How to Qualify for a Bank Statement HELOC for Investors Weighing Delayed Financing

How to Qualify for a Bank Statement HELOC for Investors Weighing Delayed Financing

The Quick Read: Qualifying starts with separating two ideas that get mixed up constantly. A bank statement HELOC is a way to document income from 12 or 24 months of deposits, while delayed financing is a seasoning exception on cash-out refinances. They answer different questions, and having the first does not unlock the second.

  • A bank statement line documents income from 12 or 24 months of deposits. Equity, credit, DTI, and property tests still apply in full.
  • On this network, an investment-property line caps at 70% CLTV and $500,000, with a 700 credit minimum.
  • Delayed financing is not a loan. It waives a waiting period on a cash-out refinance of a cash purchase, and a line of credit does not inherit it.
  • Title matters. The network’s lines require an individual or a revocable living trust on title, so LLC-held rentals need a different route.

What Each Tool Actually Does

A bank statement HELOC answers the question “how do I prove income?” Delayed financing answers “when can I borrow against a property I paid cash for?” Those are separate clocks. The investor who treats them as one product usually ends up with a stalled file.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Delayed financing is a seasoning exception. Fannie Mae’s Selling Guide is where the concept originates. It sits inside the cash-out refinance rules and requires a settlement statement showing no mortgage financing was used on the original purchase. The waiting period is measured from the purchase date to the disbursement date of the new loan. That is agency contrast only. Agency rules do not govern the equity lines or DSCR loans Lendmire arranges, and each wholesale lender sets its own seasoning policy.

Delayed-financing-style exceptions are generally described for cash-out refinances, and it is not established that one applies to a HELOC. Treat that as an open question to put to the lender in writing before buying, not a rule to count on.

How Do You Qualify for a Bank Statement HELOC as an Investor?

You qualify by showing deposit-based income that supports the debt-to-income test, enough equity under the CLTV cap, and a credit profile at or above the program minimum. On an investment property, that means 70% CLTV, a 700 minimum score, and a line of no more than $500,000. This is available only in Lendmire’s 16 full-service states, subject to lender guidelines.

Here is how the income side works across wholesale lenders.

1. The lender collects 12 or 24 months of personal or business statements. Twelve months can help when income is rising. Twenty-four months smooths seasonal swings and weak years.

2. Eligible deposits are totaled. Transfers between your own accounts, refunds, and loan proceeds come out. Counting a transfer twice is a common error on these files.

3. Business accounts typically get an expense factor applied before averaging. Personal-statement programs often count deposits with no expense factor. Programs differ, so ask which one the lender uses before you pick a window.

4. The monthly average becomes qualifying income. That figure goes against total debt, including the new line, in the DTI test.

On this network, DTI tops out at 50%. Profiles from 600 to 679 are held to 45%, and any ratio above 45% requires a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw, not on what you plan to draw. A large undrawn line still counts against you.

One piece of good news on investment files: business bank accounts require a 680 minimum for the deposit analysis, but investment already floors at 700. Bank-statement income is never the binding constraint on an investment line. Credit and equity are.

The Equity Side

CLTV is every lien on the property, including the new line, divided by value. The room you have is value times the CLTV cap, minus existing liens. On an investment property, 720 and 700 both reach the same 70% CLTV. Credit above 700 buys eligibility, not extra leverage.

Market surveys report that investment-property lines commonly want 720 or better, about 20% equity, and six or more months of reserves, per NerdWallet. Those are market-wide figures. On Lendmire’s network, the investment ceiling is 70% CLTV and the credit minimum is 700.

Because the line caps at $500,000, and full appraisals begin only above that size, an investment line runs in the automated-valuation lane and commonly closes without a traditional appraisal. You can still request a full appraisal. A higher CLTV may also trigger a secondary valuation.

Structure on an Investment Line

An investment line is a standalone line in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed. That draw requirement matters for a cash buyer. You are not opening a dormant reserve. You are taking most of it at closing.

Title and Vesting: Where LLC Files Break

This is the sharpest structural difference from a DSCR loan. These lines require fee simple or leasehold held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

An investor who bought cash through an LLC has two honest options. Change the vesting, which carries its own title and insurance steps, or use a DSCR cash-out refinance instead. Subject to lender program eligibility, a DSCR loan can be written to an entity, and it qualifies primarily on property-level rental income covering the payment.

How Delayed Financing Works, and Where a HELOC Fits

Delayed financing lets a cash purchaser refinance inside the usual seasoning period. The purchase has to be documented with a clean paper trail. The new loan is sized off the documented investment plus eligible costs, not the post-rehab appraised value. Investors in this position typically get back a share of what they put in, not the full upside of a high appraisal.

A HELOC can touch this strategy in three different ways, and they carry different risk.

