The Quick Read: A bank statement HELOC can work as a backup line for an investor, but across the wholesale programs Lendmire places these lines with, it is a partly funded line rather than an untouched one. At least 75% of the line is drawn at closing, and on an investment property the ceiling is 70% CLTV. The best program for your situation depends on your credit, your equity, and how the property is titled.
- Not purely standby: at least 75% of the line is drawn at closing, so interest starts on that portion right away.
- Investment-property ceiling: 70% combined loan-to-value, a 700 minimum credit score, and a line of up to $500,000.
- Underwritten on you: the line is reviewed on documented income under the applicable program, subject to lender guidelines. The property’s rent is not the test.
- Title matters: an individual or a revocable living trust can hold the property. An LLC cannot.
- Fit check: if you need a true zero-balance backstop, other tools may serve better, and the sections below show when.
What “Standby” Really Means Here
Standby means you hold the line for opportunity or emergency and hope never to need it. The idea is sound. The product, as it works on this network, does not fully match it.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A bank statement HELOC is a home equity line of credit where deposits in your bank statements stand in for tax returns. The label is an industry convention, not a government category. The line itself behaves like any other HELOC. You borrow during a draw period, then repay.
Here is the catch. At least 75% of the line is drawn at closing on every program Lendmire places. You are not opening a pure on-demand line and leaving it at zero. You are taking a funded second loan with a smaller reserve of unused room attached.
Say you open a line on a rental you own personally. Most of that line is cash in hand on day one, and it costs interest from that moment. Only the remainder sits waiting.
Some borrowers still like this. They use the opening draw for a purchase down payment or a rehab, and the remaining room is the standby piece. The “may never use” part then applies to the smaller undrawn slice. Know that before you apply.
Key Terms Defined
CLTV (combined loan-to-value): every loan secured by the property, added together, divided by the property’s value.
Draw period: the stretch when you can borrow from the line and payments are interest-only on this network.
Repayment period: the stretch after the draw ends, when borrowing stops and payments include principal.
Bank statement qualification: a method that reads your deposits over a set number of months to estimate income, instead of relying on tax returns alone.
DSCR loan: an investor loan that qualifies primarily on the property’s rental income covering the payment, subject to lender guidelines. It is a different product from this line.
How Underwriting Treats the Line, Step by Step
Underwriting here looks at you first and the property second. A DSCR loan reverses that order. Here is the sequence.
1. Collateral. The line is secured by property you already own. It cannot buy a rental you do not yet have. A separate acquisition loan does that job.
2. Income. The lender reads months of personal or business statements and applies an expense factor. The exact count of months and the factor vary by program. Alternative documentation still means documentation.
3. Credit. The program floor is 600. An investment line needs 700. The score comes from a single-bureau model keyed to the primary wage earner, and the report can be no more than 90 days old at closing.
4. Debt load. Maximum DTI (debt-to-income) is 50%. It drops to 45% for scores from 600 to 679. A ratio above 45% requires at least a 680. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
5. Equity test. Your first mortgage counts against the CLTV cap, so a large existing mortgage leaves little room.
6. Valuation. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal. A higher CLTV may call for a second valuation, and you can request a full appraisal in any case.
7. Pricing behavior. Pricing floats through the draw and repayment periods and never converts to fixed. Plan for payments that move.
The rent on your property does not drive this decision. For a loan that does run on rent, Lendmire’s complete DSCR loans guide walks through that qualification path.
Why an Unused Line Still Counts Against You
An undrawn line still shapes your numbers. Step four above is the reason. The lender sizes your debt ratio on the payment at the maximum draw. A large limit you never touch can therefore weigh on your own approval.
Lenders may do something similar when you apply for your next purchase loan. Ask each one how it treats an open line’s limit and its balance. Also do not count on an open line balance counting as reserves.
Then there is the freeze risk. The CFPB’s HELOC brochure explains that lenders generally may freeze or reduce a line if your home’s value falls or your financial situation worsens. The same brochure notes that some plans require a minimum draw per advance or an initial draw when the line is set up. So a line can disappear in the same downturn that made you want it.
CBS News adds that some lenders charge an annual maintenance fee or an inactivity fee when a line goes unused, and that in rare cases a lender could cut the limit or close a line that sits idle too long. That does not mean idle lines get frozen. It means unused lines are still exposed to review.
For self-employed investors, deposits can swing from year to year. A line approved in a strong deposit year is easier to get than one you chase in a weak year. That is a real argument for opening one early. It is not an argument for trusting it blindly.
What It Costs to Hold
Holding cost has three parts. Fill them in with your own file’s numbers rather than an average.
- Interest on the funded portion. At least 75% of the line is drawn at closing, so this is the largest piece. Pricing floats, so it can move month to month. Benzinga’s draw-period explainer on Yahoo Finance makes the same point about variable interest during the draw period.
