Best Bank Statement HELOC Program for Investors Funding Down Payments

Best Bank Statement HELOC Program for Investors Funding Down Payments

The Quick Read: The right fit depends on which property you borrow against, how much equity it holds, and how much cash your next purchase needs: on an investment property, lines top out at 70% CLTV and $500,000 with a 700 minimum score, while a primary residence can reach 90% CLTV only at a 720-or-better profile.

  • A bank statement HELOC is reviewed around documented deposit history under the applicable program, subject to lender guidelines. It does not remove paperwork. It swaps one set of documents for another.
  • The line and the rental purchase are two separate files. The line is judged on you. The DSCR purchase loan is judged mostly on the property.
  • Whether a purchase lender accepts borrowed down-payment money is program-specific. Ask before you draw.
  • Title matters. An LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
  • Equity lines are offered only in Lendmire’s 16 full-service states, a narrower footprint than its DSCR investor loans across 41 markets, including Washington, D.C.

Key Terms Defined

Bank statement HELOC: a home equity line of credit where deposit history, not tax returns, supports your income.

CLTV (combined loan-to-value): every loan against the property, added together, divided by its value.

Draw period: the stretch when you can borrow from the line, usually interest-only, before repayment begins.

Deposit analysis: the lender’s review of your statements. It removes transfers, loan proceeds, and refunds, then averages what is left over a set window.

Vesting: how title to the property is held, such as in your own name or in a revocable living trust.

DTI (debt-to-income): your monthly debts divided by your monthly income.

Source-of-funds trail: the paper showing where your down payment came from, from the line’s closing documents to the deposit into your account.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC, Really?

It is a standalone line secured by a property you already own, underwritten on income shown through deposits. It is not an investment loan. It only produces cash.

Yahoo Finance notes that line proceeds can go toward a down payment, closing costs, or other expenses, up to the approved limit. It also points out that you need enough equity to qualify. Its example is a home appraised at $500,000 with a $300,000 mortgage, which leaves 40% equity. White Coat Investor adds that the size of the line depends on how much equity you have.

Here is the part people miss. “Bank statement” does not mean “no paperwork.” Think of it as a different paper trail with extra math. Self-employed investors whose tax returns show heavy write-offs are the usual fit.

How the Down Payment Gets From the Line to the Closing Table

Think of it as five steps, and the order matters.

1. Pick the collateral. Usually this is your primary residence, a second home, or a rental you own in your own name. Equity is value minus every lien.

2. Qualify the line. The lender reviews your credit, your deposit history, and the property’s equity.

3. Close and draw. At least 75% of the line is drawn at closing on the network’s programs, so size the line close to your actual cash need.

4. Move the money into your account. The draw lands in your own account, and the deposit shows up on your statements.

5. Hand the purchase lender the trail. That means the line’s closing documents, the statement showing the draw, and the statement showing the deposit.

Then the purchase loan underwrites separately. A DSCR loan, or debt service coverage ratio loan, is underwritten primarily on whether the property’s rent covers its own PITIA (principal, interest, taxes, insurance, and any association dues). Our complete DSCR loans guide walks through that side in full.

How Underwriting Treats Each File

The two loans get judged on different things.

The line is judged on you. Deposit analysis strips out money that is not income, such as transfers between your own accounts, loan proceeds, and refunds. It then averages the rest over a 12- or 24-month window. Business accounts carry an expense factor, and the network requires a 680 minimum score for that analysis. Investment lines already floor at 700, so the statement analysis is never the tightest limit on an investment line.

DTI tops out at 50% on the network’s programs. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. Credit reports run no older than 90 days at closing, with no rescores.

The purchase is judged on the property. Rent against PITIA is the test. On most purchase files, leverage lands at 75% to 80% LTV, which means 20% to 25% down. Select programs reach 85% LTV, or 15% down, with roughly a 700+ score. Most programs want around a 660 score, and 700+ opens the strongest tiers.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage generally opens better terms.

Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses all sit outside the ratio.

What Makes a Program the Best Fit for Your File?

The best program is the one that matches your title, equity, and cash need. No single program wins for everyone. Lendmire is a broker, so it shops the wholesale lenders on your behalf and matches the scenario to the program. Here is what to check.

Criterion Why it matters What to check
Collateral Sets the leverage ceiling Investment, second home, or primary
Title Some entities cannot hold title Your name or a revocable trust
Line size Must cover the down payment Cash need versus the program maximum
Draw structure Sets interest-only runway Draw length and repayment term
Purchase-lender rules Borrowed funds are treated differently Cap on borrowed share, reserves

Network Limits at a Glance

Lendmire places lines with two wholesale programs: a higher-leverage program, and a longer-runway program with a longer interest-only draw on primary residences. Each figure below applies only within its own program’s terms, subject to lender guidelines.

