Best Bank Statement HELOC Program With 1099 Income

Best Bank Statement HELOC Program With 1099 Income

The Quick Read: The best program for a 1099 earner depends on how the income is documented, which property secures the line, and how much leverage the borrower needs. A bank statement HELOC is reviewed on documented deposits under the applicable program, subject to lender guidelines, so a 1099 earner whose tax returns show heavy deductions can still be reviewed on cash flow.

  • A 1099 shows gross payments, not net income. Lenders apply an expense factor to either deposits or 1099 receipts.
  • Investment-property lines top out at 70% CLTV in Lendmire’s wholesale network, with a 700 minimum credit score.
  • Primary-residence lines reach 90% CLTV only at a 720-or-better credit profile.
  • LLC-titled properties cannot carry these lines. Title must sit with the individual or a revocable living trust.
  • Availability in Lendmire’s network is limited to 16 full-service states.

What Is a Bank Statement HELOC?

A bank statement HELOC is a revolving credit line secured by home equity, where income is documented through deposit history rather than tax returns. It is not “no documentation.” It is substitute proof, and the file still gets reviewed for credit, equity, property, and debt-to-income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The federal consumer-finance regulator describes a HELOC as open-end credit you can borrow against repeatedly. A draw period comes first, and a repayment period follows. The bank statement part only changes how income is proven.

Lendmire is a mortgage broker. It works with many of the nation’s larger wholesale HELOC lenders and matches a scenario to the program that fits. It is not the lender, and every figure here is subject to lender guidelines and full file review.

Why Do 1099 Earners Need This Product?

A 1099 earner’s taxable income is often low on paper. The IRS explains that a 1099-NEC means the payer treats you as self-employed or an independent contractor, and that contractors generally report this income on Schedule C. Expenses come off on that schedule.

So the 1099 total overstates profit, while the tax return understates cash flow. Conventional documentation reads the return. A bank statement program reads the deposits. That gap is why the product exists.

How Does Underwriting Treat 1099 Income, Step by Step?

Underwriting converts deposits or 1099 receipts into a monthly qualifying income figure, then tests debt-to-income. The steps run in the same order on most files.

1. Choose a documentation path. Options include personal bank statements, business bank statements, 1099-only, or a CPA-prepared profit-and-loss statement.

2. Pick a lookback window. Programs commonly use 12 or 24 months of deposits.

3. Clean the deposits. The underwriter removes transfers between your own accounts, refunds, and borrowed funds such as loan or credit-line proceeds.

4. Apply the expense factor. The program sets this, not the borrower. Business accounts take a percentage haircut. Personal accounts often count deposits more directly. A 1099-only path starts with gross receipts and applies its own expense ratio.

5. Compute qualifying income. Eligible deposits divided by the months in the window, reduced by the expense factor.

6. Run debt-to-income. In Lendmire’s network, the maximum is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The test uses the interest-only payment on the maximum draw.

7. Review collateral and title. A valuation and lien-position check follow.

Where the 1099s and the deposits disagree, the underwriter reconciles them. Expect questions.

Which Documentation Path Fits Which 1099 Profile?

The right path follows the shape of your income. No single path wins for everyone.

Profile Likely fit Watch for
Paid to you personally, mostly one account Personal statements Mixed personal spending in deposits
Business account with real operating costs Business statements Flat expense factor
Strong CPA relationship CPA-prepared P&L Preparer letter requirements
Clean 1099s from several payers 1099-only Forms must name you personally
Paid through an LLC Business statements 1099-only paths may not fit

Some programs want about two years self-employed in the same line of work. A shorter history may only work on a 12-month path. Income from clients below the reporting threshold issues no form, so it cannot sit on a 1099-only path, though the deposits can still count elsewhere. Britannica reports the 1099-NEC filing threshold rises from $600 to $2,000 beginning with tax year 2026, so verify that against current IRS instructions.

How Should You Define “Best” for Your File?

The best program is the one whose rules match your property, credit, and documentation. A ranking of companies cannot answer that, because each wholesale lender sets its own overlays. A broker that shops many lenders can match them to the file.

Six criteria decide it:

  • Occupancy. The leverage tier depends on whether the line is on a primary residence, second home, or investment property.
  • Credit tier. Higher scores open higher CLTV bands.
  • Line size. Lines above $500,000 carry stricter terms.
  • Draw structure. Interest-only periods and repayment terms differ.
  • Property type. Some types are eligible, others are not.
  • Title. Vesting must match program rules.

What Do the Network’s Parameters Look Like?

These are typical ranges from select wholesale partners, subject to lender guidelines. Each applies only within its own occupancy.