- Fees on the idle slice. These can include annual maintenance and inactivity charges, and they differ by lender. Ask for the full fee schedule in writing.
- Opportunity cost. Cash you borrowed and parked earns less than it costs.
The honest test is simple. If you would be uncomfortable paying interest on most of the line for years, a program built around a high opening draw is the wrong standby tool for you.
Structures and Variations
Two wholesale programs sit behind these lines. The higher-leverage program reaches the top CLTV tiers. The longer-runway program carries stricter credit and tradeline standards and a longer draw option. Where they differ, each figure applies only within its own program.
| Factor | Investment | Primary residence | Second home |
|---|---|---|---|
| Max CLTV | 70% | 90% at 720+ | 90% at 720+ |
| Minimum credit | 700 | 600 | 640 |
| Max line | $500,000 | $750,000 | $500,000 |
| Draw structure | 5-year draw, 25-year repayment | Two options | Two options |
The two options on a primary residence or second home are a 3-year interest-only draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. Investment lines run the 5-year/25-year structure only. After closing, the minimum subsequent draw is $1,000 under the longer-runway program, and $4,000 in Texas. A line can sit in first or second lien position, which matters if you want to keep a low first mortgage in place.
A line above $500,000 is for primary residences only. It needs a credit score of 700 or better (720 on the longer-runway program) and caps at 75% CLTV with a full appraisal. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Many investors fund a rental purchase from the equity in their own home. For that use, see Lendmire’s piece Best Bank Statement HELOC Program When the Line Funds a Rental or Business Use. Note that these figures reflect select wholesale-network guidelines, subject to lender guidelines and full file review.
Where the Rule Breaks
Most of these exceptions come from title, property type, or portfolio size.
- Rentals titled in an LLC. Corporations, partnerships, LLCs, and irrevocable, blind, or land trusts cannot hold the collateral. The title must sit with you or your revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
- First-time investors. You need equity in something you already own. Without that, a purchase loan comes first.
- Borrowers with a lot of property. You are limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
- Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
- Property types. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) properties are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
- Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in some states.
- Geography. These lines are available only in Lendmire’s 16 full-service states. That is narrower than its 41-market DSCR footprint.
Investment-property lines are a thin market overall. NerdWallet notes that not every lender offers a HELOC on an investment property and that qualification requirements are strict. That scarcity is why these files often run through a broker.
Is a Standby Line the Right Tool?
It depends on what you want the money to do. A line with a built-in opening draw suits a planned use. A pure zero-balance backstop is a different goal.
| Tool | Underwritten on | Best fit |
|---|---|---|
| Bank statement line | Your documented income | Keep low first mortgage, use equity |
| DSCR cash-out refinance | Property rent vs. payment | Rental with strong coverage |
| Cash reserve | Nothing | True emergency backstop |
A DSCR cash-out refinance replaces your first mortgage and tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A DSCR structure can be worth considering if the rent is the stronger part of your story. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
A layered approach tends to work. Hold cash first, since cash cannot be frozen. Put a line second, and treat it as flexible liquidity rather than guaranteed liquidity. If you cannot qualify for a standard line at all, Lendmire’s piece Best Bank Statement HELOC Program When You Cannot Qualify for a Traditional Credit Line covers that route.
Get these in writing before you apply
- The exact opening draw, and whether you can repay it and keep the line open.
- The minimum for each later draw.
- Fees for annual maintenance, inactivity, and early closure.
- How pricing moves during both periods.
- Whether the lender can reduce or close an unused line, and under what conditions.
- How the line affects your debt ratio on your next loan.
Who fits and who does not
This tends to fit you if you are self-employed, own a rental or home personally, have a 700 or better score, and can live with a funded balance. It tends not to fit you if the property sits in an LLC, if you need an untouched line, or if you want rent to drive the approval.
Tax treatment varies; consult a qualified professional.
Frequently Asked Questions
Can I open a bank statement HELOC and never draw from it?
Not entirely on this network. At least 75% of the line is drawn at closing, so a share of it is funded from day one. Only the remainder sits available. If a zero balance is the goal, a cash reserve is the better match.
Do I pay interest if I leave the line alone?
You pay interest on whatever is drawn, including the opening draw. Pricing floats during the draw and repayment periods and never converts to fixed. The undrawn slice does not accrue interest, though fees may still apply.
Can a lender cut or close a line I am not using?
Yes, in the right conditions. Lenders generally may freeze or reduce a HELOC if the home’s value falls or your finances weaken. Idle lines can also face review. Ask for the lender’s conditions in writing.
Can I put the line on a rental held in an LLC?
No. The collateral must be titled to you or your revocable living trust, subject to program terms. A property in an LLC needs a vesting change or a DSCR cash-out refinance instead.
Does the property’s rent matter for approval?
No. This line is underwritten on you, using documented income under the applicable program. Rent coverage is the test for a DSCR loan, which is a separate product.