Collateral CLTV ceiling Credit Line size
Investment property 70% 700 minimum Up to $500,000
Second home Up to 90% at 720+ 640 floor Up to $500,000
Primary residence Up to 90% at 720+ 600 floor $25,000 to $750,000

Two details deserve a second look. A line above $500,000 is primary-residence only, requires 700 or better credit (720 on the longer-runway program), caps at 75% CLTV, and needs a full appraisal. And an investment line stays below that appraisal threshold, so it is commonly valued by an automated model with no traditional appraisal, though a secondary valuation may be requested.

Investment lines run a 5-year interest-only draw followed by a 25-year repayment. Pricing floats through both periods and never converts to fixed.

A Worked Scenario in Percentages

Picture an investor with a 740 score who owns a primary home with a first mortgage at 55% of its value. She wants a rental on a standard purchase at 75% LTV, so she needs 25% down, plus closing costs and reserves. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

A line on her primary residence tops out at 90% CLTV, because her credit clears the 720 pairing. That leaves roughly 35 points of home value to borrow against. She has room.

Now flip it. Suppose she borrowed against an existing rental instead, with a first mortgage at 60% of value. The investment ceiling is 70% CLTV, so only about 10 points of value remain. Same investor, same credit, very different line.

Now the purchase side. The new rental must clear its own test. Say its rent covers PITIA at roughly 1.2x. That is a healthy coverage ratio for the purchase file. But the line is drawn at least 75% at closing and carries its own payment, which you carry personally. Whether that payment enters the purchase lender’s math depends on the program, so ask before you draw.

Run the stress test with the line fully drawn. If the rental barely clears 1.00 and you also carry a fully drawn line, your real cushion is thin. A fully borrowed down payment means you are financing close to the whole purchase.

Where the General Rule Breaks

Most of the exceptions come down to title, borrowed-funds rules, and property type.

  • LLC-owned collateral. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only you or a revocable living trust can. If the property already sits in an LLC, you need a vesting change or a DSCR cash-out instead, subject to program terms. For the comparison, see Lendmire’s piece DSCR HELOC vs. DSCR Cash-Out Refinance for Investors Funding Down Payments.
  • Borrowed funds on the purchase side. Some purchase programs accept them fully. Some cap the borrowed share. Some want part of the down payment unborrowed, and reserves are often treated more strictly than the down payment. Secured borrowing, like a line or cash-out, is generally accepted more readily than an unsecured personal loan.
  • Undisclosed debt. A purchase lender that finds a loan you did not mention can stall the file. Disclose the line up front.
  • Investor limits. A borrower is limited to three lines, with combined exposure capped by program. A borrower with more than 15 financed properties is not eligible.
  • Property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered as collateral. Single-family, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Modular factory-built homes are eligible on the longer-runway program only.
  • Reserves. On the DSCR side, reserves vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common. Loans above $1,500,000 typically step up to about 9 months.

Risks to Price In

Lines are variable. The CFPB explains that you can generally borrow up to your limit during the draw period, which could last 10 years, and that payments may change from month to month. On the network’s investment lines, the draw period is 5 years. After that, the line moves to full amortization, and the payment steps up.

The line also puts a lien on a home that is not the rental. If the rental underperforms, your own home is exposed. That is the real cost of a borrowed down payment.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

When Does a DSCR Cash-Out Win Instead?

Choose the bank statement line if you own the equity in your own name, your credit is 700 or better, and you want to keep the purchase loan simple.

Skip it if the property is in an LLC, your credit sits below the investment floor, or your target purchase program will not accept borrowed down-payment funds. A DSCR cash-out refinance, typically up to 75% LTV with about 6 months of seasoning, may fit better in those cases. Seasoning is the waiting period a lender wants between buying a property and refinancing it.

Frequently Asked Questions

Can a HELOC be my only down-payment source?

Sometimes, but it depends on the purchase program. Some accept fully borrowed funds, some cap the share, and some require part of the down payment to be your own cash. Reserves are often held to a stricter standard than the down payment itself.

Does the line payment count against the new loan?

It depends on how the purchase program is built. A DSCR loan tests the property’s rent against its own PITIA. Programs that qualify you on personal income often add the line payment to your DTI. Ask your broker before you draw.

Can I use an LLC-owned property as collateral?

No. LLCs and most entities cannot hold title on these lines. You would need a vesting change into your own name or a revocable living trust, or a DSCR cash-out refinance instead.

Is a bank statement line really no paperwork?

No. You still document the line and your credit. Deposit history replaces tax returns, and the lender does extra math on your statements. The line is reviewed on documented income under the applicable program, subject to lender guidelines.

What if my statements are messy?

Commingled accounts and large transfers between your own accounts get stripped out of the income analysis. Clean, separated accounts produce a clearer file. Keep personal and business deposits apart before you apply.
