The Quick Read: The simplest bank statement HELOC program is the one where the borrower’s file is clean in five places: title, equity, credit, deposit history, and debt load. No single program wins for everyone, because the best fit depends on occupancy, credit profile, and how much leverage the borrower needs. Lendmire is a mortgage broker that matches each scenario to a wholesale program.
- A bank statement HELOC uses deposit history in place of tax-return income. It is not a no-documentation loan, and credit, equity, and the property are still reviewed.
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score.
- Primary residences and second homes can reach higher ceilings, but 90% CLTV exists only at 720 or better.
- Title must sit with the individual or a revocable living trust. An LLC cannot hold title on these lines.
- Availability is limited to Lendmire’s 16 full-service states, a narrower footprint than its DSCR lending.
What Does “Simplest” Actually Mean?
Simplest means fewest failure points, not fewest documents. A file is simple when nothing in it needs an exception. The borrower holds title personally, owns plenty of equity, has solid credit, deposits are clean and recurring, and total debt stays under the cap.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Brokers see the same pattern across many lenders. Files stall on title, leverage, or messy deposits, rarely on paperwork volume. A borrower who ranks their own file against those five gates will know quickly whether this product fits.
What Is a Bank Statement HELOC?
A bank statement HELOC is a revolving credit line, underwritten on a window of personal or business deposits instead of tax returns. The federal consumer-finance regulator describes a HELOC as an open-end line of credit that lets you borrow repeatedly against home equity, with a draw period followed by repayment.
The product exists because tax returns often understate cash flow for self-employed borrowers. Depreciation and write-offs shrink taxable income, while deposits show what actually moved through the accounts.
The line is a standalone product. It can sit in first or second lien position, so a borrower with a low-cost first mortgage can leave it untouched.
How Does Underwriting Treat Bank Statement Income?
Underwriting turns deposits into a monthly qualifying income figure through a set sequence. Each step removes something that does not count, so the final number is lower than the deposit total.
1. Pick the account type and window. Personal statements, business statements, or a mix, usually covering 12 or 24 months.
2. Remove non-income deposits. Transfers between your own accounts, loan proceeds, and one-off credits come out.
3. Apply an expense factor to business accounts. Personal deposits generally count at or near full value. Business deposits count after the lender applies a factor based on business type. A CPA-prepared profit-and-loss statement may support a custom factor in some programs.
4. Average the result. Eligible deposits are divided by the months reviewed. Rising income is typically averaged, which holds the number below your latest year.
5. Test debt load. The new line is qualified on the interest-only payment calculated on the maximum draw. Maximum DTI is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.
6. Review the property side. First-lien balance, valuation, title vesting, credit, and insurance all get checked.
Deposits that look clean, recurring, and tied to one source make this simple. Commingled personal and business accounts make it harder, because every mixed deposit needs sorting.
What Are the Program Limits by Occupancy?
The ceilings differ sharply by occupancy, and that is the first thing to settle. Network figures below apply across select wholesale lenders, subject to lender guidelines and full file review.
| Factor | Primary Residence | Second Home | Investment Property |
|---|---|---|---|
| Program ceiling | 90% CLTV | 90% CLTV | 70% CLTV |
| Minimum credit | 600 | 640 | 700 |
| Maximum line | $750,000 | $500,000 | $500,000 |
| 90% CLTV pairing | 720+, to $500,000 | 720+, to $500,000 | Not available |
On a primary residence, 720 or better reaches 90% CLTV up to $500,000, or 70% CLTV up to $750,000. A 660 score caps at 85% CLTV up to $500,000, and a 620 score caps at 70% CLTV up to $400,000. A line above $500,000 is primary-residence only and requires a full appraisal. It also takes a 700 credit profile or better (720 on the longer-runway program), with a 75% CLTV cap.
On an investment property, 700 and 720 profiles both top out at 70% CLTV. That is the practical answer for most rental owners: plenty of equity matters more than a high score.
Two draw structures exist on primary residences and second homes. One runs a 3-year interest-only draw with a 17-year repayment. The other, the longer-runway program, runs a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods without converting to fixed. This shape differs from a typical consumer HELOC, which the CFPB notes lets lenders freeze or reduce a line if home value falls or finances worsen.
Where the General Rule Breaks
The general rule is that deposits replace tax returns. The exceptions below are where simple files turn complicated.
LLC-held rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Investors report that some lenders refuse HELOCs on LLC-held property. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. Moving title out of an LLC can cost the asset protection the entity was providing, so that tradeoff deserves attention before any deed changes.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history entirely, regardless of age. Investment files follow the 7-and-4-year path.
Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not. A 2-4 unit property needs a 640 score on the longer-runway program.
