Best Bank Statement HELOC Program for Investors Building a Portfolio

Best Bank Statement HELOC Program for Investors Building a Portfolio

The Quick Read: The right bank statement HELOC for a portfolio investor depends on which property backs the line, because an investment-property line in Lendmire’s wholesale network tops out at 70% CLTV and $500,000, requires a 700 credit profile, and must be titled to an individual or revocable trust rather than an LLC. Deposits stand in for tax-return income, so the file is reviewed on documented income under the applicable program, subject to lender guidelines. Every figure here is subject to full file review and is not a commitment to lend.

  • Investment lines cap at 70% CLTV and $500,000, and the minimum credit score is 700.
  • Title must sit with the individual borrower or a revocable living trust. LLC-held rentals do not fit.
  • A borrower is limited to three lines, and more than 15 financed properties makes a borrower ineligible.
  • Pricing floats for the full life of the line and never converts to fixed.
  • A DSCR cash-out refinance is the usual alternative when the property is in an LLC or the line is too small.

What a Bank Statement HELOC Is (and Isn’t)

A bank statement HELOC is a revolving line of credit secured by real estate. The lender reads 12 to 24 months of deposits instead of tax returns to size the borrower’s income. It qualifies the borrower, not the property.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is the core difference from a DSCR loan. DSCR compares the property’s rent to its PITIA. A bank statement line asks whether the owner’s deposits can carry the new payment on top of existing debt.

The product exists because tax returns understate cash flow for many investors. Depreciation, contractor costs, payroll and equipment write-offs lower taxable income on paper. Scotsman Guide’s non-QM overview describes the standard pattern for self-employed borrowers: 12 to 24 months of personal or business statements, with a 50% expense factor as the example, or a profit-and-loss statement prepared by a third-party tax professional. A lender then reads the cash that actually moved through the accounts.

One misconception to clear up front. This is not an undocumented loan. The deposits are the documentation, and they get picked apart.

How Underwriting Treats the Deposits, Step by Step

Underwriters turn statements into a single monthly income number, then test that number against debts. The expense factor and the cleanliness of the deposits decide most outcomes. Here is the sequence on a typical file.

1. Choose the account type. Personal statements, business statements, or both. Business accounts require a 680 minimum credit score for the deposit analysis. An investment line already floors at 700, so that 680 rule never becomes the binding constraint on a rental.

2. Scrub the deposits. Transfers between the borrower’s own accounts, loan proceeds and one-time windfalls come out. What remains is eligible income.

3. Apply the expense factor on business accounts. The program sets the factor. The borrower does not pick it. A one-size factor can shortchange asset-heavy businesses, which is where a CPA-prepared expense statement can help.

4. Average and adjust for ownership. Eligible deposits, less expenses, times the borrower’s ownership share, divided by the months in the window.

5. Run the debt test. The maximum DTI is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, not on what the borrower plans to draw.

6. Underwrite the collateral. CLTV counts every lien, including the new line, divided by value. On an investment property, the automated valuation lane applies because the line cannot exceed $500,000. A full appraisal is required only above that size, though a borrower may request one.

7. Check credit and housing history. The credit report cannot be more than 90 days old at closing. There are no rescores. The score model is single-bureau, keyed to the primary wage earner.

Step 5 is the one that surprises people. The payment used for DTI assumes the whole line is drawn. A $500,000 line you plan to use half of is tested as if you will use all of it.

Deposit hygiene that keeps a file clean

Most preventable friction sits in the statements themselves. Keep personal and business money in separate accounts. Document any large one-time deposit with a source. Do not move rent, loan draws and owner contributions through the same account if you can avoid it. Commingled accounts force the underwriter to guess, and guesses go against the borrower.

What “Best” Means for a Portfolio Builder

The best program for your situation is the one whose limits match your property list, your title structure and your exposure, not the one with the highest advertised leverage. Lendmire is a mortgage broker, not a lender. It works with select wholesale HELOC lenders and matches the file to the program that fits. Programs differ on the points below.

