Best Bank Statement HELOC Program Right After Buying Your Home

Best Bank Statement HELOC Program Right After Buying Your Home

The Quick Read: The right program for you depends on how much equity your purchase left after the first mortgage. No rule sets a waiting period, so each lender’s combined loan-to-value ceiling, credit tier, and occupancy limits decide how much borrowing room actually remains. A broker can match your equity, credit, and income documents to the lender whose guidelines fit, subject to lender guidelines and full file review.

  • A bank statement HELOC is reviewed around documented deposits instead of tax-return income. You still document everything.
  • A new purchase usually leaves little equity, so the math often fails before the calendar does.
  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 credit minimum.
  • On a primary residence, the ceiling reaches 90% only at a 720 credit profile, on lines up to $500,000.
  • Business bank accounts need a 680 minimum score, which gates some self-employed buyers.

What a Bank Statement HELOC Is (and Isn’t)

A bank statement HELOC is a revolving credit line secured by your property. It is reviewed around documented deposits rather than net income from tax returns. Self-employed buyers often show thin taxable income because of write-offs, even when real cash flow is strong. Deposit-based analysis fixes that mismatch.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

It is not a shortcut around documentation. The lender reads a run of consecutive statements, strips out deposits that are not income, and applies its own method to what remains. Transfers between your own accounts, loan proceeds, gifts, and refunds come out. Business accounts typically get an expense factor on top. The result is qualifying income, subject to lender guidelines.

The line itself works like any home equity line. It is revolving credit, with a draw period first and repayment after. The program parameters in Lendmire’s wholesale network are covered below.

Is There a Waiting Period After Closing?

No fixed legal waiting period exists for opening a line after a purchase. Any wait comes from the lender’s own policy, which lenders call seasoning. Seasoning is the time a lender wants between your purchase and a new loan against the property.

Lenders use seasoning for three reasons. They want a payment history on the first mortgage. They want to reduce fraud risk. And they want proof that the value holds up. Policies vary a lot across a wholesale network. Some lenders look at the purchase date and recording date. Others care only about equity and valuation.

Here is the practical point. The calendar is rarely the real obstacle. Equity is. A buyer who put down a modest amount has little room under any lender’s ceiling, whether it is month one or month twelve.

How Underwriting Treats a Brand-New Purchase, Step by Step

Underwriting follows a predictable order. Here is how a file typically moves.

1. The purchase must be complete. The deed is recorded and title is clean. The lender sees your first mortgage and the price you paid.

2. Equity is measured. The lender adds your first mortgage balance to the requested line. It divides that total by the property value. That figure must sit under the ceiling for your credit tier and occupancy.

3. Value is established. Lines at or below $500,000 ordinarily run an automated valuation, with no traditional appraisal. A higher combined ratio may require a second valuation. You can also ask for a full appraisal. Every line above $500,000 requires one.

4. Credit is pulled. The program uses a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing.

5. Income is analyzed. Deposits are filtered and converted into qualifying income.

6. Debt load is tested. Maximum debt-to-income is 50%. It drops to 45% for credit profiles from 600 to 679. Anything above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw.

7. Property and title are checked. More on this in the edge cases below.

A recent purchase price can support the value. But a valuation after seasoning can still come back at or near what you paid. Passing the calendar does not create a higher number.

The Equity Math Right After Closing

The first mortgage counts against you. Combined loan-to-value (CLTV) is your first mortgage plus the new line, divided by the property value. The ceiling depends on occupancy and credit.

Occupancy Network CLTV ceiling Credit pairing
Primary residence 90%, lines up to $500,000 720 or better
Primary residence 75%, lines up to $750,000 700 or better
Second home Up to 90% 720 or better
Investment property 70%, no exceptions 700 minimum

Picture three buyers, all using percentages only.

Buyer one puts 10% down on a primary residence. The first mortgage already uses 90% of value. Even at a 720 profile, the top ceiling leaves no room. Waiting for appreciation or principal paydown is the only path. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Buyer two puts 20% down on a primary residence and has a 720 score. The first mortgage uses 80% of value. The 90% ceiling leaves about 10% of value as the maximum line. Whether the valuation supports that depends on the number that comes back. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Buyer three buys a rental with 25% down. The first mortgage uses 75% of value. That is already above the 70% investment ceiling. No line is possible until value rises or the balance falls. A buyer with 40% down on the same rental would have about 10% of value in room. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Most new buyers resemble buyer one or buyer three. That is why the question is almost never how long to wait. It is how much equity you actually have.

How Bank Statements Become Qualifying Income

The lender looks at your deposits across a consecutive run of statements. Programs commonly use a year or two, depending on the lender. Personal statements work when deposits are identifiable as business income. Business statements get an expense factor, because not every dollar deposited is profit. A tax or accounting professional’s profit-and-loss statement can sometimes replace the factor.

The key gate is credit. Business bank accounts require a 680 minimum for the deposit analysis. On a primary residence the program floor is 600. So a 640 borrower can qualify for the line but cannot use business accounts. That borrower would need personal statements instead, or a stronger score.

A purchase distorts statements in ways most borrowers do not expect:

  • Down-payment transfers look like large withdrawals and can break the pattern of balances.
  • Closing-cost wires and moving cash between accounts create transfers that must be explained.
  • Gift funds and loan proceeds are not income and come out of the deposit total.
  • Reserves depleted by the purchase can make the account look thin.

Keep the transfer trail clean. Use one account for the purchase when you can. Save the wire confirmations. Label unusual deposits in a short note before the lender asks.

Program Structures and Variations

Lendmire’s wholesale network offers these lines as standalone loans in first or second lien position. Two draw structures exist on primary residences and second homes. One pairs a 3-year interest-only draw with a 17-year fully amortizing repayment. The other, which this article calls the longer-runway program, pairs a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only. Pricing floats across both the draw and repayment periods and never converts to fixed.

