Best Bank Statement HELOC Program With a Drive-by Appraisal Instead of a Full Appraisal

Best Bank Statement HELOC Program With a Drive-by Appraisal Instead of a Full Appraisal

Self-employed owners hear two pitches that rarely get joined: skip the full appraisal, and qualify with bank statements. This article joins them and shows where the pairing holds and where it breaks. Lendmire is a mortgage broker, not a lender. It places files with select wholesale partners and matches the scenario to the program.

The Quick Read: The best program for your situation depends on the property, the credit profile, the line size, and how much leverage you need. A drive-by is a middle valuation tier that many programs skip, and most lines at or below $500,000 in the wholesale network run an automated valuation instead. Income method and valuation method are two separate decisions.

  • Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though higher leverage can trigger a secondary valuation.
  • Every line above $500,000 requires a full appraisal, and a borrower may request one on any line.
  • On an investment property, the ceiling is 70% CLTV with a 700 minimum credit score.
  • The line is sized on value times allowed leverage, minus the existing first lien, so the valuation method moves the number.
  • Availability is limited to 16 states, narrower than Lendmire’s DSCR footprint of 41 markets, including Washington, D.C.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

  • Bank statement HELOC: a home equity line qualified on deposits in personal or business bank statements instead of tax-return income.
  • Drive-by appraisal: an exterior-only inspection by a licensed appraiser, supported by public records and comparable sales.
  • Automated valuation (AVM): a computer model that estimates value from data, with no human visit.
  • Desktop appraisal: an appraiser’s review of records and comps without visiting the property.
  • Full appraisal: an interior and exterior inspection with a complete report.
  • CLTV: combined loan-to-value, meaning all liens on the property divided by its value.

Are Income Method and Valuation Method Separate Decisions?

Yes. How a lender verifies your income and how it values your property are independent program dimensions. A bank statement file can pair with an automated valuation, a drive-by, or a full appraisal, depending on line size, leverage, and property.

That is the gap in most online advice. Borrowers look for one program that bundles both features. In practice, the wholesale network sets the valuation tier by risk, not by how you document income.

Decision What it controls What drives it
Income method How deposits become qualifying income Self-employment, statement history, expense factor
Valuation method How value is set Line size, CLTV, property type, data confidence

What Is the Valuation Ladder?

Valuation tools escalate by risk: automated valuation, desktop, drive-by, then full interior appraisal. The drive-by sits in the middle. It is used when a model is not enough but a full interior visit is not required.

On the network, the rule is simple. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. A higher CLTV may require a secondary valuation. Above $500,000, a full appraisal is required on every line. A borrower can ask for a full appraisal in any case.

Many programs do not offer a drive-by tier at all. A borrower who insists on exterior-only may find the real choice is automated valuation or full appraisal.

What Does a Drive-by Actually Review?

A drive-by is a real appraisal by a licensed appraiser with a narrower inspection. The appraiser looks at exterior condition, the street, the neighborhood, and comparable sales. Interior details come from public records.

That is the weak point for investors. Unrecorded renovations, finished space, and interior defects may not show up. An added room that never reached the permit file can be invisible. A low exterior-only value shrinks the line directly.

A drive-by is also not an AVM and not a broker price opinion. A broker’s price opinion comes from a broker or agent, not an appraiser. Keep the four tools distinct when you compare quotes.

How Does Valuation Change the Line Size?

The valuation sets the ceiling. The CFPB’s HELOC booklet shows the basic mechanic: value times an allowed percentage, less the balance owed, equals the potential line. That booklet is written for owner-occupants, so use it for mechanics only.

On the network, an investment-property line is capped at 70% CLTV and $500,000, with a 700 minimum credit score. Primary residences and second homes follow different tables.

Run it as a sequence. Take the value, apply the CLTV cap, subtract the first lien. If the valuation misses a renovation, every step after it is smaller.

How Is Bank Statement Income Qualified?

The file is reviewed on documented income under the applicable program, subject to lender guidelines. Here is how deposits typically become income:

1. The borrower supplies personal or business statements, commonly covering 12 or 24 months.

2. The lender totals eligible deposits and drops transfers, loan proceeds, gifts, and one-off credits.

3. Business accounts take an expense factor, or the file uses a profit-and-loss statement or a tax professional’s expense letter.

4. The adjusted monthly figure becomes qualifying income, tested against debt-to-income.

On the network, DTI tops out at 50%. It is 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. Qualifying uses the interest-only payment on the maximum draw. Expense factors vary by lender, so any flat percentage is an illustration, not a rule.

