DSCR HELOC in Kennewick, Washington: Rental Property Equity Line

A DSCR HELOC in Kennewick, WA is a home equity line on a rental that qualifies on the property’s rent, not on the owner’s tax returns: a line behind the first mortgage you keep, a closing draw with the rest available as you need it, interest-only through the draw period, and the title left in your own name or your LLC.

Current Program Snapshot

Current DSCR HELOC guidelines, updated from one source.

The figures below are the second-lien tier of the program, the line written behind a first mortgage the owner keeps, read from Lendmire’s centralized guideline source and refreshed on this page as the wholesale program changes: the combined loan-to-value ceiling, the credit score to start, the line sizes, and the draw and repayment periods.

Combined LTV
Up to 70%

Of the rental’s value, first mortgage included

Total liens on the rental, the first mortgage plus the new line, may reach 70% of value behind a first mortgage you keep; the ladder below shows the first-lien tiers on a paid-off rental, which run to 75% at the top tier.

Credit
720

Credit score for a second-lien line

Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.

Line Size
$50,000–$500,000

Automated valuation on lines to $400,000

Lines run from $50,000 to $500,000 on a second lien and to $1,000,000 on a first lien; an automated valuation with an inspection covers lines to $400,000 in either position, and every larger line takes a full interior appraisal.

Draw Period
5 years

Interest-only, then 25 years of repayment

A 5-year interest-only draw period and a 25-year repayment period make up the 30-year line. The rent must cover the qualifying payment at 1.10 or better, measured on the whole line at a stressed rate.

The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.

Program Notice

Program parameters shown on this page are wholesale lender guidelines read from Lendmire’s centralized guideline source, subject to change without notice and to full underwriting; they are not an offer, a quote, or a commitment to lend. The line amount, combined loan-to-value, coverage test, and eligibility depend on the valuation, the lease and the rent, the credit profile, the vesting, the property, and the lender’s own calculation. No rate, index, payment, or fee is stated on this page; terms are provided in writing by a licensed loan officer. Lendmire, LLC is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages; the lender’s program sheet writes this line in fifteen of those sixteen states. NMLS #2371349. Kennewick DSCR HELOC Guide

What a DSCR HELOC is — and how the rent sizes the line.

A DSCR HELOC is a revolving lien on a rental, usually in second position: the property secures it, the rent qualifies it, and the balance moves as you draw and repay. The pieces that decide the line in Kennewick are the rental’s value, the balance already on it, the credit tier, and a rent that covers the line.

For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Washington.

01.

A line on the rental, behind the mortgage you keep

The line is a credit limit, not a check: a Kennewick landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.

02.

The rent qualifies the line, not your tax returns

The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.

03.

Your credit tier sets the ceiling and the cap

Every tier the program offers is at or above the score at which its tradeline-depth rules are waived, so the tier sets the ceiling and the cap rather than the depth of the credit file. A Kennewick investor with a thin personal credit file and a strong rental is still read on the score first and the rent second.

04.

Valuation, the lease, the LLC, and closing

Lines to the valuation threshold are valued by an automated model plus a property inspection report; larger lines take a full interior appraisal, and a model that does not meet the program’s confidence standard sends the file to an appraisal as well. The lease and the rent schedule travel with the valuation.

The Core Calculation
The line is the room under the ceiling: value × ceiling − balance, never more than the program cap, and never more than the rent will carry

Every input is yours to change in the calculator below: the Kennewick rental’s value, the balance already secured by it, the credit tier, and the lien position. The ceiling and the cap come from the program tables for that tier and position, and the result is the room under the ceiling, capped at the program maximum.

Kennewick Market Context

Kennewick’s rental equity in figures — and how a line fits it.

Kennewick’s rental stock sets the context for a DSCR HELOC: the median value says how much equity a typical property carries, and the share of owners says how settled the market is. The figures below come from the U.S. Census Bureau and are the market’s, not the program’s.

These are context figures, not underwriting inputs. Market figures explain the typical file, not yours. A Kennewick rental held for a decade in a market like this usually carries far more equity than the median suggests; one bought last year at the median usually carries less than the ceiling allows.