Exposure. A borrower can hold three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
Texas primary residences. A 12-day waiting period, a one-lien-at-a-time rule, and 12-month seasoning bind primary residences only. A Texas primary also caps at 80% combined loan-to-value. Texas second homes and investment properties are eligible as non-homestead transactions.
Draw-to-repayment shift. Income that comfortably supports the interest-only phase can look thin once amortization starts, so it is worth testing the file against the repayment phase before drawing.
Which Qualification Path Is Simplest?
The simplest path depends on how the borrower earns and what the property is. This comparison shows where each option tends to fit.
| Option | Income basis | Main restriction | Best fit |
|---|---|---|---|
| Bank statement HELOC | Deposit history | Individual or trust title | Self-employed, owner-held property |
| Traditional HELOC | Tax returns, W-2s | Full income documents | Salaried borrowers |
| DSCR cash-out | Rental income vs. PITIA | Investment property only | LLC-held rentals |
DSCR compares rent to principal, interest, taxes, insurance, and any HOA dues. Many select DSCR programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation. For the full picture, see the complete DSCR loans guide.
Which Is Better: A HELOC or a DSCR Cash-Out?
Choose the HELOC when personal deposits are your strength, title is already in your name, and you want to keep the first lien. Choose DSCR when rent supports the debt, the title sits in an LLC, or you want a larger, fixed-structure loan.
Variable pricing matters here. Investors using HELOC money for rentals stress that rent must cover the payment on a floating line, and that these lines suit short-term capital deployment more than permanent down-payment funding. The DSCR-based HELOC alternative covers property-rent-based lender review.
What Do Lenders Check on the Property?
Lines at or below $500,000 ordinarily run automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. A full appraisal is required on every line above $500,000, and a borrower may request one in any case.
Credit uses a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available. Tradeline and housing-history standards vary by program. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24, with housing history of 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639.
Sub-640 profiles are limited to single-family residences with a clean 12-month housing history on that program. Because second homes floor at 640 and investment at 700, this restriction reaches primary residences only.
How Do You Prepare a Simple File?
Preparation is where a broker adds the most value, because it fixes problems before a lender sees them.
- Pick the cleaner account set. If personal deposits tell the story, avoid mixing in business credits.
- Mark transfers and one-off deposits in advance so they do not surprise anyone.
- Gather a CPA-prepared profit-and-loss statement if business deposits are part of the income.
- Confirm title is in your name or a revocable living trust.
- Pull your own credit and check the housing history across every financed property.
- Total your first-lien balance to see CLTV headroom before you apply.
Subsequent draws after closing carry a $1,000 minimum, except in Texas at $4,000, on the longer-runway program. The higher-leverage program does not state subsequent-draw minimums. Tax treatment varies; consult a qualified professional.
Key Terms Defined
HELOC: An open-end line of credit secured by home equity that can be drawn repeatedly up to a limit.
CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.
DTI: Debt-to-income ratio, which compares monthly debt payments to qualifying monthly income.
Draw period: The early phase when you can borrow from the line, usually with interest-only payments.
Deposit-based income: Qualifying income built from eligible bank deposits rather than tax-return figures.
Expense factor: The percentage a lender removes from business deposits to estimate the owner’s usable income.
Which Program Is Best for Your Situation?
The best program for your situation turns on a few variables: occupancy, score, equity, and how the property is titled. No single program is best across all of them. This is why a broker that shops several wholesale lenders can find a fit that a single lender’s menu would miss.
Lendmire works through select wholesale partners and is never the lender. This line is available in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Some states add their own limits. New Mexico and Ohio apply a CLTV cap that depends on credit profile, and a property listed for sale within the past 60 days is ineligible in NC, PA, TN, TX, and WA. Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.
Frequently Asked Questions
Can I get a HELOC without traditional personal-income documentation?
Yes, when the program reviews your file on documented deposit history, subject to lender guidelines. Credit, equity, DTI, and the property are still reviewed, so it is not a no-documentation loan. Bank statements replace only the income document.
Can I use a bank statement HELOC on a rental property?
Yes, on an investment property with a 700 minimum credit score and a ceiling of 70% CLTV, up to a $500,000 line. Title must be held by you or a revocable living trust. An LLC cannot hold it.
What if my rental is held in an LLC?
The line will not work as the property sits today. A vesting change into your name or trust is one option, and a DSCR cash-out is the usual alternative because DSCR loans qualify on rent and can be made to entities, subject to program terms.
Do business or personal statements work better?
Personal deposits generally count at or near full value, while business deposits take an expense factor. Clean, single-source personal deposits are usually simpler. A broker can compare both against the file.
How much can I borrow?
Lines run from $25,000 to $750,000, with Michigan’s floor at $10,000. A line above $500,000 is primary-residence only and needs a full appraisal and at least a 700 credit profile (720 on the longer-runway program).
