The Quick Read: The easiest approval path is rarely a single program. It is the file that fits a program’s equity, credit, property, and title rules cleanly, and which program that is depends on the borrower’s situation. Lendmire is a mortgage broker that matches a scenario to the wholesale lender whose guidelines suit it, rather than pushing every borrower into one product.
- Bank statements change how income is proven. They do not change equity, credit, property, or title rules.
- Investment-property lines top out at 70% CLTV, with a 700 minimum credit score. Primary residences and second homes can reach higher.
- Title matters. An LLC cannot hold title on these lines.
- Clean, separated deposits are the single biggest thing a borrower controls.
Easy approval is mostly a preparation story. The borrowers who struggle usually fail on a rule that had nothing to do with their paperwork.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is a Bank Statement HELOC, Really?
A bank statement HELOC is an ordinary home equity line of credit where deposits stand in for tax returns and W-2s as proof of income. The line works the same way as any other. You borrow against equity, pay interest during a draw period, then repay.
The label describes paperwork, not a separate product. It does not mean “no verification.” The lender still reviews income, credit, equity, and the property. It simply reads income from a different place.
Why does this matter to self-employed borrowers and investors? Heavy deductions can make a tax return look thin next to the real cash moving through the account. Deposit-based qualifying can recover that income. Income documented this way is reviewed under the applicable program, subject to lender guidelines.
Why Can Lenders Set Their Own Income Rules?
Lenders have latitude here because home equity lines are open-end credit, which the federal ability-to-repay rule leaves out.
That freedom is not a free pass. It means each lender writes its own documentation standard, which is exactly why one borrower’s easy path is another’s decline.
What Makes One Path “Easier” Than Another?
Five factors decide how hard a file is: deposits, credit, property, title, and leverage. A program can be easy on paperwork and still hard on title.
| Factor | What makes it easier | What makes it harder |
|---|---|---|
| Deposits | One business account, clean history | Mixed personal and business use |
| Credit | Higher score tiers | Scores near the program floor |
| Property | Single-family, PUD, townhome | Manufactured, co-op, mixed-use |
| Title | Individual or revocable trust | LLC or irrevocable trust |
| Leverage | Modest CLTV request | Request at the tier ceiling |
Most declines trace back to the right-hand column. Borrowers rarely trip on the statements themselves.
How Do Deposits Become Qualifying Income?
Lenders turn deposits into a monthly income figure in four steps, and not every dollar counts.
1. Pick the statement set. Self-employed borrowers commonly submit a year or two of statements. Personal and business accounts are treated differently.
2. Remove what is not income. Transfers between your own accounts, loan proceeds, refunds, and one-off deposits come out.
3. Apply an expense factor. Business-account deposits are usually discounted to reflect the cost of running the business.
4. Average and test. The remaining figure becomes monthly qualifying income and is measured against debts. On the wholesale programs Lendmire works with, the debt-to-income ceiling is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The ratio is calculated on the interest-only payment at the maximum draw.
That last detail surprises people. The test assumes you borrow the full line, so a modest planned draw does not soften it.
Picture a consultant whose account shows steady client deposits, plus a few large transfers from a savings account and one insurance refund. The transfers and the refund drop out first. Only recurring client revenue survives, and then the expense factor trims it again. The qualifying figure is often meaningfully lower than the raw deposit total. Plan around the lower number.
Which Occupancy Is the Easiest to Approve?
Primary residence is the most flexible, and investment property is the strictest. Leverage ceilings are tiered by occupancy on the wholesale programs Lendmire places files with, and the gap is wide.
| Occupancy | Credit floor | Program ceiling | Maximum line |
|---|---|---|---|
| Primary residence | 600 | 90% CLTV (720+ credit only) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 640 | 90% CLTV (720+ credit only) | $500,000 |
| Investment property | 700 | 70% CLTV | $500,000 |
On a primary residence, the 90% CLTV tier applies only up to $500,000. Lines above that run at 75% CLTV at most. Those ceilings are guidance, not promises, and each is subject to lender guidelines and full file review. A primary residence at lower credit tiers sits well below the top figure. For example, a 640 profile is held to 80% CLTV up to $500,000, and a 620 profile to 70% CLTV up to $400,000.
If your goal is the easiest approval, the lever you control is the property you borrow against. A line on your own home usually clears more easily than a line on a rental, and it can still fund a down payment or rehab on the next rental.
What Structure Should You Expect?
Two draw structures exist on primary residences and second homes. One runs a three-year interest-only draw followed by a 17-year amortizing repayment. The other runs a five-year draw followed by a 25-year repayment. Investment lines use the five-year structure only. Tennessee shortens both structures.
Three points apply across the board:
- At least 75% of the line is drawn at closing.