Occupancy Credit floor Ceiling Max line
Primary residence 600 90% CLTV at 720+ $500,000
Second home 640 90% CLTV at 720+ $500,000
Investment property 700 70% CLTV $500,000

On a primary residence, 720+ reaches 75% CLTV up to $750,000 or 90% CLTV up to $500,000. A 640 profile sits at 80% CLTV, and a 620 profile at 70% CLTV up to $400,000. A line above $500,000 is primary-residence only, needs a 700 or better credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.

On an investment property, the ceiling is 70% CLTV at 700 or higher, with no tier above it. Market surveys sometimes report higher CLTV for equity lines. That describes the broader market, not this network.

Lines run $25,000 to $750,000. At least 75% of the line is drawn at closing, and pricing floats through the draw and repayment periods. Primary and second-home lines offer two structures: a 3-year interest-only draw with 17-year repayment, or a 5-year draw with 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. Lines at or below $500,000 ordinarily use automated valuation, while anything above needs a full appraisal.

Where Does the General Rule Break?

Several edge cases trip up 1099 files.

Title held in an LLC. Many rental investors hold property in an LLC. These lines cannot be written on LLC, corporate, partnership, or irrevocable, blind, or land trust title. Only the individual borrower or an inter vivos revocable living trust qualifies. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Concentration risk. One client paying most of the income worries underwriters. Recurring contracts help.

Asset-heavy businesses. A flat expense factor can shortchange them. A CPA letter may lower the factor where the program allows it.

Short history or a business loss. A thin record or a loss on the return narrows the options. A longer window or a different path may fit better.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.

Exposure limits. A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible.

Freeze risk. Don’t plan a time-sensitive purchase around a line you haven’t drawn.

What Does Clean Deposit Documentation Look Like?

Deposit hygiene decides many files. Underwriters read every statement.

  • Keep business and personal money separate where you can.
  • Flag large one-off deposits before the underwriter asks.
  • Make sure income lands in the account you submit, not a different one.
  • Keep 1099s, a CPA letter if you have one, and a government ID ready.
  • Pull a credit report. The network uses a single-bureau score keyed to the primary wage earner, no more than 90 days old at closing, with no rescores.

Bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by program, so ask before applying.

Bank Statement HELOC or DSCR Loan: Which Judges What?

A HELOC judges you. A DSCR loan judges the property. This is the sharpest structural difference.

Factor Bank statement HELOC DSCR loan
What qualifies Your documented income Property rent vs. payment
Title Individual or revocable trust LLC eligible, subject to program terms
Investment ceiling 70% CLTV Higher, subject to program
Structure Revolving line Fixed term loan

If the rental sits in an LLC, or your personal income is hard to document, the rental itself may carry the loan. Lendmire’s complete DSCR loans guide covers that route. For 1099-K platform income specifically, see Lendmire’s comparison of the 1099-only program versus a bank statement loan.

Run both routes before choosing. One is a line against a primary residence. The other is a cash-out or DSCR loan on the rental.

What Are the Trade-Offs?

Pricing floats and never converts to fixed, so the cost moves. The line is secured by your home, so default puts the home at risk. You must draw at least 75% at closing, which means you carry interest on money you may not need yet. After closing, the minimum subsequent draw is $1,000 on one program, and $4,000 in Texas.

A HELOC also won’t fit every purpose. If the rental itself can carry the debt, a DSCR loan avoids tying your personal income to the file.

Key Terms Defined

  • CLTV: Combined loan-to-value, which adds the first mortgage and the line together against the property’s value.
  • Expense factor: The percentage a program subtracts from deposits or receipts to approximate business costs.
  • Draw period: The stretch when you can borrow from the line, usually interest-only.
  • Repayment period: The stretch after the draw ends, when the balance is paid down.
  • Schedule C: The tax form where a contractor reports income and expenses.
  • DTI: Debt-to-income, the share of monthly income that goes to debt payments.
  • Non-QM: A loan outside standard qualified-mortgage documentation rules.

Frequently Asked Questions

Is a bank statement HELOC really no documentation?

No. Income is documented through deposits rather than tax returns, and credit, equity, property, and debt-to-income still get reviewed. Think of it as substitute proof under the applicable program, subject to lender guidelines.

Does my 1099 total count as my income?

Not directly. A 1099 shows gross payments, and the IRS notes expenses are reported on Schedule C. Lenders apply an expense factor to receipts or deposits to approximate net income.

Can I use one on a rental property?

Sometimes. In Lendmire’s network, investment-property lines require a 700 credit profile, cap at 70% CLTV, and run up to $500,000. The property must be titled to you personally or a revocable living trust, not an LLC.

What if my income is paid through an LLC?

A 1099-only path that needs forms payable to you personally may not fit. A business-statement program may. Program fit varies by lender.

What credit score do I need?

It depends on occupancy. The network’s floor is 600 on a primary residence, 640 on a second home, and 700 on an investment property. Higher scores open higher CLTV bands, subject to lender guidelines.