Other structural facts:

  • Line size: $25,000 to $750,000. A line above $500,000 is primary-residence only. It requires a 700 credit profile or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.
  • Initial draw: at least 75% of the line is drawn at closing. This is not a dormant safety net you open for free.
  • Later draws: the longer-runway program states a $1,000 minimum subsequent draw. The other program does not state one.
  • Access can be cut: under CFPB guidance on home equity lines, lenders can freeze or reduce a line if the home’s value falls. That matters most right after a purchase, when equity is thin.

Credit standards differ by program. The longer-runway program requires two tradelines seasoned 12 months, or one seasoned 24. Its housing history standard is 0x30x6 and 1x30x12 at 640 and above, or 0x30x12 from 600 to 639. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs.

Where the General Rule Breaks

Titled in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only an individual borrower or a revocable living trust can. This is the sharpest difference from a DSCR loan. If the property is already deeded to an LLC, you need a vesting change or a DSCR cash-out refinance instead.

Investment properties. The ceiling is 70% CLTV, the credit minimum is 700, and the longer draw structure is the only one offered. The program also reviews your file on personal income, not rental income.

Primary residences and the rescission window. On a primary residence, a short right of rescission applies after closing. The FTC describes a three-business-day window. That affects when you can draw, not when you can qualify. It applies to a principal dwelling, so it does not cover investment properties.

Texas primary residences. A Texas primary residence is a homestead. It carries a 12-day waiting period, a one-lien-at-a-time rule, 12-month seasoning, and an 80% combined cap. These bind primary residences only. Second homes and investment properties are non-homestead transactions.

Listed for sale. In several states, a property listed for sale, or listed within the past 60 days, is ineligible.

Lower credit tiers. Sub-640 profiles are limited to single-family residences with a clean 12-month housing history. Because second homes floor at 640 and investments at 700, that limit reaches primary residences only.

Property types. Single-family, 2-4 units (640 minimum on the longer-runway program), PUDs, townhomes, and condominiums, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.

Availability. These equity lines are offered in Lendmire’s 16 full-service states. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Which Program Is Best for Your Situation?

No single program wins for every buyer. The lenders that write these lines differ on leverage, documentation, and property type. A broker that places files with many wholesale lenders can match your scenario instead of forcing it into one lender’s box.

Match by these factors:

  • Occupancy. Primary residence and second-home files get higher ceilings. Investment files cap at 70%.
  • Credit tier. The ceiling steps up with credit. The 90% tier exists only at 720 and above.
  • Line size. Above $500,000 you need a 700 profile or better, a full appraisal, and a primary residence.
  • Income type. Business-account deposits need a 680. Personal-account deposits may work at lower scores.
  • Draw structure. The 3-year draw suits a short bridge. The 5-year draw gives more runway.

Bank Statement HELOC vs. DSCR Cash-Out Refinance

For a rental, the better comparison is often a DSCR cash-out refinance. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The HELOC is reviewed on your personal deposits.

Factor Bank statement HELOC DSCR cash-out
Reviewed on Personal deposits Property rent vs. payment
Title Individual or revocable trust LLC allowed, per program terms
Investment ceiling 70% CLTV About 75% LTV on standard rentals
Structure Variable-priced revolving line Fixed-term loan, 30-year spine

The DSCR route usually asks for about six months of seasoning. Coverage of 1.00 is where select programs start, and stronger ratios open better terms. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation. Read the complete DSCR loans guide for the full picture.

Tax treatment varies; consult a qualified professional before relying on any deduction.

Key Terms Defined

Combined loan-to-value (CLTV): your first mortgage plus the new line, divided by the property’s value.

Seasoning: the time a lender wants between your purchase and a new loan against the property.

Draw period: the stretch when you can borrow from the line and typically pay interest only.

Expense factor: a percentage lenders subtract from business deposits to estimate real profit.

Lien position: whether the loan sits first or second in line to be paid from the property.

Automated valuation: a computer-based estimate of value, used instead of a full appraisal on smaller lines.

What to Prepare

Gather these before you apply:

1. A consecutive run of personal or business statements, with every large deposit explained.

2. Your closing statement and recorded deed.

3. A current first-mortgage statement showing balance.

4. Proof of homeowners insurance.

5. A recent profit-and-loss statement, if the lender requests one.

6. A credit report no more than 90 days old at closing.

Frequently Asked Questions

Can I apply for a bank statement HELOC the week after I close?

Often yes, since no rule sets a waiting period. Whether it works depends on that lender’s seasoning policy and your remaining equity. Most borrowers hit the equity limit first, particularly with a small down payment.

Why can’t a 90% CLTV line work for most new buyers?

The 90% ceiling exists only at a 720 profile on primary residences and second homes, for lines up to $500,000. A buyer who put down 10% already sits at 90% with the first mortgage. Nothing is left for a second lien.

Can I use this line on a rental I just bought?

Yes, in some cases, but the ceiling is 70% CLTV and the credit minimum is 700. The line is reviewed on your personal deposits, not rent. If the property sits in an LLC, a DSCR cash-out is the likely route.

Do business bank accounts work for the income analysis?

Only at a 680 score or higher. A 640 borrower can qualify for a primary-residence line, but must use personal accounts. Deposits still need to be identifiable as income.

Will the valuation come back higher than my purchase price?

Not necessarily. A valuation soon after purchase often lands near what you paid. Waiting longer does not raise it by itself.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker that arranges financing through select wholesale lenders, and it is never the lender. Every figure here is subject to lender guidelines and full file review, and nothing is a commitment to lend.

The strongest sign that a new buyer will qualify is not the date on the deed. It is the gap between what the property is worth and what the first mortgage already claims.