- Pricing floats through both periods and never converts to fixed.
- Lines at or below $500,000 usually use automated valuation rather than a full appraisal, though a higher CLTV may call for a second valuation. A full appraisal is required above $500,000.
Payment shock deserves respect. When the interest-only period ends, the payment steps up because principal begins to amortize. An easy approval does not make the product low-risk.
Where the General Rule Breaks
The path stops being easy in a handful of named situations.
Title held in an LLC. An LLC, corporation, partnership, or land trust cannot hold title on these lines. Only an individual or a revocable living trust can. A rental already deeded to an LLC needs a vesting change, or a different product altogether. For the broader view of how approval works for this kind of borrower, see Lendmire’s article on the best bank statement HELOC program with fast approval and quick funding.
Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
Credit history events. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program accepts it after seasoning, while the other declines it regardless of age.
Portfolio size. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
Texas homesteads. A Texas primary residence is a homestead and caps at 80% combined loan-to-value, along with a 12-day waiting period and 12-month seasoning.
Availability. These lines are offered through Lendmire only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its DSCR footprint.
What Do Market Sources Say About Investor Lines?
Outside the wholesale network, investor-property equity lines are thinner. Investor discussions on BiggerPockets describe availability that shifts by lender, with some banks having pulled the product. That is anecdotal and market-wide, not a network figure. On this network the investment ceiling is 70% CLTV with a 700 minimum credit score.
Bank Statement HELOC or DSCR Loan?
They solve different problems. A bank statement HELOC is a personal-income, debt-to-income-driven product secured by a home you own individually. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For the full picture, see Lendmire’s complete DSCR loans guide.
The flip point is clear. If the property sits in an LLC, you hold many rentals, or personal income is the weak link, a DSCR loan is usually the cleaner route. If you own a home in your own name with strong equity and want to keep a low first mortgage untouched, a HELOC may fit better. A related option is a closed-end cash-out refinance, which replaces the first mortgage rather than sitting behind it.
On the DSCR side, 1.00 coverage is where many select programs start, though clearing 1.00 does not equal positive cash flow. Repairs, vacancy, and management sit outside the ratio. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Key Terms Defined
- CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by property value.
- Draw period: The stretch when you can borrow against the line, usually with interest-only payments.
- Expense factor: The discount a lender applies to business deposits to account for operating costs.
- Seasoning: The time that must pass after a credit event or purchase before a lender counts it as settled.
- Vesting: How title to the property is held, such as individually or in a revocable trust.
Why Files Get Declined, and How to Fix Each
| Problem | Fix |
|---|---|
| Personal and business funds mixed | Separate accounts well before applying |
| Large unexplained deposits | Prepare a written source for each |
| Irregular or falling deposits | Choose the statement window that reflects steady income |
| Short self-employment history | Wait, or document prior work in the same field |
| Title in an LLC | Change vesting or choose a DSCR route |
| Score near the floor | Pay down balances before the credit pull |
Credit reports must be no more than 90 days old at closing, and rescores are not permitted. That makes timing the pull part of your preparation.
Who Should Skip This Route?
Skip it if you own the property through an LLC and cannot change title. Skip it if you need leverage above the 70% investment ceiling. Skip it if your debt load already sits near 50%. In each case, a different structure fits better.
Practical Prep Checklist
1. Separate business and personal accounts.
2. Gather the full statement set and mark every non-income deposit.
3. Confirm how the property is titled.
4. Check your credit profile against the tier you need.
5. Decide the occupancy you are borrowing against.
6. Confirm the property type is eligible.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Tax treatment varies; consult a qualified professional before relying on any deduction.
Frequently Asked Questions
Is a bank statement HELOC the same as a no-doc loan?
No. Income is still verified, just from deposits rather than tax returns. Credit, debt load, equity, and property type are reviewed in full, and qualification stays subject to lender guidelines.
Can I use a bank statement HELOC on a rental property?
Sometimes. On the wholesale programs Lendmire places files with, investment lines require a 700 minimum credit score and cap at 70% CLTV and $500,000. The title must be in your name or a revocable trust, not an LLC.
Do personal or business statements work better?
It depends on where your income lands. Business-account deposits are usually discounted by an expense factor, while personal-account deposits are tested more directly for non-income items. Clean, consistent deposits matter more than the account type.
What credit score makes approval easier?
Higher is easier. The program floor is 600, but the strongest leverage tiers need 700 to 720 or better, and investment lines start at 700.
Does a larger credit line always mean harder approval?
Often, yes. A line above $500,000 is limited to primary residences, requires a full appraisal, and caps at 75% CLTV. The credit requirement is 700 or better (720 on the longer-runway structure), and the largest line is $750,000.
