Current DSCR HELOC guidelines, updated from one source.
Treat these as program parameters, not an offer: the maximum combined loan-to-value, the minimum credit score, the line sizes, and the draw and repayment periods on a rental line qualified by its rent, all drawn from one guideline source this page keeps current.
Of the rental’s value, first mortgage included
Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.
Credit score for a second-lien line
A 720 score opens the second-lien program; the first-lien tiers start at 700 and step up from there. At 700 and above the program’s tradeline-depth rules fall away entirely, on either lien position.
Automated valuation on lines to $400,000
Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.
Interest-only, then 25 years of repayment
Draw for 5 years on interest-only payments, then repay over 25 years on a fully amortizing schedule, a 30-year maturity. At least 80% of the line, and $50,000, funds at closing.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
A DSCR HELOC on an Anacortes rental is sized the way a line of credit is and qualified the way a DSCR loan is: by the equity that is actually there, the tier the credit profile lands in, and the rent the property earns. The cards below cover the line itself, the rent test, the tier ladder, and how the file closes.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Washington.
A line on the rental, behind the mortgage you keep
Unlike a closed-end loan, the line stays open through the draw period: fund an Anacortes rehab this year and a down payment next year, pay interest only on the drawn balance, and repay over the years after the draw period ends. The first mortgage, and its rate, never move.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. An Anacortes investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. An Anacortes rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
Anacortes’ rental equity in figures — and how a line fits it.
Anacortes’ rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.
Market context only. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.
Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.
Distinct Anacortes rental neighborhoods, distinct equity pictures.
Neighborhood by neighborhood, Anacortes’ rentals present different files: some with deep equity and modest rents, some with high rents and thin equity, some with valuation questions of their own. The cards below walk through them.
Two-to-four-unit buildings
Two-to-four-unit rentals in Anacortes are the program’s strongest files on the rent side. One vacant unit is allowed, the combined gross rent carries the qualifying payment, and the equity in a long-held building sets the rest. Roughly 5,667 Anacortes households own their homes on the latest Census estimate — 70% of all households, the pool a rental equity line is written for.
High-value rentals
At the top of Anacortes’ rental values the binding limit is the program’s maximum line, not the ceiling. The file takes a full appraisal above the valuation threshold, and the first-lien column offers the larger cap when there is no mortgage ahead. About 30% of Anacortes’ households rent — roughly 2,442 renter households on the latest Census estimate.
Established close-in rentals
Long-held Anacortes rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. The median owner-occupied home value in Anacortes runs near $696,700 on the latest Census estimate.
Condominium rentals
An Anacortes condominium rental carries a DSCR HELOC as readily as a house; the questions are the project’s. Warrantability decides which ceiling applies, the association’s finances are reviewed, and a condotel or an age-restricted project is outside the program. Anacortes is home to about 18K people and sits within the Mount Vernon-Anacortes, WA area.
Entity-held portfolios
An Anacortes investor with several entity-held rentals opens lines without restructuring; the program reads each property on its own value, balance, lease, and tier, and the borrower’s exposure across the program is counted as the lines add up. On a one-unit rental at Anacortes’ median home value, the second-lien ceiling puts total liens near $487,690 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Newer infill and recent purchases
Recent purchases in Anacortes’ infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. Median household income in Anacortes sits near $91,951 on the latest Census estimate.
Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Anacortes neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.
Four ways Anacortes landlords put a rental equity line to work.
The uses are the landlord’s, not the lender’s: the program does not restrict what an Anacortes owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.
Consolidate business debt at the property level
An Anacortes landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.
Rehab and repairs staged over months
Between tenants an Anacortes rental often needs more than a coat of paint. A line funds the turn without a refinance, and the rent that qualified the line resumes when the new lease starts.
Bridge a sale, a tax bill, or a buyout
A line bridges the gaps a portfolio produces: a partner’s buyout, a property-tax bill that lands before a sale closes, a deposit due before another rental refinances. An Anacortes owner draws, closes the gap, and repays when the money arrives.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Anacortes rental behind the line keeps its mortgage and its rate throughout.
