Best Bank Statement HELOC Program on a 2-4 Unit Rental You Already Own

Best Bank Statement HELOC Program on a 2-4 Unit Rental You Already Own

The Quick Read: The best program for your situation depends on three things: how you occupy the building, how your title is held, and whether you want to borrow against your credit or against the rent. A bank statement line is a second-lien equity line that is reviewed on documented deposits, subject to lender guidelines. It fits self-employed owners whose tax returns understate real cash flow.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a $500,000 maximum line.
  • The minimum credit score on an investment line is 700. A 720 score reaches the same ceiling.
  • Title must sit with you personally or in a revocable living trust. LLC-held buildings are out.
  • The line is a second lien, so your existing first mortgage stays untouched.
  • This product tests you, not the rent. If rent coverage is your strength, a DSCR cash-out is a different path.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a revolving line of credit secured by a property you already own, documented with deposit history instead of tax returns. The documentation method is the only thing “bank statement” changes. The loan itself is still an equity line.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The structure matches any HELOC. The CFPB explains that you can generally borrow up to your limit during a draw period, and that these lines usually carry a variable rate, so payments can change from month to month.

It is not “no documentation.” Credit, equity, debt-to-income, title, and the property all get tested. Deposits replace the tax return as proof of income. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Who Offers It, and Why Big Banks Often Don’t

Few lenders write this product on rentals. NerdWallet notes that a HELOC on an investment property is not offered by every lender and carries strict requirements, because lenders see higher default risk than on a primary home.

Large retail lenders mostly sit this one out. The statement-based version lives in the non-QM channel, where specialty wholesale lenders underwrite it. A retail bank sees one set of guidelines. A broker with a wholesale network sees many, and can match the property, title, and credit profile to a program that actually writes the file.

That is why no single lender is “best.” The lenders that write this depend on your occupancy, your leverage need, and your credit. Lendmire is a mortgage broker, not a lender. It arranges these lines through select wholesale partners, and availability for this product is limited to Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

How Underwriting Treats a 2-4 Unit, Step by Step

Step 1: Confirm you already own it. The line borrows against existing equity. A first-time investor with no rental has nothing to pledge.

Step 2: Check occupancy. Occupancy decides the tier. Live in one unit and the building is a primary residence, which opens higher ceilings. Rent every unit and it is an investment property. Unit count inside the 2-4 range does not change the leverage table.

Step 3: Document income from deposits. Lenders typically review 12 to 24 months of personal or business statements. Personal deposits generally count more fully. Business deposits are usually adjusted by an expense factor set by the lender. Large unexplained transfers and overdraft activity create friction, so clean, explainable statements matter.

Step 4: Size the line against equity. Maximum line equals the property value times the CLTV cap, minus every lien already on the property. CLTV counts the full line commitment, not just what you draw. Your first mortgage counts against you.

Step 5: Value the property. An investment line caps at $500,000, and full appraisals begin only above that size. So an investment line ordinarily runs on an automated valuation. A higher CLTV can trigger a secondary valuation, and you can request a full appraisal.

Step 6: Draw and repay. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats throughout and never converts to fixed.

The Investment-Line Numbers in One Place

Figures below apply to investment property only and are typical ranges, subject to lender guidelines and full file review.

Factor Investment 2-4 unit line
Maximum CLTV 70%
Line size Up to $500,000
Minimum credit 700
720 vs 700 Same 70% ceiling
Maximum DTI 50%
Draw / repayment 5 years / 25 years
Draw at closing At least 75%

Two points here surprise people. First, a 720 score buys nothing extra on an investment line. Both tiers top out at 70%. Second, DTI is qualified on the interest-only payment calculated on the maximum draw, not on the balance you plan to use.

Where the General Rule Breaks

The LLC problem. LLCs, corporations, partnerships, and land trusts cannot hold title on this product. If your building is already deeded to an LLC, you have two options: change the vesting to yourself or a revocable trust, or use a DSCR cash-out instead. Retitling has its own consequences with your first-mortgage lender and your insurer, so settle that before you apply.

The owner-occupied fork. House-hackers who live in one unit are in a different tier than pure landlords. Ceilings reach 90% CLTV on primary residences, but only at a 720-or-better credit profile. That is a primary-residence figure, and it never describes a fully rented building.

Larger lines. A line above $500,000 is primary-residence only. It needs a 700 credit profile or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. None of that applies to an investment line.

Property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. A 2-4 unit also carries a 640 minimum on the longer-runway program, but the 700 investment floor governs a rental.

Naming. Some lenders react badly to the word HELOC on non-owner-occupied property. BiggerPockets investors describe asking for a line of credit secured by investment property instead.