Criterion Why it matters What to check
Vesting rules LLC title is excluded Who holds title today
Occupancy tier Ceilings differ by use Investment vs primary vs second home
Draw structure Sets the repayment runway Draw and repayment years
Exposure caps Limits how many lines stack Lines held, combined total
Property type Some types are not offered Condo, 2-4 unit, modular
Valuation method Drives cost and variance Automated vs full appraisal

A broker sees how these differ across lenders. A single bank sees only its own. That comparison is the real advantage for a borrower with more than one property.

The Investment-Property Numbers

On an investment property, the network ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Both the 700 and 720 tiers reach the same 70% CLTV, so a higher score above 700 buys eligibility, not extra leverage.

NerdWallet’s guide to investment-property HELOCs cites up to 80% as a market maximum while noting that many lenders sit below 70%. Those figures describe the broader market. On an investment property line in Lendmire’s network, the ceiling is 70% CLTV.

Read the CLTV rule as a simple budget. If the first mortgage already sits at 50% of the property’s value, an investment line can add up to 20% of value on top, subject to the $500,000 size limit and lender review. If the first mortgage sits at 65%, there is only 5% of value left. Free-and-clear rentals give the most room.

Occupancy changes the picture. Primary-residence and second-home lines can reach 90% CLTV, and that figure exists only at a 720 or better credit profile. It never applies to a rental. A line above $500,000 is primary-residence only. It requires a 700 or better credit profile (720 on the longer-runway structure described below), caps at 75% CLTV and needs a full appraisal.

Investors often borrow against their own home to fund rental purchases. That is a primary-residence line, with its own tiers and rules. It is worth running both versions before choosing which property carries the lien.

Structures and Variations

The network offers a standalone line in first or second lien position. Two wholesale programs sit behind it. One is a higher-leverage program, which reaches 90% CLTV on primary homes. The other is a longer-runway program, built around a five-year interest-only draw followed by a 25-year repayment.

On primary residences and second homes, a three-year draw with a 17-year repayment also exists. Investment lines run the five-year draw and 25-year repayment structure only. At least 75% of the line is drawn at closing on both programs. That matters for portfolio math. This is not an undrawn cushion you keep idle for the next deal. Most of the balance is carrying cost from day one.

Pricing floats through both the draw and the repayment period and never converts to fixed. The CFPB’s HELOC booklet explains the general mechanics: variable rates tied to a public index, a lifetime cap on dwelling-secured plans, and a draw period followed by repayment. A payment can change when the index moves and again when the draw ends. Stress-test the repayment phase against a vacancy period before taking the line.

The network does not state subsequent-draw rules for every program, so confirm draw access on the program that fits your file.

Credit standards differ by program. The longer-runway program wants two tradelines seasoned 12 months, or one seasoned 24, with housing history applied across all financed properties. Bankruptcy needs four years of seasoning from discharge or dismissal on both programs. Investment files follow a seven-year path for foreclosure and four years for a deed-in-lieu, pre-foreclosure or short sale.

Where the General Rule Breaks

Most surprises on investor files come from title, property count and property type, not from the income math.

LLC title. The line must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change or a different product. This is the sharpest structural difference from a DSCR loan. Lendmire’s piece Bank Statement HELOC vs Portfolio Loan in an LLC: Lender Fit covers that fit question in more detail.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible. Portfolio builders hit that ceiling sooner than they expect. Count mortgages, not just doors.

Property type. Single-family, 2-4 unit, PUD, townhome and condominium, including non-warrantable condos, are eligible. Modular factory-built homes fit the longer-runway program only. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural-zoned property are not offered. Multi-unit properties on the 2-4 unit side carry a 640 minimum on the longer-runway program.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in several states. Pull a rental off the market early if you plan to borrow against it.

Availability. These lines are available only in Lendmire’s 16 full-service mortgage states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C. A borrower outside those 16 states needs a different route.

Market scarcity. Many big banks and large retail lenders pull back on non-owner-occupied lines or skip them entirely. NerdWallet notes that these lines are not offered by every lender and that the lender pool is smaller with stricter requirements. If a bank has declined, that is not a verdict on the property. It usually means that lender does not write the product.

Bank Statement HELOC vs DSCR Cash-Out

These two products solve different problems. A bank statement line uses the owner’s deposits. A DSCR cash-out uses the property’s rent.

