The Quick Read: The best program is the one that fits your property type, credit profile, leverage need, and the way your income shows up in your accounts. A bank statement line of credit swaps pay stubs for a review of your deposits, so the lender still verifies income but uses different records. It is not a paperwork-free loan. For investment property, the ceiling on this network is tight, so the fit matters more than the label.
- Qualification runs on documented income under the applicable program, subject to lender guidelines.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV) with a 700 credit minimum and a $500,000 maximum line.
- Primary residences and second homes can reach 90% CLTV, but only at a 720-or-better credit profile.
- LLCs cannot hold title on these lines. A property deeded to an LLC usually points to a DSCR cash-out instead.
- Lendmire is a broker. It matches your scenario to a wholesale program rather than selling you one house product.
What Is a Bank Statement HELOC?
A bank statement HELOC is a revolving line of credit secured by real estate, where the lender reads your deposits instead of your pay stubs. A HELOC (home equity line of credit) lets you draw against your equity, repay, and draw again during a set draw period. The twist here is the income proof.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Self-employed owners, 1099 earners, and commission earners often show modest taxable income after deductions. Their bank accounts tell a stronger story. A deposit-based review lets steady cash flow carry the file instead of the bottom line of a tax return. Yahoo Finance notes that lenders weigh both the borrower’s creditworthiness and the property’s financials, which is why the property and your credit still matter here.
Be clear on one thing. “Without pay stubs” does not mean “without verification.” The lender still wants reliable records showing you can repay the line. It just accepts a different kind of record.
What Does “Best” Mean for This Program?
The best program for your situation depends on five things: occupancy, credit score, leverage, line size, and how your deposits look. Any honest answer starts there, not with a brand name. Across the wholesale network Lendmire places files with, programs differ on all five.
Two wholesale programs sit behind the parameters here. The higher-leverage program pairs a 3-year interest-only draw with a 17-year repayment on primary residences and second homes. The longer-runway program gives a 5-year draw with a 25-year repayment. Investment lines run the 5-year, 25-year structure only. Each figure below applies within its own program’s terms.
Here is how the CLTV ceilings split by occupancy:
| Occupancy | Top CLTV | Credit needed | Max line |
|---|---|---|---|
| Investment property | 70% | 700+ | $500,000 |
| Second home | 90% | 720+ | $500,000 |
| Primary residence | 90% | 720+ | $750,000 overall |
Read the table carefully. The 90% figure exists only at a 720-or-better profile, and only on primary and second homes. On an investment property, 70% is the ceiling, with no tier above it. Primary-residence lines above $500,000 cap at 75% CLTV. Market surveys may report higher CLTV figures for equity lines in general. Those describe the broader market, not this network, and nothing above 70% is available on an investment property here.
Credit floors also vary by occupancy. The program floor is 600 on primary residences, 640 on second homes, and 700 on investment property. These are eligibility ranges, not promises.
How Underwriting Treats Deposits, Step by Step
Underwriting a bank statement line follows a predictable path. The lender converts a run of deposits into qualifying income, then tests it against your debts. Exact statement lengths and expense factors belong to each lender’s guidelines, so ask for them up front.
1. Collect the statements. These can be personal or business accounts. Business accounts usually get an expense factor applied, because not every dollar deposited is yours to keep.
2. Strip out non-income deposits. Transfers between your own accounts, loan proceeds, refunds, and one-off windfalls come out. What remains is the repeatable stream.
3. Apply the lender’s expense factor. A business account is treated as revenue, not profit. The lender haircuts it to estimate what you actually take home.
4. Land on qualifying income. This is the number the lender relies on.
5. Test debt-to-income (DTI). DTI compares your monthly debts to your monthly income. The maximum is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.
6. Qualify on the interest-only payment. The lender calculates the payment on the maximum draw, not just what you borrow on day one.
7. Value the property. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may need a secondary valuation, and you can always request a full appraisal. Every line above $500,000 requires one.
Notice what the process does not do. It does not skip your credit, your existing debts, or your equity. A deposit-based path changes the income evidence, not the rest of the file.
Is There a Federal Rule About HELOC Documents?
No federal rule dictates which documents a lender uses to verify HELOC income. That is why bank statement lines can exist at all. The federal ability-to-repay rule for closed-end mortgages carves out home equity lines of credit that fall under the open-end section. Each lender therefore sets its own documentation standard.
One practical wrinkle matters to investors. The CFPB’s rule text says a new first-lien lender must consider the required payment on a simultaneous HELOC. A draw you take now can show up in a later purchase or refinance file. Plan your next rental around the line you are opening today.
What Does the Structure Look Like?
The structure is a standalone line in first or second lien position, not an add-on to your existing mortgage. At least 75% of the line is drawn at closing on both programs. The cost floats through both the draw and the repayment period and never converts to fixed.
That 75% draw changes the borrowing math. You are not opening a dormant safety net. You are taking most of the line on day one, then paying interest-only through the draw period. After that, the line amortizes fully over 17 or 25 years, depending on the program.