Estimate your Anacortes rental’s available credit line before requesting a quote.
The calculator below sizes a DSCR HELOC on an Anacortes rental the way the program does: the value times the ceiling for your credit tier and lien position, minus the balance already on the property, capped at the maximum line. It shows the valuation path and the closing draw, and it names the rent test the lender applies without pretending to run it, because the qualifying payment is set in underwriting.
Anacortes rental available-equity calculator
Size the line first, then let the rent decide how much of it the property carries. Every field is yours to change.
Illustrative starting assumptions: a $695,000 rental value near Anacortes’ median owner-occupied home value and a $315,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Before choosing, compare: the DSCR HELOC against the ordinary investment-property HELOC, against a DSCR cash-out refinance, and against a bank statement HELOC. Each card below says who it fits in Anacortes and what it costs the owner in paperwork and in the first mortgage.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
The route when the owner’s income is the problem and the rental’s income is not: the lease and the market rent carry the line, the entity stays on title, and nothing about the first mortgage changes. It caps lower than the income-qualified line and starts at a stronger credit tier.
Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.
A DSCR cash-out refinance replaces the first mortgage with a larger one and hands over the difference as a lump sum, qualified on the rent like the line. It reaches more of the equity in one closing, at the cost of the existing rate and a new thirty-year loan on the whole balance. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. An Anacortes landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for an Anacortes scenario review.
A DSCR HELOC file is shorter than an income-qualified one, because the owner’s income is not in it. What the lender needs is the property’s file: the lease, the rent, the mortgage statement, title, insurance, and the entity papers if an LLC holds the deed.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
Every file has a detail that decides it. For Anacortes rental lines these are the usual ones; confirm each against the snapshot and with a licensed loan officer before planning.
Use these checks to keep the Anacortes file clean and fundable.
Think of the details in two groups. Some size the line: the tier, the valuation, the lien position, the rent. Others decide eligibility outright: the property type, the seasoning, a recent listing, a solar lien, the entity papers. An Anacortes file clears the second group before the first matters.
- Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
- Confirm the dates: The settlement date the ownership clock started on.
- Confirm the lien position: Whether the file is a second-lien line or a first-lien line, and which ladder column applies.
Title in your name or your LLC
Anyone on title who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument; the borrowers on the line need not be the borrowers on the first mortgage. The Anacortes file lists every name on the deed before closing, not after.
The seasoning clock on purchases and refinances
Seasoning is one reason a strong Anacortes file waits. The equity may be there from day one, especially on a discounted purchase or a quick rehab, but the program reads the calendar before it reads the value, and the calendar does not negotiate.
Second lien behind the mortgage, or first lien on a paid-off rental
A third position is not on the program: one first mortgage and the line, or the line alone. An Anacortes rental that already carries a second lien does not fit the program as it stands; the program writes one standalone line, never a third position behind two.
The credit tier decides the ceiling and the cap
The score that counts is the one on the report the lender pulls, not the one in an app; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap by lien position, so an Anacortes line can change size without the value or the balance moving at all.
The property list and the property type
The list decides before the value does. An Anacortes rental that is a row home or sits on agricultural land is not a line on this program, however much equity it carries; a different product on a different program sheet may read it differently.
From an Anacortes rental prequalification to a funded line.
Four steps, one file: review, prequalify, verify, close. Each one below says what the lender reads and what the Anacortes owner provides, and none of them promises a timeline, because the valuation, the title search, and the entity review set their own.
Scenario review
Before any application, the scenario is read against the program: lien position, tier, valuation path, seasoning, the property list, and the entity. An Anacortes owner leaves the review knowing the line the tables support and the gates the file must clear.