HELOC role What it means Main risk
Funds the cash purchase Line on a different property pays for the buy Subject property stays clean
Opened on the new property Lien placed after you buy Can break the no-financing test
Used as the exit Line replaces the refinance Delayed financing doesn’t apply

The second row is where plans fail. A lien on the subject property generally breaks the no-financing test, so the order of events matters more than the products. If you want the delayed-financing route, keep the subject property clean until that refinance is done.

Hard-money and bridge purchases fall into the same trap. A lien on the subject property generally disqualifies the purchase. Rehab funded from a credit line may limit the refinance to the purchase portion only. Lendmire’s piece How to Qualify for a Bank Statement HELOC for Investors Weighing a Bridge Loan covers that side of the decision.

Two Clocks, One Timeline

Statement history and ownership seasoning run independently. The statement window looks backward at your deposits. The seasoning clock runs forward from your purchase date. Buying another property does not reset the statement window, and a long statement history does not shorten seasoning.

A clean sequence looks like this.

1. Before buying, decide the exit: delayed-financing refinance, a DSCR cash-out, or an equity line after seasoning. Get the lender’s seasoning policy in writing.

2. At the purchase, close with no lien on the subject property. Keep the settlement statement and the source-of-funds trail for every dollar.

3. After closing, hold the file together: statement history, entity or title documents, insurance, and leases if the property is rented.

4. At the exit, match the product to the file. A strong deposit history favors a statement-qualified line. Strong rent favors DSCR.

Many loan officers are unfamiliar with the exception, so raise it first rather than waiting for the lender to bring it up.

Which Route Fits Which Investor?

The right program depends on the borrower’s situation: title, income pattern, and how recently the property was bought.

  • Individual title, strong personal deposits, recent cash buyer. A statement-qualified line may fit, but confirm the lender’s seasoning policy first.
  • LLC title. These lines cannot hold LLC title, so a DSCR cash-out is the usual route, per lender requirements.
  • Thin deposits or high DTI. The line may not clear. A DSCR cash-out refinance qualifies primarily on the property’s rent covering the payment, subject to lender guidelines.
  • Rehab investor. Expect sizing to follow cost, not improved value.

On the DSCR side, cash-out refinances top out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. The 1.00 coverage mark is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide covers those mechanics. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Mistakes That Sink the Plan

  • Opening a lien on the new property too early. It can break the clean-purchase test.
  • Reading the sizing basis wrong. Proceeds follow documented cost, not the appraisal. An investor who bought low and rehabbed heavily gets a smaller check than expected.
  • Ignoring entity title. A file stalls when purchase funds sit in a different entity than the borrower.
  • Counting transfers as income. It overstates deposits and gets corrected in review.
  • Thin paper trail. Every source of funds has to be documentable.
  • Assuming any lender will do it. Investment-property lines are offered by fewer lenders and are harder to qualify for than primary-home lines, per NerdWallet.

Other eligibility limits apply. A borrower is limited to three lines, and one owning more than 15 financed properties is not eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible. Derogatory history is seasoned too. A bankruptcy needs 4 years from discharge or dismissal, and investment files follow a 7-year foreclosure and 4-year deed-in-lieu or short-sale path.

Exit Risk

The line floats through both the draw and repayment periods and never converts to fixed. When the 5-year draw ends, the line moves into 25 years of full amortization, and the payment steps up. Plan the exit before drawing.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Delayed financing: A seasoning exception that lets a cash buyer do a cash-out refinance without the usual wait.

Seasoning: The minimum time you must own a property or hold a loan before borrowing against it.

Expense factor: A percentage taken off business deposits before they count as income.

DTI: Total monthly debt divided by monthly qualifying income.

Vesting: The legal form in which title is held, such as an individual or a trust.

Frequently Asked Questions

Can a bank statement HELOC replace delayed financing?

No. One documents income and the other waives a waiting period on a cash-out refinance. Neither substitutes for the other. Ask the lender about seasoning in writing.

Can I use a HELOC on another property to buy for cash?

Often yes, since the lien sits on a different property and the purchase property stays clean. Borrowed funds can count as cash in some cases when they are not secured by the subject property. Confirm that with the refinance lender before you buy.

Does a lien on the property I bought hurt eligibility?

Generally yes. A lien on the subject property typically breaks the no-financing test. Hold off on any line against that property until the delayed-financing refinance is done.

Does my statement window restart if I buy another property?

No. The statement window looks back at deposits and the seasoning clock runs forward from purchase. They are independent. The lender still decides which 12 or 24 months it reviews.

What if my rental is in an LLC?

These lines cannot be written to an LLC. A property already deeded to one needs a vesting change or a DSCR cash-out, subject to lender program requirements.