When Does a Lender Move Up to a Full Appraisal?

Lenders escalate on risk signals. Common triggers:

  • A line above $500,000, which always requires a full appraisal.
  • A CLTV request high enough to need a secondary valuation.
  • Visible exterior issues or deferred maintenance.
  • Thin comparable sales, so the model has low confidence.
  • A multi-unit property, where interior layout matters.
  • A borrower dispute over a low value.

The borrower-initiated request matters most. If your improvements are real but unrecorded, a full appraisal backed by dated renovation records and permits is the clean fix.

Where Does the Pairing Break?

Several edge cases decide whether the file works at all, regardless of valuation.

Titling. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Title must sit with the individual borrower or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. This is the sharpest structural difference from a DSCR loan.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.

Size. Lines above $500,000 are primary-residence only. They require a credit profile of 700 or better (720 on the longer-runway structure), cap at 75% CLTV, and need a full appraisal.

Portfolio limits. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

Geography. Availability is limited to Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

What Do Federal Rules Say About Drive-bys?

Nothing requires a drive-by on a HELOC. Valuation is a program choice. For federally regulated depositories, the interagency appraisal threshold release raised the residential appraisal threshold from $250,000 to $400,000. Exempt transactions still need an evaluation, which is lighter than an appraisal.

Non-bank programs set valuation through their own investor guidelines. An investor-owned rental is not a principal dwelling, so confirm the regulatory frame for your structure with counsel.

What Does “Best” Mean for This Pairing?

The best program for your situation is the one whose valuation tier, leverage cap, and title rules fit your property. A ranked brand list answers the wrong question. Which lenders write the file depends on property type, credit profile, leverage need, and documentation.

A broker that shops multiple wholesale lenders matches the scenario to the program. Ask these before you apply:

Question Why it matters
Is this line valued by AVM, drive-by, or full appraisal? Sets cost and the risk of a low value
What CLTV applies to my occupancy? Investment lines cap at 70%
What triggers a secondary valuation? Higher CLTV may add one
Can I request a full appraisal? Yes, on any line
Can my entity hold title? Usually no

How Do Two Borrowers Compare?

Picture a self-employed owner of a single-family rental with a modest first lien, asking for a line well under $500,000 at the 70% cap. The file likely runs on an automated valuation. If the home has an unpermitted addition, the model undervalues it and the line comes in small.

Now say a second owner holds a recently renovated duplex with permits on file. That owner requests a full appraisal, and the documented improvements may support a higher appraised value, depending on comps and underwriter review. The line is sized on a better number. Either path may work, subject to lender guidelines and full file review. The trade is cost against the risk of an undercounted property.

How Does This Compare to Other Routes?

A bank statement HELOC leaves the first mortgage untouched, which is its main structural advantage. The line is a standalone first or second lien with an interest-only draw period and then a fully amortizing repayment period. Investment lines run a 5-year draw and a 25-year repayment, and at least 75% of the line is drawn at closing.

If the property sits in an LLC, or the leverage need exceeds the 70% cap, a DSCR cash-out refinance is the other path. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide walks through that structure.

Tax treatment varies; consult a qualified professional.

How Should You Prepare the Property?

Gather dated renovation records and permits before any valuation is ordered. Keep the exterior clean and accessible. Decide in advance whether you will request a full appraisal if the first value looks low. Pull your statements and settle which expense-factor documentation you will use.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Programs change, and every file is reviewed individually. This is not a commitment to lend.

Frequently Asked Questions

Does a bank statement HELOC come with a drive-by option?

Rarely as a named feature. On the wholesale network, lines at or below $500,000 ordinarily use an automated valuation. A drive-by is a middle tier that many programs skip, so ask which valuation applies before you apply.

Can I skip the appraisal entirely?

On lines at or below $500,000, a traditional appraisal is ordinarily not ordered, though a higher CLTV can require a secondary valuation. Every line above $500,000 needs a full appraisal. Treat a no-appraisal outcome as something to verify, not a default.

Is a drive-by the same as an automated valuation?

No. A drive-by is an exterior inspection by a licensed appraiser using public records and comps. An automated valuation is a data model with no human visit.

Can I choose a full appraisal myself?

Yes. A borrower may request a full appraisal on any line. It makes sense when you have unrecorded improvements that a model or an exterior view may miss.

Can my LLC hold the title on one of these lines?

No. Title must be held by the individual borrower or an inter vivos revocable living trust. A property in an LLC needs a vesting change, or a DSCR cash-out refinance instead.