Prequalification
Prequalification is where the file becomes real: the report replaces the estimate, the lease replaces the owner’s rent figure, and the entity’s papers are read. What comes out is a line amount, a lien position, and a short list of items to verify.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. An Anacortes file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
At closing the line is recorded against the rental, in the entity’s name when an LLC holds title, and the minimum draw funds. The first mortgage is untouched, the draw period begins, and later draws follow the program’s minimum.
A brokerage that matches the line to the rental.
What Lendmire brings to an Anacortes rental line is comparison and placement: the rent-qualified line beside its alternatives, the tier read against every column, and the file placed with the wholesale lender whose program writes it.
Four routes, the right one quoted
The rent-qualified line is the answer to a specific problem: an entity on title, returns that understate, a ratio that is full. Lendmire reads whether that is the problem on an Anacortes file before recommending the line that solves it.
The entity stays on title
Vesting in an entity is the first question a portfolio owner asks. The program answers it with yes, and the file is built around it from the first call: the operating agreement, the good standing, the guarantors, and the non-borrowing acknowledgments, in order.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on an Anacortes line are quoted in writing, never on a web page.

Anacortes DSCR HELOC FAQs
Common questions, answered plainly. Where a figure matters, the snapshot carries it; where a judgment matters, a licensed loan officer makes it.
What is a DSCR HELOC?
It is the DSCR idea applied to a line of credit: the rental qualifies itself. An Anacortes landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.
Can the rental stay in my LLC?
Yes. Vesting in a limited liability company is allowed on investment property, and the line is recorded in the entity’s name with the members as guarantors. The entity’s articles, operating agreement, and good standing go in the file, and a member on title who is not a borrower signs a non-borrowing owner acknowledgment. The deed does not move.
How is the rent test calculated?
The property’s gross rent is set against a stressed, fully amortizing payment on the full line, and the ratio must reach the coverage minimum in the snapshot. Nothing about the owner’s income enters the calculation; an Anacortes landlord with no tax returns at all qualifies if the rent does.
Is an appraisal required?
Not always a full one. Smaller lines are valued by an automated model with a property inspection; larger lines take a full interior appraisal. The valuation, whichever path, sets the value the ceiling applies to, and the appraiser’s rent schedule travels with it on an Anacortes file.
How do the draw period and repayment work?
Draw, then repay. Through the draw period an Anacortes landlord borrows and repays as needed and pays interest only on the outstanding balance; after it the balance amortizes over the repayment period. Most of the line funds at closing, and later draws carry a minimum of their own.
Does a duplex or fourplex qualify?
Yes, up to four units. The lender reads each lease, allows one vacant unit, and tests the combined gross rent against the qualifying payment on the whole line. An Anacortes owner with a unit between tenants does not wait for the lease to open the line.
What does the closing look like on an LLC-held rental?
In the LLC’s name, with the members as guarantors and the non-borrowing title holders acknowledging. Hazard insurance covering both liens and flood coverage where required are in place before funding; the closing draw funds after rescission where the law provides one.
Do I need tax returns or W-2s?
Tax returns and W-2s are not part of the file. The lender reads the lease and the appraiser’s rent schedule in their place and runs the coverage test on the line. An Anacortes owner whose returns understate the business, or who files none for the entity, is read on the rent alone.
How much can I borrow against a rental?
The line is the rental’s value times the combined loan-to-value ceiling for your credit tier and lien position, minus the balance already on the property, capped at the program maximum and limited by what the rent will carry. The snapshot shows the ceiling, the floor, and the caps; the calculator on this page runs the arithmetic on your figures.
Is there a minimum line or a minimum draw?
Three minimums: the smallest line the program writes, the share of the line drawn at closing with its dollar floor, and the smallest later draw. An Anacortes landlord who wants a line mostly for a future need still takes the closing draw.
See the line your Anacortes, WA rental supports before you apply.
A licensed loan officer reads the Anacortes rental’s value, the balance, the tier, the lease, and the vesting against the current tables and tells you the line the file supports and the gates it must clear. No commitment, no tax returns.