Texas. Texas investment properties are treated as non-homestead transactions on this network, and Texas properties are limited to 10 acres.

Exposure limits. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

Bank Statement HELOC vs. DSCR Cash-Out vs. Doing Nothing

For a self-employed owner, the real question is which test you pass more easily: your own credit and deposits, or the property’s rent against its payment.

Factor Bank statement HELOC DSCR cash-out
What gets tested Borrower credit, deposits, DTI Property rent vs. payment
First mortgage Stays in place Replaced
Investment ceiling 70% CLTV Typically up to 75% LTV on standard rentals
Title Individual or revocable trust LLC possible, subject to program terms
Valuation Usually automated Full appraisal

The HELOC wins when you hold a low-cost first mortgage you do not want to give up. It also wins when your deposits are strong but the property’s rent is thin. DSCR cash-out wins when the building is in an LLC, when you need more leverage, or when your personal debt load is the obstacle. DSCR also has its own credit and reserve requirements, and clearing 1.00 coverage does not mean the property cash-flows after repairs, vacancy, and management. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

If the building mostly rents, NerdWallet points out that a DSCR second mortgage can be the better fit. Lendmire’s complete DSCR loans guide covers how rent-qualified files work, and its piece on bank statement HELOC rental income rules covers how deposits and rent interact.

Waiting is a legitimate third option. If your equity is thin, the line cap is small relative to your goal, or you would use the line for 100% of a new down payment, you may leave the next purchase nearly fully leveraged.

What “Best” Means for Your Profile

No program wins outright. Match the structure to the borrower.

  • Self-employed, personal title, 700+ credit, low first mortgage: a bank statement line is usually the cleanest fit.
  • LLC-held building: a DSCR cash-out, or a retitling decision first.
  • Strong rent coverage, weaker personal DTI: DSCR cash-out tends to pencil better.
  • Owner lives in one unit: a primary-residence tier may offer higher leverage, with different rules.
  • Credit under 700 on a fully rented building: the investment line is closed to you at any leverage.

Documentation Checklist and File-Killers

Expect to assemble:

  • 12 to 24 months of personal or business bank statements.
  • Your current first mortgage statement and proof of insurance.
  • The deed or trust documents showing how title is held.
  • Current leases or a rent roll.
  • A government ID and credit authorization.

Common file-killers include commingled personal and business accounts, unexplained large deposits, vested-in-LLC title, and DTI that fails once the full line is counted as drawn. Rent deposited into a personal account can be double-counted if you also describe it as business income, so keep the paper trail clean.

Risks and When It’s the Wrong Product

The rate floats and never converts to fixed. The CFPB’s HELOC booklet walks through how draw and repayment periods work, and payments can step up once repayment begins. Consider a fourplex with one unit vacant: interest-only payments on a mostly drawn line keep going while rent drops. Stress-test that before you draw.

The rental is also collateral. Default puts the property at risk, which is why lenders price this carefully. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

Combined loan-to-value (CLTV): the total of all liens on the property divided by its value.

Non-QM: a loan that does not follow standard income-documentation rules and is underwritten to its own program guidelines.

Draw period: the stretch when you can borrow from the line, paying interest only on this program.

Expense factor: the percentage a lender removes from business deposits to estimate usable income.

DSCR: the property’s rent divided by its full monthly payment, used to qualify a rent-based loan.

Frequently Asked Questions

Can I use rent to qualify for a bank statement HELOC?

No. This line tests your credit, deposits, and debt-to-income, not the property’s rent coverage. Property-rent-based lender review belongs to DSCR loans. Rent that lands in your personal account may show up in the deposits, which is why clean records matter.

Does a 720 credit score get me more leverage on a rental?

Not on an investment line. Both 700 and 720 reach the same 70% CLTV ceiling, so a higher score improves your file without raising the cap. The 90% figure applies only to primary residences and second homes at 720 or better. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

What if my duplex is held in an LLC?

An LLC cannot hold title on this product. You can change vesting to yourself or a revocable living trust, or use a DSCR cash-out instead. Review the effect of retitling on your existing loan and insurance first.

Will I need a full appraisal?

Usually not. Investment lines cap at $500,000, and full appraisals are required only above that size, so most run on an automated valuation. A higher CLTV may call for a secondary valuation, and you may request a full appraisal.

Can I get this on a property I just bought?

Possibly, but seasoning and equity both matter, and the rent-qualified DSCR path has its own ownership expectations. A newly purchased building usually has little equity beyond your down payment, so the sizing math often stops the file before seasoning does.
