Best Bank Statement HELOC Program When You Need Funds as Fast as Possible

Best Bank Statement HELOC Program When You Need Funds as Fast as Possible

The Quick Read: The best program is the one your file fits cleanly on occupancy, credit, title and income documents. Clean files hit the fewest stalls. No broker can promise a funding date, but you control more of the delays than you think.

  • Statements replace tax returns, but the file is still fully documented.
  • On an investment property, the ceiling is 70% combined loan-to-value (CLTV) with a 700 minimum credit profile.
  • Lines at or below $500,000 ordinarily use an automated valuation instead of a full appraisal.
  • An LLC cannot hold title on these lines. A property already in an LLC needs a vesting change or a DSCR cash-out instead.
  • At least 75% of the line is drawn at closing, so size it for the need in front of you.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line of credit that is reviewed around deposit history instead of tax returns. It suits self-employed owners whose write-offs push taxable income well below real cash flow. The line is a second-position or first-position lien, depending on whether a mortgage already sits on the property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A HELOC is an open-end line you can draw on repeatedly. You borrow during a draw period, then move to repayment. The CFPB’s HELOC booklet lays out the disclosures you should expect on any line.

Here is the part people get wrong. Statements replace tax returns. They do not replace paperwork. Expect a profit-and-loss statement, proof of business history, and a statement for any existing first mortgage. Lendmire’s bank statement HELOC overview covers the product in more detail.

Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the scenario to the program. Your credit profile, property, and leverage need decide which program fits. Ask any lender that claims to be the best for everyone what happens to your file when it doesn’t fit.

Why the Program Match Matters More Than Anything Else

Most delays start with a mismatch. The file goes to a program that won’t take the occupancy, the title, or the credit profile, and it has to be re-routed. Choosing correctly the first time is the real shortcut.

Across the wholesale network, two HELOC programs handle most of these files. Both are standalone lines in first or second lien position. They differ in structure:

  • The shorter-draw program: a 3-year interest-only draw followed by a 17-year repayment.
  • The longer-runway program: a 5-year interest-only draw followed by a 25-year repayment.

Investment lines run the 5-year draw and 25-year repayment structure only. On either program, at least 75% of the line is drawn at closing. The line floats and never converts to a fixed structure. After closing, additional draws typically start at $1,000, per the longer-runway program’s terms.

Where the programs differ, each figure applies only inside its own program. A quote should always carry the draw and repayment structure it belongs to.

What the Ceilings Look Like by Occupancy

Occupancy decides your leverage. A single headline CLTV number is misleading, so here is the breakdown, subject to lender guidelines and full file review.

Occupancy Max CLTV Credit and line size
Investment property 70% 700 minimum; up to $500,000
Second home Up to 90% 90% needs 720+; 640 minimum; up to $500,000
Primary residence Up to 90% 90% needs 720+; 600 minimum; up to $750,000

Read the second and third rows carefully. The 90% figure exists only at a 720-or-better credit profile. Primary residence lines at 90% top out at $500,000. A primary-residence line above $500,000 requires 700 or better (720 on the longer-runway program), caps at 75% CLTV, and needs a full appraisal.

Equity lines in the broader market can reach higher combined leverage than an investment property gets here. That is a market-wide comparison, not a network figure. On this network’s investment lines, 70% CLTV is the ceiling.

How Underwriting Treats Your Deposits, Step by Step

Underwriting turns raw deposits into a monthly income figure through a short, predictable sequence. Knowing the steps lets you fix problems before an underwriter finds them.

1. The statement period is chosen. Programs typically look at 12 or 24 months of personal or business statements.

2. Deposits are screened. Transfers between your own accounts, refunds, and loan proceeds generally do not count as income.

3. An expense factor is applied to business accounts. A flat 50% of deposits is a common default. The lender sets it. You do not. A lower factor is possible when a CPA documents it, but the lender decides.

4. Your ownership share applies. A 60% owner counts 60% of deposits.

5. Income is calculated. Eligible deposits are averaged across the months reviewed, then reduced by the expense factor.

6. The trend is checked. Falling deposits can trigger a letter of explanation or a shorter lookback.

7. Combined leverage is run. Your first mortgage stays in place. Its balance counts toward CLTV and its payment counts toward debt-to-income.

Not all deposits count, and that surprises people. It surprises some loan officers too.

Debt-to-income on these lines tops out at 50%, or 45% for profiles from 600 to 679. A ratio above 45% requires a 680 minimum. Qualifying uses the interest-only payment calculated on the maximum draw, not the amount you actually take. Size your line with that in mind.

What Decides How Smoothly the Deal Goes

No honest broker can name a closing date. What a broker can tell you is what controls the pace, and most of it sits with you.

Valuation type. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation. A full appraisal is required on every line above $500,000, and you can always request one. Staying at or below $500,000 removes the biggest variable on most files.

Statement hygiene. Keep business and personal deposits in separate accounts. Mixed accounts muddy the file, and every unexplained deposit invites a question. Pull the full statement set about 30 days before you apply so nothing is missing at submission.