Kennewick Submarkets

Distinct Kennewick rental neighborhoods, distinct equity pictures.

Kennewick is not one equity picture. The submarkets below hold different rental stock, different ownership tenures, and different valuation questions, and each shapes what a DSCR HELOC looks like there.

01.

Condominium rentals

Condominium lines in Kennewick turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. The median owner-occupied home value in Kennewick runs near $370,700 on the latest Census estimate.

02.

Entity-held portfolios

Portfolio owners in Kennewick hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. Median household income in Kennewick sits near $73,576 on the latest Census estimate.

03.

Two-to-four-unit buildings

Small multi-unit buildings are where the rent test is strongest: three or four leases carry a line that a single-family rent could not. Kennewick’s duplexes and fourplexes qualify with one unit allowed vacant, and the larger lines take the multi-unit appraisal. Kennewick is home to about 85K people and sits within the Kennewick-Richland, WA area.

04.

Established close-in rentals

Long-held Kennewick rentals near the core are the program’s natural files. The seasoning clocks ran years ago, the first mortgage is small and often cheap, and the owner’s reason for a line is to keep that mortgage while reaching the equity above it. Roughly 19,229 Kennewick households own their homes on the latest Census estimate — 61% of all households, the pool a rental equity line is written for.

05.

High-value rentals

High-value Kennewick rentals present a cap question: how much of the equity can one line reach? The answer is the maximum line for the tier and lien position, and a full interior appraisal sets the value the ceiling is measured against. About 39% of Kennewick’s households rent — roughly 12,143 renter households on the latest Census estimate.

06.

Newer infill and recent purchases

Infill purchases in Kennewick are the files where the scenario review most often says wait: the equity is not there yet or the seasoning window has not closed. The line is a seasoned-property product, and these properties season on their own schedule. On a one-unit rental at Kennewick’s median home value, the second-lien ceiling puts total liens near $259,490 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.

Submarket descriptions are general patterns, not property-level data. The ceiling, the cap, and the rent test apply the same way in every Kennewick neighborhood; what changes from one to another is the equity position, the rent, and the valuation path a given property is likely to present.

How Kennewick Landlords Use a DSCR HELOC

Four ways Kennewick landlords put a rental equity line to work.

From the next purchase to the next repair, a rental equity line answers needs that arrive on their own schedule. The four uses below are the ones Kennewick landlords bring most often; the line is sized by equity and rent, not by the use.

Value-add

Finish a value-add before the permanent loan

The rehab-then-refinance cycle runs on capital between the purchase and the permanent loan. A DSCR HELOC on an existing Kennewick rental supplies that capital from equity already earned, qualified on that rental’s rent.

Next deal

Fund the next purchase without refinancing

A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The Kennewick rental behind the line keeps its mortgage and its rate throughout.

Rehab

Rehab and repairs staged over months

A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A Kennewick landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.

Consolidation

Consolidate business debt at the property level

A Kennewick landlord carrying repair cards, a contractor note, or a short-term loan can draw once against the rental’s equity and retire them. The line replaces several payments with one, and the first mortgage is not refinanced to do it.

Rental Available-Equity Calculator

Estimate your Kennewick rental’s available credit line before requesting a quote.

Equity is the first gate and rent is the second. This calculator runs the first: value, balance, tier, and lien position against the current program tables for Kennewick. The second, whether the rent covers the qualifying payment at the program minimum, is the lender’s call from the lease and the appraiser’s rent schedule.

DSCR HELOC vs. the Alternatives

Same rental equity, four very different ways to reach it.

The same Kennewick rental can reach its equity four ways, and they differ in what qualifies the borrower and what happens to the first mortgage. A DSCR HELOC qualifies on the rent and leaves the first mortgage alone; the other three read the owner’s income, the owner’s deposits, or replace the mortgage outright.

Structure Comparison

A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.

DSCR HELOC (qualified on the rent)

For the Kennewick investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.

Investment property HELOC (qualified on your income)

Qualified on the owner’s documented income and debt-to-income ratio, vested in the owner’s own name, and written behind the first mortgage. It reaches a higher ceiling than the rent-qualified line and starts at a lower credit floor, at the cost of the full income file. For the income-qualified route, see Lendmire’s investment property HELOC.

