The Quick Read: The right program is the one that fits your credit, your existing mortgage balance, and how the rental is titled, because an investment-property bank statement line runs up to 70% combined loan-to-value, caps at $500,000, needs a 700 minimum credit score, and expects most of the line drawn at closing. The draw-at-closing requirement matters most for renovations. Lendmire is a mortgage broker that shops several wholesale lenders, so the match depends on your file, not on a single brand.
- On an investment property, the ceiling is 70% CLTV, and both the 700 and 720+ credit tiers reach it. A higher score buys eligibility, not extra leverage.
- A line runs $25,000 to $500,000 on a rental, with a 5-year interest-only draw and a 25-year repayment period.
- At least 75% of the line is drawn at closing, so you pay interest on most of it before the first contractor is paid.
- The rental must be titled in your personal name or a revocable living trust. An LLC cannot hold title.
- Qualification is subject to lender guidelines and full file review. This is not a commitment to lend.
What Is a Bank Statement HELOC on a Rental Property?
It is a standalone line of credit secured by a rental you own. The lender proves your income from deposits in your bank accounts instead of tax returns. You can borrow against the equity, repay, and borrow again during the draw period.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
This is a different product from a DSCR loan. A DSCR (debt service coverage ratio) loan is reviewed for the property by comparing its rent to its monthly payment. A bank statement line qualifies you, using deposits to show you earn enough to carry the debt.
Picture a self-employed landlord whose tax returns show heavy write-offs. The returns understate real cash flow. Bank statements show the real deposits. For that borrower, the statement route can tell a truer story.
Key Terms Defined
CLTV (combined loan-to-value): All loans secured by the property, existing mortgage plus the new line, divided by the property’s value.
Draw period: The stretch when you can pull money from the line and pay interest only. On a rental line, it runs 5 years.
Repayment period: The stretch after the draw period, when the balance fully amortizes. On a rental line, it runs 25 years.
Lien position: Whether the loan sits first or second in line to be repaid if the property is sold. These lines can be written in first or second position.
Vesting: How the title is held. It decides who can sign and which entities qualify.
Reserves: Liquid savings a lender wants left over after the deal. For a rental line, they vary by lender and file.
Who This Program Fits (and Who It Doesn’t)
It fits you if you are self-employed, you earn 1099 income, or your tax returns understate your cash flow. It also fits if you own the rental personally or in a revocable trust, and you have solid equity after your existing mortgage.
It does not fit if the rental sits inside an LLC and you want to keep it there. It also fails if your credit score is below 700, or if your first mortgage already uses most of the 70% CLTV room. In those cases, a DSCR cash-out refinance is often the better tool. More on that below.
How Underwriting Treats It, Step by Step
Here is the typical sequence across the wholesale lenders Lendmire works with. Each lender sets its own details, so treat this as the general shape.
1. The lender sets the income window. Programs typically look at 12 or 24 months of statements, depending on the program.
2. Deposits are screened. Lenders generally remove transfers between your own accounts, loan proceeds, and refundable deposits. What is left becomes the income base.
3. Business statements get an expense factor. If you use a business account, the lender typically applies an expense percentage before arriving at qualifying income.
4. Debt-to-income is tested. The maximum is 50%. It drops to 45% for credit from 600 to 679, and a ratio above 45% needs at least a 680 score. The payment is figured on interest only, at the maximum draw.
5. Credit is checked. The report cannot be more than 90 days old at closing, and the score comes from a single bureau keyed to the primary wage earner. On an investment property, the floor is 700.
6. Value is set. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you can request a full appraisal in any case. Because a rental line caps at $500,000, it normally stays in the automated lane.
7. Equity is calculated. The lender adds your first mortgage to the new line and divides by value. The result cannot exceed 70% CLTV on an investment property.
8. Title is confirmed. Fee simple or leasehold, held personally or in a revocable living trust.
Rent deposits can count as part of your deposit income. They do not enlarge the line, because the line is sized by equity and not by rent.
One bright spot: business bank accounts need a 680 minimum for deposit analysis, but investment lines already start at 700. So the statement analysis is never your binding constraint. Credit is.
How the Line Is Built: Draw, Repayment, and the 75% Rule
On a rental, the structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to a fixed amount. At least 75% of the line is drawn at closing.
Read that last sentence twice. A renovation loan normally releases money as work is finished. This line works differently. Most of it lands in your account on day one, and interest starts on that balance.
Where a program states a minimum for later draws, it is around $1,000. The remaining unused portion stays available for change orders or a phase-two scope.
So size the line to the budget, not the maximum. A line far larger than the work means you carry interest on cash sitting in your account.
A Renovation Example in Percentages
Run the numbers on three landlords, each wanting a line on a rental held personally. We keep this in percentages so you can apply it to your own value.
- Landlord A: The first mortgage equals 50% of the property’s value. At the 70% CLTV ceiling on an investment property, the line can reach up to about 20 points of value, still capped at $500,000. That is room for a serious renovation on a higher-value rental.
- Landlord B: The first mortgage equals 65% of value. Only about 5 points of room remain. On a modest-value property, that can fall below the $25,000 minimum line. Credit is not the problem here. Equity is.
- Landlord C: The first mortgage equals 72% of value. The rental is already over the investment ceiling, so no line is possible until the balance drops or the value rises.
