmony file clean and fundable.
The ceiling and the cap are the start, not the answer. On a Lake Harmony rental the valuation can land under the owner’s estimate, the lease can read under the market rent, the tier can land a step lower than an app suggested, and the seasoning clock can still be running. Each is a card below.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
- Confirm the valuation path: Whether the line size puts the file on the automated-valuation path or the full-appraisal path.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Lake Harmony rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Lake Harmony investor who closed this spring plans the line for after the window.
The valuation sets the value the ceiling applies to
Lines to the valuation threshold use an automated model plus a property inspection report; larger lines take a full interior appraisal. A model that misses the program’s confidence standard sends the file to a full interior appraisal, and a Lake Harmony value estimated from listings can land lower on either path.
A recent listing, a solar lien, a declining market
A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Lake Harmony file near the ceiling can lose the top of the line to the first of them.
The property list and the property type
Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.
From a Lake Harmony rental prequalification to a funded line.
From the first call to the funded line the file follows one path. In Lake Harmony the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.
Scenario review
A licensed loan officer reads the Lake Harmony rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Lake Harmony prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
The DSCR HELOC is a niche product, and the niche is where a broker earns the file: knowing which program writes an LLC-vested rental line, at what ceiling, with what rent test, and whether the Lake Harmony owner would do better on another route entirely.
Four routes, the right one quoted
Every Lake Harmony rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Lake Harmony line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Lake Harmony DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
A revolving line secured by an investment property and underwritten on its rent. Interest-only draws through the draw period, amortizing repayment after, the first mortgage untouched, the deed left in the owner’s name or LLC. It is the route for a Lake Harmony owner whose returns, ratio, or entity make an ordinary rental HELOC impossible.
Can the rental stay in my LLC?
Yes. Entity vesting is a feature of the program, not an exception to it. Bring the operating agreement, the articles, the good-standing certificate, and the member list; the line is recorded in the LLC’s name and the first mortgage, whoever holds it, stays where it is.
How is the rent test calculated?
Rent divided by the qualifying payment, and the answer must clear the program minimum. The rent is documented by the lease and the appraiser’s rent schedule; a lease above market counts with three months of receipts. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease.
Is an appraisal required?
A valuation is required on every line; a full appraisal is required on the larger ones. A Lake Harmony owner with a line under the threshold usually sees an automated model and an inspection rather than an appraiser’s full report, unless the model’s confidence falls short.
How do the draw period and repayment work?
Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a Lake Harmony owner plans the line around the shift in payment when the draw period ends.
What property types qualify?
One-to-four-unit residential rentals on the program’s eligible list, with condominiums at the condominium ceiling. Rural designation, commercial or agricultural use, condotels, leaseholds, and the modular and log-home classes are excluded; the property list is read before the value.
Is there a minimum line or a minimum draw?
Yes. The snapshot carries the minimum line and the closing-draw rule; the later-draw minimum is in the program as well. The line funds in meaningful pieces, a large one at closing and set-size ones after, rather than as an empty limit.
Do I need tax returns or W-2s?
No personal income documents of any kind. That is the difference between this line and the investment-property HELOC, which qualifies on the owner’s returns and ratio. On a Lake Harmony DSCR HELOC the property’s rent does the qualifying.
Can the line be a first lien on a paid-off rental?
A first-lien DSCR HELOC on a paid-off rental is on the program. The Lake Harmony owner who paid a rental off, or inherited one free of debt, opens a line against it without a mortgage ahead; the ladder’s first-lien rows show the ceiling and cap by tier.
How much can I borrow against a rental?
The line is the rental’s value times the combined loan-to-value ceiling for your credit tier and lien position, minus the balance already on the property, capped at the program maximum and limited by what the rent will carry. The snapshot shows the ceiling, the floor, and the caps; the calculator on this page runs the arithmetic on your figures.
See the line your Lake Harmony, PA rental supports before you apply.
The scenario review is free and short, and it settles the two questions that matter: how much line the Lake Harmony rental’s equity supports, and whether its rent will carry it. The written quote follows.