DSCR cash-out refinance of the first mortgage

The refinance is the lump-sum route: one closing, one new first mortgage, the equity out at once. The line is the revolving route: the old mortgage stays, the equity comes out as needed. Which is cheaper depends on the rate you hold and how much you need. For the refinance route, see the investment property cash-out refinance.

Bank statement HELOC (qualified on deposits)

For the Kennewick self-employed owner whose business deposits tell a better story than the returns, on a property held personally. Where the rental’s own rent covers the line, the DSCR HELOC asks for less; where it does not, the bank statement line reads the owner instead. For the deposit-qualified route, see the bank statement HELOC.

Typical File Components

What to prepare for a Kennewick scenario review.

Prepare the rental’s paperwork, not yours. The list below is what a Kennewick landlord typically gathers; the selected lender may ask for more depending on the entity, the property type, and the lien position.

Title and vestingHow the deed reads today, whether a trust or an entity holds it, and who on title will not be a borrower; a non-borrowing title holder signs an acknowledgment.
Property detailsAddress, property type, unit count, any association, the purchase date and price, and the date of the last refinance, which the seasoning rules read.
First mortgage statementThe most recent statement on the mortgage ahead of the line, showing the balance, the payment, and the servicer; a first-lien line on a paid-off rental shows the release instead.
InsuranceThe hazard policy at replacement cost or updated to cover both liens, and flood coverage where the property sits in a flood zone, with the declarations pages.
Government photo IDA current driver’s license or passport for every borrower and every guarantor of the entity; a valid Social Security number is required on the program.
Other financed propertiesA list of every financed property and its balance, so the program’s exposure limit on loans and dollars per borrower can be checked early.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.

Kennewick File Considerations

Local details that can change the line.

Before relying on a figure, read these. They are the places a Kennewick rental line differs from the clean example in the calculator, and each carries a check to run first.

Before You Move Forward

Use these checks to keep the Kennewick file clean and fundable.

Three things decide most Kennewick files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.

  • Confirm the vesting: Whether every member of the entity will sign as a guarantor on the line.
  • Confirm the dates: Whether the line can be timed for the month both seasoning clocks, the transaction window and the ownership window, have run.
  • Confirm the property type: Whether the property type is on the eligible list, and at which ceiling.
i.

Title in your name or your LLC

A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A Kennewick rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.

ii.

The seasoning clock on purchases and refinances

A rental bought or refinanced inside the program’s seasoning window is not eligible yet, measured note date to note date, and ownership seasons on its own clock from the purchase settlement. A Kennewick investor who closed this spring plans the line for after the window.

iii.

The property list and the property type

Houses, planned-unit homes, townhomes, two-to-four-unit properties, and condominiums, non-warrantable ones at a reduced ceiling, are on the program. Rural property, row homes, condotels, commercial and agricultural property, leaseholds, land trusts, and the modular and log-home classes are not.

iv.

The rent must cover the qualifying payment

The lender divides the gross rent by a fully amortizing payment on the entire line at a stressed rate, and the quotient must reach the program’s coverage minimum. A Kennewick rental with deep equity but modest rent qualifies for a smaller line than the ceiling allows; the rent, not the equity, caps it.

v.

A recent listing, a solar lien, a declining market

A declining-market designation on the valuation trims the ceiling by a set number of points, a listing inside the program’s window makes the rental ineligible until the window passes, and a solar lien on title stops the closing until it is cleared. Each is the appraiser’s or the title company’s call, and a Kennewick file near the ceiling can lose the top of the line to the first of them.

A Clear Process

From a Kennewick rental prequalification to a funded line.

A DSCR HELOC on a Kennewick rental moves in four steps, and the first two are conversations. The scenario review sizes the line on the value, the balance, the tier, and the rent; the prequalification confirms it; verification and valuation prove it; closing funds it.

i.

Scenario review

The review starts with four numbers and one document: value, balance, score, rent, and the lease. From them the loan officer reads the tier, the ceiling, the cap, and whether the rent carries the line, and names anything in the file that needs a check before prequalification.

ii.

