Best Bank Statement HELOC Program for the Self-Employed Without W-2s

Best Bank Statement HELOC Program for the Self-Employed Without W-2s

The Quick Read: The program that fits you best depends on the property you pledge, because a bank statement HELOC is an ordinary home equity line that reads months of business or personal deposits instead of W-2s, and occupancy, credit profile, and combined leverage decide which wholesale program can take the file. Lendmire is a mortgage broker, so it matches your scenario to a program rather than selling you one.

  • Deposits replace tax-return income as the proof. They do not replace underwriting, so credit, debt load, equity, and property review still apply.
  • Occupancy sets the ceiling. An investment-property line tops out at 70% CLTV, while primary residences and second homes can reach 90% only at a 720-or-better credit profile.
  • The title matters. An LLC cannot hold title on these lines, which is the biggest structural difference from a DSCR loan.
  • A HELOC underwrites you. A DSCR loan underwrites the rent. Which one fits depends on where your strength sits.

What Is a Bank Statement HELOC, and Why Does It Exist?

A bank statement HELOC is a regular home equity line of credit with a different way of proving income. Instead of tax returns, the lender studies your deposit history. It is not a separate legal product, and it is not a loan without underwriting.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The reason it exists is simple. Self-employed owners write off expenses and depreciate equipment, which shrinks the net income on a tax return. A healthy business can look thin on paper while the account fills up every month. Deposit-based programs try to measure the cash that actually arrives.

A line of credit, as the CFPB explains, is revolving credit secured by the equity in your home. Equity is the value of the property minus what you owe on it. You borrow against that equity as you need it, up to a limit.

Trade coverage in Scotsman Guide says bank statement programs let individuals qualify using 12 to 24 months of deposits, reflecting cash flow rather than tax returns. Those programs sit in the non-QM world. Non-QM means the loan does not fit the standard boxes that big retail lenders use, so it is priced and reviewed on its own terms.

How Do Underwriters Turn Deposits Into Income?

They total your deposits over the statement window, remove anything that is not income, apply an expense adjustment if the account is a business account, and test the result against your debt. Gross deposits are never treated as income. The goal is a sustainable monthly figure that approximates what you actually keep.

Here is the sequence on a typical file:

1. Confirm self-employment. The underwriter wants to know what you do, how long you have done it, and how the money arrives. Most programs look for a seasoned history, often around two years, though it varies by program.

2. Pick the statement window. Twelve months is the usual floor. Twenty-four months smooths out lumpy income and usually helps seasonal businesses.

3. Pick the account type. Business statements and personal statements are treated differently. The main difference is whether an expense factor applies.

4. Clean the deposits. Transfers between your own accounts, loan proceeds, refunds, and one-time windfalls come out. Large unexplained deposits get questions.

5. Apply the expense factor. On business statements, the lender subtracts a share of deposits to account for the cost of running the business. The share varies by lender and business type. Some programs accept an accountant-prepared expense statement to support a different factor.

6. Test debt-to-income. The resulting monthly income goes against your obligations, including the new line.

That sixth step is where files get decided. In Lendmire’s network, DTI tops out at 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs at least a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw, not just the balance you take at closing.

Trade writers describe qualifying these borrowers as part art and part science, and that matches what brokers see. Two files with the same deposits can land differently because one has clean, explainable credits and the other has transfers scattered through the account.

What Does the Network Actually Allow by Occupancy?

The ceiling depends entirely on what the property is. Lendmire arranges these lines through select wholesale partners, and every figure below is subject to lender guidelines and full file review. Do not apply a primary-residence number to a rental.

Occupancy Top CLTV Credit pairing Max line
Primary residence 90% 720+ only $750,000
Second home 90% 720+ only $500,000
Investment property 70% 700+ $500,000

The 90% tier exists only at a 720-or-better profile, and on a primary residence it applies to lines up to $500,000. Lower scores step down. A primary residence at a 660 score, for example, reaches 85% CLTV up to $500,000, and the minimum score for any line is 600. Second homes floor at 640. Investment lines floor at 700.

CLTV means combined loan-to-value: your first mortgage plus the new line, divided by the property’s value. If your existing mortgage already uses most of that room, the line may be small or unavailable.

Market surveys differ from these network figures. NerdWallet reports that investment-property lines reach up to 80% LTV in the broader market, with many lenders below 70%. In Lendmire’s network, an investment-property line caps at 70% CLTV. NerdWallet also notes that you may have a smaller pool of lenders and will not be able to borrow as much as against a primary home.

How Are These Lines Structured?

Two wholesale programs sit behind most of these files, and their structures differ. One uses a 3-year interest-only draw followed by a 17-year repayment period. Investment lines run only the 5-year draw and 25-year repayment structure.

Some details apply to both:

  • The line is a standalone loan, in first or second lien position, so your existing mortgage can stay in place.
  • At least 75% of the line is drawn at closing.
  • Pricing floats during both the draw and the repayment period. It never converts to fixed.
  • Line sizes run from $25,000 to $750,000. A line above $500,000 is for primary residences only. It requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal.

The CFPB warns that monthly payments are often significantly higher once you enter the repayment period, and that HELOCs usually carry variable pricing. Treat that step-up as real. A self-employed owner with seasonal deposits should plan for the repayment years, not only the interest-only years.

The CFPB’s HELOC booklet adds that HELOCs generally permit the lender to freeze or reduce your credit line when home value falls. An approved line is not a guaranteed line. Do not build a business plan that depends on drawing the full amount in a down market.

How Do You Judge the Right Program for Your Situation?