Other structural limits to know:
- Line size: $25,000 to $750,000. A line above $500,000 is primary-residence only, requires a 700-or-better credit profile (720 on the longer-runway program), caps at 75% CLTV, and needs a full appraisal.
- Subsequent draws: The longer-runway program states a $1,000 minimum draw after closing. The higher-leverage program does not state one.
- Exposure: A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.
- Portfolio size: A borrower owning more than 15 financed properties is not eligible.
Where the General Rule Breaks
Investment-property lines are the thin corner of the HELOC world, and the edge cases reflect that. Investment-property HELOCs are not as common or easily obtained as primary-residence HELOCs, and they price higher. Large retail lenders often decline them altogether. A broker that shops multiple wholesale lenders widens the field.
Title is the sharpest edge. Fee simple or leasehold must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Many investors hold rentals in an LLC, so this rule stops a lot of files. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.
Property types are broader than you might expect. Single-family, 2-4 units (a 640 minimum applies on the longer-runway program), PUDs, townhomes, and condominiums are eligible, including non-warrantable condos. Modular factory-built homes are eligible on the longer-runway program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
Derogatory history splits. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. On primary residences and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines foreclosure history entirely, regardless of age. Investment files follow the 7-and-4-year path.
Listing status matters. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington. New Mexico and Ohio apply a CLTV cap that depends on credit.
Availability is narrower than DSCR. The HELOC program runs in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Its DSCR footprint is wider, spanning 41 markets including Washington, D.C.
Where Do Retirees and Blended Households Fit?
Not everyone avoiding pay stubs is self-employed. Retirees living on asset income, commission earners, and households mixing W-2 and non-W-2 earners all ask the same question.
One credit detail is worth flagging. The score model is a single-bureau score keyed to the primary wage earner, and the report must be no more than 90 days old at closing. There are no rescores. For the longer-runway program, tradeline and housing-history standards are stricter: two tradelines seasoned 12 months or one seasoned 24, with a clean housing history across all financed properties.
Bank Statement HELOC or DSCR Cash-Out?
If the property is a pure rental, a DSCR cash-out often fits better than a line of credit. The two answer different questions. A HELOC asks whether you, personally, can carry the payment. A DSCR loan asks whether the property’s rent covers its own payment.
| Factor | Bank statement HELOC | DSCR cash-out |
|---|---|---|
| Income test | Deposits plus DTI | Rent vs. payment |
| Title | Individual or revocable trust | LLC allowed* |
| Structure | Revolving line | Closed-end loan |
| Investment ceiling | 70% CLTV | 75% LTV (standard) |
*Subject to program terms.
The 75% DSCR cash-out ceiling applies to standard rentals. Short-term-rental collateral tops out at 70% on a cash-out. Most files want about six months of seasoning. Select programs start at 1.00 coverage, and stronger ratios open better terms. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 is also not the same as positive cash flow, since repairs, vacancy, and management sit outside the ratio. The complete DSCR loans guide walks through this in full.
My practitioner read is that a DSCR cash-out wins when your rentals sit in an LLC, you want to scale, or your personal DTI is already stretched. The line wins when you hold the property personally, want revolving access, and have a clean personal profile.
What to Prepare Before You Apply
Preparation separates smooth files from stalled ones. Gather these before any lender looks at the file:
- Statements from the accounts where your income lands, with business and personal activity clearly separated.
- An explanation for large transfers, overdrafts, or seasonal swings.
- A list of every financed property and its debts.
- A clear plan for the first draw, since 75% comes out at closing.
Commingled accounts, overdrafts, and thin deposit history are common reasons these files stall. Clean accounts help.
Be wary of anyone promising a truly paperless line. Legitimate programs verify income, and upfront-fee promises are a red flag. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow from the line and pay interest only.
DTI (debt-to-income): Your monthly debts as a share of your monthly qualifying income.
Expense factor: The share of business deposits a lender removes to estimate real take-home income.
Non-warrantable condo: A condominium project that falls outside standard conventional project rules but may still be eligible here.
Frequently Asked Questions
Can I get a bank statement HELOC on a rental property?
Sometimes, but only for investment property that clears a 700 credit minimum and a 70% CLTV ceiling, with a maximum line of $500,000. Title must sit in your name or a revocable living trust. Eligibility remains subject to lender guidelines and full file review.
Does a bank statement HELOC skip the credit check?
No. Credit, existing debts, and equity are all reviewed. The program floor is 600 on a primary residence, 640 on a second home, and 700 on an investment property. The change is in how income is documented, not whether the rest of the file gets tested.
Can an LLC borrow on a bank statement HELOC?
No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. If your rental is deeded to an LLC, the options are a vesting change or a DSCR cash-out, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Is the rate fixed or variable?
The cost floats across the draw and the repayment period on both programs and never converts to fixed. Because pricing changes with the market, a line is a different risk than a closed-end loan. Ask each lender how adjustments work before you draw.
Which property types are not eligible?
Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Single-family, 2-4 units, PUDs, townhomes, and condominiums are eligible, including non-warrantable condos.