Document readiness. Gather the first-mortgage statement, insurance declarations, and tax bill up front. Third-party delays usually come from incomplete paperwork, appraisal problems, title complications, or a borrower who answers late.

First-lender subordination. On a second-lien line, the existing first lender may need to sign off. That step sits outside your control, so ask early.

Credit file details. The credit report can be no more than 90 days old at closing, and rescores are not allowed. The score model is a single bureau, keyed to the primary wage earner. Fix errors before the pull, not after.

Where the General Rule Breaks

Every rule above has exceptions. These are the ones that derail files.

Your property is in an LLC. Title must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

Your credit profile is under 700 on a rental. The investment-property minimum is 700. Second homes floor at 640 and primary residences at 600.

The property type is not eligible. Single-family, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Two-to-four-unit properties need a 640 minimum on the longer-runway program. Modular factory-built homes are eligible on the longer-runway program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

The property is listed for sale. A property listed, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

You carry too much exposure. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.

You have a credit event. A bankruptcy needs 4 years of seasoning from discharge or dismissal on either program. Foreclosure history splits. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history entirely, regardless of age.

The rental-use clause. The CFPB’s booklet notes that renting your home to others may be prohibited under your line’s terms. Read the line agreement before you rent the property.

The cooling-off period. Under Regulation Z’s rescission rule, a federal right to cancel attaches to credit secured by a principal dwelling, and a consumer has only one at a time. Business-purpose and non-primary-residence loans can fall outside it. Whether it applies to your file depends on occupancy and purpose, so ask your broker rather than assuming.

Availability. Bank statement HELOCs run in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C.

Bank Statement HELOC or DSCR Cash-Out?

These are different lanes, and the right one depends on what you’re protecting and how the property is titled.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Your deposits, credit, property Property rental income, per guidelines
Existing first mortgage Stays in place Replaced by refinance
Title Individual or revocable trust LLC possible, subject to program terms
Leverage on rentals 70% CLTV on an investment line Around 75% LTV on a standard rental cash-out

A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The HELOC is reviewed on you. If you hold a low first mortgage and want to keep it, the HELOC preserves it. If the property sits in an LLC or your personal documentation is thin, the DSCR cash-out is the cleaner route. Lendmire’s complete DSCR loans guide walks through how that side works.

One caution. Clearing a DSCR threshold is not the same as positive cash flow. Repairs, vacancy, management, and utilities sit outside that calculation.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Interest-only draw period: The stretch when you pay only interest on what you have drawn, before repayment of principal begins.

Expense factor: The share of business deposits an underwriter subtracts for operating costs before counting income.

Lien position: Whether your line is paid first or second if the property is sold or foreclosed.

Automated valuation: A computer-generated value estimate used in place of a traditional appraisal.

Debt-to-income (DTI): Your monthly debt payments divided by your qualifying monthly income.

When This Is the Wrong Move

A few situations say skip it.

If your tax returns already show strong income, a conventional equity line may carry simpler paperwork. If your investment property needs more than 70% leverage, the line won’t get there. If your credit profile sits below 700 on a rental, the product is closed to that property. And if you need the money back out of the property over many years, remember the line floats and never fixes. Every figure here varies by lender and program, and guidelines, property type, leverage, and credit profile all apply.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

The stronger play for many investors is to decide between the HELOC and a DSCR cash-out before applying, not after a decline. Honestly, it is a toss-up on some files. The HELOC keeps the existing first mortgage, while the DSCR route lets an LLC stay on title.

Frequently Asked Questions

Can I get a bank statement HELOC without traditional personal-income documentation?

Yes, under the applicable program and subject to lender guidelines. The file is reviewed on documented deposit history, typically 12 or 24 months of statements. You will still be asked for a profit-and-loss statement, proof of business history, and your first-mortgage statement.

Does the whole balance of my deposits count as income?

No. Transfers, refunds, and loan proceeds are screened out. Business deposits are then reduced by an expense factor, commonly 50% by default, and by your ownership share. Only a portion of the raw deposit total ends up as qualifying income.

Can I use an LLC on a bank statement HELOC?

Not on title. The line requires fee simple or leasehold title held by you or an inter vivos revocable living trust. LLCs, corporations, and partnerships cannot hold title. A DSCR cash-out, subject to program terms, may work better for LLC-held rentals.

What makes the file slower or smoother?

Valuation type is the biggest factor. Lines at or below $500,000 ordinarily use an automated valuation, while larger lines need a full appraisal. Clean statements, separated accounts, and complete documents help most. Nobody can promise a funding date.

How much of the line do I have to draw at closing?

At least 75% of the line is drawn at closing on both programs. Later draws typically start at $1,000 on the longer-runway program. Size the line to the need you actually have, since interest-only qualifying runs on the maximum draw.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote. Programs change, and every file is underwritten individually. This is not a commitment to lend.

The smoothest funding is rarely the loudest advertised one. It is the one where the occupancy, title, and income all line up before the application goes in.