Judge a program by how well its rules match your file, not by its marketing. The right program for your situation depends on property type, credit profile, leverage need, and how your income is documented. A broker who shops several wholesale lenders can test those factors against each program before you apply.

Use this scorecard when you compare options:

Question Why it matters
Is bank statement income accepted for this occupancy? Programs differ, and investment lines are narrower
What is the CLTV ceiling at my credit score? The top tier needs a 720 profile
Does the line size fit my need? Above $500,000 is primary-residence only
Is my title eligible? Individual or revocable trust only
Is the program available in my state? Availability is limited to 16 states

On availability, the HELOC programs run in 16 full-service states. That is narrower than Lendmire’s 41-market DSCR footprint, so confirm your state first.

The question about bank statement income deserves a straight answer. Not every HELOC program accepts deposit-based income, and acceptance can differ by occupancy and loan size. Where a program does, the file is reviewed on documented income under the applicable program, subject to lender guidelines.

Where Does the General Rule Break?

Several situations bend the normal path. These are the ones that come up most often.

A business under 24 months old. A short history can limit your options or push you toward a stronger credit profile, more equity, or a different program. Each lender weighs this differently.

Seasonal or lumpy income. A 12-month window that catches only your busy season overstates income. A 24-month window smooths it out. If your best months fall in one stretch, ask for the longer window.

Mixed personal and business accounts. Underwriters have to separate the two, and the expense treatment differs. A clean business account usually reads more clearly than a commingled one.

Property held in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Title must be an individual or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to lender program eligibility.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Modular factory-built homes are eligible on the longer-runway program only. Two-to-four-unit properties carry a 640 minimum on that program.

Exposure limits. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible. Combined exposure caps at $750,000 on the longer-runway program and $2,000,000 on the other.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history regardless of age.

Valuation. Lines at or below $500,000 ordinarily use an automated valuation without a traditional appraisal, though a higher CLTV may need a second valuation. You can request a full appraisal in any case, and every line above $500,000 requires one.

What File Practices Make a Statement-Based Application Stronger?

Clean, explainable deposits help most. A broker sees the same patterns repeatedly. Files that read well have steady deposits, one primary account, and a clear paper trail for anything unusual. Files that struggle have large round-number deposits with no explanation, frequent transfers between accounts, and overdraft activity.

Before you apply, gather these items:

  • Twelve to twenty-four months of complete statements, every page.
  • A written explanation for any large or irregular deposit.
  • Evidence of how long you have operated, such as a business license or professional certification.
  • Your current mortgage statement and a recent credit report.
  • If you own a trust, the trust paperwork showing it is a revocable living trust.

On credit, the network uses a single-bureau score model keyed to the primary wage earner, with a report no more than 90 days old at closing and no rescores. Tradeline and housing-history standards vary by program. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24, along with a clean mortgage-payment history.

HELOC or DSCR Loan: Which Tool Fits a Rental?

Choose a HELOC when your personal income and credit are the strong part of the file. Choose a DSCR loan when the property’s rent carries it. A DSCR loan compares the rent to the full housing payment, and it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide walks through that math.

Factor Bank statement HELOC DSCR loan
What is underwritten You: income, credit, DTI The property’s rent
Existing first mortgage Stays in place Replaced on a refinance
LLC title Not allowed Subject to program terms
Investment cash-out ceiling 70% CLTV on investment lines 75% LTV on standard rentals
Payment structure Floating, with a step-up 30-year fixed is the spine

A few points on the DSCR side. Select programs start around 1.00 coverage on standard rentals, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management, and capital costs sit outside the calculation. Cash-out on a standard rental typically needs about 6 months of seasoning. DSCR purchase leverage on most files lands between 75% and 80% LTV.

One more tradeoff deserves thought. A line that floats and steps up in repayment is risky to stack on a rental that barely covers its current obligations. Because the line adds to your debt load, it also uses capacity you may want for later financing.

Key Terms Defined

CLTV: Combined loan-to-value, which is your first mortgage plus the new line divided by the property’s value.

Draw period: The stretch when you can borrow from the line and typically pay interest only.

Repayment period: The stretch after the draw ends, when the balance amortizes and payments step up.

Expense factor: The share of business deposits an underwriter subtracts to estimate the income you actually keep.

Non-QM: A loan that falls outside the standard boxes of big retail lenders, so it follows its own program guidelines.

DSCR: Debt service coverage ratio, which compares a rental’s income to its full monthly housing payment.

Frequently Asked Questions

Can I get a HELOC without W-2s?

Yes, in some programs. Self-employed borrowers can qualify on documented deposit income under the applicable program, subject to lender guidelines. Credit, equity, and debt-to-income still apply. Acceptance of bank statement income varies by program and occupancy, so a broker tests your file against several.

Is a bank statement HELOC the same as a no-doc loan?

No. The deposits are the documentation. Underwriters review them line by line, then check credit, debt load, title, and property. Deposit-based income replaces tax returns as the proof, not underwriting.

Can I use a bank statement HELOC on a rental property?

Sometimes. Investment-property lines in the network carry a 70% CLTV ceiling, a 700 minimum credit profile, and a $500,000 maximum line. They run only the 5-year draw and 25-year repayment structure. The property must be titled in your name or a revocable living trust.

Can I keep my first mortgage?

Yes. The line is a standalone loan in first or second lien position, so you can leave a favorable existing mortgage alone. Your combined leverage must still fit the CLTV ceiling for your occupancy and credit tier.

Does the line stay available once it is approved?

Not automatically. Lenders can freeze or reduce a line when home value falls, according to the CFPB’s HELOC booklet. Plan your use of funds so a frozen line does not strain your business.

Next Step

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