Factor Bank statement HELOC DSCR cash-out refinance
What qualifies Borrower deposits Property rent vs PITIA
Title Individual or revocable trust LLC allowed, subject to program terms
Max leverage (investment) 70% CLTV Around 75% LTV on standard rentals
Existing first mortgage Stays in place Replaced
Rate structure Floating throughout Fixed structures lead the menu
Size $25,000 to $500,000 Up to $3,000,000 on standard programs

The DSCR side of this table reflects Lendmire’s broker experience across the network. Cash-out refinances typically run about 75% LTV on standard rentals, with around 6 months of seasoning as the common expectation. Credit floors start at 620 in parts of the network, with most programs wanting around 660 and 700+ unlocking the strongest leverage. Reserves vary by lender, leverage and loan size, commonly around 6 months of PITIA. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. A stronger ratio opens better terms.

One caution that belongs here. DSCR compares rent to PITIA only. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities and capex sit outside the calculation.

The complete DSCR loans guide covers the property-based side in full.

Sequencing a Portfolio

Pick the tool by stage. The wrong tool at the wrong stage is the most common structural mistake.

First rental, strong deposits. An investor with a paid-down primary home and heavy write-offs on tax returns may fit a primary-residence line. The deposits carry the file, and the line funds the down payment on the first rental.

Rentals three to five, mostly LLC-held. Here the bank statement line stops fitting. The properties are in entities, and the line cannot attach to them. A DSCR cash-out on each qualifying rental usually does the work, with coverage ratios doing the qualifying.

Approaching the exposure caps. Three lines and 15 financed properties are the outer walls. At that point, each new borrowing has to be chosen carefully. Retire or refinance a line before opening a new one if the combined exposure total is the constraint.

Thin tax return, strong rents. Some investors have low reported income but rent that comfortably covers the full monthly obligation. DSCR may fit better than a deposit-based line, since the property carries the qualification.

A fifth case is worth thinking through. An owner with a favorable first mortgage and a free-and-clear second property may prefer a line on the free-and-clear property. It keeps the first mortgage untouched and uses the cleaner CLTV. That is a judgment call. Some investors would rather draw on the primary residence to keep rental liens clean. Neither is wrong. The question is which property carries the lien and which risk you prefer.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens including the new line divided by the property’s value.

Expense factor: The percentage of business deposits a lender removes to account for operating costs before counting income.

Draw period: The interest-only phase when the borrower can use the line.

Repayment period: The phase after the draw ends, when the balance fully amortizes.

Vesting: How title to the property is held, such as an individual, a revocable living trust or an LLC.

Non-warrantable condo: A condominium project that falls outside standard project guidelines but remains eligible under these programs.

Automated valuation: A model-based value estimate used instead of a full appraisal on smaller lines.

What to Prepare

Gather 12 to 24 months of statements from every account you rely on, a current mortgage statement for each property, and a clear list of what you own, what you owe and how each property is titled. If you use business accounts, have a CPA-prepared expense statement ready. Pull any pending listings. Confirm your title before you apply.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a bank statement HELOC go on a rental held in an LLC?

No. The line must be titled to the individual borrower or a revocable living trust. A rental already in an LLC needs a vesting change or a DSCR cash-out instead. Changing title can affect an existing mortgage, so review that before moving anything.

How much leverage does an investment-property line allow?

Up to 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Market surveys report higher figures for equity lines in general. Those describe the broader market, not this network. Primary-residence lines can reach higher tiers, but that does not carry over to rentals.

Does a bank statement HELOC replace a DSCR loan for building a portfolio?

Not usually. The line qualifies the borrower, caps at three lines, and requires individual or trust title. DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and can work with LLC-titled rentals, depending on program guidelines. Many investors use the line early and DSCR as the portfolio grows.

What if my deposits are mixed between personal and business accounts?

Mixed accounts slow the file. The underwriter has to separate income from transfers, rent and owner contributions. Keep the accounts separate where you can, and document any large deposit. Business accounts need a 680 minimum for the deposit analysis.

Which states can use this program?

Lendmire arranges these lines only in its 16 full-service mortgage states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

Portfolio growth tends to stall on title and exposure limits long before it stalls on the income math, so map both before the next purchase.