Prequalification

With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A Kennewick prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.

iii.

Verification and valuation

Verification proves what prequalification assumed. Value, title, insurance, entity standing, the first-mortgage balance, and the rent are each confirmed from their own documents, and the line is finalized on the verified figures before closing documents are drawn.

iv.

Closing and funding

The last step is the simplest: signatures, recording, the closing draw. A Kennewick landlord leaves closing with a recorded line behind the first mortgage, a draw in hand, and the balance of the line available on request through the draw period.

Why Lendmire

A brokerage that matches the line to the rental.

Three reasons Kennewick landlords bring a rental line to a broker rather than a bank: the program is placed through select wholesale lenders, the file is read against more than one route, and the entity on title is not a problem to be solved before the conversation starts.

i.

Four routes, the right one quoted

Every Kennewick rental file is read against the DSCR HELOC, the investment-property HELOC, the DSCR cash-out refinance, and the bank statement HELOC. The ceiling, the floor, the paperwork, and what happens to the first mortgage are compared before an offer is written.

ii.

The entity stays on title

Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s Kennewick review starts with the deed as it is.

iii.

Licensed, in writing, the lender never named

Home equity lines are arranged under Lendmire’s consumer licensing: licences in sixteen states, and a program sheet that offers this line in fifteen of them, leaving one out. The terms of a Kennewick line come in writing from a licensed loan officer; the wholesale lender is never named here, and no rate or fee is stated.

Questions Kennewick Landlords Ask

Kennewick DSCR HELOC FAQs

The questions Kennewick landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.

What is a DSCR HELOC?

It is the DSCR idea applied to a line of credit: the rental qualifies itself. A Kennewick landlord keeps the first mortgage, opens a revolving line behind it sized by value, balance, and credit tier, and proves only that the rent covers the line’s qualifying payment. Vesting in an entity is allowed.

Can the rental stay in my LLC?

It can, and that is the reason many Kennewick landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.

How is the rent test calculated?

Gross rent over the qualifying payment. The lender uses the lesser of the lease rent and the market rent, stresses the rate, amortizes the full line, and reads the ratio against the program minimum. Where the rent falls short, the line is reduced until the ratio clears, or the file does not qualify.

Is an appraisal required?

The program always values the property; what changes with line size is how. Up to the threshold, an automated valuation and an inspection; above it, a full interior appraisal. A rural designation on the appraisal takes the rental off the program, which does not write rural property.

How do the draw period and repayment work?

The line has two lives: an interest-only draw period and an amortizing repayment period, shown in the snapshot. A large share of the line funds at closing by program rule, later draws are at least the program minimum, and the payment rises when the repayment period begins.

What credit history does the program expect?

Clean recent housing history and a seasoned credit event if there was one. A Kennewick landlord whose personal credit is thin because the business carries the debt is read the same way as anyone else, on the score and the history, since the depth rules are waived at every tier the program offers.

How much can I borrow against a rental?

As much as the equity under the ceiling and the rent over the qualifying payment allow, inside the program’s line range. The ladder on this page shows the ceiling and the cap at each tier and lien position; the lender settles the rent test on the lesser of the appraiser’s market rent and the lease.

Do I need tax returns or W-2s?

None. The income file is replaced by the rent file: the lease, receipts where the lease runs above market, and the market-rent schedule. The credit report is still pulled, the valuation is still ordered, and the entity is still reviewed; the owner’s earnings simply are not.

What is the rate on a DSCR HELOC?

Variable, and quoted in writing. A web page cannot price a line that depends on the tier, the lien position, the line size, and the day; the loan officer does, after the scenario review. The snapshot shows the terms that do not change file to file.

I just bought the rental. Can I open a line now?

Wait for the seasoning window. The program does not close a line together with a purchase, and it does not write one inside the months after a purchase or a refinance. The scenario review reads the purchase and refinance dates first for that reason.

Get Started

Size the line on the rent, not the tax returns.

Request a quote and a loan officer sizes the line on the Kennewick rental’s figures, compares it with the income-qualified line and the cash-out refinance, and puts the terms in writing. The first mortgage stays where it is.