Now a fourth case. Landlord D owes about 40% of value and has been in the property over six months. A bank statement line leaves up to 30 points of room at 70% CLTV on an investment property. A DSCR cash-out refinance goes up to around 75% LTV on standard rentals (70% on short-term-rental collateral), but it replaces the first mortgage. If the existing first mortgage has favorable terms, keeping it and adding a line may be the cleaner move. If not, the refinance may win.
Renovation value is never guaranteed. An improvement may support a higher appraised value, depending on comps and underwriter review. Budget as if it won’t.
Choosing the Best Program for Your Situation
The best program for your situation is a matching exercise. A broker with several wholesale lenders can read your file against each program’s rules. Here are the criteria that decide it.
| Criterion | What to check |
|---|---|
| Credit | 700 minimum on investment lines |
| Leverage | 70% CLTV ceiling on investment property |
| Line size | $25,000 to $500,000 on a rental |
| Structure | 5-year draw, 25-year repayment |
| Title | Personal name or revocable trust only |
| Exposure | Up to three lines; 15 financed property limit |
| Valuation | Automated at or below $500,000 |
Two wholesale programs sit behind these lines. One is a higher-leverage program, with combined exposure up to $2,000,000. The other is a longer-runway program, with combined exposure up to $750,000 and more detailed credit-history standards. Where their terms differ, each figure applies only within its own program. A broker uses that difference to place your file where it fits.
Availability is narrower than for DSCR loans. Bank statement lines are offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR financing covers 41 markets, including Washington, D.C.
Where the Rule Breaks: Edge Cases
Most files follow the pattern above. These do not.
The rental is already in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property deeded to an LLC needs a vesting change first, or a DSCR cash-out instead. DSCR loans can generally close in an LLC, subject to lender program eligibility.
The property type is wrong. Single-family, 2-4 units, PUDs, townhomes, and condos (including non-warrantable condos) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Modular factory-built homes are eligible on the longer-runway program only.
Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
Too many lines or properties. A borrower is limited to three lines. Owning more than 15 financed properties makes you ineligible.
The rental is listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Mixed deposits. Personal and business money that is commingled, large one-off transfers, and a short operating history all shrink qualifying income. Clean statements are worth real money here.
Rehab is the wrong word. A line is not a rehab or fix-and-flip loan. Those loans hold back funds and release them after inspections. A line gives you most of the money at once and no inspection process.
Bank Statement HELOC vs. the Other Tools
The tool you pick depends on whether you qualify on income or on the property.
| Tool | Reviewed on | Typical fit |
|---|---|---|
| Bank statement line on the rental | Your deposits | Strong equity, personal title |
| DSCR cash-out refinance | Rent vs. payment | LLC title, thin personal income |
| Line on your primary home | Your income | You accept pledging your home |
| Rehab or bridge loan | Project plan | Heavy rehab, holdback draws |
On a DSCR cash-out refinance, most programs in the network top out around 75% LTV on standard rentals (70% on short-term-rental collateral). About 6 months of seasoning is the common expectation. Coverage of 1.00 is where select programs start, and stronger ratios open better terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide explains the rent test in full.
A line on your primary home is a separate product. On a primary residence, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile. It also pledges your home to fund a rental. That raises your personal risk, even when the leverage looks attractive.
Sequencing the Renovation
Treat the line like a budget tool.
1. Get contractor bids first. Size the line to the signed scope plus a contingency.
2. Draw to fit the work. Since 75% funds at closing, put the closing draw toward deposits and materials.
3. Keep a clean paper trail. Pay contractors from one account and keep invoices.
4. Plan the exit. After the work, stronger rents may support a later refinance.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
What Can Go Wrong
Variable pricing is the first risk. The line floats and never converts to fixed. A months-long renovation can run over budget while the cost of the line moves.
The second risk is the lender’s freeze right. Lenders can freeze or reduce a home equity line under certain conditions. Business-purpose lines may be documented differently, and Regulation Z’s HELOC rules apply to lines secured by a consumer’s dwelling. So read your own line agreement and ask the lender how freezes and reductions are handled.
The third risk is the lien. Your rental secures the debt. If the project stalls, you owe on a property that is not producing.
Last, one honest toss-up. A bank statement line is cheaper to set up than a refinance when your first mortgage is good. But if your first mortgage terms are weak, the DSCR cash-out may be the stronger play despite the extra steps.
Pre-Application Checklist
- 12 to 24 months of personal or business bank statements
- A current mortgage statement and proof of insurance
- Title documents showing vesting in your name or a revocable trust
- Signed contractor bids and a scope of work
- A credit profile at 700 or better
- A list of every financed property you own
Frequently Asked Questions
Can a rental owned by my LLC get a bank statement HELOC?
No, not while the LLC holds title. These lines require title in the individual borrower’s name or an inter vivos revocable living trust. Your options are a vesting change before closing or a DSCR cash-out refinance, which can lend to an LLC subject to lender program eligibility.
Do my rent deposits count as income?
They can count as deposits within the income window, subject to lender guidelines. They do not increase the line size. The line is sized by equity and capped at 70% CLTV on an investment property. Rent shows up in the income test only, not in the equity test.
What if my credit score is 680?
It misses the 700 minimum on investment property lines. A DSCR cash-out refinance may still work, since many programs want around 660 and a 620 floor exists in parts of the network. Leverage and terms vary by score and by lender.
Is this a rehab loan?
No. A rehab or bridge loan usually holds back funds and releases them as work is inspected. A line releases at least 75% at closing and leaves the rest available. If your project is heavy structural work, a rehab loan may fit better.
How many lines can I have?
Up to three lines per borrower. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
